I'll probably receive hate mail over this one, but it is what it is. I'm happy with my Ball Home. I've actually owned two Ball Homes and have they been 100% tip top shape with no problems, no. What house is? So there are two sides of Ball Homes, the rentals and the actual Ball Homes houses that they contract to build from the ground up. My first home, I bought from Ball Homes and had built from scratch. They have a ton of models to choose from. If you want to tour a certain model, you may have to travel to a specific neighborhood where that particular model is available to tour. Each subdivision that they build in, they only have a few models to in each. That doesn't mean that they don't build certain models in the neighborhoods, if they model isn't there. After I chose the neighborhood, then I chose my lot. You can do countless upgrades, even with the lots. From corner lots, to basement lots, each lot price dependent on the those upgrade. The same for upgrades for the interior and exterior of the homes. I was a bit upgrade happy with my first home, but everything was chose exactly the way that I wanted it. I only lived in the house for three years and sold it within days of listing it and made $20,000 profit. My second home was a "spec" home. Someone else had begun the building process of it and for whatever reason unbeknownst to me, they backed out or something fell through. So, I literally bought the house, closed, and moved in within days. Everything was basic, lowest of the grade. That ended up working for me though. I slowly replaced things are they wore and actually needed it. Even the spec homes come with warranties, but I never had anything that went wrong within that timeframe. Yes, there were (still are) nail pops, as with any new home that settles as time goes by. They fix those too. I raised my daughter in both houses and I'm quite partial to the one that I'm in now. It was the biggest and most important purchase in my life, I've chose to love it and maintain it. read more

Our home is less than 20 years old and has already required two roof repairs (neither related to storm damage). They drywalled over our interior water shutoff valve (while leaving half the walls in the same room uncovered) and didn't even bother putting in an exterior water shutoff. Both air conditioners needed to be replaced int he first 10 years, the back door leaked, and there was no concrete holding the deck posts in place. A cardboard box under a bridge might not be a better value, but it's hard to say for certain. read more

They will make any promise to you to close a deal and the second you sign off, forget about any warranties. I have never heard of a home builder that cuts corners for EVERYTHING. Ball homes has built a decent low-cost home. However, the customer service is a failure. At our 6 month warranty work assessment, they asked us to "put off the majority of repairs until the one year timeframe". This sounded ok since they said more drywall issues would "pop up". But, when the one year time came around, they stated, "your warranty is expired. You needed to request and schedule your repairs prior to one year". Thought we already did that in writing at the 6 month time. So, not only did they not fix at the 6 month, but then pulled this at the one year. Beware their willingness to deny service. This was extremely disappointing. Also Omni (the HOA contractor) keeps sending us letters accusing us of having an "unapproved structure" in our back yard. They even sent a picture of some one else's yard. They cannot be reasoned with despite it not being our yard in the picture nor is there anything at all in our back yard. There are many builders to choose from. Choose one that has a better HOA and doesn't play "gotcha" on promised sevice. read more

Their drywall people have no business hanging drywall and they couldn't tape a corner if their life depended on it. Ball doesn't stand behind their work and will leave it to you to fix. BEWARE ‼ - We moved into our new home in March 2023. Our primary bathroom tub faucet wasn't installed so we contacted Ball. They told us they would send the plumber out that installed it (or forgot to). -After over a month of waiting for a plumber, they came to open the drywall and fix it. They said that they needed to order a part that was missing from the install. -Another month waiting for a part the plumber shows up to install it and said all was good. - almost three months into living in our home our kids finally took a bath in our tub and that night water started pouring from our KITCHEN ceiling lights. - the emergency plumber came out and opened our drywall again and said it was fixed. - we go to give our kids a bath the next time using our tub and AGAIN water was pouring from the kitchen ceiling. -This went on and on and we went back and forth with Ball for months until they told us they would just address it at our 1 year walk. (This was 4 months prior to our 1 year and 8 months of living here not being able to use our primary tub and having holes in our primary room). - We had our one year walk through and they told us it wasn't covered by any warranty and they won't be fixing it. They opened up the drywall in our kitchen ceiling and bedroom and said they can't fix the drywall for another 4.5 weeks. It's one thing for a company to screw things up (we all screw up), and it's another thing for a company to not know how to take accountability and build a customer's confidence through simple, truthful, and clear communication. That's why companies like this eventually go extinct as more customer-centric companies rise up. I think Ball Homes is a good contractor to do business with TO A POINT. The house that I reside in was built by them and it held for a good 4 years (okay, nothing fell on me yet), I will elaborate. So, when the house was originally bought, everything was fine. But from then on, I see cracks in the ceilings and there are all these species of bugs that just waltz in. I mean got dang...do you guys not know about breaking and entering? Should I call the cops on you? Hmmmmm? My first encounter was with those cockroach looking bugs, not actual cockroaches, but those ones with like a shiny back and they look like them. Then years after, I see these huge azz spiders. Got dang, it looks like they just got out of the dang gym! Thank lord my trusty vacuum has been able to suck them up. NOW...it's a war with these centipedes O_O OMG!!! Those things will definitely eat me, I just know it. I even had one charge at me while I was coming home at night one time and they will hide out in places, where they know I will be. Good thing I had a hose at the ready and it charged itself right into getting sucked up! They even go to lengths to peek out of cracks (not even kidding). I had another sit under the edge of a door and when I walked in, I just barely saw one of its antenna and another just sits in the crack in the wall and goes back in as soon as I make movement! It's to the point that they are all cousins and once one is sucked up, they tell their relative that there is definitely someone there and if you should see him, go all out (freak them out, charge, go in a place where you are close up etc.) I have to say though that, through all this, my fear of bug tolerance has gone up. When I was little, I was afraid of those small daddy long leg spiders. You know those ones that you always find, but their bodies are so little and so thin that they are not even there? Yeah. These huge azz palm size spiders now are like my new fear along with these centipedes. Leave me alone.....oh wait..it's probably your land anyway....but please just stay out of site...:'( OMG!!! read more

Ball Homes does not care about their customers. They tell you your house appreciated and will not fix any items during the first year warranty. Ball Homes sends their supers to harass you if they don't like you. I had a waterfall from my kitchen ceiling since they did check to make sure there were no nails in the water lines. July 2019 If you think having a warranty on a new Ball home is a good thing you better think again. I have been in my home for a few months and the AC unit stop working . I called Ball they sent out the company that installed the unit and that person-who spent less than 10 minutes here said nothing was wrong with the unit and it just had to catch up because it was near 100 degrees outside. I still had no air. The next day I called Advantage Air who checked everything and in the attic they found it was a defective switch on the unit. I paid for that and Ball refuses to reimburse me. They keep saying I have to use the company on the warranty but how can I use them if they say nothing is wrong when clearly it is. I also have major flooding issues every time it rains in my back yard. I still have standing water in my yard that has turned to ice and it hasn't rained in 4 days.I was told when I bought this house there is a pump installed to keep water out of my yard and I said oh great. I wasn't told that there are 3 neighbors water runoff that has to pass through my yard to get to the sewer. I called/emailed Ball and they are full of excuse. Ball said they would come if it was standing water more than 48 hours, then they said they didn't know when someone could get over here and finally they said we sent someone last week and they saw no standing water.. I'm here through the day I wonder why I never saw anyone come check anything. You know it's bad when your dogs don't even want to go out and cop a squat. It's going to cost thousands to get French drains installed. I am in the process of suing Ball Homes Win Loose or Draw... Buyer Beware. read more

Rob Bolton is excellent. Grab him if you are building with Ball Homes. He guided us through the purchasing process to help us avoid common issues and unrealistic expectations. We ended up with exactly the house we envisioned in the beginning of the building process. Ball homes delivers exactly what they agreed to in the beginning of the agreement. I can not elaborate on some of the reviews I have read but I have to believe some are not well versed in "non" custom construction or contract stipulation. When you take possession, it is your house with two scheduled revisits for items needing addressed after taking possession. The rest is your to maintain and repair. I did not expect "custom" build quality or the accompanying prices that "custom" requires. You can't have "custom" quality and value type prices; its not sustainable. They have been building homes since 1959 which is a statement in itself in sustainability. That said, Rob has taken care of issues as they occurred and Ball homes executed their contract just as written. I wish I could do more to help others to purchase a Ball Home with Rob Bolton as their guide. read more

We purchased a spec Ball home. There is faulty electrical work and a basement plug trips every time it rains. This was supposedly fixed at the 1 year review. We had a water line in the basement that was not up to code, so when we finished our basement we had to pay to have it fixed so it passed inspection. We have an entire area of the house where the tile was not properly laid, so the grout and tiles pop out. This was also supposedly fixed during the one year review. We were also promised that they would come back and put a concrete pad for a gas container, which never happened. They are very difficult to work with and do not like to fix their mistakes. We were excited about the layout and location of our new home. Right from the start, we had trouble with Ball Homes getting our house number correct, having a crack in our foundation, wrong color of the grout, difficulty with the brick, putting the pillars in crack and bow in half wall, major scratches in our master bathroom countertop, lack of downspouts on covered porch, forced screens that did not fit on back of house, wrong property lines, drainage problems in back as well as side, and on and on. They have fixed most but still, after one year refused to correct cracks and nail pops even though we have requested them to. The refuse to replace the countertop because they kept saying that it was cosmetic. (who would be statisfied of buying a new home with scratches and things not complete) Even after the countertop company came out to confirm that they could not buff it out because the scratches are too deep and done during construction they refuse to replace it. This was sold as a level lot and you should see how much the drop off is and how that many of us have so much water standing in our backyards. First I will say yes we have communicated extensively and that's not the problem. The problem is we have communicated extensively about problem after problem in this brand new home. The issues are either not getting fixed in a timely mannner or they attempt to fix and it's not fixed and these are big problems. They cut corners and the quality is terrible and honestly I don't know how Ball Homes gets away with this. Ball Homes has completely ignored and manipulated the fact I said I was not properly informed about our hot water tank to question it so the contract was innocently signed.So once again this is how your tricked when you don't know any different to question it.This contract is irrelevant based on my complaint. Ball Homes had also lied in response to my complaint. They stated I declined a separate line to be ran for my microwave and stove. Actually a separate line was ran and the problem was never resolved. The breaker flips when I heat up a biscuit in my standard microwave. The stove is worse now and will not work in wall outlet at all, I have to plug it into the counter outlet to work. Ball Homes stated they do not have to put the laundry room on it's on breaker. I'm trying to figure out how this is ok. Who in they right mind would think it's ok to just not do something like this not do it the right way because they don't have to .This is a 323,000 house and it's not right or fair that we are left with these problems. We have paid more then enough for our house to be wired appropriately to work with any standard appliance. Ball Homes also lied about the standing water in our yard, I did report it once before the 48 hours after rain but then I also called again some time later on to report the problem so they were also well aware and notified again after the 48 hours. To this day we still have a pond in our yard and it has never left. The only solution for this problem right now is that we get put on a list to get it fixed, how rediculous is that.We have 3 kids and they can't even play in the yard.My next step is to report it to the water company, if that will do us any good. read more

By 12/10/18 I was emailing this builder with significant issues such as uneven paint on the walls, they did not clean my house before handing it over to me, my floor is not level, rain is coming in the house thru my patio door. Ball Homes. Just don't. Our Ball Home was built 15 years ago. Now we are replacing quite a few plumbing valves since the ones used by Ball Homes are bad plastic valves which just fall apart. We tried to replace the dishwasher but Ball Homes has a pipe under that which was located 4 inches further in the wall that it was supposed to, so they put an elbow on that behind the dishwasher instead of fixing it so now we need to find an extra-shallow depth dishwasher. Lots of cheap parts, cut corners, 24" on center studs and floor joists. Bad PVC plumbing needing to be replaced, leaky showers and toilets on the second floor. Just a poorly built mess that we have been fixing up for a while now. Worst house I have ever owned but we are getting it fixed up and "de-Balled" cheap part by cheap part. Waiting for plumber to come Monday to replace the cheap plastic whole house water cutoff valve since it doesn't function. read more

Step it up Ball Homes! I love my house, but there are so many things that have gone wrong. Every time they have said they would be there to fix something they haven't showed. They installed the washer pan sideways, they placed a range plug where the dryer plug goes. Told me a work order would be done....... I'm a family of 5, I need to do laundry! They said they would be back to seed my yard, never showed. Said they would be back to fix a ceiling that wasn't painted..... never showed. Said they would fix nails that were sticking up in my carpet, never showed. One thing after another. Extremely frustrating to pay so much for a home and have to deal with this. And come on, out some mirrors in the bathrooms! I mean geesh. Oh and flat paint..... you realize that's a parents worst enemy right? I would advise anyone NOT to buy a ball home it is poor quality our house looks like a five-year-old painted it there paint drips everywhere they painted over the drywall dust didn't even clean the baseboards off before they painted them there's big scratches and gouges out of all the trim in our house there's no mortar between the bricks on the fireplace and we were told "that would just take away from the natural look" car lots over our vanity mirrors are not even in the center once to the left and once to the right they hire poor workmanship how are these companies that come in I'm sure for the cheapest possible right they can and they do horrible work I have approximately 80 pictures showing the worst quality ever of work if anybody would love to see them I'd love to share them with you but it seems like no one at ball home even cares about my problems they get their money and run! make excuses for their poor quality of work oh that's a shadow or oh I'll make it worse if I try to fix it....the people that work for them especially Christine has been trained and Chris the four men have been trained very well to feed you full of bull and try to smooth things over. Our roof was never put on correctly, shingles flew off it constantly, the power always surges, they didn't cut counters correctly leaving spaces, the molding is all crooked, and overall quality is poor. The company is impossible to deal with. I'm shocked that they don't have thousands of horrible reviews. I could list all the issues my neighbors have had with them. The workers can't speak English and have no skilled trade. One house had all the sockets upside down. One of my walls were bowed and they used wood and a hammer to make it look straight. We were wrongfully kicked out of our rental home due to "non payment", we had proof of purchase for the money order we bought on the 23rd, rent wasn't due till the 1st. They wouldn't listen to reason or give us a chance to cancel the money order and get a new one, just a informal letter saying we were being evicted. This was right after I had surgery and couldn't move or pack boxes. Now I have an eviction on my record and a 3000$ bill even though we only "missed" one payment. My spouse is an architectural engineer, it's wasn't like we didn't have the means to pay our bills. I will never work with ball homes again. Everything fell apart in that house, I have emails back and fourth to them about repairs that never got fixed and my stolen electronics that the maintenance men took when we were out. If you want to purchase a cardboard box house put together with elmers glue, then look no further. read more

My boyfriend and I chose these apartments for its novelty thinking that the extra expense was worth avoiding issues that typically come with rundown and poorly maintained apartments. Unfortunately, we have had more issues with our apartment here at Brighton 3050 than we have in any prior residence. There were subtleties such as plumbing issues, doors that wouldn't unlock, missing light bulbs and fire alarm batteries, and constant issues with their garbage compacter. Might I add that our apartment was broken into only two months into our lease. We are both pretty easy going and let the small things slide. The issue that has had a great impact on us from a financial standpoint and has caused surmountable and unnecessary stress is that of a malfunctioning air unit. Understand that the both of us had been working lengthy hours each week. I had two jobs at one point and was also traveling a distance every week to care for my grandparents (who have both passed within the last 4 months). No one was ever home. The pandemic has been especially hard on me with being out of a job on a short notice, to not receiving unemployment, to being sick... and the LAST thing I needed to add to my plate were consistent $300-$400 electric bills. Both my boyfriend and I contacted our property manager's office on several occasions. Most of the time, no one answered the phone or returned calls. My boyfriend would go in personally in attempts to speak directly to someone about resolving the issue. When we could speak with someone or put an order in, maintenance would "look at" or (supposedly) "fix" the problem, yet our air would not shut off and was running up hour bill while we were both working 10-12 hours each day. JAMIE HERRERA is the property manager there, and ONLY when I had to address the issue with her superiors and insist on sole communication through email did she begin to attend to the matter. She put the blame on us for "lack of communication," of all things. Although we began reporting the issue in June, it wasn't until the end of October when the faulty unit was finally fixed. Over the course of that time, we had to contact the office several times to remind them that it wasn't working. We kept every appliance, light, etc. turned off as much as possible and were still getting $400 electric bills. JAMIE HERRERA REFUSED ANY RESPONSIBILITY FOR HER PROPERTY, and no matter how much I pleaded for some compensation, her response was always some scripted explanation as to how it was OUR fault. To date, we are out over $1000, even if we are to presume the maximum logical amount of what a normal electric bill would be. She only offered $200 off of our rent. It's appalling to know that such a "well established real estate company" is unable to demonstrate remorse and reason for the struggle their properties cause their tenants. Even more-so that they would support disgustingly unprofessional employees such as JAMIE HERRERA to represent their business. I have never been treated this way in any location, state, or country that I have ever lived in, and I will not go quietly on until the matter is appropriately addressed. read more

They prey on those that don't know what to look for, and they have their contract worded to protect them against the ones that do know what to look for.
