Attempting to schedule a tour I was set up with an AI leasing agent who couldn't even provide me pictures of the bathroom, but yet I'm now on their marketing list and getting emails almost every day to schedule a tour, even though they can't even provide pictures. Wouldn't recommend even trying to tour with them, but seeing that their picture on yelp is a firetruck in the community, I think this happened for a reason. That's not a good look. read more

The leasing office does not answer any phone calls or call back unless they think they can make money off of you and then they basically try to get you to apply just to deny your lease application and collect on the fees you pay to apply which are extremely high fees for a move in then seems as though they have mold in the apartments as seeing some reviews also they make you do everything online and their website is horrible and barley works also they are overly strict about having pets and they do not try to assist you or even tell you a reason they deny your application so I would take the hint from the other reviews and just not even look here they basically pocketed all my money because they purposely make all the fees non refundable read more

I moved here in September and I loved my apartment.Very spacious and huge balcony. After a couple of months of living here I noticed I started to feel sick. I figured it was mold because I know a lot of Florida apartments have mold (which I am highly allergic to), so I just made sure to keep my ac on 72 and cleaned often. Then my face started to break out. I have never been the teenager with pimples or acne but whenever I have a allergic reaction to something my face breaks out. My face has not cleared up and is still a mess with scars. Every time I get out of the shower I have small hives on my face. So after doing some research and speaking to maintenance here at the property (who stated everyone complains about the bleach smelling water) I found out that coconut creek adds high levels of chemicals to their water. I even tried different shower head filters and have wasted A LOT of money. So I reached out to my leasing office and the first response was from Diane who did nothing to help me. I started to feel pain when I breathed in and my face just got worse. I decided to go get a chlorine blood test and that confirmed I had extremely high levels of chlorine in my system. I reached out to the manager at my leasing office and I haven't heard back yet. That was months ago. So I decided to look for a new place to live since I know this would not be resolved. If you have sensitive skin or a weak immune system do not move here. It will be the worst mistake for your health.. Update: while searching for another place to live i start to get headaches and my face rash was getting worst. I eat really healthy so I didn't know what was going on I knew it couldn't be the water because I had to stop using it completely including taking showers here. My boyfriend decided to check the ac vents and there it was mold. I am highly allergic to mold and I made sure I told the leasing agent before even getting approved for my apartment. This is what had my chest hurting, the headaches, body aches, the extreme fatigue I was having. My boyfriend has had cancer in the past so the mold exposure took an extreme toll on his health as well where he could no longer come to visit me. All of my belongs ALL OF THEM ARE RUINED! While trying to pack what I thought I could salvage of my things I became extremely sick and had to stay in a hotel until I move. When I moved into the apartment first day I remember smelling something that smelled like cigarettes in the whole apartment. When I packed my bag to stay at a hotel and actually got in fresh air my bags and clothes smelled of that same smell the day of move in MOLD. I even put in a maintenance request with my pictures of the mold and no response. I am mentally and physically drained with a headache that still hasn't gone away. From the moment I moved into this place, there was a leak in the wall - water streams from the ceiling to the floor. I submitted multiple work orders (from August 2018 til now February 2019) to have it investigated as I felt like it could turn into an health issue because of mold. An employee came out to "investigate the wall". His solution to the problem was to paint over the water stains that covered the wall. Each time that it rained, the wall would have streams of water running down and into the carpet. I followed up with another work order in September and there was still no permanent resolution. Third work order for the same wall Feb. 2019 - same issue. Carpet SOAKING WET in the corner wall and I have electronics plugged in. The maintenance guy came by on the 4th, left a LARGE HOLE in the wall and left a huge fan and humidifier in my place. He also mentioned that this was not a new issue, the previous tenants had the same issue. I contacted a mold company to come out and complete an inspection. You can imagine my surprise when I got home yesterday evening to see an even bigger hole in the wall than the one they previously made. I did not have a missed call, email, nothing from Banyan Bay's staff. I can go on and on about all the negligence. DO NOT - I REPEAT DO NOT COME TO STAY AT THIS PLACE!! The amount of problems I've had with this place is ridiculous. First if you ever need to contact the office you're gonna have to walk in there yourself because I've called them 20 times in a row and I swear they never pick up the phone. Five months of living here I was woken up to gunshots & what sounded like a bomb going off just a couple months ago, when I walked outside I saw a whole swat team knocking down one of my neighbors doors with smoke bombs and A.R. 15's .When I called the leasing office to find out what was going on they informed me that they had no clue what was happening. that just proved that they know nothing about what's happening in their own community. After living here a few months I realized it was normal to come home and find cops and ambulances constantly in the community. The walls are very thin you can hear everything. I had a situation where I didn't receive any of my mail or packages and when I talked to the mailman he told me that there was a break in and everyone's mailboxes were breached.Once again when I called the leasing office they had no idea of this and informed me that the mailboxes in the community have nothing to do with them because they belong to the local post office. I truly will never understand how the post office would not inform the community that all of the residents mailboxes were broken into. as you can tell there is a Lotta communication that does not go on through the employees of the leasing office. The whole place is a mess. Now as my final week here I am receiving notices on my door saying I have to pay rent this month even though I am only living here for 10 days after I've already talked to the leasing office & Diane assured me I had no fees due this month. when I log onto the resident portal app that they provide it shows no outstanding charges for this month. they are just trying to make a quick buck. After living here a full year and never being late on any of my payments they tried increasing my rent by over $100. There is so many issues that they have not fixed, The gate is constantly broken so anyone can access this community but yet we are still charged so much extra to be living in a "gated " community. if you are an outdoor person , please expect to constantly be walking into duck shit as it is all over the sidewalks along this community. The traffic light to get out of the community is constantly broken and you should expect it to skip you atleast 5 times if you are in the left lane. I honestly could keep writing about this place for days because of the horrible experience I've had living here. Pay close attention to the reviews that are not recommended because they're absolutely right. I ignored them & regret it on a daily basis. Overall, this place is a far cry from luxury & not at all what is depicted on the website and on site visits. The only unit that is properly maintained is the floor set shown to lure in unsuspecting victims. This place is not only in desperate need of an upgrade, they are also in need of a maintenance staff who does their job to the best of their ability. Take for example my living room windows. I was told they'd be cleaned before I signed the lease. The attached photos show what they look like 6 months later. Turnover in the leasing office is a revolving door- you'll be lucky if you deal with the same staff member beyond a 3-month threshold. For example, the person who took me on the walk through of the apartment was gone by the time I submitted my check. By the time I moved in, the person I was dealing with at that time was also gone. As if that isn't bad enough, there is an ongoing problem with pests as well. I've talked to neighbors and people in other buildings on the property and their response is the same. The front gate NEVER works. I believe it worked the first three weeks I was living here and now it's wide open for anyone and everyone to access the community. It seems that maintenance is showing up to receive a paycheck and nothing more. I definitely don't feel safe here at night. The trash area is always overflowing with garbage. The only time it isn't overflowing is a few hours after it has been picked up. Definitely not enough trash pickup being scheduled for the size of the container. I can go on & on about how dysfunctional living here is but my point is this: Save your money & go to a complex that takes pride in the way they upkeep the property. read more

Honestly if I could give 0 stars I would. I should've known that it was an issue from day one of moving into Banyan Bay once I started having racial issues and false complaints from one of the neighbors. Ever since I moved in, this lady has been targeting me and ZRS Management has took their side, and resulted in issuing me an eviction due to the false complaints coming from this neighbor. This neighborhood is filled with drug dealers in people with weapons, which I have observed myself on several occasions. I have attempted to communicate my complaints to this property management but however, never received any response to my emails. My washer and dryer has been giving me issues since I have moved in here and still never got fixed as well as my trash not being picked up on time usually resulting in a mess from raccoons. Everyone has been racially profiling me and this is disgusting. I feel very hurt and embarrassed mentally that I can't even feel safe in my own home. It has gotten as far as me feeling uncomfortable parking in the front because of my neighbor. read more

I take back my good review these people are a joke. I moved out November 5 and didn't get my deposit back until last week of February all because Justin put the wrong mailing address he ended up keeping it as the banyan bay address so it was mailed to an old address. Not to mention my 2 car break in while I live there which they didn't give 2 shits about. Do your self a favor before moving here go to coconut creek.net and look up all police reports for banyan bay. There is cars broken into and rims stolen every other night and week but they still refuse to put up some cameras or even fix that broken ass gate or even put on some more lights in the parking lot. This place is far from luxury and they will never answer your calls even when u leave a voicemail. I don't know who is running this office but they need a whole new staff. Also you will pay $30 a month to pickup trash which never happens. It's very rare and raccoons are all Over the parking lot so the minute you put out your trash they are attacking it. This place is run very unprofessionally. I scheduled an online appointment for Friday, December 23, 2022, at 3pm, on Tuesday of that week. I was called around 11:30am that Friday, the 23rd, and told that they were closing the office early for the holiday weekend. I called back and asked why it took so long to call me and let me know? A young lady told me it was the first chance she had?? Then she rebooked me for the 27th, without my approval, so I emailed back and said I was not available then. I called several times after that date and never received a call back. So I decided to go there, in person, today and ask to see the apartment. When I arrived, she beckoned me to where she was sitting, instead of getting up to greet me. She told me that they only show the units with a pre-approved scheduled time from the online website. I explained to her that I tried that and they never called me back AND that I had just called their office 10 minutes before I got there and no one answered. She had not even left the office, so therefore she ignored my call! What kind of "three ring circus" are they running there?!! I said that I'm glad to see what kind of operation they run, so I would not make a HUGE mistake in renting there. The place is run HORRIBLY!!! Listen to the reviews!!! This place has been ongoing issues that never get fixed or at least communicate with their residents. The review about cops and ambulances is completely right. The fire alarm is always broken going off at random times the firefighters come to "fix" and then it goes off again. There was one time that we got woken up by a gun shot and cops here the next morning when contacting the front office about and even sending an email bc we were underneath the apartment where the gun shot went off we never received any contact not even to make sure we were ok. This place is horrible! Garbage is always flooding in the machine but yet if we leave the trash can outside after 9 am they want to charge fees when the people sometimes don't even come to pick up the garbage. There was mold seen on one ac unit which was really concerning and when maintenance came to see it they said they would contact management and never came back! I would be very wary of this apartment complex as they first verbally give you a nice vibe even if your credit score is below 650 (mine is over 600and lower than 650) that all is going to be ok and only a security deposit will be higher as all are mostly approved ... Unlike like other apartment complexes where if application is denied within a few days they will refund a portion of the application fees ... Here they charged aroind 400 dollars and gave me a no go that my application was denied and not a single penny back ... I had a very different experience with Avana Cypress creek at fort Lauderdale where they value our hard earned money and give it back if application Is denied for some reason... What a way to rob people of their money... (Wonder how many people just lost 400 in the same month )... Lol they might make more money getting this way than actually renting out the actua unit... Just my 2 cents ... Stay away from complexes like this ... No matter what they promise in the start don't fall for it ... Just ask if application denied will I get my money back ... Banyan Bay - Looks can be deceiving My husband and I lived in Banyan Bay for 7 years. While the first impressions of the community are very nice, the reality is very different. 1. Leasing office is terrible about follow through - returning messages, tells lies about upcoming improvements' timetable, revolving door of employees, and they will straight up lie to you (see the end of my review) 2. They will always raise the rent. It may not be by a lot every year but it will go up, sometimes by $100. Even if you pay everything on time. They just go by what corporate tells them, no flexibility. 3. Gate - Never works. It may work for a week or two but because no one has key cards (I think they stopped giving them out), people have to call themselves which takes a long time and or they just bust through the gate with their car. After the gate is busted, they don't fix it for a year or two. Even when it is working and people get the gate to open for them, it closes so slowly so cars can just keep coming through. Or they can go through the trash loop. And if you don't have a 954 number they won't add you to the system at all. 4. Trash - the dumpster always overflows. Any weekend, if you come by in the evening or early in the morning and you will see trash (and feral cats) all over the place. Once, the trash compactor broke and for 6 months there was just a dumpster right in view overflowing with garbage. It was terrible. And the smells wafts over to the buildings nearby! 5. Pool areas - unheated pools, broken or missing chairs, the cabana area is gross, and the hot tub area was closed 5(!) years ago and a plank of wood was used to cover it. For 5 years! Very unsafe. They said they were going to turn it into a fire pit, but when we moved it was still like that. 6. Gym - Old, broken equipment, missing weights. They said they were making it larger in the work being done to the leasing office, but again, don't hold your breath. Once the treadmill was out of order for over a year. 7. Landscaping - pay attention and you'll notice that the flowers and nice looking grass are only near the leasing office and nearby buildings. No one else gets nice flowers. 8. Dog crap everywhere - they do have the stand for trash and poop bags but they are often out of bags, overflowing with poop in the trash bins, and not utilized by many people so there is still crap all over. I've walked into many piles right in front of the poop bins. 9. Trees - while the trees provide nice shade, most of the varieties planted around the community drip sap onto your car, year-round. If you have a nice car that you don't want to get messed up with impossible-to-remove sap, you'll have to get a cover or find a rare spot where there are no trees. The office also doesn't keep them trimmed so many people find huge dead tree limbs have fallen on their car (causing damage). 10. Bugs and break-ins - many people I spoke to said they had bedbugs in their units when they moved it. But the leasing office has you sign a bed bug clause so they don't do anything about it and getting rid of them is on your dime. Many units also have problems with roaches and ants. Break-ins are also a problem. Many people have had their apartments broken into so keep the deadbolt locked and your shades closed, especially if you are on a first floor unit. 11. Community - Banyan Bay touts itself to be a community with fun activities. Nope. Once a year they will have a community breakfast (donut holes and box of coffee from Dunkins). They have a pizza night, but that is just a local pizza place bringing in pizzas (which is really bad pizza) for cash purchases. Other than that, you'll never talk to your neighbors unless you go out of your way to say hi. Sure, the community is quiet. And it is in a good location and it is fairly safe. But don't be fooled. Ok, the lying. When we moved out, we were promised to receive our security deposit back in 30-45 days. After 50 days, we called. Ellie, in the leasing office, told us she would check into it and call us back. She did not call me back and 3 days later I called again. She said that their accountant in their Orlando corporate office had been on vacation and the person who was supposed to do her job didn't do it (hmmm, sense a theme?) but she would be back on Monday and the check would be cut on Tuesday. Another week goes by and no check comes in the mail. I called again and she says the check was sent on Thursday so I should get it any time. Another week goes by and we still don't get the check. I call and she says she'll call them and confirm that it was sent and call me back. She doesn't call me back by the specified time so I call her. She says they did send the check but doesn't know why it is taking over a week for a check to get from Orlando to Coconut Creek. I threaten to go to small claims court to get our money. Firstly this review is for the Office Staff ONLY! I am a long time resident at Banyan Bay, seen many changes with the office staff through the years, and I have to give the current staff a 5 star rating. This past Thursday the staff offered the residents it's first Bingo Night, including food & beverages. I attended this event and was pleasingly surprised. The staff conducting this event, Courtney, Tiffany, and Sujey, did a fantastic job! They made it a fun time for all who attended. Sujey, who was the bingo number caller was second to none calling the numbers, and put a lot of effort and fun into doing so! She was great! In the past this property has not offered many events to the residents but I can see with this current staff that this may change, as they announced that another bingo night will be offered next month, as well as some other events. Living in an apartment complex is what you make of it, even if there are things you don't like about it so I always try to look at the positives. This was one of those occasions and I look forward to attending future events conducted by this staff! read more

Like most web pages and advertisements - this community "over promises and under performs". If you look at the wonderful photos (taken at night) of the community you will think that you will be moving into a resort, with resort service and amenities, but when the lights go on, you are sadly disappointed. The main entrance is also the main drop off for the trash. The dumpster is constantly overflowing and creating an eyesore. Over the weekends this mess is not cleaned up for hours and creates a feeling of neglect and poorly planned staffing. The hot tub, that is so well advertised on the web site, has been out of order for several months now. The solution is yellow police tap around the perimeter. The car wash and car vac is taking turns being out of order, when the one is working the other is not. Not the best way to clean your vehicle. The gym is a joke! When the remote is not stolen, the lights are not working or there is no disinfectant solution to clean the equipment with. The tennis courts also featured on the web page, are so ill maintained that if you want to play, you have to bring your own broom to clean the courts with. The lights for night time play, is another story. First one of the lights stopped working, then a second light stopped working. Any plans to repair these some time soon? The turnover in office staff is like the turn over in a fast food restaurant - the training seems to be the same. Instead of servicing the residents there is an indifferent or apathetic attitude towards them. They are a bother and a nuisance to the office staff. When we moved into banyan bay in 2009 things were great! Rent was at a reasonable price, there was a nice hot tub!, and most important was that the leasing office staff actually cared. But since then, prices have skyrocketed for no reason or upgrades, hot tub removed and now have plywood over top for years, and leasing office staff is extremely rude, unprofessional, uncaring, and never answer or return phone calls. Now living at banyan bay you feel like another number. Security gate never works, people speed through there just waiting for someone to get hit, and mount trashmore at the compactor... I have to give it up to the maintenance team though. They are the true heroes at banyan bay and most of them have been there since we moved in. Now, we have moved on to bigger and better things and honestly it was an easy decision to get out of this place. The maintenance man comes to fix it and i come home and its still not fixed. You call the office you get hung up on more times then anything or they never answer the phone. they act like its not important to fix anything for you. COMPLETELY ROACH INFESTED I never would've expected this. I've lived in Florida for 24 years and I've never had to deal with this. I'm paying more for rent here than I ever have and I have to deal with ROACHES, it's disgusting. Also, they have 2 laundry rooms where the washer and dryers are old and always broken. I went to wash clothes the other day and I saw roaches in the washer. I'm moving as soon as my lease is up. I've actually thought about breaking my lease and paying the penalty. read more
