I was purchasing a new home and decided to go with Regions after being referred by my agent.She…read moresent me to Wanda Simmons in Winder GA. Big mistake! The home I was purchasing appraised 2300 less than expected. We were told "this will not effect your loan or how much you will need to bring to closing." My agent called Wanda to be sure that info was accurate. In her experience, if the seller did not drop the price the buyer would be responsible for the difference. Once again she was assured it would not be an issue. So to proceed w negotiations, we told the seller we would leave the price the same and he would pay an additional 1500 in closing. That way it would help out with my out of pocket and he wouldn't loose the full 2300. The home I was selling came in with a low appraisal as well. The earnings were being used as part of our down payment on the purchase. We needed to make up the loss. Four days before closing Wanda's assistant tells me I would have to cover the 2300. Since we negotiated the 1500 additional, Wanda tried to make it seem as though I would only have to come up with the 800 difference. This is not the purpose for negotiating the 1500. It was to help me out. She assured me their main goal was to make us happy and she understood what I was saying and would work it out. The day before closing she sent papers over to the attorney office and stated she had me at 9100 out of pocket. That was still higher than expected. She told me when adjustments came back from the attorney the amount would be less. To my surprise, the HUD came back 4 hours prior to closing and said I needed to pay 10,500. I was shocked and extremely upset! After many calls between Wanda my agent and Todd Cowart her boss, they added an 800 discount. I was also told I would receive my 375 appraisal money back via check as soon as the closing took place. Well it's been over a month now. Not only was I lied to throughout the process of obtaining the loan but Wanda now refuses to answer my emails. Todd did return a phone call but I'm sure he had no clue who I was and just assured a check would come. I did not receive a phone call from Wanda until I left a message threatening to contact the BBB. During this conversation she did not acknowledge the emails I sent and said "ok , I will call you by Friday." She cut me off and hung up on me. I am so dissatisfied with this entire company.She put me in a position where I had to go forward with the loan due to legal ramifications I could have possibly faced by backing out at the last minute. Wanda is so passive she could not address my concerns. She did not give me accurate information. She never owned up to her mistakes and Todd Cowart defended her. I understand having your employees back but it was completely wrong! I still have not received a refund from the appraisal. I would love for all to read this review before obtaining a loan with Regions. I hoped this was an individual situation but now reading other reviews I'm noticing a lot of others have issues with the level of customer service they receive. Lie after lie after lie!
