I have live here 1 year and have extended my lease further because I find this being a bery good community to live in. The staff is very responsive and focused on providing solutions quickly. Everything from admin topics to maintenance are dealt with promptly and keeping you as a resident informed. Earlier this month I had a tour of the Mission Bay Windsor apartments. I was very impressed by the upkeep of the building and the fact that they have staff on-site. Most of the apartments in the area have no staff which made my touring process challenging. I want to thank the manager, Justin, for being so cooperative and taking the time to provide me with some great information about the property and the neighborhood. I lived here for two years, and then by pure coincidence, my girlfriend moved here a few months after I moved out. All in all, I spent just under 3 years here. It's one of the best-value luxury apartments in Mission Bay and is well worth the price compared to other places nearby like Edgewater (great amenities, but poor-quality, old units) and Avalon Mission Bay (super overpriced). Pros: - Beautiful, brand new units: The building was built in 2017, I believe, and you can really feel the difference with how new it is. We even turned down much more high-end places like Azure across the creek, because we just loved how brand new, clean, and modern the units are here. After all, the units are the product you're paying for, not the amenities. - Great staff: All the leasing staff that were here throughout my time (Corinna, Justin, Stephanie, and more) were super friendly and helpful. I especially want to compliment the maintenance team. All requests are taken care of within a day at most, and they are very efficient and respectful. - Good location: right next to the creek (a great place to walk your dog), Caltrain, Muni, tennis court, basketball courts, dog park, etc. Super convenient location, and overall a very safe neighborhood. - Gym: the gym is super clean and has plenty of state-of-the-art equipment like Peloton bikes and a brand-new bench/squat rack. Cons: - PAPER-thin floors/ceilings: If you want to live here, you better pray you have the best upstairs neighbors in the world. The amount of times my upstairs neighbors gave me headaches is too many to count. Even a small get-together upstairs can make it feel like there's a small earthquake in your unit. One time my upstairs neighbors were throwing a party on a weeknight until 2am. I called security but they didn't help at all, so I literally had to go upstairs at 2am in my PJs and tell them to be quiet. (They didn't.) And you also have to consider that it goes both ways. For instance, if you watch a movie and have the volume on just slightly above-average, you might get a complaint from your downstairs neighbor (literally what happened to us). - ***AVOID freeway-facing units***: We were worried about a freeway-facing unit on the 2nd floor because of the noise, but when we toured, the triple-pane windows seemed to block out most of the noise, so we signed. What we didn't realize was that when you tour during the day, the cars are mostly stuck in traffic on the ramp. But at night, when there's no traffic and cars are zooming by, it's LOUD. I'm a pretty heavy sleeper but it still took some getting used to. One of the main reasons we picked a freeway-facing unit is because it was cheaper than the Berry St.- and courtyard-facing units. But after 1 year, they SPIKED our rent by 15%, claiming that our rent was "below market rate" (duh, because it faces the freeway - it SHOULd be below market rate). We had to negotiate down to a more reasonable increase, but even so, after the first-year rent increase, we were paying almost the exact same as our friends who had a courtyard-facing unit. - Homeless spillover: Mission Bay is a nice community to live in, but since Berry St is so close to King St and the Caltrain station, you do get a decent amount of homeless spillover from time to time. Usually they're mostly harmless, but I did have a homeless man follow me into the lobby late at night, which was really scary. When I called security, they sounded like they didn't care and weren't very helpful. All in all, it's a great community and the units are beautiful. If you want to live in a luxury unit but don't want to pay sky-high rents at ultra-luxurious complexes with insane amenities (most of which you probably will barely use), MBBW is a great choice. read more

Excellent building and management. Corina and Scott are very approachable and receptive to feedback. The building itself is fantastic, with modern design, spacious units and lobby, lovely deck, and well maintained gym (with equipment like a Peloton!) Location is also very convenient for those that work near downtown or take Caltrain (a block away). This place sucks! I moved out of this property as soon as my first year lease ended. It's been two months since I moved out and after sending them at least 6 emails, I still haven't received my deposit check back. They say it's "in the mail" but it never arrives. Stephanie is highly inefficient and not up to the task at all. Management does not enforce rules. You can find garbage bags in the hallways at all times of the day. So it's embarrassing if you have guests. I would not recommend this place to anyone!! read more

We lived here for 6 months, and changed locations due to downsizing and job/location. Overall, excellent place to live. +Awesome management, who are nice, responsive, and handle all the issues needed. Shout out to Corina who has since left to manage another property and Justin who now manages it. Great overall. +Apartments are really nice in terms of amenities and interior. Modern, good layouts, good size. My fiancé and I are very picky about this, and MBBW is exactly what you would expect from a luxury apartment. No noise from neighbors, but we did live on the top floor. Solid gym, Good locker room for packages, etc. +Location is great, but not perfect. This is right on the edge of Mission Bay and SOMA. It certainly isn't SOMA, but if you go up Berry St and turn the corner, it can get more gritty. Overall, feels pleasant and safe in the immediate vicinity of the apartment, especially going towards Mission Bay, but be mindful if you're going to go past King St. +Reasonable prices considering the above mentioned perks. While we definitely enjoyed living here, we also had a few cons. -The ceiling fan lighting was sporadic - it's controlled by a proprietary remote and would turn on and off randomly. We never put in a maintenance request for this, we just dealt with it, so YMMV. -If you're facing Berry St, be ready to hear trash pickup. It's an unfortunate reality. The windows do an okay job, but when those trucks get going...not much you can do. Happens once(?) a week in the morning. -For utilities, you can only have AT&T internet. It was fine, but not the best. Overall, still 5 stars because these are not dealbreakers and the pros outweigh them. read more

My husband and I have lived here for the past year and a half and I have to say it is one of the best apartment complexes I've ever lived in. The units are super updated and modern, and the building itself is beautiful. We have great amenities and even a full gym. They even have a Peloton bike!! The location can not be beat. We are so close to Mission Bay, great Soma restaurants, the Ball Park, new Chase Center, parks, dog parks, etc. I also want to add the staff here is just amazing. One of the leasing agents, Corina, is the most helpful person ever and super friendly. I'm pretty sure she knows every resident by first name! If you ever need help, she will go out of her way to make sure you have a great experience living here. One of our main criteria when looking for a new apartment in SF was a spot where we would feel safe walking our dog, and this definitely fits the bill (we used to live on Market & 6th). Our dog loves our little patio, and this building even has a newish dog area as well. The only downside is the price, but hey, I get a full sized washer dryer and a patio, so I am willing to pay what we pay. We will probably live here until we can afford a house or condo. It really is a great place to call home! read more

I've lived here for almost a year and it's been a GREAT experience; modern, clean, quiet, spacious, safe, and conveniently located next to major transportation hubs and my office. My unit was impeccable when I moved in and the appliances, floors, windows, etc. looked pretty much brand new. Other perks: - Electronic lockers for deliveries! The system sends an email and text message with a locker code when a delivery arrives for you. I've never ever had a stolen package here, ever. As someone new to SF, apparently this is a huge achievement. - Trash valet. Leave your trash can and broken down cardboard boxes outside your door between 6PM - 8PM and someone will come pick them up. - Trash and recycling chutes on every floor for easy disposal. - Great modern gym. Small but sufficient. - Great BBQ area for socializing and gatherings. - Spacious and secure parking lot (for an extra fee). - Dog park, volleyball court, and basketball courts across the street. - Safeway and Walgreens within 2-3 blocks. - Ample street parking for guests if there isn't a Giants game at AT&T stadium. I have to call out the excellent management team here, especially Corina, for always being warm and welcoming when she sees me, being lightning fast responsive to any repair requests, being helpful with any concerns, and maintaining a superb community. The other tenants are considerate too which help make this a great place to live (minimal noise, no crazy parties, good consideration when it comes to cleanliness of public spaces, etc.) but the management team screens all potential tenants so they deserve credit for doing that right. This is the first place I've lived in since first moving to SF almost a year ago and it's set a very high bar. read more

I stayed here for a short while. Its a newer building and their apartments are really nice but small. The laundry machines in the unit are really big and nice, and even quiet. I was in a 1BR facing berry st, and I thought that the living room, although spacious, felt sad due to the lack of natural light (even though they have a large window - theres not much light) - so it can get really depressing. The kitchen is really small. The bathroom and other furnishing/fittings were really modern too. They have a cart in the lobby area to help carry groceries/large items and that was super helpful! They have a dog park nearby, and some tennis courts/basketball courts. Their gym is also nice, and has a lot of natural light. High ceilings and AC, also Bose sound system. wow. Their hallways are iconic red, which is the best I've seen ever. Staff is friendly, and helpful, really easy to communicate via email/phone. Except for one time when I was asked to limit my coffee cup use in the common area even though I don't drink coffee ever. I really like their delivery system too - they have lockers and if you get a delivery, say from amazon, you'll get a notification/text with a code, which you can use to get your item - so 24x7 access, much better than my previous place where the front desk staff would not always be available. The lobby area is quiet small and minimalistic. They're on the expensive side, but if you want access to the caltrain, it's worth it. I especially liked the neighborhood - mission bay is really nice, berry street is clean and quiet, except for the garbage truck noise every morning! They also have a mandatory internet + water fee, and you may only use AT&T, which caused a lot of problem for me during setup, but later the speeds were fine. I wish they come up with more internet options, like webpass (supported for the building but not allowed) read more

In this crazy city of San Francisco, almost if not all leasing consultants are either rude, don't want to show you anything, and or just too forceful. Scott showed my two 1 bedroom apartments. Sleek counter tops, good amount of space for two people, and the appliances are updated. I am pleased with all his efforts and would gladly recommend him to anyone that is looking for an apartment here in the city. Moving to a new place can be quite stressful, and it does require a lot of planning and preparation. This has been one of my best move-in experiences ever! Justin, the property manager, is very professional and helpful. He made it all easy and simple during the application process and the move. The building is very clean. Parking is easily accessible and super convenient. The location is great with Caltrain and Muni nearby. The Giants stadium is three blocks away and the Warriors arena is a 20-minute walk. The building has a gym. There are a couple of basketball courts, a tennis court, a volleyball court, a small park, a dog park, and a beautiful, paved trail right next to the canal that leads to the Giants stadium and beyond to the Embarcadero... all within a block! read more

Corina and Justin both have great communication and were amazing during the move in process. Prior to the move in Corina gave my mom and I a great tour. HOWEVER, I want to point out that this complex is under new management -- and I'm truly impressed with the team. Corina Tietze gave me a tour and showed me around the community. She was very knowledgeable, and was able to answer any questions I had. I really appreciate the fact that she wasn't trying to SELL me the apartment community, as a sales agent would. Corina, as well as the office staff, was friendly and welcoming. As for the complex, WOW. The apartments are brand new and modern. I moved into Mission Bay by Windsor in May of 2018. I was moving from Southern California and was not able to view the apartment before my moving date. Corina and Justin, and later Scott, did everything they could to make the move seamless and to make me feel welcome! They were always so helpful and accommodating! The building was always clean and the maintenance team were so fast and so helpful! I loved living in this building and would recommend it to anyone. It is in a great location and very convenient to get around to other areas of the city. The only reason I moved out was to reduce my 1 hour commute, otherwise I would have loved to have stayed. I've lived here 9 months now. My experience has been below average at best. If you appreciate peace and quiet, this is not the place for you. The ceilings are made of hollow concrete, get ready to hear every step the neighbors above you take every single day. You can even hear them rolling up the blinds. Its ridiculous. The management calls it a part of 'normal apartment living'. I've lived in many apartments before this, and never faced such a problem. Overall, the management has been polite, but not too helpful. Other than a couple of emails to noise neighbors or asking you to move, they will not do anything to help the situation out. I've heard multiple people mention the same problems, gets worse with kids living above you. You can come back after a hard day of work, only to be left dealing with noises like those. It's extremely stressful. I find myself constantly working staying out of the apartment to deal with it and be more productive while not losing my mind. Stay on the top floor if you do decide to come here! Other amenities such as gym, courtyard are average. Enjoyed living here, the change in management really made a difference where you actually have responsive people that care about your experience. Pros - convenient location to get in and out of city, close to Caltrain and highway. Modern new apts with more security than building across which for some reason was riddled with crime. Nice amenities including outdoor space and gym. Dog park right around the corner and pretty bay side walk, super close to embarcadero and att park to run. Quiet for most part. Cons - small apt space, but that's SF for you. The trash pick up scheme while I was there sucked, who wants to walk down a hall of trash bags after 7 pm. Good luck getting majority of your deposit back on move out, that's corporate leasing for you though. Occasional smell of sewage from the plant down the street when summer temps hit. read more

When we were using the grill some people asked very rude do we live here ? Just make me sad because we have same rights as you. I love to live here because access everything very easy. They are so helpful with literally anything you need and are always willing to go the extra mile to make your living experience the easiest and most comfortable. They have amazing support from their custodial crew and their head of maintenance Rob keeping the property pristine at all times. It is literally impossible to have a bad experience living here, you'd have to make it your full-time job to try and make your experience negative and honestly would still not succeed. As the building goes, everything is brand new, the location is great as it is right by the stadium, the gym is amazing and is so nice having just downstairs, and the patio is perfect for entertaining and having friends over. I've lived here for 9 months now, and it has been really great! The leasing office is one of the best I've ever encountered, especially Corina, who is always friendly and welcoming. They are also super responsible, professional, and responsive to problems and they take the time to work with you if you have any other needs or problems.
