I currently live in a Ritz managed property and can say that most of the building tenants don't like them. They happen to be rude, condescending and sarcastic at every chance they can get. In 5 years I don't think I've ever had a normal professional response to a question, 10 times out of 10, the responses are aggressive and plain nasty. It's as if the most miserable people work in the office and then they hire on site managers and turn them into miserable people as well. During Covid, when the Omicron variant was rampant, the management office was sending a people into our apartments to inspect them. One of the tenants had Covid. I asked if they were going to that persons apartment, and expressed some light concern. The response I received was not an answer to my question. The response was "How we operate out business should be none of your concern." That's just 1 of so many unnecessarily rude responses I continue to receive. If you see "Ritz" on a property you're thinking of renting, run as fast as you can in the opposite direction.

As stated by several other reviews, Ritz breaks the law. They deducted $450 from my security…read moredeposit for "painting touch up" even though Los Angeles County Civil Code 1950.5 states that landlords can't use the security deposit for "ordinary wear and tear." When I moved out, the apartment was immaculate and there was nothing that even came close to exceeding normal wear and tear. They also didn't return the security deposit for 35 days (county civil code states it has to be refunded within 21 days). I have called and emailed Ritz multiple times over the past two weeks and they've ignored me every time. This company is truly terrible and they engage in what amounts to criminal theft. I will be pursuing any and all necessary action to get my $450 back and I implore other renters that have been wronged by Ritz to do the same. Ritz - if you're reading this, I recommend you refund the $450 now, because I will not stop until I get my money back.

We were able to purchase a great condo in the hear of LA for a fantastic price. David referred us to their finance company that was able to get us a loan with no taxes. Which was fantastic as it's very hard to qualify for a loan with the current prices in LA. The transaction was fast and smooth we are very happy to have moved into this condo. They showed us a list of properties in our price range and in our location. The properties were exactly to our specification. What is even better, David the main broker was able to sell our property within the time we needed to sell it in order to move into the new property and use the funds from the sale to purchase the new one. They were able to structure the deal in such a way that would benefit us. We highly recommend using them!

Short Story: David…read moreGazarov's property management services is like a parasite that'll bleed you dry. He offers different programs that are supposed to cover the property management obligations but then bills every action separately with numbers he pulled out of his @$$. The entire time I paid for his services, I never saw the full monthly rental income because he would deduct more than half of it with made-up fees before charging me to send me what was left over. Long Story: I hired David as my property manager at his $49 monthly plan. What he did not explain is that the management fee only covers collection. Any other item is chargeable at whatever fee he deems fair. He charges to open emails/texts, to respond to messages, to communicate messages to the tenants, to speak with the HOA, to forward mail, to file any reports, to process the Financials, to send the rental income over, and the list goes on. I had his service for 4 months, which should've been $12,760 gross rental income. However, I only received $4,865.26. That means he charged $7,894.74 in random fees that should be part of his duties as a property manager. On top of all the fees, he penalizes you for wanting to terminate early. For instance, you can't get out of your contract without paying off the remainder of the contract plus more fees. David requested that I pay $897.80 just to get out of my contract. I told him I was only willing to pay the remaining contract amount for the year $392. He agreed to those terms only to go back on them, claiming I still owed him more money. He then took it out of my reserve funds return and said, "Not worry about the rest." As if he was doing me a favor for not charging me on services I never approved of. All in all, I would avoid David's property management services like the plague because he will bleed you dry and feel entitled for more.

This review is for Brenda Ashby:…read more Brenda is by far the best Real estate agent I have met in 17 years as an investor. She has vastly exceeded my expectation. I teach QFD (Six Sigma Master Blackbelt) and know one or two things about meeting versus exceeding customer expectation. After carefully filtering about 20 agents I zeroed in on 3 candidates. She was the more aggressive of the 3 candidates in regards to how much she could sell the property for and how quickly she could do it. I was a little worried about that but she seemed very well prepared and had sold properties in that area before. After 3 weeks she pulled in an offer which was within 99.01% of my asking price. She wrapped up the sales in 4 weeks and 4 days. Sofar, she had met my expectation to be a very good agent. But she also did this: 1. Created unexpected value for the customer: She almost forced me to go to the county office to register the house as a 3 beds, two baths ( it showed on tax roll as 2 Br and 1 bath). She found the correct office, prepared the paperwork for me and told me exactly what to say and do. This created 20% more value for me. 2. Takes the initiative without asking whose job it is: A LOT of permits needed to be finalized. She called the plumber, the electrician and the HVAC contractor to perform the repairs at really reasonable prices. She oversaw the repairs and inspections. When the inspectior gave us grieve with no reason she went all the way to the chief in down town LA. The supervisor called me and apologized for the inspector. She oversaw the termite work and negotiated a 30% lower rate. Who's job was all that? MINE. She did not even ask that question. She always would take the initiative to create value for me. 3. Almost reckless selflessness: At one point she suggested that the buyer may not give me the best deal and suggested to back away from the deal when her own contract with me was near the end. If I had backed away, she would have not gotten her commission AND I might have fired her. In conclusion: She did such an amazing job, that I now changed my plans and I will reinvest my money in that area and I will have her buy and sell properties for me.

Tammy is a nightmare. hostile and angry, when I had some things to work through between her and the landlords she took over the conversation and yelled at me and cut me off and threatened legal action for nothing. She was so horrible I advised the landlords that I would not subject myself to her abuse in any conversation again and as a result have had a strained relationship with the landlords as well. NEVER use her. followup: We eventually had to sue the landlords to get our security deposit back. A suit which we won in full.

Prior to my tour, I was in contact with Teja who was very helpful. When it came to the day of the tour, I guess there was a mix up in agents, but Janaka ended up showing up to the building, to give me a tour of the place. He was super friendly and very knowledgeable! :) During the application process, the application is very old school. It took us a few days to get everything together. We had to print and scan a bunch of documents then submit it via email. From what I know of family who work in the industry, most applications are done online and you can submit information as well as link bank accounts electronically lol. I wasn't comfortable submitting all of our personal information via email, so I asked for them to call me for additional information that I'd be able to provide over the phone. Although the application process was odd, the service was pretty great. The only reason I deducted a star was because like other reviews have said, they don't get back to you after your application. I had to keep reaching out to them to get answers. I also didn't like that they assume instead of verify. My husband and I rent an ADU in Commerce, but they said "currently listed address in application doesn't seem to be a rental". My husband has been here a few years and I just moved in last year. His driver's license and some bills reflect our current address, but we were never asked for additional information to verify. We also make well over the standard 2.5-3x income. I am pretty chill so I'm okay with not being selected for the unit as it is privately owned, but I didn't appreciate having to wait and keep asking for updates on why we weren't selected lol. Anyways, great people! It's just the communication that could be better and more clear. I would still recommend Perch Properties based on my interactions, because they still respond if you reach out to them :)
