We applied for a rental unit at one of the properties Perch Properties is managing and it was an experience! First off, I must say, they are very nice people. Prior to my tour, I was in contact with Teja who was very helpful. When it came to the day of the tour, I guess there was a mix up in agents, but Janaka ended up showing up to the building, to give me a tour of the place. He was super friendly and very knowledgeable! :) During the application process, the application is very old school. It took us a few days to get everything together. We had to print and scan a bunch of documents then submit it via email. From what I know of family who work in the industry, most applications are done online and you can submit information as well as link bank accounts electronically lol. I wasn't comfortable submitting all of our personal information via email, so I asked for them to call me for additional information that I'd be able to provide over the phone. Although the application process was odd, the service was pretty great. The only reason I deducted a star was because like other reviews have said, they don't get back to you after your application. I had to keep reaching out to them to get answers. I also didn't like that they assume instead of verify. My husband and I rent an ADU in Commerce, but they said "currently listed address in application doesn't seem to be a rental". My husband has been here a few years and I just moved in last year. His driver's license and some bills reflect our current address, but we were never asked for additional information to verify. We also make well over the standard 2.5-3x income. I am pretty chill so I'm okay with not being selected for the unit as it is privately owned, but I didn't appreciate having to wait and keep asking for updates on why we weren't selected lol. Anyways, great people! It's just the communication that could be better and more clear. This company should be put out of business immediately. I am a tenant in an apartment building. My landlord hired this company to manage the property. Their point person, Melissa, introduced herself IN A GROUP TEXT TO ALL OF THE TENANTS. That's how I found out A) They were now managing the property. But more importantly B) In the process she shared my private cell phone number with everyone else who lives on the property. I'm a good neighbor. I know ONE of my neighbors well, but not everyone who lives here. I don't want them all to have my cell phone number. And Perch also wants my email address. Clearly they can't be trusted with personal information. I'm reporting them to the Better Business Bureau and NOT giving them any further information. They cannot be trusted. Avoid at all costs. He then advertised our home and quickly found reliable tenants within a month. His team is amazing too. We get monthly statements showing rental income and expenses. When we get service requests, they are accompanied by quotes for repair costs. Renting to tenants is a breeze with Janaka! We were so pleased with his services as a property manager that we asked for his help with selling our house and got a fair price. We had the pleasure of leasing a house through them. After a few months of frustrations we got in touch with them and -right before the pandemic- we were shown a perfect house and then worked through the paperwork without a glitch. Everything was done electronically. After moving in we detected a few issues that were promptly fixed even in the midst of the lockdown (late March/early April). The maintenance crew arrived with masks, kept in constant communication, and fixed the problem in less than 24 hours. Same thing happened a few weeks ago, same prompt resolution. We want to especially mention Mihiri; she's been wonderful to work with, always on top of our needs and requests, always helpful and cheerful. 100% recommendable. read more
