I moved in for my freshman year with 4 other girls in there Ledbetter apartment. We have had multiple sicknesses from black mold exposure, along with sewage filling out sinks and overflowing our shower into our room and completely soaked our clothes and carpet. They only sent a team to clean the sewage for free but took 3 weeks to send someone to fix the overflowing shower and sink problem. On top of that the insane amount of black mold exposure constantly makes us break out and get sick. Management is nice enough but takes a long time to help you, and some people in the office will just be completely bothered by you and not care at all to help. We also started getting multiple charges after 3 months of moving in claiming we go over our electricity limit, even though we go out of our way not too and have since stopped using the AC we bought for the apartment (BC IT DOESNT COME WITH AIR-CONDITIONING!!), and if you use the heater you'll get charged no question. I also just had 2 expensive blankets get melted in there dryers with it set on the lowest setting and they said there's nothing they can do, shocker! St.George is not the WORST rent management, but Beach City was definitely not the place to live. Especially for 1,500$ a month to share a room and bathroom. I would consider other living arrangements before committing to beach city this year, but good luck!! read more

Do NOT Lease from St. George & Associates - You've Been Warned This company is an absolute joke when it comes to handling tenants' rights -- and they clearly count on people not knowing California law. After I moved out, they illegally withheld part of my security deposit and Wendy De Leon sent me a "good faith estimate" instead of the legally required itemized breakdown. That's a direct violation of California Civil Code §1950.5 -- they had 21 days to send an actual accounting and return the deposit. They didn't. And I'm not the only one -- I've since heard from multiple past tenants who went through the same exact thing. They'll stall, ignore deadlines, and hide behind excuses like "we're busy" or "we're backed up with hundreds of move-outs." That's not your problem -- and it sure as hell isn't an excuse to break the law and keep your money. If you're thinking of renting from them, run the other way. Their operations are disorganized, unprofessional, and completely disrespectful to tenants. Look elsewhere unless you want to fight to get back money that legally belongs to you. There are drug deals going on in the parking lot, sketchy neighbors, and mold everywhere. My daughter has all the symptoms of exposure to black old and it is because of YOU beach city and St. George. No matter how much you clean the apartment, it will still be dirty. The floors will never be sanitary. If you can't walk around barefoot in your own apartment, then I think there is bigger issues. They are constantly spending money on fixing other unneeded things around the property when they should focus on deep cleaning and having a mold inspector come out. It is seriously like living in filth. It has gotten to the point where my daughter feels unsafe in the complex and the staff will do nothing about it. Oh, and never order anything here either because it will be stolen by the time it arrives at your door and the staff will let it slide under the rug. Another big issue is Christopher. He is a creep and weird towards the girl residents that live there. I have heard odd things about him and all of the shady things that him and his staff are pulling behind the scenes. Be aware they are willing to scam you for anything. And the parking lot, don't even get me started. There are absolutely no spots and they put in speed bumps that are already damaging my daughters car. Beach city better be prepared once I have to take her car in the shop for this, because I will be having a word with you scammers. They also fail to inform the parents that are paying for this that there are break ins. DO NOT waste your money and go somewhere else where you will get your moneys worth. There is also grown men that are probably about 40 years old living on the property when it is supposed to be student housing. Weird. Totally unsafe and makes the younger students feel uncomfortable. I also had found out that there was a death on the complex? Not sure what that was about but very strange how everything is swept under the rug. And don't get fooled of all of the good reviews, it's either the staff or people to get points for something. And to the staff, I don't care that I am unfolding the truth, it must be told before you guys are going to scam more poor innocent people. Had a great experience at Beach City as a first year at SBCC!! I loved my roommates and the living environment. The staff here at Beach City are so incredibly nice and very accommodating. Adria Berry was very helpful when I had questions about certain things at Beach City. I totally recommend this to anyone who wants an easy and accessible living space to and from sbcc campus as it's right next door. they throw fun events throughout the year that bring the community together. read more

Recently, that roommate assaulted me. Chris took over two weeks to remove the roommate, effectively displacing me from my own apartment for two weeks. You can't get a response you pay rent they say you didn't they send your kids eviction notices when you have paid rent and never apologized. They don't have any control over parking yet. This place is horrible. The apartments are disgusting, my roommates shower was covered in mold we asked them to clean it multiple times in a work request. After they finally cleaned it after months it was still covered in mold. This should've been fixed before we ever moved in. They also have been withholding our security deposit claiming we caused damage that was there when we moved in. My son is starting his second year staying in this complex, moving in today as a matter of fact. Personally, I was suspect when he first wanted to move in here a year ago for last school year, based on the reviews. But looking back, I thought it was fine and supported him choosing a second year. Yes, there is partying happening, expected for a complex full of young college students. Nothing outrageous during my visits, as I expected to see much worse to be quite honest. When I have visited on evenings and weekends, I observed an active security patrol everytime which is a good thing in my opinion. I particularly base my high rating on the service from the front office staff, particularly Ava, but everyone else was just as good. Every single phone call and email was always answered very promptly, with ful courtesy and always with complete and accurate information. This rates high in my book as a concerned, paying parent. The only negative I have had about the experience, is that they have zero guest parking on-site, which is a bit frustrating when visiting as the paying parent. But I can see how guest parking could be abused by residents and their friends. All in all, I have been happy and re-upped for the second year. read more

I have lived under Beach for 3 years. Within my time under them there is many terrifying stories I could share about not met lease promises, nightmare older adult roommates while advertised as student housing, and much more. In addition to this the blue lives matter flags everywhere on property offices and belongings put on by staff and owners makes it feel less inclusive and safe for fellow POC renters and students. It is one of the few affordable options down here though which is the reason I had stayed for so long. Definitely try and look other places if you can afford but if its absolutely necessary like for a student like me, you'll definitely live. (not sure if they still do but they used to offer us rewards for positive reviews so be mindful of that as well.) Best of luck read more

Worst property management ever! No wonder they don't give you a phone number. You can text or e-mail, and you are lucky if you get a response in a month! The units have bugs and broken window and they don't even provide door knobs on the bedrooms, which you find out on move in day. The pipes are clogged. We had to take over a year lease, since they won't do any other kind of lease, so that my son could play football. They promised us they would give our $500 deposit back, but when he got there to place was thrashed. He went to the onsite office for the property manager and asked if someone could come see his apartment and the damages. They said oh no don't worry they won't charge you for it. They never sent anyone to inspect the apartment when the prior tenant moved out. Then he tried again to get the property manager to come out when he moved out. At that time the other tenants moved out and left all of their stuff. They again assured him he would not be charged, and again did not come out. Long story short they are now trying to bill us over $2,000.00. Unbelievable! Hard to believe after seeing some of the other bad reviews (and there is a lot!) that this place can still just steal from people. A lawyer retainer is $2,500.00, so I guess they don't think anyone will bother. May need to do small claims court. If it hadn't been for the SBCC football program telling us this is the place to be, we would have never rented here. I guess you convince yourself it won't be that bad. Wrong! read more

READ THIS! Source: current resident. CONS: Greedy owner, criminally small rooms (with terrible layouts) and corners cut everywhere. Bugs are absolutely everywhere and each room has something missing or broken. It's a place inhabited and run by college-aged students so it's to be expected, but still. Good luck getting a parking spot- it's like a war zone here and they don't have enough. Plus you will scrape the bottom of your car 4 times a day thanks to the huge speed bumps. Also the second you park your car temporarily security comes out and calls a tow truck. FYI because Beach City is supposed to provide tenants with parking you won't be able to buy a SB residential parking pass so you're almost SOL. Nights are loud and students smoke 24/7. Also, everything just smells weird. Oh and DO NOT SEND YOUR RENT CHECK BY MAIL!!! It WILL end up in a random tenant's mailbox and the office will not get it. Trust me, it's happened to a lot of people here. They charge a fee for online payments too so just deliver it in person maybe. PROS: They did send a maintenance guy to repair some stuff in our apartment, and he was great. The bad review is reflective of the apartment itself and not so much the employees (most of whom are really nice!). Some rooms are renovated and much nicer but have smaller kitchens. I'm just going to mention this before I dive into every reason why this place is AMAZING. DO NOT LISTEN TO THE REVIEWS. I came out to Santa Barbara for school in Aug 2017 knowing ONE person. I now have a network of best friends who are also all my neighbors in the complex! There's always something to do -- chill out and study with friends, movie nights, tanning by the pool, bbqs, pancake breakfasts, head down to the beach, etc. Not to mention, this is the closest housing to campus so even going to an 8 am class is convenient and not-so-bad at allll. Given there are many other complexes and apartments near school for a lower price, but the beach city experience is superior, by far, to anywhere else. There's a gym, game room, resident events, WIFI, ELECTRIC, GAS, FURNITURE, FLAT SCREEN TV, BLUETOOTH SPEAKER is all included in your rent price. I've lived in another complex for a semester and the management was awful. All our bills were separate and management didn't let us know we had to change over the power to our name so it was lights out for us for a few days! F that lol. If you're new to Santa Barbara or even returning, this place makes it so easy for you to focus on your studies, make friends for LIFE, and make a ton of memories in the meantime:-) read more

UPDATED REVIEW: The leasing manager Ava has done a wonderful job taking our concerns seriously and addressing the situation. I wish we would have reached out to her sooner. My daughter is now in a safe environment at Beach City thanks to Ava's quick action and planning. I will still say to prospective parents that this is not the ideal situation for the first time your child is away from home. It's not a dorm with RAs and other college conduct requirements. If your child has lived on their own before, are assertive and willing to connect with management to get issues resolved your child will likely have a much better experience. I would also recommend they only move in with people they know, to help ensure a safer and happier experience. The harassment my daughter experienced was due to her roommates' behavior or other people their roommates let into their house. Because the whole house can get flagged for bad behavior it discouraged the other roommates from coming forward sooner. OLD REVIEW: If I could rate this a -5 I would. Also, be very skeptical of positive reviews. Many, if not all of them, are posted by the tenants who want to work in the office. In order to work in the office a tenant has to post a positive review. On top of that Beach City bribes tenants for positive reviews. My daughter moved there from out of state to attend SBCC. There is no supervision and so the behavior of some residents is basically harassment and goes well beyond the college party vibes into a toxic and very unsafe environment. I thought by living in the houses owned by St. George things would be different but boy was I wrong.... someone literally died in the house I was staying in and only a few months prior to moving in. Beach failed to mention any of this and when we moved in there were drugs/alcohol and even a stray pet living there. Not only did they not care to clean up the house before the new freshman moved in, they failed to assist anyone moving in with answers on why the house was left in terrible conditions. This community is where good things come to die. The houses are decent at best, when you put in requests to have things done it can take up to a week to have anything fixed. We had a "pet" mouse for a few months and it only ever went away after we got a real pet cat. The 5 star reviews are either from RA's told to leave reviews to up their star average or from people who were privileged enough to afford to live in a 2 person apartment. Their "security" is a team of 19-20 year old guys who don't do much to keep things under control, and their noise ordinances are not enforced much. DO NOT LIVE HERE!! Whatever u do do not sign a lease with beach city or any st George housing units. This place is a scam and the owner is a slumlord that will do anything to get your money. When I first moved in our place was so gross and constantly smelled. We ended up hiring a mold professional to test the air because nobody at the apartment complex would help with our situation. The profesional let us know that it was unsafe to be living in our apartment because of the mold. So beach city relocated us into a new apartment on the third floor. This was after we had all moved in and our parents left so we were left to move all of our stuff to a new building on the third level. This was very difficult and staff was not understanding at all, wouldn't even let us park our car in a different spot while moving our furniture. The security will make up stories that you "threw a party" or "someone peed off the balcony" just to get money out of u. You will probably also get an overcharge on electricity at some point. They do construction at 7 am and don't care about anyone sleeping or doing school. They barge into your apartment without telling u and come in constantly needing to "fix stuff". During winter break we locked our door but when we came back it was unlocked. They say that there is cable tv but u can't even use your tv if u don't bring your own set up like Apple TV or Xbox. They have a gym but so much equipment breaks and nobody fixes it. And when you move out they send you about half of your security deposit back and claim there were problems that they had to fix (which there weren't) and my roomates and I all got different amounts back so how does it make sense ? So please listen to these reviews because I didn't and it was the worst mistake of my life. Beach city isn't fun anymore. You get busted if you have 20 pppl over past 10 pm and get stuck all paying $50 each. Live In isla vista or literally anywhere else. read more

Excellent experience working with the St George team; especially Delaney and Ruth. As a father trying to help my college age daughter find an apartment near Santa Barbara City College I was blown away by the customer service level of Delaney and her team. They were patient, informed, and ready to help. Every time! I had a million questions, even though it felt like I was calling everyday to get more information they never made me feel as though I was wasting their time. Most of the time they would answer the phone within 1-2 rings but if I left voicemails they always returned my call within an hour or so. They also replied to my emails quickly when I chose to communicate that way. St George is a top of the line apartment option for anyone going to SBCC. I am extremely comfortable sending my kids to these apartments because I am confident the staff will be attentive and proactive to all their needs. read more

My expectations are never high with college living but the apartment my daughter lived in was a mess when we moved in and they never fixed so many items. PLEASE READ. Worst. Property. Management. Company. Ever. St. George is scamming emotionally and financially vulnerable college students and their families. The website and advertising seem enticing... but DO NOT get lured in. Once you sign a lease they don't care about you. I lived at Beach City for two years. When I moved into both apartments they were filthy. They clearly had not been cleaned since the last tenants moved out. Whenever my roommates and I would submit maintenance requests (which happened way too often) response time was DAYS slower than it should have been and we would have to live with clogged drains, broken doors and appliances, and there were multiple instances in which the water for our building was shut off without notice. There are supposed to be working fire extinguishers on each floor of each building and I can attest that they were never there. Just broken glass in the hallway. Parking is a shit show, $100 for a parking spot that someone else is parked in most of the time. They threaten to tow your car even if you pay to park there because they aren't able to control who is taking the spots. When I moved out my first year there were literally MADE UP charges on my security deposit invoice (they made up a damaged screen in a window that never existed) and once we called them out the charges were removed, but I should have gotten my full deposit back and I didn't. Upon moving out the second time, they didn't give me any money back and had the audacity to charge me and extra $60. They tried to justify it by saying that the apartment needed to be cleaned but I can guarantee you that my (4 female) roomates and I left that "apartment" in significantly better condition than we found it. And where was the cleaning charge last year? Were the previous tenants charged for "cleaning"? I don't think so. I found old boxers in one of my dresser drawers, the shower had scum all over it and there was a half used bottle of dandruff shampoo in the bathtub. That doesn't seem "move-in ready" to me. When you try to bring up grievances, the women who work in the office are extremely rude and unreasonable. I honestly don't know what they are getting paid to do. This place was a horrible mess. If you want your children exposed to hardcore drugs, alcohol and more then live here. They didn't care about the tenants it's over priced and the nice white wall clear apartment they show you when you do your walk through is not the one you will be staying in. The people were loud, wild and several times I encounter cops and ambulances there. Most of them time, the office staff was quite rude, they showed no respect to tenants. I did have good experiences with the college student staff members, they were kind and did try to help. The location was why they got a second star, for SBCC students it is prime location. I stayed here 2017-2018 maybe things have changed, i hope so. I wish there was no star rating. Because that's what this place deserves. Parking is awful, even if you pay for a spot, other tenants tend to take your spot and you are stuck calling the main office and then they tell you to park in a different parking space (now you're taking the spot of someone else). ALSO, they gave a permit for my parking spot to someone else! For some reason, without my consent or knowing, gave another tenant my parking spot for free while I was still paying for it and living there trying to use my own parking spot. They add additional charges wherever they can. At the end it's not worth fighting the additional 25.00 here and there and I ended up just paying them. Just counting the days till my lease was up. I was charged $25 for a missing gate key, that I had turned in upon moving out. I handed in all of my keys and they put it in a little baggy and somehow they lost it, blaming me for losing it and therefore charging me. Ridiculous. Glad I won't be coming back to such a trashy place. The 20 year olds are jokes and all they do is socialize in the office and don't tend to the needs of the tenants. If you are a student that wants to party and meet others then this is the place for you. If you are a student as myself that really just wanted a clean place to live and study, then this is not the place for you....parties every weekend is not what I signed up for. Drugs and alcohol are always welcomed at Beach City and if that's your thing then this is the perfect place to live for you. I won't be renewing my lease, done giving them extra money. Management only cares about money and they are absolutely unresponsive to anything. Apts are like low income housing , but they charge u luxury prices, Absolutely filth, broken and no support or services for the students, Staff is incredibly unreachable and simply do not care. Landlord should be sued by every one of the hundreds of parents and students who have to deal with the broken, dirty, unsafe condition of these apartments, and forced to live out their term in horrific conditions. They will rip you off for every dollar they can while the student live in squalor with mold, bugs, and filth and not a caring ear to be found anywhere. I am writing to worn others from ending up in this horrific situation. I am spending endless hours of trying to get a listening ear so my daughter can have a decent year somehow.... Where do I even start... This place is probably the worst place you could live in Santa Barbara. I think most people living here would rather sleep in the street than live at Beach city. We got stuck with a nightmare roommate who was older than the management. We had our door kicked down by someone who was illegally living with us and the office would do nothing about it since there was no "proof." We had to live without a front door for 2 days due to the incident... talk about a safety hazard. The 24/7 security is a lie. They are nonexistent most nights but they will let you ride their golf cart around when they are there since most of the security guards are the same age as the tenants living there. Maintenance requests take MONTHS to be fulfilled due to the terrible office staff. You also WILL NOT get your security deposit back for some made up reasons. Parking is a nightmare and you won't get off the waitlist. St. George is a slumlord and does not care about the building whatsoever. There is black mold everywhere and you will be sick for the whole year you live here. You move in with broken appliances, torn couches, roaches, and bugs. Any positive review here has to be paid off by the office staff. It is college but there is a lot of drug problems and criminal activity on the property. I saw cops there at LEAST once a week. It is a convenient place to make friends though if you need friends since everyone lives one foot away from each other! I have to say talking crap about beach city was a good bonding experience with my roommates since we discovered something terrible about this place everyday here. read more

Please do not invest your money at this apartment complex, especially if you have a daughter. Upon move in, the doorknobs on the doors are missing. There are no screens on the windows, hence all the little bugs in the complex. The unit itself is worn down, old and disgusting. I wish I would have demanded to see a unit, but Ruth said there weren't any available to view when we were there. I now know why. The entire unit is splattered with paint and I'm assuming it's from the painters not covering the furniture while painting. The sofas look used and abused. The floor has black marks and scratches as well as the single kitchen table. We had to buy a covering for the table as it looks too gross to eat off of. The refrigerator has dings all over the door and the inside has cracked plastic. There is absolutely no lighting on one end of the complex (closest to Cliff and SBCC). If you are going up the stairs or in the parking lot, you will need a flashlight to see where you are going. The hallways are not lit either, so this can be vary dangerous for young ladies or accidents. I hope this helps some of you make a decision about staying here. read more

probably one of the worst places to live. No parking at all. Everything is completely overpriced. I live in the two person bedroom and i pay 930 a month. If you have a car parking is an extra 90$. I had drug use in my apartment and i went to management about it and they told me they couldn't do anything about it. They suck and you won't have a good experience. Over all the placement of beach city is nice, but living here is like going home to hell. They are strict about everything and basically give all tenants no freedom at all. If I was a parent who loved my child, I would never in a million years trust to send my kid here. After spending three years with St. George and Associates, (two at Beach Shitty) I saw the true side of their management practices. All they care about is money and do not look into anything beyond that. Case in point; half of these reviews were written positively due to the incentive from management to have fees waived or some other form of assistance. All the owner cares about is becoming as rich as possible (you should see his mansion in Hope Ranch) and instead of fixing the COUNTLESS problems here, he is just building new properties across SB to increase his wealth. Kids overdose here all the time and get addicted to hard drugs (cocaine, ketamine, LSD) as they can often buy them from their next-door neighbor. Security is a joke and only care about the noise complaints from the neighbors up the street (who all hate Beach City) and have little interest in the wellbeing of the tenants. I've had countless things stolen here, including an expensive bike which was securely locked to a bike rack. The metal lock was sawed in half along with my girlfriends bike and many others. Management did nothing to resolve this. The MOST they will ever do is apologize and then lie directly to your face just to make you happy. I personally have been lied to a numerous amount of times, and the only person who refused to lie to tenants no longer works there... Strange isn't it? The only positive aspect about the people who work for them is the amazing students they hire to essentially take the blame for everything the upper management fails or chooses not to remedy. Please for the love of god do not spend a single cent supporting this ridiculous company, there's so many other businesses in Santa Barbara which deserve your money. read more
