Overpriced. I had 2 cars within my time living here and both were hit in the parking lot when I wasn't even in it. Odds are unless you want to pay 50 a month for premium parking, someone will probably hit you. I have been booted 4 times because of this even though I pay for parking. Not happy with this facility. And to read these reviews and the "owners" trite responses how she's "sorry" about each situation. If you're truly sorry, listen to the impact you're having on your tenants and make an effort to improve your business. The excuses are fake and you keep doing the same thing. They are money grabbers. My two daughters lived there for two years, wish I would've forced them to move. The apartment they were put in AFTER signing the contract, was old and outdated, nothing like they saw in the walk through. It was smelly, drawers didn't close properly. Maintenance didn't reply. They just lived with things. Rental office adds charges for things, but doesn't label it clearly for what they are charging. If you don't pay attention to what you're paying and you only care about your location, sure live there. But quality of management, honesty in charging, NOPE, won't find it here until Owner actually changes philosophy! I was just told by my son that they put a boot on his car for a parking spot he currently pays for out of his rent all because he forgot to inform the office he wanted a parking spot again. This cost him $75 to remove the boot. What kind of business practice is this? Are they trying to get people to move out? Would a warning on the car door do the trick, before you disable their vehicle? Seems obnoxious and heavy handed way to treat a college student and your customer. read more

Branbury really isn't a bad place. I enjoyed it, and there are other places I've lived in that make The Branbury look great! So... to be fair, I haven't had a bad experience. It isn't anything crazy, nothing that special. But it's a fair deal and having my own room was super nice! My dad also lived at the Branbury when he was in college haha. I gave 4 stars because the pros outweigh the cons. The only bad things I would say is that the parking stalls are very small. I felt like I had to squeeze my car into the stalls every day. The other thing was that they didn't pro rate my last month of living there. For 1 week of the month, they charged me $577... which I don't think is a good system, and should be reconfigured so that it is pro rated. Other than those 2 things, solid place, fair deal! Update: Thanks for the response from Branbury. I understand that the last few weeks make up for the first few I didn't pay for. That being said, I think that looking to the future, there will be quite a few people with the same confusion as I had. Do as you guys wish, and I'm sure there are reasons for why you do everything. As the customer though, I think pro-rating it would be more easily understood by us as tenants to avoid confusion later on. read more

After posting this I got a notice over Memorial Day weekend that they were replacing our carpet and we had to move EVERYTHING out of our bedrooms... why wouldn't they just do this after we move out in three months?? Or do it last time they kicked us out of our apartment... they didn't give us another place to go and the workers were rude and upset we were in their way so we left the apartment all day even though the letter said we could stay in our apartment. My roommate was just out of town and we got notified of a cleaning check (with three days notice) while she was gone. She didn't fill out the paperwork or clean the kitchen because she was at her sisters graduation. She called the branbury and asked what she could do to makeup for the penalty or if she could reschedule. The lady on the phone refused and said she should have known because they do cleaning checks quarterly HOWEVER we had a random cleaning check three days before this one and passed it.... What??? They said it doesn't count because it's "unrelated". The management here is a pain in the ass. How is a cleaning check unrelated to a cleaning check? They do not work with or listen to or accommodate their tenants. read more

Unprofessional, Rude, Will Lie, And Won't Honor Contract I was a graduate student while living here going to BYU. I signed a year long contract, and lived with them while going through my first year in my masters program. It was okay, but the bathroom kept falling apart, we didn't have our bathtub available to us for nearly 4 months out of the contract and they refused to compensate us. They said we should use the moldy public showers, that don't have any curtains, in their "clubhouse". When I first moved in, they also promised to accommodate a special mattress I had for my back. After I signed and moved in, they refused to provide the proper sized bedframe unless I paid THEM for storage of their mattress and bedframe. I paid nearly a thousand bucks out of my savings to buy a new mattress that met my needs and fit their frame. They harrassed me several times when I was a day late on rent (I was out of town for an internship on one occasion as an example, hospital another), even going so far as to put a 3 day pay or quit notice on my door in public AFTER we talked and they understood what was going on. They then had eviction papers handed to me a week later, AFTER I paid the rent. The manager corrected their "error" but refused to apologize. They also constantly threatened us at monthly cleaning checks. Second year went a little better until it came time to the move out. I had told them at the start I could only sign a six month lease as I was graduating, and they said they only had year long contracts (which was a lie), and that once I had my proof of graduation all I had to do was show them and I would be out of the contract. Come time to do it around January when I had the letter, and they said I needed to give them 9 months written notice with proof. That wasn't even possible. Then I read the contract it said 6 month notice, so I emailed them, and let them know in person about me graduating, they said fine. Come time to graduate, right at the height of covid lockdown, and no. They refused to allow me to leave the contract. Ever since they have been harassing me and increasing the amount I supposedly owe them, and out and out lying on my credit report. Which I never gave them permission to report to (by law they have to have permission in your contract to report or they can't legally report, and most rentals don't have that in the lease agreement, theirs didn't). These people are unprofessional, unreasonable, and no one should live here. read more

This place is an absolute shithole. I got baited into living here by their nice looking website and apartment tours. The actual apartments are terrible with miserable living conditions. The entire year we lived here, we were constantly begging maintenance to come fix things and half of the time they never did. Our bathroom fan was broken when I moved in, and throughout the year we had mould all over our bathroom because maintenance wouldn't fix it. On top of that we had broken toilets, sinks, showers, and water heaters on what seemed like a weekly basis, and half of the time we had to fix these things ourselves. Here's what pissed me off the most. After a year of living in this absolute trash apartment, branbury refused to give me my end of the lease refund due to "not having clean walls"--the dirt stained, mould covered walls that we cleaned over and over again throughout the year because maintenance refused to do anything about it. Not only was living in this rundown broken apartment lowkey miserable, but I got charges for maintenance not doing their job. Branbury is by far the worst place I have ever lived, and the "new and revamped apartments" they claim on their site is absolute bullshit. Do not live here, you will regret it. read more

DO NOT LIVE HERE!!! Management is awful, parking lot is horrendous and the apartments are absolute crap. I have been hit and run 3 times in this parking lot because 3/4's of the spots (that you pay to park in) are actually compact spots. There is not enough room for everyone to park and this leaves your car doors being dinged and in my case and my roommates, the entire right side of my car being scrapped. Maintenance requests will not be responded to or fixed unless you put in multiple requests and then call, and even then it could take months. The laundry room is always smells like someone just had diarrhea in there and there is a layer of muddy/dirty water on the floor always. When I first moved in they had not cleaned or checked the apartment, it was absolutely filthy and had so much stuff leftover from previous roommates. Your bedrooms share a wall with the bathroom, and the bathtub/shower floor creaks so loud so if your roommates shower at night you will be woken up. The quality of the bathrooms and kitchen are awful, they are very old and dingy. Mine were not even cleaned before so they were even grosser and impossible to clean. Rent is way too much for the quality of the apartments The people who work here are rude, unhelpful and unsympathetic. I would not recommend living here, I regret buying my contract and am trying to move asap. read more

Don't live here if you plan on getting married, unless you're okay with a 4 month engagement. From the moment you get engaged, you have to give them notice and won't be able to leave until 4 months after. Like many other singles at BYU and in Provo, my engagement was 1 month. And I've known singles in Provo with week long engagements. I gave the Branbury notice as soon as I was engaged and told them I'm getting married in a month. They didn't care. They said my only out in a month was to sell my contract. They gave me a long list of potential tenants to call and I called every single one of them. Nobody wanted my contract. So they expected me to either postpone my wedding date 3 more months or keep living there, by myself, without my newly wed husband until those 3 months were up after getting married. They expected me to postpone my life plans for their sake. I didn't postpone my plans for them and got married when I wanted because I should be able to do that. They then evicted me, even though I had already moved out, sent me to collections and now I owe them $6669 for all the rent, utilities and fees they charged me for leaving early. Ridiculous! Like, they know what the culture is like in Provo for single students. They know how quickly single students in Provo get married. 4 months is a LONG engagement by Provo singles' standards. And to still require at least 4 months notice with no out if you want to get married other than "selling your contract on your own" is crazy! All the past tenants I've talked to who have either gotten married or graduated have had the HARDEST time leaving. They pretty much expect you to wait until your contract is through before you make life plans. Because they don't care about your life plans at all; even if it's something as monumental and special as a marriage or graduation. To them, you're just another hand giving them money. All they care about is getting their money. They have really cold and out of touch management. They really need to change their notice requirement and get with the Provo culture. They'd be so much more well-liked. I know I hate them and so do a lot of others. They have a bad rep. In my opinion, 1 month is plenty notice for them and should be their new requirement. I lived at the Branbury for about 8 months and I absolutely loved it! I moved here on a whim because a friend of mine was in need of another roommate. The move in process was simple and went over smoothly. I felt that everything was priced reasonably. I met some great people when living here! They hold events every couple of weeks to encourage everyone to get out and meet each other. The central location of the Branbury was perfect because everything you need is just a mile or two away. The drive to UVU was a breeze. My roommate and I took very good care of our apartment and we got all of the money back that they promised us when we moved out. The staff at the front office was always helpful and attentive. We decided to move out and in less than 3 days everything was taken care of and we were on our way! I had a very positive experience when living here! I would definitely recommend the Branbury. :) read more

The Branbury does not care about their residents. They care about money. Here's my experience: The first day of move in, our fire alarm was broken and the dishwasher leaked. Everywhere. It took nearly a whole month for maintenance to come. The carpets were absolutely filthy. My roommates and I had to split the cost of renting a wet-vac and had to clean our own carpets. The water still came out black after 5 passes in each room. Not to mention the walls in my bedroom were covered in holes, and looked like they had hired 5 year olds to resurface the drywall. When COVID first hit in March, many many residents moved home, including me. The parking lot was basically empty. They shut down all the amenities in the clubhouse, this included the entire game room, gym, tanning bed, pool area and jacuzzi. Which is understandable, however many other apartments (such as King Henry) also did this, and because of that, they reduced rent by $50 for their residents. But the Branbury didn't budge and continued to charge full cost, even though I, and many others had lost their jobs. The main reason I moved here was because I was okay with paying a little more for those amenities! They were entirely unhelpful with COVID. Any means of getting out of the lease (death, marriage, mission, or someone else buying the contract) is accompanied with so many hidden fees. So I continued to pay $450 a month for an apartment I wasn't even living at. When I came back the week before move out day to pack and clean, I discovered that my key wouldn't work. It was a Sunday so I called the after hours maintenance line to let me in and nobody answered, so I left a message. Then an hour later, no response, so I called BOTH of my RAs. Neither one answered, so I left a voicemail to both of them. Nobody ever got back to me (to this day even). I was locked out over night and had to get picked up by a friend living in Orem since I had no car. I finally got in the next afternoon, only to find that one of my roommates had taken over my bathroom and had left it absolutely beyond filthy. I am a clean freak/stress-cleaner so by the end of the week the apartment was spotless. I paid extra attention to my assigned bathroom, bedroom, and the hallway. The roommate I share a bathroom with moved out so I also did all of her jobs (all myself, which is supposed to be split up by the remaining roommates). My sister and mom helped me the day before move outs to make sure everything was perfect, meanwhile the other two roommates did absolutely nothing. I was not there for the cleaning check (which is allowed), as I had other places to be. So they failed me and kept half of my cleaning deposit. And passed the other two roommates who did absolutely nothing but maybe make their beds. Absurd. I had to wait another week and a half to be able to discuss why I had failed and their reasoning was: mildew that had stained the cheaply made and painted baseboards in the bathroom (it was there before I even moved in!) and dust found on the baseboards underneath the bed in the back corner. Whoever checked my room must've been blind. My cousin signed a lease for the 2020-2021 year, so she just moved in 2 weeks ago. Her bedroom had not even been checked. The previous resident's move out papers were still there, as well as layers of dust all around her room, the floor was carpeted in hair, half a bag of broken cheeze-its in the window sill, and last but not least, a used condom wrapper tucked between the wall and the bed frame (whether a joke or not, I'm sure the BYU Honor Code office wouldn't approve of the Branbury either). All in all, they don't care about you. I read these same yelp reviews before signing this lease a year ago and I disregarded the bad ones. Boy do I regret doing that :) Don't make the mistake of signing a lease here. There are so many better options for you in Provo. read more

Branbury may claim to have great perks for their residents but the bad far outweighs the good here. Their fitness center doesn't have working AC and smells like feet and the equipment is nasty. Management completely screwed me over when I moved in. I was meant to live with my close friends to avoid living with multiple strangers but they didn't even put any effort into trying to put us all together. They wound up putting me in a completely separate apartment building from the girls that I should have been with. The roommates that they gave me were less than ideal, they were dirty (not messy, straight up dirty) and rude and stayed up all hours of the night watching LOUD television. They eventually threatened reporting me to the office for asking them to clean up after themselves so I threw the towel in and payed the $100 transfer fee to move in with another set of strangers. Branbury doesn't do monthly cleaning checks so if they stick you with dirty roommates then your stuck with a dirty apartment for the length of your contract. When you request a pet free apartment due to allergies they ignore you and put you in a pet friendly apartment anyways. When I moved in I had mold in my apartment, the lock on the sliding door was broken and we were on the first floor, the kitchen was overrun with bugs and they wouldn't respond to my maintenance requests. I had to break down and have my dad call the leasing office like a child in order for them to finally come and fix the multiple issues. No one enforces the curfew rules so if you live next to the pool and basketball court, good luck getting to sleep. People party at all hours of the night here. The RAs are supposed to be the ones to regulate the noise here but that never happens. All of your mail will get lost. I order $200 worth of something and the post office delivered it to another apartment thanks to the confusing numbering system. I never saw my stuff and the leasing office made no effort to retrieve my stuff. There are 7 of whatever number your apartment is and the leasing agent told me to go around the complex and ask everyone if they had my stuff. They are completely useless. Not to mention, they don't care about the BYU honor code. I've had friends at the Branbury who had roommates that would have guys over all hours of the night, they could hear them having sex and Branbury would do nothing about it. When I moved into my apartment there were beer bottles everywhere. This should not be BYU contracted housing. 0/10 would never recommend. Pay the extra money to live anywhere else. The front desk staff is NO help and they will not answer the phone for you, even during their business hours. The maintenance guy almost never comes, but when he does it's two days later, he takes a look, says it's fine and leaves. Honestly, stay away from the branbury... I can give so many reasons why i have been terribly disappointed by the Branbury. From the beginning there were lots of red flags with this complex. So Please be aware of all these issues before you decide to go with the Branbury. This is my honest opinion not just a rant. You will pay way more money than what you get. Here's what I mean. From day 1, they required a downpayment for the unit I was interested in. Which couldn't exceed 2 months rent. So my downpayment was $900 then I paid an additional $450 for my first months rent. On top of that... I was charged $95 for a parking pass for my car. (I'll get back to this in a moment.) Then I was charged $45 for a utilities setup fee. Which is complete bogus becuase when I moved in I already had 3 roommates who were living there previously and no changes where made to utilities. Anyways. On top of all of this. There was a $35 application fee, then to hold my apartment until I could move in they charged me an additional $100. The first day I moved in I didnt have my parking pass so I went to the office and they told my I dont get one because i didnt pay the full amount. So apparently they raised the cost and didnt tell me. So after paying an additional $10 dollars I finally got my parking pass. Walking into my unit I was extremely disappointed carpet was ripped up on edges. My closet shelving had water damage, there was a hole in my wall and a giant red stain in my carpet. So all before I moved in I paid $1,645 even before I stepped into my bedroom. DONT GET ME WRONG! I understand they need money and I understand some aspects of the charges they made. But some of them are just sad excuses that showed me that you are just a number in a complex. (Oh also if you pay using their app. It charges you an extra $10 for any transaction) From day 1 my google fiber internet never worked. (It took them 7 months to fix this after submitting 4 maintenance requests. Same thing with the carpet. Which later they ripped up our carpet and replaced it with vinyl flooring. Then they informed us next contract our rent would go up to accommodate the cost of the flooring. As for the parking. I was disappointed with the spots they are extremely narrow and definitely the smallest you can legally have a spot. Which lead to broken mirrors, scratches in paint, Door dings and much more. Despite me trying my best to park in a way the accommodated both people on the side of me. This was a frequent problem. That or there was no spots to begin with. And you will park very far away from your building to get a decent spot. They also had poor ice and snow removal and I slipped several times especially for the stairs lead up to my 3rd floor apartment. Very icy. They had salt on the ground level units but never on the stairs leading up. Becuase the building are poorly labeled I had several packages sent to the wrong apartment or building. I dont want to sound like a broken record but I would strongly advise against living here. I felt I was treated poorly and the over charged me way to much as a broke college student. In addition they gave me the poorest response during the Covid-19 Outbreak. Long story short. Becuase of my fiance being immuno suppressed I had need to move out. My roommates were in and out all the time and I had great concern for the fact they could easily pick up the virus and spread it to me and eventually my fiance. Especially with it being common that symptoms are often never shown at our young age. (Especially with UVU classes now being all online) I decided to leave. Now with my job being unpredictable I'm not sure I can keep paying the rent for my empty bedroom apartment when I messaged them about my concern they told me basically to pay and that I can't cancel my contract because that would put the branbury at great financial risk. Even though their buildings are old and most likely paid off and they make about $60,000 a month off rent. But basically they are not willing to work with me. Dont live here! I am telling you, genuinely, please, DO NOT live at the Branbury!! We moved here because school was starting soon and we wanted something under $500. We didn't really look too much into it before signing which was the biggest mistake we've ever made. To start, this place is an actual dump. I do not have high standards when it comes to living situations but this place-damn. The floors are pealing, drains, tubs, and the toilets are all rusted and stained. Finger prints and dirt marks on the walls. Floors were COVERED in who knows what type of hair and fur when we moved in. Our front door locks- but you need 2 people to do it from the outside. Not to mention, we had no hot water for multiple days. There is black mold under our sink. There is a permanent odor which we've been trying to mask. The mattresses seem like they haven't been replaced since Lincoln was in office. And the cherry on top, it's finals week... and they decide to tell us we won't have access to our room for 12 hours the day of my BIOLOGY FINAL so they can replace our stairs. I have a dog.. what am i supposed to do with him?? i work... what do they expect?? and it's student housing... shouldn't they know when the most crucial point of the semester is?? i only lived at the Brandbury for a year. it definitely worth the price you're paying. some of the downsides were how tight the parking spots are, i've known multiple people who hit others cars trying to park, including my car was unfortunately scratched due to someone trying to park in the insanely tight spots. although there is more parking availability then most places, if you're not there early enough it can be very hard trying to park in between cars. a few times i actually got blocked in and wasn't able to get into any of my car doors, the sad part is all 3 of us were perfectly parked, the spot are just too tight. when i called the office for advice/help they said to wait it out since there's nothing to do. that was very disappointing. the interior is old, but i'm happy to hear some are being renovated, but the exterior to my apartment was extremely disgusting, every inch was covered in bugs, the roof coated completely with cobwebs, and due to living on the bottom floor we also got a lot of trash from other peoples places falling on our floor. the only thing that upsetter me more then how disgusting our roof was they tried to make me clean it as part of my cleaning / checkout process. i refused to due to my safety. and honestly who would ever want to clean that. also i assume this problem was due to living on the bottom floor, monthly our sinks and toilets flooded randomly during the day it was annoying but nothing we couldn't handle ourselves. although i would have preferred not to have. read more

This place is an absolute mess. When applying to live here they have you take a survey so they can place you with compatible roommates, asking questions like what time you wake up and go to sleep, if you're going to school, and how old you are.I moved in at 19 with one of my friends and we lived with a 27 year old school teacher who wasn't even attending college (student housing?) and went to bed at 8:00pm and would complain if I stayed up late and would move my things off of the communal table and sit them at my door. My electronic chip key never worked which would leave me locked out at night and when I asked to move to another apartment (that I signed a contract for a specific room) it was already taken and the only room available was disgustingly dirty and was used for random storage (not move in ready). When I had come to the front office to ask why the room I had signed for was taken, the front desk lady said "I don't know what she was smoking" about the manager. Super inappropriate and not helpful. Besides the condition of the room, my new key to the apartment wouldn't work either. Coming back to the complex late after fishing my shift at work, I was locked out and couldn't get in to either apartment. This was a couple years ago, and I just recently spoke with one of my students who is having an issue with this place. Her things were moved out of her apartment without her permission and then charged her for moving them. The management really is a joke. read more

This complex is a joke, they take advantage of naive students who are living out on there own for the first time. They gave me a notice that they were doing construction in my apartment the day before it happened and I didn't have time to get all of my stuff out because I had to work. They charged me because they had to move it. Then they left my bedroom door open while they sanded down the flooring to replace my gross moldy carpet, and left a huge mess in my apartment. Then they had cleaning checks that weekend and tried to charge me 80 bucks because my bedroom was so dusty and there were pieces of drywall from the construction mess, that I didn't even ask to happen. They shouldn't be BYU approved, and I wasn't attending any of their approved schools while I lived here and no one ever said anything. Girls have legitimately been raped and kidnapped here. I literally cannot stop thinking of bad things to say about the Bradbury. It is worth paying more money to live anywhere else. Even if they fixed all of the things that are wrong with the place, they will just charge you for it. read more

DO NOT RENT HERE! I'd have to agree with most of the comments. The Branbury's website touts it as a great place to live. Spiritually uplifting... nope. Marriage guarantee... don't make me laugh. Most popular BYU housing in Provo... It has many residents and it's BYU housing, but I guarantee most of the residents here aren't BYU students. I go to BYU and thought, Hey, it'll be different for me. Poor choice all around. So I'm talking to parents, BYU students, and parents of BYU students, this place is horrible. The honor code isn't enforced here. Most of the residents don't see a problem with breaking it because most of the residents are not BYU students. When I moved in there was food and trash all over my room. I talked to the office and apparently a lot of people were having the same problem. I couldn't get a vacuum for TWO WEEKS, it was so backlogged. My closet had mold and still has mold after numerous attempts to talk with staff. The staff is unhelpful at the very least. Nobody knows what's going on. This will not be the college experience you were hoping for if you were admitted to BYU Mold is horrible. The bathrooms have vents, but you can tell they probably haven't been cleaned anytime in the last decade so the moisture just sits and stews and finally decides your closet in your room is the best place to make its little colony. The Branbury may not be perfect but I have to say there are some really awesome people in management. My car wouldn't start today and I asked a nearby maintenance guy to help me jump my car. We tried until we realized the battery was too far gone. I was about to call my dad for help when they offered to go out and buy me a new battery. I couldn't believe it. Within an hour of when they began helping me my car battery had been replaced and my car was working again. I am still astounded. Other than that, my rent is cheap, my RA's are nice. Maintenance comes quickly when you put in a request. They have fun activities with free food at least 3 times a month. I get free haircuts here. I have lived here for almost a year and it's a great place to live. read more

Worst possible place to move in. Every little thing is a hassle. The managers and employees don't seem to do anything. The place is only open 10-5, those aren't even normal business hours... How are people supposed to take care of living arrangements while they work through those hours.. And they love charging you for anything they possibly can. This place is a dump! The apartment looked like it was out of the 70's. Everything was falling apart. If you were one day late with rent ( automatic payment didn't go thru) you had a 3 day eviction notice on your door. The front office people didn't know anything, the back office people didn't want to talk to you. Pool was always broken, manicurist was never around, construction started at 6:30 am. You pay a full months rent for two weeks. PARKING was the worst! Good luck trying to find a place to park between 9:00pm-4:00am. Not going to miss this place!! read more

There are so many bad reviews, but I've actually had a really great experience here! This is the cheapest housing I've ever been in, but it comes with so many amenities! I share a one bedroom apartment and it's only $350 a month including utilities! I'm a bit of an introvert so I don't use the club house very often, but it's really nice that it's there. I do love that the Provo river trail is right behind the apartments. I biked it all the way to the lake once and it was GORGEOUS. Being a student, I also love that there's free printing. I really love that we're in control of the ac and heating, and we can have it as cold or as hot as we want without paying extra. They're in the process of revamping the whole place. The first month I lived here we got all new furniture, which is much nicer than the old stuff that other reviewers complained about. I've put in two work orders in the past four months that I've lived here. One was for a clogged kitchen sink that was my roommate's fault for putting a bunch of old rice down the drain. The other was when my old roommate moved out and she had been still using some of the old furniture as extra storage, but me and my new roommate had no use for them, so we wanted them taken out. Both of those work orders were taken care of the day I submitted them. The parking is great! I've never had a problem finding a space right in front of my building. And they're quite big, so even when every spot is full and there are people parked on the curb, I've only had to make a three point turn to get out. The management is super nice. They always say hello and ask how I'm doing every time I go into the club house to print something. And they seem genuinely concerned, not like they're just doing their job. It's also nice that it's located right in the middle of UVU and BYU, so we have a pretty even mix of both, as well as several non students. They've updated things so that you can pay with your laundry using a loadable card, and when paying rent it's really easy because you can just do it all online. I actually have my payment information saved, so when I get that email reminding me that payment is due, I just click a button and I'm done. I definitely recommend this place if you want a cheap place to live, but doesn't feel cheap! read more

These guys are amateurs at best and at worst are incompetent or simply don't care about anyone or anything other than bilking college students out of as much money as they're able. They would not work with us at all when the coronavirus hit. They're only response was to find someone else to assume the lease. There were two clauses in the contract, which legally may have allowed us an exit but they basically told us to take them to arbitration if we wanted to exercise them. Secondly, we finally did find someone to assume the contract but they never told us about all the various fees they were going to charge us and the new renter. Even when we asked what fees were involved they conveniently only told us some. They lead you down a path where it's difficult for the new renter to back out and then hit them with "utility transfer fee", "assumption of existing lease fee", "parking fee" and a couple of others. They're dishonest and deceitful (and a bit arrogant too). So glad to be done with them. Do yourself a favor, go find somewhere else to live if you're a college student in Utah county. I won't even mention the problems with the apartment but they were numerous and some would happen in the middle of the night and were so bad the kids couldn't sleep in the apartment at 2:00am. read more

I would give this place zero stars but I had to at least give them one to post this review. Do not ignore the negative reviews like we did. The apartment was disgustingly dirty so we spent the first day cleaning it just so it was inhabitable. They require nothing of those moving out so no cleaning had been done. At all. While Brice in the office is nice and does his best, Casey, the property manager, is not accommodating in the least. Even in the midst of COVID-19 and students being told to return home, Casey would not release our son from his lease or make any accommodations whatsoever. We were even charged for the key and parking pass that was mailed but supposedly never received by them. Luckily, our son sold his lease but they even charged $150 for that. Run. The place across the street actually has cleanliness standards and is 10 times better. read more

Branbury has substandard management. They discriminate against women, black tenants, persons with disabilities, age discrimination etc. The apartments are run down and the rent is very high. And if you make any attempt to stand up to them, when issues arise, they immediately wave a "Eviction Notice." threat in your face, to scare you into submission. read more

Not worth the money at all. Inside of these apartments need to be updated. Despite multiple maintenance calls our dishwasher was broken for months. It feel like you're living in 1980. PLEASE UPDATE THE INTERIOR. Good thing they just spent weeks making sure the grass and plants looked nice though! read more

Worst place ever! Don't live here you'll regret it! They will steal your money and give you a dirty apartment! They will catch you up smoking outside of the branbury or in your car. They might also catch you drinking tea or coffee at your apartment.. "if I saw you having coffee at Starbucks I'd have to evict you" ~ one of the staff.. they will wait until you pay rent and then they will evict you like what happened to me.. no refund and you will still pay for the rest of the months.. the AC keeps breaking at least twice a month. They will tell you it's fixed but it is not.. and yeah hear this, they can get into your apartment at any fucking time they want even if you're not there.. I found my door opened few times while I was staying here.. I saw one of the staff smoking behind the building just few days ago.. and I get evicted for the same reason this is insane.. 2 of my roommates left.. one of them got evicted because he wasn't enrolled in classes this semester, the other left because living in a crappy place like this doesn't worth it.. both still pay rent while not living here! They love to take your money and will squeeze every last penny they can out of you. They refused to verify important contract details until I asked for a mediation with BYU Off Campus Housing Office. Once I moved out because I got married they refused to prorate my rent even as they had a new resident move in on the same day I moved out. They kept my security deposit and then billed me for more. Do NOT live here. You for sure pay for WAY MORE than you get. Believe me. I thought the reviews might have been exaggerated but they are not lying when they say this place is a dump. Me and my roommate would deep clean EVERY WEEKEND and still it was filthy. Not only did our toilet pipes break, but they came in with a plunger and said "it was just clogged"...and guess what we woke up to? It overflowing still. To add to that, our water heater broke, and so did our dishwasher. I also have been charged more for rent than I was originally told and paying for parking that you can't even find anywhere is ridiculous. To add a cherry on top.. they decided to redo all of our stairs DURING FINALS WEEK. That means no going in and out of your apartment. Where are we suppose to take the finals? And we have a dog too.. so how is he suppose to go to the bathroom and how are we suppose to go to work. And before you ask, yes we did talk to the front desk multiple times..All I have to say is leave it up to the branbury if you want to be screwed over. read more

I have lived here at the Branbury for a couple months now and I have had an amazing experience! They maintenance staff does such a good job at keeping up with the work orders and the people in the leasing office are so helpful! Don't care about their residents. I stayed there only for a couple of months after taking over someones contract and the apartment was in bad condition, there was a big hole in the wall in the bathroom and the ceiling near the shower had mold on it. Door handles had screws missing from them so they didn't close properly and my key to the apartment didn't work half the time so I was constantly locked out. Management and maintenance are super unhelpful and rude most of the time. They also love to charge you for anything they possibly can. I lived there for two months and had to pay forty dollars for a yearly parking pass and when I moved out they found a way to cut my deposit in half so that I only got fifty of the one hundred dollars that I paid back. Extremely disappointed in the staff regarding cleaning checks. I'm a VERY clean person and I left my apartment in fantastic perfect shape. They took my entire security deposit except for $35 of it because my desk was apparently not clean enough. I wiped it down TWICE with Lysol, and triple checked my room before moving out. When I reached out to them regarding the issue they told me they were going to "review" it and get back to me in 7-10 days. They NEVER got back to me, I feel I have no other choice than to leave this review and WARN FUTURE CUSTOMERS. Never ever ever ever will recommend this place to ANYONE. Not even my worst enemy. They should've had better communication at the VERY least. So disappointing, especially as I was a resident for a year, and NEVER ONCE had any cleaning check issues until my move out. Sounds pretty sketchy if you ask me, especially after my last cleaning check the RA's commented "I've never seen such a clean good smelling apartment." Branbury you suck I hate you read more
