Pros: - They take care of all repairs and let me know about any unexpected costs as they happen. - They scheduled extra work (termites, fall maintenance) when I asked for it, took care of everything. - I get a monthly statement about income. When the statements look confusing I email RPM and they always explain the charges/income. - Direct deposit to my bank account. Cons: - It took them a few months to replace the garage door on my house, which didn't affect me much but might have made the tenants a bit unhappy. - Sometimes it can take a few days for my property manager to get back to me via email.

It's been 24 hours and a total nightmare move-in! My new place is absolutely inhabitable upon move in-and there is zero concern from Claudette, my property manager, who has been dodging my urgent correspondences. Before my lease began, I repeatedly asked for early access to the property and several updates about the garage. Claudette, assured me that early access wasn't possible because the team was still "working hard" to deep clean the home and that it would be completely move-in ready on July 1. I relied on those assurances when planning my move. When I arrived with a vehicle full of my belongings, the home was nowhere near move-in ready. The cigarette odor throughout the house was so overwhelming that it triggered a migraine after only a couple of hours inside. The walls were drenched in sticky nicotine sap that my body absorbed just by being in the room. The home still needed extensive cleaning, the garage was not even accessible, and the kitchen was in an alarming condition. The cleaning company's own report later documented heavy dirt, grease, biological contamination, and the removal of rodent feces from the kitchen cabinets and drawers before they could even be disinfected. That should never be the condition in which a home is turned over to a new tenant. Instead of unpacking, I spent my move-in day begging desperately for human communication with RPM, documenting the property's condition, communicating with cleaners through a language barrier, trying to determine where I would stay, and being sent maintenance requests asking me to coordinate repairs that should have been completed before I received the keys. The biggest disappointment, however, was Claudette's communication. Despite multiple emails, photos, videos, and requests for updates, I was largely ignored. I repeatedly asked for a phone call but was instead directed back to the maintenance portal. At no point did she ask whether I had somewhere to stay after it became obvious I couldn't move into the home, nor did she provide a meaningful timeline or clear plan for resolving the situation. I chose RPM because I believed I was renting from a trusted, professional property management company. Instead, I was left without a move-in-ready home on my lease start date, wondering where I was going to stay, while trying to manage problems that should have been resolved long before I was handed the keys. I cannot WAIT for the next 364 days to be over!!! DO NOT RENT FROM THIS COMPANY. This experience fell far below the standard I expected from RPM, and I sincerely hope management reviews both the condition of this property and the way this situation was handled. Based on my experience, I cannot recommend renting through this company. DO NOT RENT FROM THIS COMPANY!!!!!!

    Note: They frequently change their name and now operate as Community Management Advisors, Inc…read more (CMA). If I could have given this group of misfits zero stars I would have. I don't even know where to start. It has been years of lying, deceit, and mismanagement. Their employees flat out lie and the owners do nothing about it. There is a constant turnover of staff and frequently use the excuse "I'm new to your community." The ONLY thing they do on time or correctly is deposit the HOA dues (where their fees come from) and nothing else. 1. DAMAGED MY BRAND NEW VEHICLE - Last fall, their contractor, Precision Safe Sidewalk, did over $4,500 damage to my brand new 2022 vehicle. CMA hired a contractor to level some concrete pavement around our complex. They worked on a 4-5 foot area where my brand new SUV was parked. The high-pressure spray showered literally millions of tiny cement pebbles and wet cement on my new vehicle. My windshield had to be replaced, paint needed to be repaired, and a piece of trim had to be replaced. Neither CMA, nor their contractor, would take responsibility and I ultimately had to file a claim through my auto insurer who sought subrogation from Precision Safe Sidewalk. All CMA (or whatever their name is) had to do was call me (and all the others who parked where dangerous work was being done) and ask us to move our vehicles because they were going to do work near vehicle. 2. THEIR SERVICE PROVIDER, BLOOMFIELD LANDSCAPING, DAMAGING VEHICLES - The landscapers CMA uses (Bloomfield Landscaping) damaged my brand new vehicle by using high-powered leaf blowers to clean debris (stones, litter, sticks, etc.) from the parking lot. The man doing the work told me "don't worry, ma'am, we just 'blow off' your car with the blower when we're done". Whaaaat?! This high pressure air sprays all the stones and debris all over the vehicle's surface. Instead of insisting their contractor use brooms to manually clean around the vehicles, CMA told me their contractor will no longer clear the parking lot where my car is parked (so they're continuing to damage other peoples' vehicles.) 3. POOR WORKMANSHIP - Recently, they contracted with a vendor to install a new security intercom in our building. The work was done so poorly it is almost laughable. It looks like a third grader did the work. They mounted the device IN FRONT Of a panel of windows and ran the conduit inside the building instead of within in walls as it should have been done (they simply had to run it where the existing intercom was). They simply took the "easy way out". Their contractor didn't even bother clean up after the install but their employee Derrick Rovira, insisted they did even AFTER I sent them photos of the poor installation and mess left behind both inside and outside our building. 4. A "MANAGEMENT COMPANY" WITHOUT SERVICE PROVIDERS - They have been promising that they were working with a named vendor to have the carpeting cleaned in our building. Just this morning, Derrick Rovira, told me he can't find A SINGLE carpet cleaning company ANYWHERE to come and clean the carpeting. I opened Yelp and made ONE phone call to a local company. The owner told me he'd be glad to come out and give a quote for the job. I then shared this with Mr. Rovira who said, "You can't expect me to know every carpet cleaner." Whaaat? Yes, that's EXACTLY what I expect since that is what you're being paid for. 5. A "MANAGEMENT COMPANY" WITHOUT SERVICE PROVIDERS had a similar problem with Mr. Rovira hiring a plumber to check the valve on the main water line in the building as my own plumber needed to shut off the water to do some work. Mr. Rovira lied and told me that PWSA had to shut off the water (not true as PWSA told me the water service to our HOA is "private" and managed by the HOA), he then couldn't find a plumber to do the work (again, whaaa? this is what your company is hired to do...manage property!) How on earth is this place still in business. I WOULDN'T HIRE THIS BUNCH FOR ANYTHING. TheY lie, obfuscate, and stall. All the while, cashing those monthly checks (where their fees are) in a timely manner. The owners/management are 100% aware of everything and they just let it happen, cover for the incompetence, etc. It is an unprecedented level of ineptitude, incompetence, and flat out negligence the likes I've never seen. Do yourself a favor and don't get involved with them. I'm trying to post photographs of the various debacles they've created but I keep getting a message the file is too large...I'll keep trying so you can see the damage they've done and the caliber of their "work".

After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

    By far the worst title company I've ever dealt with. BCHH, and specifically their agent Ericka…read moreFarmer, completely mishandled my closing. We were under contract since April for what should have been a simple family transfer. Instead, BCHH dragged it out for 5 months, failed to communicate, and left my family member in foreclosure. Ericka stopped responding to me entirely after June 11, even though she had an accurate payoff from that date. She only sent documents at the last minute, forcing my lender to re-run numbers the day before closing, which raised my mortgage payment and drastically reduced seller proceeds. Worse, BCHH never notified my family member's mortgage company of the pending sale. Because of that failure, collection efforts and foreclosure continued unnecessarily. Even after closing, BCHH still failed to disburse the seller's $13,537.75 proceeds and my $2,000 buyer credit. Instead, they began harassing a non-party to the transaction (my father) about a $2,000 transfer that was sent to the exact account they instructed. When I spoke with Nelson from BCHH, he even admitted: "If it was up to me, you wouldn't have closed until we received the $2,000." This is unacceptable -- once closing occurs, funds must be disbursed and payoffs sent, period. BCHH breached their fiduciary duty to both buyer and seller, withheld funds illegally, and caused severe financial harm. I will be forwarding all correspondence to the NJ Department of Banking & Insurance and Stewart Title, their underwriter. Avoid BCHH at all costs.
