We lived at Venue for 7 years and moved because we wanted more space. The building is secure, never had any issues with stolen packages like in other buildings in Mission Bay. The trash, compost, and recycling chutes on each floor are really convenient. There's no extra fee for storing bikes in the secure bicycle room. The two elevators in the same location minimizes wait time. The team is incredible, responsive, and friendly - Evelyn, the manager and Armando, the maintenance supervisor are quick to address any requests we've had. Shirley Rada, building caretaker kept the building immaculate. If your apartment faces the courtyard, you'll hear "laughing man" ;) read more

The staff are incredibly lovely and it makes such a difference. The maintenance team Armando and Anibal are a joy to see around. They are friendly and down to earth, actually caring about solving your problem and not just checking a ticket off. They go above and beyond when you would want even if it's optional, and are super fast. It makes a big difference to have quality folks who are knowledgeable and care. The front desk is great too, Izabel and Evelyn are always super welcoming and helpful. Venue is night and day compared with the other buildings in mission bay we've lived in. I have lived in Venue for the past 10 months. It is fabulous! The apartments are very comfortable and well-built. The walls are thick and I rarely hear my neighbors. I've been living at the Venue for 2 years and it's been a great experience! It is a great location, near public transportation (Muni, Caltrain), a small but convenient grocery store across the street, and a couple of blocks from the Spark Social food truck park. The building is well maintained, clean and with nice facilities. My favorite one is the gym that includes dumbbells, a smith machine, weight machines, treadmills, elliptical machines, a peloton bicycle, etc. If you have an electric car, there are chargers at the upper level parking. I can always find an electric charger available when needed. The management staff is very nice and helpful, especially Evelyn who always helps me with any questions or issues that I may have. I highly recommend this place! read more

My partner and I have lived here for the last six months and have loved our experience. The move-in process was smooth as they have a secure package system and trash/recycling shoots on every floor so ordering and unboxing new furniture was easy. Unfortunately, no street parking permits are available in this neighborhood, but we generally find the parking garage to be worth the cost. The building itself is clean and quiet and the office and maintenance staff are great to work with. We're hoping we don't get priced out of this building when our lease ends as we can imagine ourselves staying here awhile. read more

I recently moved into the apartment and really love the apartment I moved into. Theres so much light and nice pleasant wind. Everyone at the leasing office, specifically Amina has been extremely helpful through the whole leasing/move in process. Everyone quite went out of the way to help out whenever they could. I really appreciate all that. The building is nice and clean too. The convenient parking + guest parking with the parkade app is a huge plus and definitely earns extra points from me. The package drop mechanism with amazon lockers is also a huge positive compared to most places in San Francisco. Carpets in the hallways could use replacement, but I was told that 1.5 months back that theyre going to get them replaced soon. So hopefully that still stands true. Subtracting 2 points since im a techie and the lack of updated tech in the building *really* bugs me. The building could use some real upgrades. Im fairly certain ive paid much less rent with much more updated tech in other apartment complexes that ive stayed in. Cashiers cheque on move in date seems to be a mandate. I am fairly certain that I haven't made one of those in the last decade. I was told that after the move in apparently I can make electronic payments. But the only way to do that is give all your possible account information to a 3rd part online verifier like fincity which has lawsuits running on them. Im worried that theyre not worried about / ignorant about peoples digital privacy. Im going to have to drop a physical cheque every month. Again haven't done that in the last decade. Theres not really a way to give remote elevator access to any guests or delivery folks coming in that im aware of. You have to walk down to receive your guests. Which is also a tad bit annoying and could use some upgrade. Smartlocks for homes along with a key backup would be a nice upgrade too. read more

We had been living there for 1.5 years and we never had a single complaint about the building itself. Amenities were top notch, everything was always clean and felt like new. On top of it, leasing office was always super responsive to any requests and fixing things was always fast. As an icing on the cake, the management team was really flexible when it came to our move-out process - that was the smoothest move-out I ever had. We loved our tenure at Venue and wish we could bring the quality of the building with our beloved management team to the area where we live now. We miss you guys! The main reason we moved out was the lack of restaurants and activities in the area which is making the hood pretty much dead at night, while all this with a relatively high cost of rent. I think there is a huge room for improvement in the Mission Bay as a whole to make it as fun as Marina, Mission, Dogpatch, Sunset and other SF hallowed districts. Building is nice from the outside but the units and hallways are dingy and dark with cheap fixtures (floors, showers, dishwasher). It's also owned by JP Morgan so take from that what you will. It was cheaper than some of the other similar buildings so we went for it. I regret that move. Danny was the best thing about this building. After COVID hit, they shut down the gym, business center, and common areas, with no cost reduction to tenants (which I was ok with). Until they sent an email to the residents telling them to not ask for any rent forgiveness but they "understood" that people might be going through tough times. This is kind of disgusting and probably humiliating to whomever has asked for rent concession. The building utilities miraculously went UP during the COVID shut down without any explanation and refusal to share proof of the cost. How is that possible when some of the major building maintenance and costs are eliminated after shutdown? Lastly, if you're allergic to any animals (cats or dogs) I don't advise living in this building. We moved in stupidly without seeing the unit first and were told the unit didn't have any pets in it. Two days into our lease my boyfriend couldn't breathe and the cat smell was radiating out of the heater. They told us it was a "corporate rental" so they didn't know if there was a pet in the unit previously... bizarre and dishonest. I had to buy a bunch of cleaning supplies and spray the walls to finally get rid of the smell off the walls. read more

A place great place to call "home". The staff always greets you with a smile and are very quick to attend to any problems that arise . The grounds and facilities are kept clean daily with that fresh Fabuloso smell. The workout rooms are never crowded and the patio bbq grills and club house are lovely and always available on the fly. There are trucks that come and make very loud noises as early as 4am. I lived in a ground floor unit with a private entrance - stay away! There would be random, different people sitting on the steps in front of my door, hanging out almost on a daily basis. They would leave garbage on my steps, attracting lots of insects. I could often smell their marijuana smoke drifting into my apartment. There was an occasion where I woke up to urine in front of my door. The management team dealt with this as soon as I informed them. Overall, I had a neutral experience living at Venue. I think it would be a great place to live if you're comfortable with the pricing, don't care about amenities and you stay away from the ground floor units. I don't typically post Yelp reviews, and I gave it a lot of thought before posting this. Where do I begin? When we were first viewing the apartment, we specifically asked a member of the leasing staff whether the apartment (this was Apartment #407, which faces Long Bridge Street) would be noisy. He responded by saying that there would be some noise from the games at the AT&T park or Chase stadium, but it wasn't that noisy otherwise. Well, it turns out that the grocery store across the street (Gus's) receives deliveries most days of the week (beginning between 4:30am through 6am). In addition, there are very early morning trash pick-ups multiple mornings per week at around 5am. These create a cacophony of noise that heavily disrupted our sleep. My wife is a light sleeper, so, of course, this affected her. But surprisingly, it often woke me up (my parents joke that I slept through the Northridge earthquake in '94). Imagine metal on metal clanking and banging. We weren't able to do anything about it other than submit noise complaints to the city that went down a black hole. I don't blame Venue for the noise, but I wish this had been disclosed to us before we rented the apartment. Buyer beware, I suppose. We actually ended up spending thousands of dollars on noise-cancelling windows to try and block out the noise. It didn't help much. To top it all off, the move-out process was a nightmare. We paid several hundred dollars for cleaning staff to clean the apartment and actually moved out of the apartment several weeks before the end of our lease term. We completed a walkthrough with staff, but they insisted that we had to turn in our apartment keys first before they would provide an itemized list of security deposit deductions. When we notified the staff that this was illegal, they insisted that they were following the law. We thought we had made some headway when we were able to get them to agree to check our pre-move-in checklist for any pre-existing damages or defects. When we did receive the itemized security deposit deductions (after we moved out, mind you), management did not include our pre-move-in form and merely attached a series of pictures to justify the deductions. A cynic would wonder whether these pictures were actually taken inside our apartment. At any rate, many of the pictures attempted to justify charges for incredibly minor problems (for example, a tiny bit of leftover dust in the drying machine filter). Obviously, if we had known that they would charge for any of these things (assuming they were actual defects), we could have had the opportunity to fix it (in accordance with our legal rights). Since we do know our legal rights, we notified the company that we would file a small claims suit if they did not refund the unjustified charges. We ultimately received a refund for the unjustified charges. So, here's some advice if you're considering Venue Apartments: 1) Do not rent any street facing unit along Long Bridge street unless you are extremely tolerant of street noise (note: ear plugs, noise cancelling windows will not help you) and 2) I have no idea if Venue has changed their lease contracts or policies around security deposits. Former tenant here. Overall the apartment building was well maintained, dog friendly, and not noisy at all. I love the location and how close it was to Guss and other local businesses. There's a muni stop nearby too! BIG kudos to Danny, who has always been so kind and informative from my move-in to my move-out. My only wish was that we had a better guest parking system because street parking was a pain to deal with when having people over. As like any major city and an economic hub there are many Apartment building in San Francisco and I might have looked at atleast 30 of them before choosing Venue. Why did I choose Venue on 4th street? It's in one of the cleanest neighborhoods in the city. It is closest to the ball park and the new Chase center, Restaurants, coffee shops and walking distance from financial district. It is dog friendly It is human friendly and by that I mean, people working here are bloody awesome. Nicest people you will find in this business who truly care about the residents comfort and go above and beyond to make this a community. Evelyn, Michael and Danny are always present to help you. I came in to this building thinking I ll be here for a year but ended up staying way past it and that's seems to be the norm here given my neighbors have been here for longer than I have. Its got a decent Gym with everything you need and an amazing courtyard It's location, people, apartments and yes pricing is way way better compared to the building next to it called "Channel" I would recommend them over any other building in SF in a heart beat. If you get a chance and considering there is an opening take it. You always feel like you are coming home at this place! Lived here for 6 months. Only left because my fiancé and I are leaving the Bay Area as many others are during this time. Absolutely fantastic apartments. From top to bottom, a great great experience. Context: We moved to the Bay Area a year ago, and wanted to be in the mission Bay Area for proximity to work. We started off in a nearby place that wasn't bad, but we have very particular tastes and are also really picky about our living situation. Pros: +The move in experience happened right before COVID, so we got the tour and everything with Danny and got to look at a bunch of the various floor plans. Danny was awesome, as has been mentioned by many others. Can't speak to how the virtual experience is but I know Danny is great. +The apartments are amazing. Absolutely modern everywhere, spacious floor plans, and we were facing the inner patio and on the top floor so we had no noise, none at all. Amenities are good but I didn't really get to use them since covid hit right after moving in. +Staff is great and responsive. Had a couple of issues come up like my ice maker breaking, and they were fixed promptly and cordially. Shout out to maintenance and Evelyn as well. +Location is A+. Safe, quiet, clean neighborhood. Walkable. I never really hear any types of sirens as the mission bay hospitals are a ways down the street. There's a Gus's market just a few steps away and plenty of access to other stuff. For where we worked (Lower FiDi), this was easily the best location for us to live while being able to walk to work. Cons: -Nothing really. Complaining about price isn't really a thing to do because it's a luxury apartment in San Francisco, so other than that, this really was amazing. If COVID didn't happen, we would have stayed here for the rest of our time in the Bay Area for sure. read more

I have been a resident at the Venue for almost 2 years and my experience here with my apartment, the location, and especially with the the management staff has been excellent! Apartments are very nice, new, modern and facilities, gym, clubhouse, common courtyard are always clean and well maintained. The location is very convenient, and it's a new neighbourhood that is slowly developing (aka, new restaurants, shops, and fitness stores). But most importantly, I can't say enough about the leasing/management office and how everyone at that office is always courteous and helpful. I have contacted them several times for various reasons, from help with a delivery to street noice issue and every time they have made sure that my requests were taken care of to my satisfaction. Finding a nice, clean place to live at a good location is definitely important, however, to enjoy the place you get, you need a support staff like the one at Venue and that's what in my opinion makes the difference between this place and the others! read more

We love venue! This review is way overdue (since we are going on our third year here) but we really adore our little mission bay apartment. We might be biased because we have one of the best units in the complex, right inside the courtyard, but so many other things make this community a great SF home. First of all the front office staff is so accommodating and friendly. Every afternoon our dog Miles pulls us over so he can get a treat and some affection from Evelyn & Rich. Cindy has also been great to work with during our renewals. The staff also puts together awesome mixers and events every month that make it easy to meet your fellow neighbors. Second the building has just the right amount of perks for being in SF. The courtyard is a good size and gets a decent amount of sunshine making it a popular spot on weekends. The grills are clean, the gym is well equipped, and we have a package delivery and dry cleaning drop off in the basement. Only things lacking in my opinion are a dog run and hot tub but I can't be too picky ;-). A lot of other complexes in the area have pools but it never really gets hot enough in the city for that to be a draw. And third this neighborhood is finally filling up! Mission Bay has grown like crazy in the last year and we are loving the new restaurants and parks. So many new places are walking distance and dog friendly that we don't feel the need to travel far for a nice date night or HH with friends. We love that we are so close to the city yet our neighborhood is warmer and greener than downtown. As long as our rent stays stable we hope to continue to call Venue our home! read more

This would have been at least a four star review, but there are a few cons which forced my rating down. PROS: Location is a plus, especially if you need to commute (Caltrain) or work in the SOMA area. The area is also close to nearby parks, and a neighborhood convenience store and coffee shop are literally across the street. Smaller community, no need to pay for a ton of amenities that you never really use. Host several community events like cooking classes and happy hours. Also, very dog friendly...as most of the properties in the area are I suspect. The Luxer One package service is great too, easy to collect packages that are delivered while you're out any time, even after hours. CONS: Nearby construction in the adjacent lot. This is beyond their control, but they've just begun construction where heavy pilings are being put in place. If you're at home during work hours in the week, this can be an annoyance. No A/C, which is not really a requirement as very few properties in the area have A/C. With the more frequent heat waves in SF, this can be an uncomfortable inconvenience. Management could be better. During my first year here, no complaints or reason to. However, upon renewing my lease for another year I have two very legitimate issues to share. Was promised with the renewal either a complimentary apartment cleaning or carpet cleaning. To date I've never received the promised carpet cleaning following my request for the scheduled date. Lastly, upon the termination of my first lease; so did the automatic ACH renewal term. I was never contacted or notified by their automatic payment system with a "Reminder: Your automatic renewal is expiring on xx/xx/xx" so my rental payment for the month following became delinquent and I was completely unaware. It took an email coming from the property assistant manager letting me know my rent was late. Of course I immediately logged into the system, realizing that the "end date" for automatic payments (set over a year ago) had expired. Payment was made the same day, but was still charged a $35 late fee. Honestly, $35 is not going to make or break me, but in this case it really is the principle of the matter. I've always made payments electronically on time, with no issue. For this one incident, no exceptions were made; enough to lose a one star rating here. read more

My husband and I lived here for a year. The location was perfect for work as I was down the street at UCSF and he was working in SOMA. The building looked impressive and the apartment we rented was 850 square feet which is huge for a one bedroom. Also, can't beat an in unit washer/dryer, dishwasher, and tons of kitchen counter space. We were pretty happy after we moved in until the first morning when we realized the apartment is situated right over an alleyway of dumpsters for a restaurant and entire building. There were garbage trucks quite early every single day that would wake us up as early as 5am on some days. The garbage trucks even rolled through on the weekends too which was really a bummer. The staff was very helpful when there were issues and the maintenance team was also very quick to respond. Unfortunately, Mission Bay is pretty loud with the garbage trucks and construction around ever corner. I feel like the apartments were too expensive for what they were and the only amenity we really used much was the gym. We ultimately moved out because of increases in rent and wanting to be in a more historical and quieter part of San Francisco. We also received quite a high bill for standard cleaning charges after moving out, which seemed overpriced (we're talking $400+). Overall, we had a pleasant enough experience here but if you're willing to forego some of the amenities, you can find something much more affordable. read more

Evelyn and Ruben responded immediately and seamlessly handled the repairs while I was traveling.
