The yellow is the corrosion coming from the actual very visible crack that Axium missed in their inspection

Short story: I would look for another inspection company that actually stands behind their inspections as Axium does not. Axium can miss something that is blatantly obvious, which could potentially cost you a lot of money and they will only tell you to use their free home warranty they give you which you pay $250 to have the problem that was missed by the inspection diagnosed and then only $500 reimbursed from the home warranty thus netting you $250 towards your repair cost. Long story: We had a home inspection a couple months ago and felt very good after the inspection since we thought our inspector was very thorough. Unfortunately he missed a very big thing, a crack in our main line sewer drain. The crack was quite visible from the outside of the pipe, even from far away, so it should not have been missed as he did inspect the pipe only noting that there was some corrosion on the pipe and the extent of it should be checked by a plumber. The corrosion in question was from the actual crack on the pipe, so it had to have been there for quite some time to develop corrosion. When the inspector went over his findings with us after his inspection it was basically glossed over that there was corrosion on the drain pipe. Had he said there is a crack in the drain pipe, we would have been quite concerned and able to use this for seller credits or had the seller fix it prior to buying the house, but no mention of a crack. The crack was found by an HVAC engineer who came out to give us some quotes on HVAC related things after we had bought the house. I called Axium to tell them that their inspector missed the crack and they told me that it was noted as corrosion and to have it checked by a plumber. To have it covered we would need to submit a claim through the free home warranty that we got by using Axium. So I called the home warranty company and they charge $250 per claim to have someone come out, diagnose the situation, and then submit their estimate. The home warranty only covers up $500 of the fix, so basically we only received $250 worth of help to have something fixed that should have been caught by the Axium inspector and used in the home buying negotiations. The crack was a stress fracture cause by an offset of 5 inches which dealt stress on the pipe and thus it cracked at some point and developed corrosion due on the crack, which the plumber who fixed it told me. On top of this, the plumber subsequently found another problem that needed to be addressed, which would have been found by the sellers plumber had we known about this crack and had the seller fix it themselves. Now I don't expect the home inspector to have found this second problem, but like I said as our plumber to me, it would have been found had the seller had the pipe fixed in the first place, so we spent even more money. I called Axium again to tell them about their home warranty solution to get this covered and they still would not help in paying for having the cracked pipe repaired, which they missed in their inspection. I understand people make mistakes, but Axium can make all the mistakes they want and it will cost you, because they do not stand behind their inspections.

I've worked with axium for the last few years and it's disappointing how they treat their realtors/ clients. I've called over 25 times to the main office no answer, emailed the admin @ axium no answer & went to their office which is the incorrect address online. They are extremely irresponsible and irresponsible. The inspector acknowledged they broke our sewer cap which now leaks. They promised they would fix it and they went silent after requesting to have someone fix it. I would not recommend axium again.

He took 3 photos of this exact sump pump, but missed the water damage on the wall where he took the photos. This flood caused mold spreading 200 ft. Second, he missed visible mold larger than a golf ball growing behind the stairs. Third, he missed two gaping holes around 2 different external pipes on the exterior sidewall- one pipe he literally took a photo of but didnt notice that all the grouting was gone. This cost us $800 in damage because we had to flood the area to see if this was the source of mold (but the source was in fact the sump pump, with water damage on the wall, that he didnt notice.). The second gaping hole on the exterior pipe allowed a mice infestation - again, grout deterioration and a hole around a pipe that he missed. Last, he has taken zero accountability for any of this neglect, positioning it as "I'm sorry you were dissatisfied with our services." I didnt ask for the $25,000 - I asked only for a service refund and the $800 for the gaping hole. I felt it was a reasonable request and he offered only a refund and to sign a form that I wouldn't sue - because he clearly knew I had a case to sue him. I dont want to sue him, but I do want to protect you from going through the 3 months of agony (thinking we had a fundamental foundation problem) that I went through. For your own peace of mind, please choose someone else!

The inspector seemed to gloss over many things & tried to downplay issues without evidence. We were called prior & told our inspector would take only two hours to finish an inspection that normally takes longer -- I think he glossed over many things as a result. Specifics we found after moving in that a visual inspection should have caught: * An interior door on the second floor with visible crack/damage from being forced. The report says interior doors were tested. This one isn't noted anywhere. * Mouse droppings under the kitchen sink -- a cabinet he opened & photographed -- & elsewhere in the home. No mention in the report. We now have an active rodent problem we didn't know about at closing. * The front door handle sticks & fights you when unlocking. Entry door locks & latches are explicitly listed as inspected in his own report. On top of that, three window coverings fell off the wall the first time we pulled the cords. Technically outside inspection scope -- but it speaks to the overall condition of a house we were told had basically nothing wrong with it. The in-person review made it worse. We were told there was basically nothing wrong with the house, & our questions were treated as an inconvenience. He seemed annoyed, arrogant & unkind. When asked, he explicitly said he didn't see evidence of mice -- verbally & on the report -- leading me to believe he was lazy & sped through it. Not characteristics of a great inspector. His own report lists 59 maintenance items & 8 repair recommendations -- so the verbal summary & the written report told two different stories. When I hire an inspector, I'm more impressed by people who are nit picky than forgiving. This is a huge purchase so I prefer someone who's kind, willing to take the time to make sure he doesn't miss anything at all & looks out for us. There are less expensive inspectors out there who are less forgiving than Scott's was this time around. I pay for anal retentive. That was not my experience. Worst of all? I asked for a refund & they flat out refused. It's possible they could do the same for you. I don't think we'll use Scott's ever again. I wouldn't recommend them & ESPECIALLY not Todd Brualdi for inspection services. I'm disappointed in Scott's leadership. Once upon a time, (in my opinion) it felt like a well ran firm that cared about their clients. That's not my opinion, anymore.

He…read moreresponded immediately, was very nice and informative over the phone, had full confidence in what he does, gave me options, and walked me through his processes. My families safety was his first priority. He inspected our home like it was his own. He touched, moved, tested, and explained everything throughout the process. He has every tool needed to do the job the right way. Gas detectors, pressure gages, moisture detectors, you name it. He came prepared to investigate every corner. He explained what things were, how they worked, and had patience for every question or concern I had. We came across some concerning issues that we were able to get the builder to take care of right away, with the safety of my family and the rest of the builders in mind. If it was not for Dan, we could have had some serious issues happen during the inspection or shortly after which could have seriously injured the workers/us or compromised the work that was already done. Dan's final report which had tons of pictures, comments, and suggestions was produced and visible a couple hours after the inspection. HUGE BONUS! Key takeaways: Do not settle for the cheapest company out there. You never know who you will get. Our home is new construction home and I would suggest everyone to get an inspection, whether it is new or old. I felt fully relieved after the inspection. Always get an inspection. Spend the extra funds for the peace of mind and to prevent potential long term issues that can cost thousands. Go with an inspector that has confidence, experience, and patience. Go with Dan!!!!
