These two completely changed what we thought a rental experience could look and feel like. Our family recently went through a home to home transfer during a very stressful and emotional time in our lives, and honestly, Amy and Millie were the reason we made it through the process feeling supported instead of defeated. From the very beginning, they treated us with kindness, compassion, dignity, and genuine care. Not once did we feel like just another resident, another ticket, or another number in a system. They treated us like people, and that matters more than words can explain. In today's world, it is very easy to find companies where communication is poor, residents feel ignored, and everything feels cold and corporate. Amy and Millie were the complete opposite of that experience. Every phone call, every email, every update, and every interaction felt personal, sincere, and professional. They listened to us, reassured us, answered questions, stayed involved, followed up consistently, and truly went above and beyond to help our family through a difficult situation. Progress Residential speaks about values like putting residents first, communication, dignity, respect, and creating a place people are proud to call home. Amy and Millie did not just talk about those values, they lived them every single day throughout this process. They are exactly the kind of employees every company hopes to have representing their brand. There were multiple moments where they could have simply done the minimum required and moved on, but that is not who they are. They took ownership, stayed engaged, advocated for us, and genuinely cared about making sure our family was taken care of. That level of dedication is rare, and it deserves to be recognized at the highest level within the company. I know people are often quick to leave negative reviews online, but I think it is just as important to recognize employees who are truly exceptional at what they do. Amy Stevenson and Millie Perez are exceptional. Their professionalism, empathy, patience, communication, and leadership made a lasting impact on our family, and they are a huge reason why we are proud to continue calling Progress Residential home. Progress Residential should be incredibly proud to have team members like Amy and Millie. They are the reason residents stay. They are the reason people feel valued. They are the kind of employees who build trust in a company and make residents feel like they actually matter. The home will be available dates posted are not accurate or even close and if you have to be out of your current house by a specific time your screwed. You will have to scramble at the last minute to find another property and they will keep your deposit. SCAM!

    About 10 years ago, our community switched from one bad management company to AVID, thinking things…read morecouldn't possibly get worse. Unfortunately, they did. Managing our HOA with AVID has been an ongoing nightmare. One thing AVID never seems to forget is raising their fees every year. Unfortunately, the quality of their management and customer service has gone from bad to significantly worse over the years. Our community consists of only 49 homes. It is a small community with relatively little work compared to many HOAs, yet we have gone through multiple community managers, and there continues to be a lack of communication, accountability, and basic follow-through. Our current Board has now decided that homeowners must communicate through AVID, yet our representative, Tiffany D., has repeatedly ignored homeowners' requests and follow-ups. We have even reached out directly to the owner, Avelino V., and have received no response from him either. I am speaking from personal experience because I previously served on our HOA Board for a year. It was an absolute nightmare. Tiffany was supposed to be advising the Board, but in our experience, she made multiple mistakes and did not provide the level of guidance or management we should have been receiving from a professional HOA management company. There are also ongoing issues involving amendments to our governing documents that previous Board members (myself and 2 other board members) worked on with an attorney. 2 years later, those documents still have not been signed by 2 appropriate Board members and recorded with Hillsborough County. We were told by the attorney that recording should take approximately 3 business days once properly submitted. Yet 2 years later, the matter remains unresolved!! The inconsistency in enforcement is another major concern. AVID drives through the community monthly and issues violations to some homeowners for things such as brown palm fronds, while seemingly not enforcing the same standards consistently throughout the neighborhood. In our situation, we explained that the palm fronds became brown following unusually cold weather earlier in the year and that, according to the maintenance guidance we received for foxtail palms, improperly removing too much foliage at one time can damage the tree. The response we received was essentially that we would have to replace the palm tree if we did not trim it. This is the type of experience that makes homeowners question what they are actually paying AVID for. In 90% of homeowners' experience, the communication has been poor, follow-through has been unacceptable, and the attitude from management has often been dismissive and unprofessional. When homeowners cannot get answers from the community manager and cannot get a response from the owner of the management company, it raises serious questions about accountability. A professional HOA management company should provide guidance, communicate with homeowners and the Board, follow through on important documents and legal matters, and enforce community rules fairly and consistently. Unfortunately, that has not been our experience with AVID. This company has been a complete nightmare for our community, and based on our experience, I would strongly recommend doing your research before hiring them to manage your HOA. 1 star only because Google requires me to give at least one. If I could give zero or negative stars, I would!!

Our inquiries fall on deaf ears, or are answered with, " the gate motors need to be replaced, and this issue will be addressed at the next board meeting." We have more cars parked on our streets than a Publix parking lot! There are vehicles parked here with tags that are expired for over a year. Garage doors are open all day at some townhomes. We have numerous commercial vehicles parked here, including a huge FedEx delivery truck. One thing, and only one thing, that they do well, is collect your exorbitant HOA dues. You better pay on time. Rizzetta is kind of an insurance company, you pay and pay, and get nothing in return.

Shreaves, who doesn't live in my community, "patrols" in a golf cart taking teams of photos of houses, gleefully attempting to tag them with any possible violation she can find. She threatens fines including for claims on non-existent violations. For a specific example, while the ordinance says a tree within 5' of the sidewalk satisfies, she ignores that and punts the decision to "the CDD" but unhelpfully shares no contact information to resolve the issue she created. Her emails also disappear, creating a new thread, each time you email. She's impossible to reach by phone. Foundation ally the company claims "35 years of experience" with a website thrown up in 2019. (Right.) HOAs reading these reviews: Be warned! This company is a menace and your community members will not be happy with them.
