    FRAUDULENT PEOPLE!…read more We live next door to this building in condos, and they have received misdelivered packages for our building, even being photographed in their mailroom. They refused to give them to us, even though they are addressed to us and obviously misdelivered. Then they say "oh we don't have them" despite photographed evidence. Next is "oh we can't find them". They claimed to have sent them back, although we went to them the very next morning. Asking how did they send them back, they stated with a driver. This being with me going to when their package room opened for business hours, and no delivery came yet, and the delivery in question happened the night before right as they were closing. So did Santa come and get them overnight? Especially when I see several boxes marked RTS right there? Obviously very shady management and company. Not good people at all. Not even good neighbors. Probably keeping packages for themselves.

    While my vehicle was in their care, they damaged my car. I now have 2 large symmetrical dents above…read moremy rear passenger window on the left and right side of my car. After raising this issue, I found out over 20 other vehicles in the garage have the exact same dent damage in the same location, indicating a systemic issue. The garage is unwilling to take responsibility. They claim there is no link between their operations and the damage and that the damage was due to hot/cold temperatures changes and manufacture defects.     Ive been living at Rincon Green for ~6 months…read more Quick shout out to the Leasing Manager I worked with over a few weeks to get into the right apartment (Cary Mayo). He was super friendly, transparent and candid through the entire process- even made move in day a little easier. Actually just saw a picture of the units on the yelp page and they look pretty representative. The gym is clean and not packed even during peak hours which is nice. Haven't had any issues with appliances or paying rent. One thing I'd like to figure out is if they take BILT credit card for rent payments but I think last I checked the leasing office said no.

The location is hard to beat--right by the water on the Embarcadero and close to a lot of offices. If you work in the area, it's a game-changer for convenience. But what really sets this place apart isn't just the location (which is already amazing) but the management. Cary, in particular, has been a pleasure to work with. From my very first phone call inquiring about the apartments to my actual move-in day, Cary made the whole process so smooth and easy. he really went above and beyond to make sure everything was taken care of, and I can't thank him enough for that! Another thing I love is the open space in the building. It's super kid-friendly, which is a nice touch if you have kids or enjoy living in a place that feels welcoming and community-oriented. If you're looking for a great place to live in SF with top-notch management, I can't recommend Rincon Green enough!

    Out of all of the apartment buildings I've lived in, this one (hands down) tops them all…read more Deb, who manages the building, runs things like a tight ship. She is extremely responsive and communicative about everything, and jumps into problem solving mode when you let her know of a (rare) issue with your apartment. Under her extremely organized management and close supervision of the building, I feel extremely safe. What's more is that she's a ray of sunshine who personally vets everyone who lives here, so everyone is polite, clean, and responsible. I probably saw over 100 apartments when I was searching in SF, and when I toured the unit with Deb, immediately recognized that it was a gem. You get much more bang for your buck than other comps in Russian Hill and Cow Hollow. (For example, you can operate the well-maintained laundry machines with an app vs. coin operated). To boot, you're on a quiet street right above Polk (which has everything you'd ever need) and a literal two-minute walk from amazing restaurants like Elephant Sushi and Seven Hills. Let's just say I have no plans to move.

While it is near a lot of activity, it is on a very quiet street (which I love). The building has an old San Francisco feel but the apartments have up to date renovations. The building is safe and very clean (cleaned every Thursday!). We also have the most wonderful building manager who is attentive and caring. I would highly recommend this apartment building to anyone. It is an absolute dream to live here!

Maintenance requests are handled quickly and professionally, thanks to Sam's responsiveness and skill. The staff *truly* care about residents' quality of life, and it shows. Our unit is bright, modern, and highly functional. We get tons of natural light and a beautiful view of trees, and day-to-day living is comfortable year-round thanks to solid construction, sound-sealed windows, and high-quality appliances. A standout feature is the abundant closet and storage space, which has made organizing and settling in easy--especially over the long term. The location truly can't be beat. We're within walking distance of excellent food, public transit, and green spaces, with quick access to both I-280 and downtown. UDR is a shamelessly greedy landlord - who nickle and dime you at every turn. The rent increases are shocking. For the first renewal I was able to negotiate it back because their own listings for the same unit on the same floor were exactly what we were already paying - and it took them two months to come to an agreement - none of which plays out with the team on property, rather with a faceless entity in Colorado. The second renewal - yet again at about 15% - was the last straw for us. Be careful of UDR, having been purchased by Private Equity just prior to our move in, the message is clear. You are a bank account to plunder - and they will not be providing anything more in service or benefits. They require you to use their internet provider at $70 per month - which was down enough that no one should rely on that and we didn't and maintained our separate fiber wi-fi as we worked at home. The shared utilities increased month-over-month - so no matter what they estimate, know you're going to be paying more. The amenities are not maintained - everything is in a state of dilapidation. And all my friends who came to visit said the same thing - while the unit was nice because we made it nice - the hallways felt sterile and gave insane asylym vibe, and on a busy night is does feel like a dorm with echoing noise. None of that should be accepted for the rates they are asking. Look out for their "offerings" - from their bi-weekly rent payment program, their deposit insurance, and their push to have you rent out your unit on AirBnB - all designed to take a fee on top of what you already pay - none of that is really to your benefit. And considering their push with AirBnB - this makes the community less secure with strangers coming in and out. Pay attention to their terms - 2 months notice to vacate is absurd - and designed to make it hard for you to leave as most other communities have a one month standard, so you can't really know what is available elsewhere when your lease is up, or you have to break your lease and they take all that money in penalty. It's calculated and predatory. I'd also warn that the building is not fire-safe. Wedges have been used to keep elevator fire doors open that are broken - and in a case of fire that's the way fire spreads from floor to floor. Regarding move out, they will attempt to keep all of your deposit. My husband is OCD, and cleaned our unit multiple times a day - and our unit was spotless on departure. Normal wear and tear is at landlord's cost per statute - but UDR is intent on paying nothing out of their pocket to turn units. We overlapped our leases to ensure we had 10 days to deep clean and paint the unit back to original state. They still charged $300 to clean an already clean unit. As you have to communicate with a faceless email address they make it difficult to get answers - and they make the communication adversarial as soon as you leave. Ultimately, the team onsite is often gone, they expect you to text for all communication - and don't have any sense of responsibility for the building or its residents. It's just not a building where you should expect service of any kind. If you have a choice - give your money to someone else.
