Liked the building and amenities, but over our year there security and theft became a huge issue. We had multiple instances of aggressive homeless people getting in and refusing to leave, requiring police to come. We've also had repeated mail and package theft, with others reporting that their storage was repeatedly broken into and identity theft was the result of the repeated mail theft. Management blanket dismissed all of these concerns and repeatedly sends notices to close doors behind them when the issue stems from constant failures with the exterior doors and low security on accessing the parking garage. Equity properties nickel and dime you for every little thing. We ended up paying around 15% in assorted costs to Azure on top of our actual monthly rent + random other fees that were passed through + recently a new mandatory Xfinity connectivity fee even if you choose to get your own plan with Google Fiber or another ISP. On top of that because the property is so new, they're not subject to the same restrictions on annual rent increases as many places in the city. If you decide to move in, make sure you're prepared for an increase in the range of 20% after your initial lease term is up. Mostly enjoyed our year there's, but it wasn't worth sticking around with quality declining and costs increasing. Renter beware. read more

IF YOU'RE THINKING OF MOVING HERE, I STRONGLY RECOMMEND RECONSIDERING. I rarely leave reviews, but after what we experienced, people deserve to know. In December alone, we were robbed three times on this property. We had to file police reports, yet security issues remain unresolved. Despite being told that security improvements would be made, there has been no meaningful follow-up. This is not an isolated issue. Multiple residents have experienced theft, including mail being stolen, which raises serious concerns about access control and overall building security. What makes this especially concerning is the timing. Immediately after these incidents, at lease renewal, management issued a 12% rent increase with very short notice, while stating that it complies with tenant protection laws. This increase was issued despite ongoing safety concerns and without addressing the repeated break-ins. In addition, tenants pay hundreds of dollars per month for parking, yet the building allows third-party vehicles to use the garage. We've repeatedly seen unknown individuals walking around the property, and at one point someone else used the parking space we pay $400 per month for. This raises serious concerns about access control and resident safety. Throughout all of this, we tried to act in good faith. We did not post negative reviews, did not go public, and attempted to resolve these issues directly with management. Unfortunately, safety concerns and accountability remain unaddressed. For the price charged, residents should expect basic security, transparency, and responsible management. Based on our experience, this property has fallen short in those areas. read more

I've seen people hanging out in our garage, drinking before a game. Azure says they can do nothing about this since it's managed by Propark now. We stayed here awhile as corporate housing. The apartment itself was nice but it was maintained by the company managing the corporate housing. Azure itself is poorly managed and if you pay attention at all you can observe that the workmanship is cheap and sometimes sho. Also, Tiffany in the office (the manager, I believe) really doesn't know what she's doing. She was pleasant enough but not very competent. We found out at various points later that three out of four answers she gave us to questions we had about the community were completely incorrect. How does she not know there that the building has lockers for a dry cleaning service (in the garage)?! The building interior is poorly maintained. Trash overflows, things aren't cleaned on an regular basis (sometimes never) etc. One of many examples is a dog dropping in the courtyard which was never cleaned up. It sat for weeks and disappeared over time due to rain. I'm so glad we were only in temp housing here. read more

They have an issue with Package room. Thief got in to the package room . Stole bunch of residence's items from there... their security is too loose. I had olcredit card renewal sent by Fed Ex It was sent by Fed Ex twice because previous one never got there.. I was upset that management did not seem to care. So before you think about renting here, reconsider about your mail or packages are not safe here. There is no security guard either. read more

I lived at Azure from early 2018 to mid 2021. I did enjoy living there - but more due to the great Mission Bay location than to the building itself and its management. Let's start with the pros: - The location is nice and convenient. A 7 minute walk to the Caltrain station (your Silicon Valley commute will be a breeze). Right by the canal, its little park and cute house boat community (the only house boats in SF!). Mission Bay is progressively getting more lively - let's just mention the great (if expensive) Gus's grocery store on 4th and Channel, the food truck park on Mission Bay Boulevard, the Réveille coffee shop on 4th and Long Bridge... all that is just minutes away by foot. The Central Subway will be finished soon (2022?) and will offer super fast Muni access to Union Square and Chinatown. Also, it's close to the freeway if you want to escape the city by car. - If you choose an apartment on the North side, facing Channel Street, you'll have an AMAZING view onto the Financial District and basically half of the city, from the Bay Bridge on the right to Twin Peaks on the left (see attached pic). That made my day on every single day I lived there. - The apartments are rather well equipped and comfortable. Nothing fancy (more on that later), but I never had much to complain about appliances, noise, general quality of the kitchen, bathroom etc. However here are the main two issues with Azure: - It's too expensive. Azure folks, your product is simply not competitive anymore. It may have been in 2017-2018, but since then MUCH fancier apartment buildings have opened within 1-2 miles - e.g. 1550 Mission or 500 Folsom, just to mention examples I've experienced first hand - and they offer similar prices for much nicer amenities (a pool, a cinema room, 24 hour reception, billiard rooms...), better general maintenance, and, maybe even more important, much nicer apartments: high end appliances, high end bathroom and kitchen materials, Nest thermostats, heavier doors... and that, across the price range (not just for the most expensive apartments). In short: Azure doesn't bring enough bang for your buck anymore. Let me mention the steep rent increases (north of 10% / year) before Covid and the complete absence of any rebate in 2020 when rents plummeted across the city and the building amenities such as the gym were closed. - The building management is lazy and simply wants to extract as much money as possible while doing as little as possible. The most blatant symptom of that is the general lack of maintenance, illustrated by the attached pictures: in the common areas, lousy paint jobs, light bulbs fixed after months or never fixed (even after having been reported), dirty carpets that never get cleaned or changed... and in my apartment, a window shade cord that never got fixed for months (was still broken as I left). Is it what I should expect when paying 5K a month for a 1 bedroom? No. Other bad management symptoms include the ugly, permanently attached wall protections in the elevators (useful to avoid damage when tenants are moving in or out, but the management is too lazy to remove them and put them back when needed, so they just leave them permanently) or the most asinine location for trash containers, right next to the garage exit, reducing visibility over traffic (I'm sure there will be an accident some day, if that hasn't happened already - reported, ignored). Overall, I still give 3 stars because I had a good time there. I also need to mention that my departure was managed seamlessly and my deposit was reimbursed quickly, minus very reasonable apartment cleaning and paint touch-up costs. To sum up, Azure is not fundamentally a bad choice if you're looking for a rental in a modern SoMa / Mission Bay building, but it's not "luxury". For the same price you'll find much nicer alternatives in the same area. read more

Terrible management team, looking to rip off their next SF temporary victim. Anyone considering here would be better off at ANY of the surrounding structures in mission bay. Lived here 3 years, no issues, no late payments. Had the place professionally cleaned for move out (and had their exit inspector approve during move out inspection). Months later they tried claiming cleaning charges (to give back my deposit $). Questioned them on it (and provided pictures). No response, a year later I received a collections notice. Many of my neighbors moved out during the pandemic and had similar (and much worse) stories... save yourself from have to deal with this terrible management company. read more

Stayed in a 2bd 2ba (Unit 437) for two years, from 2018 to 2020. Pros - Package room - Quiet and safe neighborhood - In unit laundry Cons - Thin walls - When you leave, the apartment takes the full security deposit - Cheap appliances and building - Building maintenance is ineffective for big issues - All utilities are charged to the tenants ($200/month for Sewer, Trash, Water) - Rent is increased by a significant amount every year - No discount when the amenities closed due to coronavirus - No barbell and squat rack in gym - Deceptive advertisements on their website The price listed for "luxury" buildings are deceptive. All utilities are charged to the tenants of the building. If you are looking to sign a lease, add $200 to the monthly rent to get the actual cost of living. When it is time to resign a lease, the apartment leasing office attempts to raise rent prices by 10%. When rent prices drop in the city, they don't negotiate and tell you they are not raising the rent, as if that's some sort of favor. The website listed our unit as having "great natural sunlight facing the courtyard". I have never once in two years seen a ray of sunshine inside of our apartment. That is a blatant lie. Do your due diligence if you want to rent from this building, because they will pull out every dirty trick in the book to sell the place. The walls of the unit are very thin. If someone is in the living room or kitchen, you can hear exactly what is going on. Furthermore, if you have loud upstairs neighbors, be prepared to hear everything that goes on. For a "luxury" building, this is unacceptable. When we were leaving, they pretty much admitted that they were taking the full security deposit. For normal wear and tear, they are not allowed to do so. When we had serious electrical issues, (flickering lights, broken outlets, washer turning on and off as if posessed), it took the apartment 2.5 months to finally fix the issue. "Luxury", lol. Save your money and look for a rent-controlled apartment. read more

In a year when we're all spending more time at home, Azure stands out as a great property in a terrific neighborhood. Views from many units are stunning, I'm in the mid-rise and from my balcony can see from Sutro to all of downtown and the Bay Bridge. Management is exceptional, Yen is quick to respond to any issues and Carrie got back to me immediately after I reported my one maintenance question. I worked with Tiffany when I moved in a year ago and just recently with Lechae on renewal. They were both top-notch and made the process quick and easy. Having Gus's Market on the corner makes shopping easy along with Ethiopian restaurant House of Tadu and Casey's Pizza close by. The building is pet friendly with a dog park steps away. If you're thinking of making a move, Azure is definitely worth considering. I've lived in other 'luxury' SF properties and Azure has by far been the best. read more

You are rolling the dice by living here, you cannot count on management for anything - this should not be the case for apartments this expensive. Lease agreements are not enforced and management would rather let good residents leave than deal with the issues that are causing this community to decay. Smoking, trash, door slamming, and poorly maintained hallways negate the great location and views this apartment offers. You can also expect to be charged exorbitant fees for everything when you move out, if you hang anything on the paper thin walls you will be charged for repainting. If you live on the Channel street side of the building you will have to deal with a consistent stream of second hand smoke blowing into your windows and doors. After discovering my neighbor was smoking cigarettes and weed on his balcony, I repeatedly reported him to the front office and even caught him on video several times. Despite this, the front office has been passive-aggressive sending out threatening notices to the entire community and issuing meaningless lease violations. I had to deal with this for months, going through multiple managers with all of them eventually letting me down. I later found out that my neighbor was evicted from his prior apartment and should have never been allowed to move-in in the first place; who knows what other people they've let in without doing their due diligence. I moved to a different apartment complex in Mission Bay and I'm so much happier - I recommend you do the same. read more

I cannot even begin to describe what an amazing experience I had residing at Azure! The building and units are SO clean and well maintained you'll feel like you're staying at a luxury hotel. But what truly made this an unparalleled experience was the staff. Lechae Polk is hands down the best leasing consultant I've ever had... and I have had many. She is compassionate, professional, responsive and well-informed. There are too many times to mention where she immediately helped me with a need or concern and went above and beyond to make my experience absolutely amazing. Felipe in maintenance certainly adheres to the same standards described above! He was always quick, thorough, and beyond kind in the few times we interacted - most of which were service calls that were my fault lol but that never mattered to him. She even called me after hours to personally resolve an issue, The apartment is beautiful and immaculate, The staff were kind enough to bring my packages that arrived early and place them in the apartment before my move-in date. My family and I decided to move to Azure building because of its location and amenities. We had a bad experience with Equity Residential but decided to give it one more try. Unfortunately, the building is nice but the property management is terrible. It is very disorganized. A few examples: staff members forget to put on face coverings in shared spaces or they forget to approve amenities reservations, don't respond emails, lie about sending communications that they didn't, etc. Our first bad experience was when were moving last year. I signed the lease to move a certain date but they never responded back so I sent emails and got no answer, apprently they forgot to let us know they were taking vacations so they left my family and I waiting for an answer for weeks. I was pregnant so imagine how terrible this experience was. Overall communication with the community is very poor and the community manager is incredibly rude. We are paying a really high rent because it is suposed to be "luxury" but they treat you badly, impose ridiculous rules overnight and they add new fees and charges as they please. My advice is to go check out the Arden building, just across the street. Price is the same, better amenities and it has higher standards. Can't wait to leave this place! read more

Moved in July 2020. Lechae was fast to respond to emails and get lease fixed. Carry (spelling) service manager is friendly and fast for same-day repair service. View is insane from 10th floor and so quiet this part of town. Such a hidden gem! Price is a little high compared to the rest of the bay rental prices, but it's hard to put a price on this area. Sooo cute to see the dedicated doggy park across the street. Just walk around the property and you'll see, that this area is so much nicer than 99% of SF. Will update when moving out, but happy for now. read more

1. Overcharged $6,184 for a broken storage unit with evidence of the management team promising it will be fixed in writing multiple times, but not completed for 2+ years. 2. Evidence of the published price for the same size, same view, same square footage, same layout, unit next door to us, was listed on the Azure website for hundreds of dollars less than the "final renewal offer" given to us. We have complained all the way up to their VP level and asked for help, but they will not step in. Even after screenshots of our paid bill and the public rate postings being sent multiple times... 3. Told by Azure management repeatedly that rates for other people are not available to our mixed race family. 4. We filed a complaint of retaliation by the management team in response to a letter from us requesting an immediate cease to all discriminatory acts. 5. We complained of management team acting in bad faith. Azure response: Denied everything, keep increasing charges to push us out, latest from Yen the manager "we won't be responding to your emails". read more

Enjoy living here. Clean, bright communal spaces, and friendly staff. The buildings themselves are quiet. It is a pleasure to go for walk, or to the market or cafe at the corner. The dog park opposite is full of friendly canine and human faces. What makes living here good for me is the helpful, efficient, friendly staff. Yen takes care of my leasing issues promptly, and transparently, as does Lechae. They are excellent, and go out of their way to help, and be communicative. Renato, Felipe and Carrie are on hand to fix any apartment issues. Always with a smile. Having them attend to any small problems makes my life here very convenient. read more

Hi. If you're looking to move to Azure Apartments, it will be one of the best experiences living in one of the best parts of the city. The location is a perfect 10 being near the CalTrain, Oracle Park and so many fun neighborhood spots like Gus Community Grocery Store. The views are amazing especially facing the Oakland Bay Bridge! I especially enjoyed working with all members of the staff but most specifically with LaChae Polk and Yen Gomez. Moving in was a breeze and the same with my departure and all in between. The package room was a disaster but they even hired someone to start placing deliveries in the proper place when things seem to get out of hand. Even though, I've since moved from the apartment - they agreed to hold my late arriving packages for me. All of the staff members are simply unforgettable and so nice to work with. The maintenance staff really keeps the building in great shape and is very responsive to all service calls. I really can't say enough about Azure, a hidden gem and a really good place to call home despite the challenges they face in the city! read more

Azure is a great place to live, has a safe, friendly neighborhood & the staff & service is outstanding.

The building has a great location, very close public transit, easy to get onto the highway, yet without all the congestion of living on a major street. The building itself is designed very well, walls are relatively sound proof, there are no creaky floors. Window and balcony door seals and weather proofing make any noise outside pretty much a non-issue. The building is kept very clean, it seems like the common areas and elevators are cleaned pretty much every day. Neighbors are friendly, and the building amenities are great. Various companies sponsor small events like free happy hours, morning breakfast on the go, etc. Finally, the office staff is extremely friendly, and on top of things. They are very communicative and quickly notify residents if something isn't working the way it should be. They are also very efficient, Bryce handled our renewal quickly and was very responsive, even on weekends. As some other reviews have mentioned, the package system can be frustrating. It seems to depend on delivery personnel to correctly scan in each package, and some get it wrong which means no code to get in to the package room. To be fair, it is better than just delivering packages to in front of apartment doors or to common areas where they can be easily stolen. We also get codes much more consistently compared to a year ago, so either the system is improving or delivery personnel are becoming more used to it. It is a large building with multiple entrances which can be confusing to guests, food delivery, and sometimes uber/lyft drivers. It'd be nice if the entrances had different addresses or were labeled somehow (North/South?), but this would probably only help if it also got added to google maps. Most delivery apps now allow you to enter special instructions where you can specify which entrance to use. Moving in and out was also very smooth. There aren't tons of rules around when & how you move in/out which makes moving much less stressful compared to some of the buildings we've live in in the past. Just tell the office when your are planning and they will make sure an elevator is reserved. Overall, we are very happy with Azure so far. read more

I was in a bit of a housing bind and needed a place to live short term. The community manager at Azure was super responsive and, for a small fortune, I started renting an apartment in the building. For the most part, it was fine (Note: what another review said about couriers/food delivery is 100% true). My trouble started at move out. I bought a new home and essentially moved out of the apartment in the middle of November. On December 1, I received a call from one of the leasing managers asking me to bring in the keys to the apartment. I swung by that afternoon and dropped them off. At the same time, I asked both the leasing manager and the community manager if they needed anything else from me. They both told me that they had everything they needed and that I was all set. They asked for my forwarding address for my security deposit and that was it. Fast forward to today, 20 days later, when I receive an email and phone call from Equity Apartments informing me that I owe them a couple thousand dollars and, surprise surprise, I'm not getting that security deposit back after all. Why? It turns out that the fridge was a little dirty and the apartment seemed a bit lived in. Um, isn't that called "wear and tear". Also, they claim that I owe them for half a month's rent. So, why did you insist that I give you the keys on the first if the apartment was still mine for another 11 days? Individually, the people who work there are nice, but you have to remember that, at the end of the day, you're really dealing with a large company that is more concerned about making money than anything else. read more

We have lived in a one bedroom for 2 years. Great neighborhood and ok appliances in the apartment.At the beginning of our stay we were very happy. The apartment common areas were kept in good condition and the team was responsive and acted upon our service requests timely. Since Collin and then Tiffany left a year ago the management of the property has gone downhill. Support for renters has been non existent for months and the mail room has become incredibly messy. 24 hrs Security service has been removed and common areas have remained closed until very recently. There was an experiment with ballet trash pick up that was a disaster and they kept up for way too long despite of continuous complains. We have also been trying to move into a 2 bedroom apartment and the interest to helps us has not been there. We gave the building support team detailed briefs several times and scheduled various appointments proactively. One time they showed us the wrong apartment, another time they forgot our appointment and a third one they forgot to notify the apartment was already rented. Every time we walked into the conversation having to introduce ourselves as if we were new when we talked with them several times before. They put no effort in getting to know us, remember our names and situation or ask for our needs. They pushed for self service and their only interest in the past few months has been to get us to renew our current lease agreement. We also escalated our challenges to the equity apartments head office and complained about the decline in service whilst paying pre-Covid prices. We received no apology or response on it. It's a pity. This was a nice place to live when they had personnel that actually cared about the well being of existing tenants and acted upon issues timely. In my view these the reason (more than Covid) why you see a the steep decline in prices and a high amount of empty units in the building. We have finally decided to leave. read more

My husband and I moved into this apartment from NY on the first day they started leasing. The location is great,and everything was brand new. However, because everything was brand new, no one really knew what is going on. There are a lot of design flaws in this apartment, like the heater location is right in the center of the main wall, so you can't have your TV against the wall if you want to also keep warm. There are no doorman or concierge in the building, the leasing office does the packages, but its more like a self serving system(they don't log packages in or out) They also do not accept packages over 50lbs so you'll have to figure it out yourself to be home. I would recommend this apartment,perhaps two or three years later when the services and issues are solved and is more organized. We do enjoy this area, but will most likely be moving. read more
