    My Highest Recommendation for Bio 911…read more I had a mold problem caused by a leaking faucet and roof at my Mom's house. The mold remediation company that I was referred to, went ahead and started tearing out drywall before any contract was signed. They also would not answer most of my questions and only sent a single photo of what they found and that was only after I asked them to send me photos a second time. I called Bio 911 and spoke to Kirill, the owner of the company. He told me that he doesn't like to take on jobs that are already being worked on by another company, but he told me that he would be happy to come out to inspect and evaluate my problem. He was incredibly thorough. He checked the drywall where visible mold had been seen, checked a nearby restroom even though no mold had been seen in there, the outside wall of the building adjacent to the affected drywall, and even the walls of an adjacent apartment. He detected moisture inside of the outside wall of the building, which was something that the other company had missed, and he outlined the steps needed to correct the moisture problem and mold issue. Kirill did all this work simply because he likes to help people. He did not charge me a penny. How often can you find someone that does things just to help people? It is super rare and I am giving Bio 911 my highest recommendation as a result.

Water in my vents. I just bought the house and I needed it cleaned. It was nasty so I figured a bio hazard company that charges $2900 would get the job done. Not even close. To much to even get into but besides to say everything is still a mess and now I have vents full of water and a bigger mess to have to figure out. They are threatening to put a lien on my property. I…read moreresearched several different company's and talked to a few techs who seemed to be extremely high in pricing. I spoke to the technician from Bio Hazard Plus and explained my situation. He stated, he couldn't give me a quote over the phone. I thought wow, this is going to be really expensive if the tech comes out, but I thought it can't be no worst than the prices I've already gotten. The technician Artra came and was extremely nice and polite. He listen to me go on and on about this situation. He than told me not to worry, he will take a look at it and give a good price. I waited outside. After about 45min, he came out and gave me his price. I was like wow, he was 40% cheaper than everyone else I had spoken to. I ask him to come by in two days. Artra came over and delve right into the job. After two hours, the house was clean, sanitized and disinfected and ready for move in. He even through in the disposal of garbage and debri.     Last Thursday we discovered that our water heater was leaking, and the water had gotten into nearby…read morewalls and caused mold to grow. I called Reactic Restoration on Friday, and Daniel Garza was able to inspect the damage that same day. Our house is older, so testing for asbestos was a standard part of the process; Daniel was able to get us in touch with an asbestos testing company that provides quick test results. That company got a tester to our house the next day (Saturday), and results were available Monday before noon. Fortunately, the tests showed that no asbestos was present. Daniel was able to assign someone to come to our house that same day, and set up dehumidifiers and plastic containment sheets with zipper doors, to seal the work zone, and to put down plastic to protect the carpet. On Tuesday, another team was able to remove the mold-affected wall materials, and wipe down the area with an excellent non-hazardous but effective disinfectant. They knew our preferred plumber was arriving at 1pm, and they were done with all work, including HEPA vacuuming and cleanup, before that time. The dehumidifiers are still set up, and will run for at least 48 hours. Daniel checked the area and the machines today (Wednesday), to make sure everything had been done correctly and that the dehumidifiers were working as intended. I am very happy with the service provided by Reactic Restoration. As Daniel kindly acknowledged on Friday, it's a shock to find mold in your house unexpectedly. It's been less than a week, and the mold is gone, and everything smells normal again! Everyone I encountered from Reactic was professional and kind. I hope we won't need their services again; but if we do, they will be our first call.

    We have a crawlspace in our house that needed some TLC. Sure it provides a way to route air ducts…read moreand water pipes along with raising the house on pillars. However, crawlspaces can get moldy and wet from lack of care. If you ever encounter rodents, there is a good chance they came via the crawlspace. After all, we do hear noises at night at times, which is creepy. Jacob visited and gave a comprehensive review and estimate. We basically went for a full package of rodent control, cleaning, and installing a new vapor shield to keep it dry. The while job took maybe 2.5 days with a crew of 3 workers each day. Outstanding quality work. First phase was sealing up the homes around the house and crawlspace, and laying traps. The attic was inspected too. This was followed up with weekly followups to ensure no more rodents. This scope was subcontracted to Golden State Critter Control. Highly recommend working with Greg. The next two phases involve cleaning and eventually reinstallation of the vapor shield. Compared to what we had before, it was day and night! I also appreciated the crew alerting me to a leaky drain pipe. I later worked with a plumber to replace a cracked 3"D drain pipe that connected upstairs to downstairs. It was fixed in about 3 hours with two plumbers. Definitely recommend Crawlspace Clean for rodent control and crawlspace cleaning. 5 stars.

The main issues boil down to three things: excessive pricing, sub-par workmanship, and a very short warranty period. About a year ago, I discovered a bad rodent infestation. Looking for a quick solution, I made the mistake of hiring Crawl Space Clean without getting multiple bids. I spent over $14,000 on rodent-proofing and subfloor insulation replacement, only for the rodents to return. When I called them back, I was informed that my one-year warranty had already expired. They charged me extra just to patch entry holes they had missed during the initial job. During that same visit, they claimed I now needed a vapor barrier, quoting me an astronomical $16,000--though they offered a high-pressure "$500 discount" if I signed the contract that very day. Feeling suspicious, I finally did what I should have done at the start and called three other highly rated contractors for estimates. Every single one of them came back with quotes under $7,600 (less than half of Crawl Space Clean's price), and all of them included a 3-year rodent warranty. Furthermore, the contractor I ultimately hired to install the vapor barrier pointed out that the subfloor insulation previously installed by Crawl Space Clean had inadequate support and was already sagging. Learn from my expensive lesson: always get multiple bids, and avoid this company.
