    This place is awful. But Josh is even worse!! He only cares about money. Every conversation with him is an attempted transaction. Also the whole complex smells like pee and poo from all these damn animals living here. And it sits there for days before getting cleaned. I wish someone warned me or even read the reviews before moving in. DO NOT, I repeat, DO NOT CONSIDER THIS PLACE!!!!!!

    If i could put a 0 star, I would. This place SUCKS!! The management SUCKS. They have three dumb blondes working in the front that don't talk to you or help out. They had a full on convo while I was waiting to be helped. Not a single one of them even looked my way. You can tell how uncomfortable I was just standing there. It wasn't until a guy came behind me and asked what I needed. All of them are extremely unprofessional except for the two guys in the front (idk their names). If I could give advice to anyone looking to move in, DON'T!!

    I would give negative 5 stars if I could. The first five months (lease of 2020-2021) I lived here, I loved it. But after I renewed my lease, it went downhill. Like super, super downhill. It got to the point where I didn't ever go home. I'd come and go to get things I needed, but I was essentially living with my boyfriend elsewhere. It was too noisy, too dirty, too crowded, and just really awful all around. I have had so many horrible experiences here; I'll try and list as many as I think of. Parking is awful. I was put on a waitlist, but then told where I could park. However, they lied to me. Luckily I never got towed, but I was nervous all of the time. Eventually I just resorted to parking at the train station, but that came with its own cons. I kid you not, in the two months I parked there, I was followed twice (once to my car early in the morning, once to the apartment late at night). I also almost had to help someone who had overdosed while walking back to my apartment. I felt extremely unsafe, especially since I was often walking alone down poorly lit and unsupervised streets. After the second time I was followed, I questioned the front office about the waiting list. I was told to just keep waiting. But then I found out that they actually had a whole bay of uncovered spots open. They would only let people know a spot was open if it was a covered spot. I assume because they, naturally since it's Axis, were gouging for money. After all, it was $40 for uncovered and $60 for covered. I was LIVID to find that out, after spending three months trying to find parking and putting myself in danger every day. They are awful at sending announcements or reminders. I failed a cleaning check because I had gotten no reminder or alert from them. I checked my email, texts, and even ResidentPortal and their website. I would get some announcements and then hear nothing about others. The cleaning checks. Oooooh the cleaning checks. They will find ANYTHING to fail you. The cleaning check (July 2022) I failed was due to a slightly cluttered desk and a pile of unfolded, but clean, clothes on my bed. Other than that, my room was CLEAN. I always keep my living spaces very tidy, but every once in while, I get busy and stuff doesn't get put away. Yeah, there's a little clutter mess, but there's absolutely no dirtiness at all. I only found out about my fail because I happened to stop by the day after to get something I needed. I saw that rechecks were the next day so I tidied up in 10 minutes and was perfectly fine. Didn't fail the recheck, but that didn't matter anyways. And on top of all of that, they had let themselves into my room that was locked, and LEFT it unlocked. Had I not come home, my door would've been unlocked for anyone to get in. All of the staff is awful now. All of them. So condescending, dismissive, infuriating, etc etc. Even though there's still a couple of nice employees (very rare at Axis), they are still completely helpless. It's a futile effort to try and get assistance for anything from anyone at this hellhole. I have moved out and just planned on forgetting about this place, but I had to come write this after getting my security deposit back. What a treat. One, I got charged for the cleaning check I failed. I knew that they charged a recheck fee of $10 if you failed the original. However, they charged me the CLEANING fee. I didn't fail the recheck so that was unnecessary. Two, they charged me for bathroom and bedroom cleaning. When I moved out, I cleaned my bathroom, bedroom, and the kitchen/living room with my parents. I then came back three days later to deep clean everything AGAIN. I washed the walls. I cleaned out the air ducts. I scrubbed the whole place down, especially my bedroom and bathroom. Three, the carpet cleaning. They required that you either hire a third party carpet cleaning company, or just pay the fine of $50. Of course no college student is going to do that. The year before they had included the carpet cleaning in rent. Four, the paint/patching. I was never given a form to fill out to report previous damage when I first moved in. I asked about it and they said they already logged everything. I will never be that naïve again. I got charged $100 for a patch and paint that I bet you didn't even happen. DO. NOT. LIVE. HERE. Run away. Don't even think about it. And if you do live at Axis, just be prepared to be left with a hellish experience and very little money. And no, you will not get your security deposit back (or if you do, very little of it). Axis is truly a scam. They'll do anything for more money, including screwing over their residents. They do not care about their residents, they only care about their money. There's maybe two good things about Axis: it looks like a nice place and there's some nice amenities. But everything else about this place is a screaming pile of garbage. Nothing is worth the $800+ for a tiny bedroom and bathroom.

    Summerwood is run by a big heartless company that hires smiling, friendly staff to enforce their…read moreillegal and immoral landlord policies. So you will see some positive reviews from people who did not become the targets of those policies and many negative reviews from those who did. They bullied over $1,000 from our son. Do you want to risk it? Our experience was that our son told them he needed to leave town and transfer his lease: well before his lease started. Summerwood did not find someone to buy his lease for him, even though they say almost all of their rooms are sold. So, instead he found someone willing to take over the lease for him. Now, the lease says you are allowed to transfer if Summerwood "permits" it and Utah law clearly states that landlords have an obligation to minimize any damages they suffer if a tenant breaks a lease. But Summerwood ignores this and instead breaks the law and interprets their lease in a way to victimize tenants facing any life changes (they told us "everybody is doing it"). Citing a made-up "policy" and arguing it was hidden in their ambiguous, verrrrrry long lease, they first charged the new tenant $100 to get 'qualified' (even though they had already reviewed the qualifications of his guarantor). Then they increased the rent about $500 (even though this was supposed to be a transfer and sale of the very same lease.) Then they charged the outgoing tenant $716 for the "privilege" of selling their higher-rent-lease to a new tenant for them. If they increased the rent, is it really selling the same lease at all? It is not, it is really a penalty on my son. Utah law does not allow penalties in contracts. So not only did Summerwood not follow Utah law in at least two different ways, they bullied student tenants into paying over $1,000 more than the law allows. The lease does not say anything about a $1,000 charge for anything. This is all in a town where my kid worked a tough job to make $12 an hour. When we pointed out these violations of the law and lease in repeated conversations and letters, they dared us to sue them. They use cheap lawyers who proudly advertise "aggressive legal services" for landlords. 'Aggressive' is right: they often don't charge landlords anything to go to court, but get their money suing tenants for costs and fees (who can't afford to go to court in the first place.) Why do you think Summerwood uses lawyers like that? Is it because they are good, fair landlords? Ask them. All said, Summerwood broke the law and the terms of their lease, we did not, and Summerwood illegally strong-armed students working minimum-wage jobs for over $1,000.

I understand that landlords aren't great in general, but I have never had issues on things that actually matter to my safety or wellbeing. The biggest issue I had was with the blinds. In my living rooming, half of blinds are completely missing off our sliding glass door. This means that at all times the entirety of the parking lot and the street in front of the complex can see directly into my apartment. I expect some level of privacy with any apartment. Worse than that, the blinds covering the window in my room and most of the other bedrooms are completely broken and missing. Anyone outside the apartment can see directly into the entirety of the tiny bedroom. I was unable to change in my own bedroom because management was entirely unwilling to replace my blinds. I submitted requests multiple times for these blinds, and so did my roommate. When the lazy leasing office ladies came around to "check the blinds" they did nothing. My roommate asked them when they were going to replace these blinds since they went to every apartment to check - and they explained that they weren't going to while we were living there. They said they could only buy blinds in bulk or else the order wouldn't get approved. Okay???? Then buy the damn blinds in bulk, you know exactly how many you need since you walked around to every apartment to check them. And don't expect to have a friendly college environment in this UNIVERSITY complex. Even though it is a block away from UVU, mostly families with young loud children are filling up the apartments. And most of them are smokers that will smoke right outside your door. My shower head (in both bathrooms) is torn out from the wall, pieces of drywall coming out with it. If you ask the leasing office anything, you will be met with lousy excuses because they just want to shut you up. You might think the amenities will be a nice touch to an apartment complex, but just know that they aren't actually available! The jacuzzi was unfilled the entire time I lived here, and when I asked maintenance about it they told me that it wasn't filled. I know? That's why I asked "why is the jacuzzi unfilled?" They told me to just use the pool. Great! Except its 30 degrees outside and the pool is moldy green and disgusting. No worries about that though, because as soon as one of the workers in the leasing office wants to bring her entire extended family with young children to the pool, you can bet it will get cleaned! Maintenance will actually break laws to come into your apartment with no notice, even after complaining multiple times. This is completely unacceptable and not to mention illegal. There is nothing redeeming enough about this property to live here. It might be 15 dollars cheaper than another complex, but I can promise that you are better off going there.

    Before I get into the important issues with this complex, let me give you my honest opinion and…read morerecommendation... This is one of the better complexes in the area by far for the listed prices, but if you choose to live here, read your lease, argue what you can, and record every interaction and charge on your account that you possibly can in case you need it (which you probably will, as these issues have started becoming more common the longer I've lived here). If you practice good communication, keep records, and have the money you actually need to live here, then you'll do just fine and enjoy Village on the Parkway! Here's the catch: MORE EXPENSIVE THAN THEY SAY! Let me be clear... I've lived here across two units for over two years, and I loved my experience. I made many friends here, and I'm glad I chose VotP. That being said, I believe it is overpriced for the sheer fact that I pay more than originally advertised--even at a discount on monthly rent--by roughly $30 more than the higher average advertised on paper and the website. Despite most of us being out of the apartment over holiday periods for weeks at a time and double-checking that lights are off, we have yet to see our utility bills lower respectively. To our surprise, they have only gotten more expensive. READ YOUR LEASE AND ARGUE WITH MANAGEMENT. Taken directly from my lease: "Resident may be paying for part of the utility usage in common areas or in other residential units..." They will charge a $10 administrative fee on top of your utilities, which is not reflected on paper or online, and you are expected to pay for part of the utilities for the complex--which includes other residential units! If you decide to live here, max out the provided ranges of charges and expect to pay $30-$50 more per month. Everyone I have talked to about this who lives here has said the same thing: it is more expensive than expected. KEEP RECORD OF EVERYTHING. Take as many screenshots and pictures as possible. Record cleaning checks, conversations with management, and any other interactions. This is only the tip of the iceberg. I could also talk about the hot tub and pool being out of order for days to weeks at a time at random, fire pits having broken ignition or missing keys, or poor communication with the office. Any reviews you read that mention an employee's name you can ignore, as they are probably only there to receive a discount on key replacements or other deals made to make this complex look good. I would know--I have been offered such deals.
