    Resident unable to park in the spot that they pay $400/month for.

    Update: The transition to Propark allowing public event parking in our garage has been terrible. Residents have returned home to find cars occupying their spaces. I've seen people hanging out in our garage, drinking before a game. Azure says they can do nothing about this since it's managed by Propark now. Propark has done nothing--they haven't even labeled residents' reserved spots.

    We stayed here awhile as corporate housing. The apartment itself was nice but it was maintained by the company managing the corporate housing. Azure itself is poorly managed and if you pay attention at all you can observe that the workmanship is cheap and sometimes sho. Also, Tiffany in the office (the manager, I believe) really doesn't know what she's doing. She was pleasant enough but not very competent. We found out at various points later that three out of four answers she gave us to questions we had about the community were completely incorrect. How does she not know there that the building has lockers for a dry cleaning service (in the garage)?! The building interior is poorly maintained. Trash overflows, things aren't cleaned on an regular basis (sometimes never) etc. One of many examples is a dog dropping in the courtyard which was never cleaned up. It sat for weeks and disappeared over time due to rain. I'm so glad we were only in temp housing here.

    I lived at Azure from early 2018 to mid 2021. I did enjoy living there - but more due to the great Mission Bay location than to the building itself and its management. Let's start with the pros: - The location is nice and convenient. A 7 minute walk to the Caltrain station (your Silicon Valley commute will be a breeze). Right by the canal, its little park and cute house boat community (the only house boats in SF!). Mission Bay is progressively getting more lively - let's just mention the great (if expensive) Gus's grocery store on 4th and Channel, the food truck park on Mission Bay Boulevard, the Réveille coffee shop on 4th and Long Bridge... all that is just minutes away by foot. The Central Subway will be finished soon (2022?) and will offer super fast Muni access to Union Square and Chinatown. Also, it's close to the freeway if you want to escape the city by car. - If you choose an apartment on the North side, facing Channel Street, you'll have an AMAZING view onto the Financial District and basically half of the city, from the Bay Bridge on the right to Twin Peaks on the left (see attached pic). That made my day on every single day I lived there. - The apartments are rather well equipped and comfortable. Nothing fancy (more on that later), but I never had much to complain about appliances, noise, general quality of the kitchen, bathroom etc. However here are the main two issues with Azure: - It's too expensive. Azure folks, your product is simply not competitive anymore. It may have been in 2017-2018, but since then MUCH fancier apartment buildings have opened within 1-2 miles - e.g. 1550 Mission or 500 Folsom, just to mention examples I've experienced first hand - and they offer similar prices for much nicer amenities (a pool, a cinema room, 24 hour reception, billiard rooms...), better general maintenance, and, maybe even more important, much nicer apartments: high end appliances, high end bathroom and kitchen materials, Nest thermostats, heavier doors... and that, across the price range (not just for the most expensive apartments). In short: Azure doesn't bring enough bang for your buck anymore. Let me mention the steep rent increases (north of 10% / year) before Covid and the complete absence of any rebate in 2020 when rents plummeted across the city and the building amenities such as the gym were closed. - The building management is lazy and simply wants to extract as much money as possible while doing as little as possible. The most blatant symptom of that is the general lack of maintenance, illustrated by the attached pictures: in the common areas, lousy paint jobs, light bulbs fixed after months or never fixed (even after having been reported), dirty carpets that never get cleaned or changed... and in my apartment, a window shade cord that never got fixed for months (was still broken as I left). Is it what I should expect when paying 5K a month for a 1 bedroom? No. Other bad management symptoms include the ugly, permanently attached wall protections in the elevators (useful to avoid damage when tenants are moving in or out, but the management is too lazy to remove them and put them back when needed, so they just leave them permanently) or the most asinine location for trash containers, right next to the garage exit, reducing visibility over traffic (I'm sure there will be an accident some day, if that hasn't happened already - reported, ignored). Overall, I still give 3 stars because I had a good time there. I also need to mention that my departure was managed seamlessly and my deposit was reimbursed quickly, minus very reasonable apartment cleaning and paint touch-up costs. To sum up, Azure is not fundamentally a bad choice if you're looking for a rental in a modern SoMa / Mission Bay building, but it's not "luxury". For the same price you'll find much nicer alternatives in the same area.

    This apartment is amazing! Great sunlight, central spot, and great customer service! Yen (property manager) has been excellent in helping out with my complicated parking situation.

    How hot do units get on hot days, and how easily do they cool off?

    I guess it depends on the direction your windows are facing, but in general SF weather is mild and I never had any issues with my apartment facing West.

I was helping someone order…read morethings when he thought he would be moving into an apartment, and then had a last minute change and didn't move it. But we still had packages that had already been ordered and/or delivered. Marshall and his team were very kind and patient to send photos of what arrived and then print labels and get things sent back out to Amazon/FedEx to return items for us.     FRAUDULENT PEOPLE!…read more We live next door to this building in condos, and they have received misdelivered packages for our building, even being photographed in their mailroom. They refused to give them to us, even though they are addressed to us and obviously misdelivered. Then they say "oh we don't have them" despite photographed evidence. Next is "oh we can't find them". They claimed to have sent them back, although we went to them the very next morning. Asking how did they send them back, they stated with a driver. This being with me going to when their package room opened for business hours, and no delivery came yet, and the delivery in question happened the night before right as they were closing. So did Santa come and get them overnight? Especially when I see several boxes marked RTS right there? Obviously very shady management and company. Not good people at all. Not even good neighbors. Probably keeping packages for themselves.

He was super friendly, transparent and candid through the entire process- even made move in day a little easier. Actually just saw a picture of the units on the yelp page and they look pretty representative. The gym is clean and not packed even during peak hours which is nice. Haven't had any issues with appliances or paying rent. One thing I'd like to figure out is if they take BILT credit card for rent payments but I think last I checked the leasing office said no.

But what really sets this place apart isn't just the location (which is already amazing) but the management. Cary, in particular, has been a pleasure to work with. From my very first phone call inquiring about the apartments to my actual move-in day, Cary made the whole process so smooth and easy. he really went above and beyond to make sure everything was taken care of, and I can't thank him enough for that! Another thing I love is the open space in the building. It's super kid-friendly, which is a nice touch if you have kids or enjoy living in a place that feels welcoming and community-oriented. If you're looking for a great place to live in SF with top-notch management, I can't recommend Rincon Green enough!

    Out of all of the apartment buildings I've lived in, this one (hands down) tops them all…read more Deb, who manages the building, runs things like a tight ship. She is extremely responsive and communicative about everything, and jumps into problem solving mode when you let her know of a (rare) issue with your apartment. Under her extremely organized management and close supervision of the building, I feel extremely safe. What's more is that she's a ray of sunshine who personally vets everyone who lives here, so everyone is polite, clean, and responsible. I probably saw over 100 apartments when I was searching in SF, and when I toured the unit with Deb, immediately recognized that it was a gem. You get much more bang for your buck than other comps in Russian Hill and Cow Hollow. (For example, you can operate the well-maintained laundry machines with an app vs. coin operated). To boot, you're on a quiet street right above Polk (which has everything you'd ever need) and a literal two-minute walk from amazing restaurants like Elephant Sushi and Seven Hills. Let's just say I have no plans to move.

While it is near a lot of activity, it is on a very quiet street (which I love). The building has an old San Francisco feel but the apartments have up to date renovations. The building is safe and very clean (cleaned every Thursday!). We also have the most wonderful building manager who is attentive and caring. I would highly recommend this apartment building to anyone. It is an absolute dream to live here!
