    We just wanted to take the time to ensure that we paid forward our appreciate and give a sincere compliment for our manager, Anna. Part of the reason we love living where we live, is because Anna is so great. She's always going above and beyond to ensure that everything is running smoothly and everyone is well informed. We know that any time we have anything come up, we can always count on her to be responsive and helpful. Having come for a very negative experience with an apartment manager, we are in a unique position to be present enough to realize how fortunate we are to have her as a manager and a neighbor.

    I have lived in a one-bedroom at the Beachbrook Village Apartments in Redondo Beach for over two years, and recently came home to the dreaded "we're raising your rent" letter taped to my door. In an attempt to justify the $200 increase (from $1,395 to $1,595), the letter included the following paragraph, which I am copying absolutely verbatim, including the capitalization and punctuation. "These rent revisions are indicated due to increasing costs of maintenance, yet it is still a bargain below pre-recessionary rental rates. Beach living is in high demand as the public realizes that Clean Beach air is a vital component to health. Many live here to take advantage of the best marine air Los Angeles has to offer. (Smog capital of the USA). According to medical science, this close proximity to the Salty Air is very beneficial to your health, quality of life, and can add several years to your life expectancy. Clean Beach air is vital. Your SmokeFree community is the best first start to reduce 2nd hand smoke. In addition, you enjoy certified organic non-toxic cleansers and hallway air fresheners." As an attorney, I should be most offended by the unsubstantiated medical claims, but the Type-A obsessive in me can't see past the bizarre capitalization. This letter has everything I could ever want - the unintentional poetry, the complete lack of self awareness, the Salty Air. While the property manager, Denise, has been kind to me during my time at Beachbrook, there have certainly been problems, including taking 24 days to fix the single treadmill in the very limited gym. Overall, not a terrible experience, but the rent increase, paired with the very odd letter, compelled me to leave the Beachbrook.

While the views and proximity to everything are great, that's unfortunately where the positives end. Noise was a constant and unresolved issue. For months, we dealt with excessive noise from our upstairs neighbor--rolling, stomping, and movement at all hours between 1am-6am. On top of that, laundry machines would run as early as 6am, dogs barked frequently, and we could even hear people slamming weights at 5am through closed doors and a noise machine. Management never addressed the issue in any meaningful way--their only suggestion was to have security come into our apartment in the middle of the night to "listen," rather than actually resolve it. The building itself is old and in serious need of updates. Something was always breaking. To be fair, the maintenance team (JJ, Bryan, and Ryan) were the one bright spot--they were responsive, kind, and did everything they could. Unfortunately, they were constantly stuck fixing recurring problems. We stayed longer thanks to them! We experienced multiple serious habitability issues: * We went two full days with no water or working toilets. Management provided no solutions or accommodations, despite us raising health concerns and even suggesting temporary options like porta-potties. * Over 14 months, we experienced at least 10-20 instances of no hot water or unusable toilets. * Twice, the upstairs unit's laundry flooded into our apartment. We lived for 12 days with damage, holes in the walls, and a dehumidifier blocking access to our only bathroom. Over $1,000 worth of personal items were ruined by mold and moisture from the leak. Management was by far the most frustrating part of living here. They were consistently dismissive, unresponsive, and showed little to no concern for residents--even when issues were caused by the property itself. Communication felt cold and transactional, and it was clear that once rent was paid, you were just another number. We also had a particularly negative experience with a representative from Lyon Living, who was rude, condescending, and strung us along for over a month before ultimately denying any meaningful resolution to our mold problem. Security was another concern. We were woken up multiple times between 1-3am by people breaking into the pool area, and even by the security guard himself talking loudly on speakerphone at 3am. Ultimately, we chose to leave due to the constant issues, lack of accountability, and inability to get a good night's sleep. I saw the other review about move out costs. What you read is true. If you see a negative review, it is likely true.

There is no doorman, package room, pool, roof-deck, gym or any other convenience that one can usually find standard in a similar type of rental community in the Hermosa/Redondo Beach area. Azure's management company, Pan American, is a master of the "bait and switch" sales tactic in which they'll lure you in with rental concessions and then increase your rental rates as soon as your initial lease expires. Their rates are inflated for the market, which is why there are units sitting vacant with little interest from prospective tenants. The rent for my unit increased 12% year-over-year when you factor in the initial rent concession to bait us to move in and the property management company tried to claim that increased rental rates for the renewal are aligned with the local market. If that were true, there wouldn't be vacant units in the building with such high turnover. I offered to keep my rent flat in order to renew my lease, which is still 9% higher than my effective rent during the initial lease and they rejected the proposal. They would rather lose money offering a rental concession to new tenants than keep an existing tenant at full-price. Pan American's corporate greed and senseless business practices are unethical and tacky. Do yourself a favor and pass on this property!

However, communication about maintenance schedules and water shutoffs could have been more consistent. We usually didn't get emails nor texts which would have been more appreciated. She does yearly inspections too. We loved that we had an online portal for payments. The apartment itself was a good sized one bedroom. We had our own heater which was inside the walk in closet. We had one parking spot for us with more storage in the parking spot. Downside of this apartment is that they are not double paned windows so dust and noise are inevitable. You hear everything. Walls are very thin. We were on the first floor and we could hear everything. There are two rooms of laundry and uses Bluetooth for payment which was amazing. However, only a few work. I believe the residents have reported it several times but no action was done. The residents of the complex were mostly couples and single residents. Only a few people had families. With that said, I think this apartment complex is more appropriate for couples and singles who are looking for a more quiet and intimate space. I wouldn't say this place is family friendly.

    BEWARE!!!!! ZERO SECURITY AND THEFT! I have a bicycle that…read morejust got stolen from the parking lot and there are no cameras or security of any kind. The whole place is gated, and my bike is not visible to anyone outside the complex, so it must mean that someone in the complex stole it. They cut my lock off and took my bike. The landlady doesn't care because she just puts signs saying she is not responsible and won't put up security cameras. She said whatever happens is your responsibility. I have lived in about 10 apartments in my lifetime and I have NEVER experienced anything like this before. My bike wasn't even worth that much so it really shows what type of low life people live here that would just steal their neighbors bike to sell. And having the landlady onsite living here is worthless since she won't do anything. This place is the most insecure place I've ever lived. Also, it's winter now and the windows are so thin, you can hear all the traffic and fire trucks pass every night. And the temperature in the apartment is just as cold as the temperature outside because there is zero insulation. This is the worst place I've ever lived and cost too much for the location. The laundry card machine is constantly broken so you can't do your laundry unless you put $100+ in your card assuming you want to live at this dump for that long because you won't get that money back if you don't use it all.
