    So let me get this straight…read more This company looked at my application, saw over four years of rental history with one property. Prior i will property rental either two to three years, no evictions, no late payments, active credit accounts, stable income, and decided I wasn't "creditworthy" enough for THIS? If I had a perfect score 700+ I would have invest in my own property mortgage. And not renting where there can be infested with roaches or snake in ghetto areas. I dislike the zip code where I currently located, and I wanted a change for once. Being renting for the past thirteen years in Jax in one location 32211. If I had bad rental history, I won't have been able to rent. Pulling my credit history when I have not allowed anyone to pull my credit or add hard inquiry into my credit score. The fact that y'all remain in business because if 150 people apply for these ugly ass properties. Y'all will make $7500.00 in that week. While denying the majority of applicants. I Googled the property afterward and almost laughed. You're talking about a dated townhouse with a cracked driveway, stained exterior, and the overall curb appeal of a property that hasn't seen meaningful investment in years. Yet somehow the standards to rent it are higher than the standards used to maintain it. The funniest part is that I actually make more than enough to afford it. I was looking to change ZIP codes because of insurance costs, not because I was desperate for housing. Looking back, the denial did me a favor. The real question isn't why I didn't qualify. The real question is why anyone thinks that property is worth what they're charging. Nothing screams confidence in your product quite like pricing an aging townhouse like a luxury rental while rejecting qualified applicants. It's almost as if the business model depends on collecting applications rather than renting homes. If that's the level of judgment being used, then I consider the denial a compliment. Apparently, common sense and financial responsibility weren't the qualities being evaluated. Look at your reviews... FTC and Attorney General should investigate this so call property management.

    **WARNING**DONT MOVE HERE HORRIBLE STAFF AND WASTE OF MONEY***…read more Let's just start off with the property manager, Mery Melson. I have had to talk to her time after time and my patience's is gone. Today was the last straw. She is absolutely no help. She is far from nice. The woman has no backbone. If you give her criticism or just even talk she says it's "confrontational" , even though she can't give me simple information. Whenever she needs to help me she sounds so annoyed over the phone. ( wow like it's not her job right) The blonde that works there isn't the brightest person. She was never helpful. The excuse was always "you're going to need to talk to Mery". I guess she doesn't know how to do her job with answering simple questions as well. Something in the community needs to change it's absolutely RIDICULOUS! My boyfriend and I moved out of the community the beginning of October and we have been away due to military obligations. We had to leave one of the cars there because we couldn't move it since we were out of the state. When I called to try to get information on when the car was towed,she couldn't give me a time ,but my landlord showed me she emailed him on December 2nd. She then changed her story and said she notified us by mail to the unit in the complex and emailed the landlord. Obviously we couldn't see any of that. When we called the tow company the gentleman was helpful and said it's been sitting in the lot since November 20th and now we have a $1200 bill. Now we have this fat bill all because she said "she never had any of our information." Mind you she had all of her information because we LIVED THERE. We have many emails showing where she sent us stuff....like telling us stuff was broken in our community or giving us violations like putting windshield wipers on our car. Whoop whoop. What a shocker.But can't find our email to send us a simple notice. Makes total sense right? The people in the community are horrible. They are not friendly. If you aren't old,grumpy, or white good luck trying to enjoy your time doing anything there. From the very start of us moving there it was issue after issue and as older people you think they would help guide us. Or think hey I was in their shoes once but that wasn't the case. This started because one of the neighbors was upset the car was sitting there parked. I guess it was blocking their beautiful view..... i mean the shitty landscaping... and the goose and dog poop left everywhere.The list goes on. There's so much more I could add but just a little insight of the last 2 hours of my life. Hope this helps and this one's for you Mery since I know you love this. Although at a quick glance the property is beautiful in addition to being in a great location with everything you could need within walking distance, the quality of the buildings is garbage! the walls are paper thin you will hear everything your neighbors do if you live on the 1st or 2nd floors of ANY building no action you attempt to take will yield ANY positive results. There have been at least 6 different property management companies since MY residency here they ONLY answer to the board members of the HOA, if the board doesn't want it or approve it, nothing will happen. we do have multiple vehicle and residence break-ins, teenagers littering the property, underage partying at the pool area, small children unsupervised playing in the parking lots and throwing items at cars. the lists go on and on, I am currently searching for a new place but I wanted anyone looking to rent OR buy to STAY AWAY! You will be miserable here if you value quiet, peace, safety, and respect. My ceiling fan is shaking at this very moment due to my upstairs neighbors stomping across the floor as they do every day ALL DAY AND NIGHT!! NO PEACE AND QUIET TO BE HAD WHILE I AM HOME!!!

My realtor and I tried several times to email and call to figure out where the closing would be (since driving 200 miles one way was not an option), no response for 3 weeks. Finally get an email to ask what time would be good for closing on specified date and nothing to confirm or just say they received the response and were working on it. The day before what would have been the closing date I get an email saying they finally ordered a certificate from the HOA company and wouldnt be closing on time. I called and talk to Toni Lynn the closing agent and was fed nothing but lies about why it was ordered so late. As someone putting everything they have into their home purchase, I would like to say PLEASE do not use this title company, they will not take into consideration your family, time or money. I have never in my 39 years left a yelp review so I hope this helps anyone who is thinking of using this company. DONT DO IT, pick anywhere else. I give this company 0 stars for having no decency to communicate with their clients.

    Golden Dog Title and Trust does not respect the wishes/needs of the seller. I have to wait several…read moreweeks after closing to receive my funds due to Golden Dog Title's poor planning, absence of communication and lack of willingness to assist the seller. I should have been informed or asked about the payee wording/criteria for my settlement check. Instead, I was issued a check at closing that requires a special bank account for its deposit, a complete surprise to me. While sitting around for nearly two months waiting to close, there was plenty of time for me to open the special account required by the bank for depositing the settlement check. However, because GDT did not communicate or inform me (the seller) how they would list the payee on my settlement check, I find myself holding a a check that will take several weeks before the funds will be available to me. There is no excuse!! The real estate market is very slow right now and Golden Dog Title could have easily put a bit more effort in servicing their clients. The staff at Golden Dog refused to correct or change the check. At the end of the real estate transaction conducted by Golden Dog Title, everyone got paid (county, realtors, HOA, Golden Dog Title), the buyers got a new home and I got nothing.

Even when calling right when they open, the wait times are excessive. To make matters worse, their automated phone system is incredibly robotic and repeatedly sends you in circles, making it unnecessarily difficult to reach a real person. Their lack of transparency is alarming. Their website claims there are in-person offices available, yet when I asked agents about visiting one, they outright denied that any physical offices exist. This contradiction feels misleading at best and dishonest at worst. When I fell behind on rent and tried to communicate proactively, the situation only worsened. I asked about setting up a payment arrangement or even paying a partial amount to get caught up, and was repeatedly told it was "all or nothing," with no willingness to work with me or offer any real solutions. My experience with their CARES program was equally disorganized. A CARES agent informed me of a program I could use but said she needed documentation from the landlord/company to proceed. When I called back to check on the progress, she claimed she had no idea what I was talking about, then re-explained the same program and again said she needed to contact the company for documents. On another follow-up call, she once again denied any knowledge of our previous conversations. The lack of record-keeping, follow-through, and accountability was shocking. Instead of being given adequate notice of a possible eviction or being included in any kind of process, I was told out of the blue that I had one day to get my belongings out. As a single person with no immediate help, I had to scramble in panic to figure out what to do. To make matters worse, they hired a cleaning service--then charged me for it--that threw the remaining items I wasn't able to retrieve out onto the street. Despite being told my belongings were on the street and that the company had no use for them, I was still denied access to come back and retrieve my own property--the things I worked hard for. Overall, this company shows a complete lack of compassion, communication, and basic professionalism. Their systems are confusing, their representatives contradict one another, and their handling of serious situations is careless and damaging. I would strongly caution anyone considering renting through them.
