    I have liven in many "luxury apartments" all over the United States this is a joke of a "luxury" complex. Construction above my unit- I transferred from a one bed to a two bedroom unit I was not told prior to moving into said unit that they planned on ripping down the community space above me to studs and building a whole new apartment they can profit off of. 3 days after moving into new unit my ceiling sounded like it was going to fall in, my hanging light fell off the ceiling from the banging and power tools on the floor. Starting at 8am going to 6pm Monday - Saturday. I work from home taking clients and also work nights so this is a huge issue for me not to mention my dog is absolutely traumatized, he hides in the bathtub shaking all day & fights me to not come back into the house. I have now had to start boarding him at a facility. His anxiety had caused many gastrointestinal issues. I have lost so much money due to the inability to work from my home. You can't hear yourself think. After sending many emails which were ignored, I went down to the office to complain about this I talked multiple times to the assistant manager who told me "they had no idea about this renovation" even tho they work there. Not sure how that could happen, but their office staff is the most incompetent I have ever come into contact with.. After 4 weeks of no response, I finishing a long work week of 13 hours night shifts and the inability to sleep in my own home I went to the office emotional begging to be heard and a solution to be found, I can't take it anymore! I was told by Mark the manager to leave the office and not to come back, I was "banned". After sending many more emails we were told from Mark that the "regional manager" would be in, and we would 100% be sitting down and talking with them..when I went down there on the day I was supposed to have a meeting with regional they told me I would not be able to meet with her. Then sent me an email later on saying we can just move. They started this project in early Novembers and we are now in February and it is still just studs, they make no effort to think of their paying residence and get this done in a timely manner. The noise has effected numerous residence they have complained and gotten no response back from the office. Not only is this going on above me... Exterior of the building will be under construction and windows remain covered in plastic and taped shut. Scaffolding around the building making the pool and your patio unusable. Not only are the building above me they are taking off all of the siding on the exterior. You can not open your sliding door. Constant Construction started yet again at 8am on a Saturday, drilling my bedroom window siding.

I called the next day after the incident to inform the office that the garage gate was open for 6+ hours and they said "yeah, the maintenance man is probably taking out the trash." 4 men snuck through the garage gate exit (on foot) when I was exiting and when I called the office they said "it's probably the construction workers (building has been under construction 6+ months). Trash is overflowing in garage trash cans, and residents are allowed to leave trash outside the doors Sunday-Thursday which is an eyesore. Soiled carpet due to this and soil due to dog urine/feces left behind (also trash, URINE, FECES have been left in stairwells). It's a glorified frat house. I had VOMIT outside of my front door, and fire alarms pulled in the middle of the night. Walls and ceiling are so thin - the STOMPING from upstairs neighbor woke me in the middle of the night on numerous occasions. I had a rotten egg odor in my unit for 4 months (!). Maintenance attempted to fix it but eventually called Pauls Plumbing. They immediately identified the odor as "SEWER GAS." The office denied this as well as the plumbing company. My Ring camera caught the plumber stating "this is sewer gas" 3 times. The office asked me to email the videos and their response is "I don't know what to tell you." In a previous attempt for maintenance to fix the issue, the office wanted to know if they could enter my unit as they knew I was out of town for 3 weeks. Maintenance, an outside company and Debbie from the office entered my unit when I was out of town for the 3 weeks. Debbie entered several times to run water to "flush out the smell". I had experienced dizziness, burning eyes and headache for a few weeks. I even called poison control and they confirmed these were signs of sewer gas exposure. The building also changed my locks while I was gone (because they didn't have a key) to enter the unit as I had reported a leaking sprinkler on the balcony that the office reported as a "hazard to the entire building." When I returned from my trip, the smell remained and my Louis Vuitton PURSE WAS MISSING. I filed a police report. The office never agreed to check any security cameras for me. The gym is pretty good and the pool looks nice (birds have invaded the pool area since the construction started in January 2023 yielding the pool unusable due to bird poop in pool and on chairs).

    I lived at beacon 430 for over a year up until April 2019 when my apartment was infested with Mice for weeks! Ashley Rachman & management team failed to get rid of the pests, even told me it wasn't considered a maintenance emergency making me wait days to have them set glue traps which NEVER got rid of the source of the mice (I personally disposed of the mice myself in these inhumane glue traps as the mice squealed all night) and this management team never offered me a temporary space in the weeks on end of mice, just expected me (wouldn't let me leave my unit) to suffer amongst rodents for $1665/a month and not be able to sleep at night as they terrorized my unit ruining my things and deficating everywhere. Disgusting treatment from management team, lack of care and lack of pest control. Proper Pest control (no one should pay $1665 to live with mice for 25+ Days) and respectful treatment from a property management team should be a basic commodity with every rental...but NOT HERE at BEACON 430! TENANTS STAY AWAY! If you have any questions please reach out i'd be happy to share my experience and save you the mental and physical property turmoil of living here.

    My brother is renting here. Beautiful inside and out. They gave him a strange rental period (15 months). He has a 2 bedroom/2 bath apartment. Nice indoor, garage parking, pool, gym, and snack/drink machine located on the main floor. I didn't smell garbage during my visit (luckily). The hallways appeared clean and many people decorated their front door areas. Pet friendly. Great location!

    I was excited to move downtown and enjoy all of the happenings there in this beautiful apartment complex. Before long I was sorely disappointed. During my 1 year lease there, numerous lights were out in the parking garage and bulbs were Never replaced. The manager told me to "put in a work order". The garage is absolutely FILTHY with a black film of soot that covers your entire car within a day. My car was hit (while parked) in the garage and I suggested that they may be put those big round mirror so you can see people coming around the corners.... but that fell on deaf ears. Management is absolutely terrible. The hallways smell of dogs, a worker there once told me that there are over 300 dogs living there! You can't walk down the hall and turn a corner without being confronted by a dog. Being downtown most things are within walking distance which is good but you are constantly hit up for money by beggers on the street. I've watched drug deals go down there at the apartment complex. The gates are constantly broken which is really scary because you never know when they're going to fall down on top of your car! Security doors leading into the building are left ajar and don't close properly, anyone off of the street can be in your hallway at any time. The place is extremely noisy, there's a hospital nearby, you constantly hear fire trucks, ambulances, people arguing on the street the police are called about disturbances over and over again. If you're looking for a peaceful clean place to live and to feel safe this is not it. To sum it up very expensive and very very disappointing.

    Great apartment complex, no issues at all. One of the best perks is the wonderful staff in the leasing office.

    I lived on the 2nd floor and heard EVERYTHING from the people above me. Didn't have any problems with neighboring walls, but every single noise imaginable can be heard through the floors

    A lush, posh--and in its own Floridian, tropical, way--even beautiful example of late modernist…read moreresort architecture. Designed by architect Donald S. Cowan and built in 1971, this structure was one of the Tampa area's first and foremost examples of ultra-lux, modern, tropical-themed condo buildings that focused more on a variety of price-points in unit sales over homogenic units floor by floor: with a grand total of 29 floors, the diversity of mixed-use space and various prices per unit here was a very astute idea. Like most of Cowan's projects, the Bayfront sports his love of warm, golden, colors, cubist-inspired curtains of metal for the service area space devoid of windows (and also for the parking garage), and his pragmatic extended bay window-approach to balcony space. While many architects working in Florida even in the 1970s were trying still to duplicate "old Spanish" styles in their condo and resort hotel projects, Cowan jumped into the future and replicated instead what leading European architects were doing in Spain and elsewhere. Thus, we have here a fully modern building but one with plenty of motifs that say "tropical" and "resort". As this has always been an expensive property, it's been pretty much kept in fine repair and looks good in and out even today. Worth checking out if you're an architecture geek in St. Pete or if you are in the market for a very sleek condo with a view.

The "luxury" is cosmetic. The daily living experience is miserable. The biggest issue is noise. The walls are paper thin, and I'm not exaggerating. You can hear everything around you: conversations, footsteps, doors slamming, dogs barking, and random late-night disturbances that jolt you awake. Quiet hours may exist as a concept, but in practice they are not enforced in any consistent or meaningful way. If you need sleep, work early, work late, or work from home, this place will wear you down. And it's not just normal apartment noise. It's the kind of chaotic, aggressive behavior that makes you feel like you're trapped in someone else's disorder: neighbors slamming doors, pounding on walls, and heavy noise from below. Home should be where you decompress. Here, it feels like you're constantly bracing for the next disruption. Maintenance and privacy are a serious problem This is the part that goes beyond "annoying" and into unacceptable. Maintenance will knock once and then enter your apartment like that's normal. Not a real notice, not reasonable time to answer, not basic respect. Just one knock and then they're in your space. They also have a habit of showing up saying they'll do multiple things and then only completing one out of five and leaving. So you get the worst of both worlds: someone enters your home, disrupts your day, and the work still isn't fully done. I also had an incident that crossed a line: a maintenance worker came in, I told him to get out, and he did not. He made inappropriate comments and continued coming into my apartment anyway. No resident should ever feel unsafe or disrespected in their own home, and this situation was handled in a way that left me feeling uncomfortable and unprotected. If you work non-traditional hours, sleep odd hours, take meetings from home, or simply value privacy, you need to understand what you are signing up for here. Unreliable essentials: Wi-Fi and hot water For what you pay, the basics should be consistent. They aren't. Wi-Fi is unstable and drops at the most inconvenient times. Hot water is unreliable -- there are too many showers where the water isn't properly warm. These aren't "minor inconveniences." These are quality-of-life essentials, and when they're inconsistent, it becomes one more daily stressor stacked on top of everything else. Office hours feel random, and communication is bad The leasing office will randomly close for long stretches with no warning, often when you need them most. No email. No notice. You just go down there and find out the hard way. What makes this even more ridiculous is that the coffee machine is inside the leasing office. So the one small amenity that could be a bright spot is locked behind office hours, closures, and Sundays. Putting a community coffee machine in the most "lockable" place in the building is either clueless planning or a perfect metaphor for this property: it sounds nice until you try to actually use it. Packages: expect problems The mail/package setup is a mess. It doesn't feel secure, and it creates the conditions where packages can "disappear." Packages go missing far too often, and it feels like there's no reliable, resident-protective system in place. Without a secure, consistent system, you're left hoping your delivery shows up and stays there long enough for you to get it. That's not how it should be. Amenities are poorly managed Even the "nice-to-haves" don't function like they should. The outdoor grills frequently don't have gas available, so what should be an easy amenity turns into another "not usable when you actually want it" situation. The only bright spot: the front desk staff The one reason this isn't an even lower rating is the front desk staff. The people themselves have been kind, professional, and genuinely helpful when they can be. But good staff can't fix paper-thin construction, lack of quiet hour enforcement, unstable Wi-Fi, inconsistent hot water, random office closures with no communication, package losses, and serious privacy issues with maintenance entry practices. Bottom line Living here feels like paying premium rent to be stressed out, sleep-deprived, and on guard in your own home. It looks good in marketing photos, but the lived experience is chaos, inconvenience, and a lack of respect for residents' privacy. If you value quiet, safety, reliable basics, and the expectation that people do not enter your apartment after a single knock, do yourself a favor and live somewhere else.

The move in was smooth and easy and the building is kept clean and well maintained. Great pool, great gym and awesome roof top lounge area over looking central. Perfect location in grand central but close to the edge, easy to get to 275 and everything is walkable. Pet friendly and lots of parking spaces and bike racks in the garage Cable and internet included and trash service.

Also, the new ownership company decided to put in place some ridiculous rules, such as not being able to back-in to your parking spot in the parking garage (which you pay for)... they sent out an email saying that you cannot back-in to your parking spot in the parking garage, so that the towing company can check for parking passes quicker (which need to go on your back windshield). So you pay over $3k a month for an apt, and additional for a parking garage... but you can't back-in to a parking spot. Seems reasonable. Another weird thing is that this is supposed to be a higher end apartment, but the gate for the parking garage is junk, it takes 20 seconds to open, and a car can barely fit through it. I've lived in cheaper places that have had much nicer gates in their garage. Also, guest parking is a pain, you need to get a new guest pass every 3 days. And there whole first floor is parking for other businesses that lease the 1st floor of the building (ice cream shop, coffee shop, etc.). The package delivery situation is also kind of a mess compared to other apartments... but don't worry, there is space for a large arts and crafts room!
