Leah was really helpful and kind which is rare especially when you learn about how bad other property managers are in the same area as this property. Leah was really patient with us as we tried really hard to find other girls to join our house but it always fell through with some of these girls. Leah recommended the 4 bedroom side to us and even went out of her way to show that side of the house to 2 of the girls since I was really busy with a final for a class. Leah has been nothing but kind and respectful. She wasn't up our butts about paying for the deposit and she was really understanding when we had an issue with finding people. I'm glad this company took over for the property that we found instead of the prior one due to how it feels so frat like and how the property management is changing it. I highly recommend this company if you're looking for a place and heard bad things about other property management.

    I would not recommend DeSantis Property Management based on my experience…read more After my tenants moved out on October 31, I expected my property to be prepared quickly for a new tenant. Instead, I experienced months of poor communication, delays, broken commitments, and questionable billing practices. Although work orders for cleaning and winterization were created in early November, the carpets were still not cleaned months later despite multiple invoices, repeated follow-up emails, and promises that the work would be completed. I personally visited the property on multiple occasions and found a strong animal odor, large carpet stains, tires and junk left in the garage, and maintenance items that had not been addressed. Communication was consistently reactive rather than proactive. I repeatedly had to ask for updates, and many emails went unanswered. I was promised improved communication, complimentary carpet cleaning, and removal of the remaining debris, yet these commitments were either significantly delayed or never fulfilled. I also discovered a water shutoff notice on the property because the utility bill had not been addressed. I had to pay more than $400 immediately to prevent the water from being shut off. Later, I found duplicate management fees, additional cleaning charges for work that was never completed, charges for services after I had already informed the company I was terminating my management agreement, and billing discrepancies related to the water account. Perhaps the most frustrating part was that I was repeatedly asked to lower the rent because the property was not leasing, while basic maintenance and cleaning needed to attract a tenant had still not been completed. After months of frustration, I decided to sell the property instead. Throughout the process I spent an enormous amount of time following up, documenting issues, and correcting problems that should have been handled by the property management company. Every property management company will encounter challenges, but what matters is communication, accountability, and follow-through. Unfortunately, those qualities were consistently lacking throughout my experience. Based on the delays, lack of responsiveness, unfulfilled promises, and inaccurate billing, I cannot recommend DeSantis Property Management.

    We listed our Moon Twp home with an agent at Howard Hanna in October. We made it clear when we…read moresigned the contract that we wanted a 6 month listing. Our contract stated that our listing ended April 30th. The agent was not successful in selling our home and in conversations with him throughout March and April I mentioned that we would likely look for tenants if it had not sold by the time the listing expired. On April 29th I emailed him to talk about the details like the lock box being removed and the key returned. He informed me then that I would need to send a certified letter to his office and then there would be a 10 day waiting period for the listing to be terminated. I was surprised since the contract stated an end date of April 30th, and also he had never mentioned this when we had previous discussions about the end of the contract. Apparently this is a standard clause that Howard Hanna has in the fine print of all their listing contracts that are under a year. Needless to say it was aggravating and annoying; I was especially annoyed that the agent hadn't made me aware of this in advance since he knew we were not wanting to extend beyond April 30th. Overall it felt like a sneaky and underhanded way to treat a client. Would definitely warn anyone who is thinking of listing their home for sale with Howard Hanna to get absolute clarification on the listing termination details up front.

    If I could give a rating of zero stars I would. I had a horrible experience dealing with Remax…read morewhen I went to buy my house. The buying and selling team were Gina and Rachel and Rachel was my agent since I was the buyer. Within our contract, there was a section about the buyer's agent commission. When I had asked Rachel to explain this fee early on in the house buying process she told me, "A buyer's agent commission is usually paid by the seller but if a home is under 3% or $3,000 then you would have to pay me, but you are not in that small range of homes, so you are okay..." Naturally, I trusted her. Well that was a huge mistake. When it came time to review the contract before closing, there was an additional fee of $675 listed under the buyer's agent commission. When I asked Rachel again why there was this additional fee, she told me that her commission on the house should be 3% but she was only getting 2.5% and Gina was taking 3.5% and she did not know how much commission Gina would be taking and said, "Sorry for the confusion". How do you work on the same team and not know how much commission the other person is taking?? This information was not properly disclosed to us during the process and we were lied too many times. I contacted the CEO of this Remax branch, Ed Rae about this issue. At first, he seemed like he cared and wanted to help. Well, after not answering my phone calls for a whole week, he finally got back to me and said he could not talk to Rachel because the Governor banned face to face contact.... Have you ever heard of a phone call? After he eventually looked into my contract, he said that the information of how much commission Rachel was taking from the house was disclosed to us on a multi-list printout (that I think might have been on the table at the showing). At the bottom, it said "BAC: 2.5% NET" How would any individual who is not in real estate know what that means? And on top of that, Rachel had access to this paper so obviously she knew what her commission was. He refused to help us or give any guidance on who to talk to about this issue. This was my first time buying a house and it is supposed to be exciting but working with Remax and this team was nothing but a nightmare! If anyone is forced/ or does use this team, you should verify the amount of commission they are each taking from the sale. They will lie to your face multiple times. I have our entire conversation in writing and this did not matter to anyone at Remax. I was extremely disappointed in the way Rachel, Gina and Ed handled this process and would not recommend them to anyone.

The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.
