RPM Pittsburgh has been managing my house for 6 months and I am quite happy with their services…read more I'd recommend them to a friend. Pros: - They take care of all repairs and let me know about any unexpected costs as they happen. - They scheduled extra work (termites, fall maintenance) when I asked for it, took care of everything. - I get a monthly statement about income. When the statements look confusing I email RPM and they always explain the charges/income. - Direct deposit to my bank account. Cons: - It took them a few months to replace the garage door on my house, which didn't affect me much but might have made the tenants a bit unhappy. - Sometimes it can take a few days for my property manager to get back to me via email.

DO NOT RENT FROM THIS COMPANY. RED FLAGS IMMEDIATELY UPON MOVE IN CONTINUE TO WORSEN. I cannot…read morerecommend Real Property Management (RPM) based on my move-in experience. It's been 24 hours and a total nightmare move-in! My new place is absolutely inhabitable upon move in-and there is zero concern from Claudette, my property manager, who has been dodging my urgent correspondences. Before my lease began, I repeatedly asked for early access to the property and several updates about the garage. Claudette, assured me that early access wasn't possible because the team was still "working hard" to deep clean the home and that it would be completely move-in ready on July 1. I relied on those assurances when planning my move. When I arrived with a vehicle full of my belongings, the home was nowhere near move-in ready. The cigarette odor throughout the house was so overwhelming that it triggered a migraine after only a couple of hours inside. The walls were drenched in sticky nicotine sap that my body absorbed just by being in the room. The home still needed extensive cleaning, the garage was not even accessible, and the kitchen was in an alarming condition. The cleaning company's own report later documented heavy dirt, grease, biological contamination, and the removal of rodent feces from the kitchen cabinets and drawers before they could even be disinfected. That should never be the condition in which a home is turned over to a new tenant. Instead of unpacking, I spent my move-in day begging desperately for human communication with RPM, documenting the property's condition, communicating with cleaners through a language barrier, trying to determine where I would stay, and being sent maintenance requests asking me to coordinate repairs that should have been completed before I received the keys. The biggest disappointment, however, was Claudette's communication. Despite multiple emails, photos, videos, and requests for updates, I was largely ignored. I repeatedly asked for a phone call but was instead directed back to the maintenance portal. At no point did she ask whether I had somewhere to stay after it became obvious I couldn't move into the home, nor did she provide a meaningful timeline or clear plan for resolving the situation. I chose RPM because I believed I was renting from a trusted, professional property management company. Instead, I was left without a move-in-ready home on my lease start date, wondering where I was going to stay, while trying to manage problems that should have been resolved long before I was handed the keys. I cannot WAIT for the next 364 days to be over!!! DO NOT RENT FROM THIS COMPANY. This experience fell far below the standard I expected from RPM, and I sincerely hope management reviews both the condition of this property and the way this situation was handled. Based on my experience, I cannot recommend renting through this company. DO NOT RENT FROM THIS COMPANY!!!!!!

Note: They frequently change their name and now operate as Community Management Advisors, Inc…read more (CMA). If I could have given this group of misfits zero stars I would have. I don't even know where to start. It has been years of lying, deceit, and mismanagement. Their employees flat out lie and the owners do nothing about it. There is a constant turnover of staff and frequently use the excuse "I'm new to your community." The ONLY thing they do on time or correctly is deposit the HOA dues (where their fees come from) and nothing else. 1. DAMAGED MY BRAND NEW VEHICLE - Last fall, their contractor, Precision Safe Sidewalk, did over $4,500 damage to my brand new 2022 vehicle. CMA hired a contractor to level some concrete pavement around our complex. They worked on a 4-5 foot area where my brand new SUV was parked. The high-pressure spray showered literally millions of tiny cement pebbles and wet cement on my new vehicle. My windshield had to be replaced, paint needed to be repaired, and a piece of trim had to be replaced. Neither CMA, nor their contractor, would take responsibility and I ultimately had to file a claim through my auto insurer who sought subrogation from Precision Safe Sidewalk. All CMA (or whatever their name is) had to do was call me (and all the others who parked where dangerous work was being done) and ask us to move our vehicles because they were going to do work near vehicle. 2. THEIR SERVICE PROVIDER, BLOOMFIELD LANDSCAPING, DAMAGING VEHICLES - The landscapers CMA uses (Bloomfield Landscaping) damaged my brand new vehicle by using high-powered leaf blowers to clean debris (stones, litter, sticks, etc.) from the parking lot. The man doing the work told me "don't worry, ma'am, we just 'blow off' your car with the blower when we're done". Whaaaat?! This high pressure air sprays all the stones and debris all over the vehicle's surface. Instead of insisting their contractor use brooms to manually clean around the vehicles, CMA told me their contractor will no longer clear the parking lot where my car is parked (so they're continuing to damage other peoples' vehicles.) 3. POOR WORKMANSHIP - Recently, they contracted with a vendor to install a new security intercom in our building. The work was done so poorly it is almost laughable. It looks like a third grader did the work. They mounted the device IN FRONT Of a panel of windows and ran the conduit inside the building instead of within in walls as it should have been done (they simply had to run it where the existing intercom was). They simply took the "easy way out". Their contractor didn't even bother clean up after the install but their employee Derrick Rovira, insisted they did even AFTER I sent them photos of the poor installation and mess left behind both inside and outside our building. 4. A "MANAGEMENT COMPANY" WITHOUT SERVICE PROVIDERS - They have been promising that they were working with a named vendor to have the carpeting cleaned in our building. Just this morning, Derrick Rovira, told me he can't find A SINGLE carpet cleaning company ANYWHERE to come and clean the carpeting. I opened Yelp and made ONE phone call to a local company. The owner told me he'd be glad to come out and give a quote for the job. I then shared this with Mr. Rovira who said, "You can't expect me to know every carpet cleaner." Whaaat? Yes, that's EXACTLY what I expect since that is what you're being paid for. 5. A "MANAGEMENT COMPANY" WITHOUT SERVICE PROVIDERS had a similar problem with Mr. Rovira hiring a plumber to check the valve on the main water line in the building as my own plumber needed to shut off the water to do some work. Mr. Rovira lied and told me that PWSA had to shut off the water (not true as PWSA told me the water service to our HOA is "private" and managed by the HOA), he then couldn't find a plumber to do the work (again, whaaa? this is what your company is hired to do...manage property!) How on earth is this place still in business. I WOULDN'T HIRE THIS BUNCH FOR ANYTHING. TheY lie, obfuscate, and stall. All the while, cashing those monthly checks (where their fees are) in a timely manner. The owners/management are 100% aware of everything and they just let it happen, cover for the incompetence, etc. It is an unprecedented level of ineptitude, incompetence, and flat out negligence the likes I've never seen. Do yourself a favor and don't get involved with them. I'm trying to post photographs of the various debacles they've created but I keep getting a message the file is too large...I'll keep trying so you can see the damage they've done and the caliber of their "work".

Spends all their time figuring out ways to collect dues and fees. I wouldn't give a 1 star.read more

The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

The property needed lots of repair work and the cost of maintaining it was piling up. I reached out to a few investors in the area regarding selling the property and was extremely grateful that I connected with Nick from the Pittsburgh Property Guy Team. When I spoke to Nick, I immediately felt comfortable. He was very professional, knowledgeable and friendly and offered solutions. Thanks to him, the entire process was smooth, quick and easy. We had little to no experience with the process and required a great deal of support which Mark provided constantly. He offered expert advice every step of the way. After finding and showing us our beautiful new home, he was there to guide us through the offer, negotiations, inspections and always kept us informed of updates regularly through the closing. More importantly, he guided us through the sale of our home every step of the way. He provided us a detailed market analysis of the area as well as advice and suggestions for improvements prior to the showings. We never imagined that the small updates would increase our home's value. His guidance was amazing and proved to be priceless. Mark made the whole experience very easy and stress-free. He was always available to address every question or concern quickly and thoughtfully and always worked around our schedules. He is professional, caring, patient and incredibly knowledgeable. I also called him again on the 1/27/2016 and spoke to him about the property located 1323 Alton Avenue and he told me that the property was under contract and then I told him that it did not say that on the web site. On Re-Max or on Realtor.com. He then went on to be abrupt and rude to me. Is this how you want your agents treating potential customers. I then reached out to Howard Hannah and they did a walk through with me to see the property on 1/30/2016. I then told my agent to make an offer on the property and she called Mr. Handlovitch and left several messages with no reply. Then today she finally gets a hold of him and he told her it was under contract. I am very curious as to when it went under contract why Mr. Handlovitch is unable to do his job adequately. I feel that I missed out on a great opportunity. Also just to let you know that I am aggressively looking for a home and now Re-Max is out their piece of the pie. I can honestly say that I will not ever work with ReMax again and I intend on telling everyone that will listen to my poor experience with Mr. Handlovitch and ReMax.
