They know their business/have powerful instincts: Every piece of advice given was thoughtful and backed by experiential expertise (advice on different aspects of an offer, advice on how to modify a home, advice on writing letters to the sellers, advice on negotiating, advice on timing, etc.). I made offers on three places and two of the three offers were accepted! I had to waive the appraisal for each offer and on the offer that I saw through, the home appraised at what was offered (they couldn't guarantee this, but they could provide comps and set my expectations as to what might occur). Their network is unprecedented: They know the other realtors, they have recommended trades (I am using one of their recommended contractors who is amazing), they have relationships with home inspectors, mortgage companies, and other services deeply intertwined with the realty business. They operate with a systemic synergy: If one person can't meet you to show you a house, another can. If you ask a question, one of the four of them replies nearly instantaneously. If something comes up, or changes, there is always someone there to take care of you. One of the most impressive moments was when we randomly came to the build and found Reed in the tree well digging out dirt with a pick axe and shovel so we could meet the tree inspection deadline. The builder was dragging his feet and Reed decided he could get it done. It was August and miserable and he was moving bucketloads of dirt out so we could close. The very first application they received they sent to me - the guy declared his income to be $0, and when I questioned it, they said that they talked with him and that he was a web developer that just sold his company. I reluctantly agreed, since I wanted the place rented ASAP. Big mistake - the guy had warrants out for his arrest, and his "emergency contact" was his estranged wife who had a restraining order against him and was not legally able to sign a contract. Roman never called her or did any sort of thorough background check. The guy is now in jail, and his girlfriend is renting my house out on Airbnb without my permission - they haven't paid rent in 2 months, and while they're making $263/night on Airbnb, I'm stuck paying the bills while waiting for the eviction process to proceed. My mistake - I trusted that Roman was a professional and knew his business - he just wanted to make a quick buck.
