A persistent issue throughout my tenancy was the ongoing homelessness situation at the public park across the street, which consistently resulted in increased foot traffic and visitors entering the community who would not otherwise be present. While the property is marketed as a luxury apartment complex, I found that the designation was largely limited to its location rather than the overall living experience or level of service. A review of the timeline of resident feedback reflects a noticeable increase in negative experiences following a change in management, and based on my experience, I do not anticipate meaningful improvement in the near future. Prospective residents should also be aware that the community participates in Affordable Housing/Section 8 programs, a detail that is not openly communicated prior to lease execution. This contributes to a living environment that differs from what many renters might reasonably expect based on the property's marketing. During my tenancy, I raised multiple concerns through appropriate community channels. While these concerns were acknowledged, no substantive changes were made. Absolutely Do Not Recommend Living Here I've been living at this complex for 9 months, and while the exterior may look appealing, that's where the positives end. What's been happening here is beyond unacceptable--and it's been ignored by management. There's a resident in the unit next to mine who repeatedly causes serious disturbances, mostly between 1-4 a.m. on weekends. He yells incoherently in our enclosed hallway, slurs his words, bangs on doors, and acts aggressively. He clearly appears unstable and possibly under the influence. It's terrifying. He's screamed through my door, rung everyone's doorbells in the middle of the night, and scared families--including children--on my floor. On April 19th, he escalated even further, banging violently on every door on the floor and yelling for people to come out. Several residents, including myself, called 911. The police came three times that night. He refused to cooperate or leave his unit. According to officers, he was likely intoxicated or under the influence of drugs and not in a coherent state. The next night? It happened again--screaming from his balcony, banging on walls, shouting nonsense, and disturbing the entire floor. Just days later, a third incident occurred when another tenant got into a physical altercation in the hallway. Again, police were called. Everything was captured on Ring footage by multiple residents and the building's own security system. Despite all this, when I went to the leasing office and requested to move units for safety reasons, I was told I'd need to pay my rent plus an additional $3,500--because of a "free month" promotion I received when I moved in, which I never even asked for. I was told I'd need to repay this in order to relocate. So let me get this straight: I'm expected to pay $7,000 just to move to a different unit for safety--while the person causing all the chaos and police responses stays put? I am a quiet tenant. I pay my rent on time. I follow the rules. And yet, I'm the one being penalized while the person disturubing the peace continues to do so with no consequence. The leasing office clearly values profits over the safety and well-being of residents. They brush us off with "there's nothing we can do" unless we pay more. This is not how tenants should be treated. If you're considering moving here--don't. Your safety and peace of mind are not a priority to this management team. I wouldn't recommend this place to anyone. read more

One Uptown Newport ( The Picerne Group ) has failed to comply with their own security policies and now contract with an absentee physical security provider. Multiple momentous and significant security issues - including Federal (FBI) presence are their vibe ( The Picerne Group ). You'd might as well live in Anacrime or Santa Ana. Additionally - they're ( The Picerne Group ) the champions of not responding to - multiple, critical, infrastructure fails due to lack of preventative maintenance and negligence. An update. After this update my washing machine completely broke. Alarming constantly and wouldn't do anything but make noise. Every time I called the leasing office I was told someone would be there within an hour. It took 4 days. I was instantly blamed for the tear in the seal. I sat smugly and watched him replace the whole seal and surprise, the alarm continued and the whole washing machine had to be replaced. All the while being treated with absolute hostility by the employees. In my home. If the response to my previous rating still shows, it is pretty clear how they operate. So sorry, we see it has been cleared up. Ignoring the stuff that happened afterward and the crap I had to deal with and do to get results. It's appalling to me that every single maintenance request I've ever put in requires an excessive amount of effort for a resolution. I never write reviews, but I feel compelled to speak up about the issues at One Uptown Newport. Safety is clearly not a priority here. We briefly had overnight security, but it took several incidents for that to happen, and then it was removed without notice. When security is needed, the response is either extremely slow or nonexistent, as calls often go unanswered. Last week, there was an FBI raid with a full SWAT team at the building. They seized large firearms and other questionable items from an apartment, which was very concerning and unsettling. The corporate office downplayed this in a generic email, referring to it as a "visit from a government agency." This was far from a visit; it was a full-blown raid with guns drawn, during which they had to break down the door. Why wasn't security immediately increased to make residents feel safe? The night after the raid, a man assaulted a woman and an elderly man in the jacuzzi. If security had been present, this likely wouldn't have happened. There have been numerous package thefts, car break-ins, and acts of vandalism, yet management refuses to install cameras in the garage and throughout the property. Ramon, the previous manager, held this place together and genuinely cared about the residents. Since he left, this place has gone downhill. The new office staff often doesn't take action on complaints and when they do offer assistance it takes weeks or much longer to materialize. For example, it took a year to get the resident garage gates replaced after multiple complaints. Additionally, people frequently speed through the complex, showing no regard for pedestrians crossing in front of the garages and crosswalks. A friend and I drove an hour and a half from Los Angeles to tour an apartment and were late for our appointment. Bridget Peppard was extraordinarily rude and refused to allow us to tour because we were late. I understand not being allowed to tour because we were late but it was the tone she was using that was extremely dismissive and rude. She threw her hand up and said "no". After she declined, I Let my daughter play at the park in front of the leasing office for about 30 minutes and Bridget sat at her desk despite saying that she had no time to let us see the one apartment we came to see. The people who work here are extremely rude to clientele. There were two people sitting in the leasing office and both refused to let us look at the one unit we drove an hour and a half to come see. I came to tour this place as it was recommended by my team. I travel a lot and just needed a safe place/area while I travel. The reason I decided not to go with the complex was because of how awful the customer service was, how sarcastic and unprofessional the staff is. That says more to me than anything when viewing apartments. Leasing office needs more training when talking to clients and touring them with all that attitude they carry. Even management there is very unprofessional and speak extremely rudely and are way too stuck up for my liking. read more

Management is very unhelpful. My husband and I had lived here for 2 years and recently moved out. We were on the third floor and had the loudest upstairs neighbors. We emailed management multiple times and provided video proof of the excessive noise they would make as well as their dog constantly barking at all hours even waking us up early in the morning quite often. Absolutely nothing was done about it. The units themselves are built with the cheapest materials. The walls will scuff with the slightest touch of anything to them and multiple times our cabinet door hinges broke from just opening them. The appliances such as washer, dryer and dishwasher barely work and don't really clean anything. The rent they are charging would be justified if anything in those units were actually of good quality. I would not recommend moving here. It looks good from the outside but I highly believe it's a huge waste of your money living here. read more

We rented at One Uptown for almost two years, while our home was being constructed. While we enjoyed the spectacular amenities (regularly using the pool, gym, Yacht Club, and office/workspace), we also enjoyed walking our dog in the park, as well as having a quaint outdoor playground for our daughter. The highlight of our stay, however, wasn't a WHAT, but a WHO. I don't know what his exact title is (perhaps, One Uptown Concierge), but RAMON is perfection, personified. He made our stay special because he went out of his way to offer reminders about events, large packages in the mailroom, facilitating the Alfred app integration, ensuring our reservations were intact...as well as a myriad of over things. Beyond that, he was the type of person to brighten your day, always remembering your name. Thank you One Uptown for being a place that cultivated our early memories as a new family. read more

Move in: I selected a particular apt that was available to move in, signed lease, and 1 week prior to move in was informed that I couldn't move in to that particular unit. I was adamant that I wanted a top floor unit and no others were available for my move in date. Had to choose a second floor unit out of pure necessity since I had already given notice to my landlord in LA. I had loud upstairs neighbors throughout the duration of my lease...which is exactly why I wanted a top floor unit. I second every negative reviews here. Save your money and don't move here. Security is a joke with packages constantly going missing. The property itself is filthy unless there are tours for new tenants. Strong marijuana smell everywhere all the time. Can't even use the balcony to get the fresh air. Dog poop in the hallways, dog pee in the elevator, and trash cans are always overflowing. Parking is a disaster. Add in the sketchy and questionable people around the building, and it often feels unsafe, especially for women and kids. For the price they charge, the quality of life isn't even close to worth it. Management is unresponsive and often rude. There is favoritism and gaslighting every single time you reach out for help. we regret signing the lease and can't wait for our contract to be over so we can move out of this place. An absolute nightmare!!! In just three months, my mental and physical health have been wrecked, and I'm now seeking legal help to escape this place. The fire alarms go off countless times, often in the middle of the night, forcing evacuations. Imagine coming home to find fire trucks outside, all the residents standing around, while your pet is terrified inside the building. In December 2024, the building's fire alarms went off countless times in a row, repeatedly forcing evacuations due to false alarms, and waking up residents from sleep in the middle of the night. This led to a dangerous decline in safety awareness among residents. The last time there was an actual fire, fewer people evacuated because many assumed it was just another false alarm. This is completely unacceptable.The noise insulation is horrible--you can hear every step your neighbors take, music blasting at midnight with lyrics crystal clear, and people screaming and crying in the hallways. The ceiling shakes! Management responds like AI--impersonal, unhelpful, and only interested in collecting money rather than providing fair solutions. Want to escape this nightmare?
