I've lived here for 12 years, and they are now increasing my rent by $1,200 a month. Just last month the fire department declared the fire alarms to be non-functioning, meaning the building is officially a "death trap". Also last month, the city inspector demanded repairs to address "general dilapidation". Be aware that many of the positive reviews are fake or from people who've never lived here. Also be aware of constant construction noise continuing until 2028 from the nearby very deep pit which used to be a park across the street. Do not live here - you may die here. read more

I recently visited Channel Mission Bay in San Francisco as potential spot to move into and here is why I was sold. The location is in the bustling Mission Bay neighborhood which is very close to the hospital I work at. Perfect for walking to see the Giants at Oracle Park and Warriors at the Chase center. Mission Bay is also home to fantastic restaurants, cafes, grocery stores such as Gus's, and public transportation (T line muni) all within easy reach. The beautiful waterfront views are also a delight while running around the neighborhood. The amenities included a multilevel fitness center, pool, jacuzzi, and multiple grills. The building also boasts a cozy resident lounge, perfect for unwinding after a long day. The units I was shown were very clean and ready to be moved into. The building manager Daniel gave me a wonderful tour of the building and answered all questions without hiding the truth about any prior building issues. Nice apartment complex, horrible management complex. I have had an untold number of negative interactions with them. First, they withhold my refundable application hold ($500!) for months, with week(s)-long email response turnarounds while they were processing a resolution. Second, I just found out that they have been fraudulently charging me renters insurance for the past couple years, even though I've never lived in the unit! It has been a month now, and I am still waiting on the resolution of these fraudulent charges. I am also experiencing week-long email responses. In summary, it seems like a great apartment complex, at least until you need to resolve an all too often mistake on their end! read more

The app that is provided to pay your rent decided I should pay +$10,000 (this is not my monthly rent by any stretch) in rent one fine month, trying to solve this issue is way harder than I would have thought. I have lived in several places in Mission Bay over the last 5+ years. I moved to Channel from MB360, expecting a better experience for the premium price. Unfortunately this has not been the case. If you think you're going to get world-class amenities and quality service, prepare to be disappointed and upset. The hot tub is frequently broken, the gym is torn up on the top floor, and good luck getting help if things go wrong with your apartment. We've had flooding in our apartment twice. A neighbor two apartments down from me literally had a sewage waterfall feature running in her apartment. Flooding and water damage is common in the building Building management tries their best but is completely overwhelmed. The building seems to be falling apart as a good number of the rooms on my floor seem to have had some sort of flooding or water damage. I've had my floors ripped up twice since I've lived here. Our floors are currently torn up, and we have no idea when to expect them to be fixed. We experience random water flooding in our apartment on a daily basis. We refuse to let maintenance workers in, unless the building gives us a clear description of the construction work that is planned, timeline, and provides us alternative accommodations and a hotel. Last time we had flooding, we just got jerked around by management, and literally lived in a construction site for 2 weeks while the workers came and went as they pleased. See photos and email attached. There are many other options in Mission Bay (Canyon, MB360, Arden and One on Zillow). You may come to regret your choices if you decide to make Channel your home. read more

10/10 amazing! I was looking for a place to host a going away party and found this place on peerspace. Daniel was the one who was helping me when I rented out the lounge. I recently visited Channel Mission Bay for an event, and I was so impressed with my experience, I felt I had to write a 5* review! My friends hosted an event in the shared space, which is gorgeous! There is ample space for guests and the BBQs were wonderful to use. Tons of seating, and of course the large pool and hot tub right there felt like a perfect summer getaway from the hustle and bustle of the city. Even the little water features in the area are a lovely aesthetic touch for the space. I had a chance to see some of the other amenities in the building and I was thoroughly impressed. The gym and the outdoor fitness area are quite comprehensive. Everything looked clean and well-maintained. My only regret is that I am moving away from the Bay Area soon otherwise I would love to consider this building my home. When I return, I will be strongly, strongly considering a unit here. I wanted to give a huge shout-out to the manager, Daniel. He was totally gracious and made our visit extremely pleasant. I asked him a number of questions about the building as I know other friends in search of new spots in the city, and Daniel was thorough, enthusiastic, and very professional.
