I rented from Beal Properties and had a very poor experience when moving out. They charged over $1,000 to repaint the entire house, even though the walls had damage and marks when I moved in. I provided dated photos from my move-in that clearly showed the pre-existing condition, but they still withheld my full $1,400 security deposit and billed me an additional $488.50. The lease stated "normal wear and tear excepted," but this was not honored. When I emailed them with my concerns and evidence, I did not receive a satisfactory explanation. Tenants should document everything before moving in and be aware that you may be charged for major repairs that were not your responsibility. Beal Properties BCS is terribly managed. I keep getting charged late fees monthly for late payment of monthly HOA fee but I always have proof of payment well before the due date. I keep emailing them with proof of timely payment and they do not fix it, Instead, they add another charge the next month. Now they've added INTEREST! My emails must be going into the void. I've also gone in person with proof of timely payment and still nothing is corrected. They are either incompetent or idiots. Either way, it's very frustrating and time-wasting. read more

I was a resident with them for 8 years and through the first 4 years our landlord was taking care of payments and maintenance request and things were good. unfortunately she passes away and Beal Properties took over full time. The amount of deceit and lack of communication from this company is ridiculous. After being a resident for 8 years when we moved out we didn't get any of our $1900 deposit/pet deposit back. I leased a unit through Beal properties in College Station for three years, at the time of move out they kept my ENTIRE deposit (not a penny more, not a penny less) even though I had the unit professional cleaned before I turned in my key. I've disputed charges with them and had to submit multiple receipts until they finally accepted and claim they are going to refund me. They tried to charge me an "unjam garbage disposal" fee and the unit I was in didn't even have a garbage disposal. The people are horrible to work with and don't care at all about helping, I've had to call multiple times and send many emails to get things done with them. I think they do this because so many people let them get away with it and don't dispute move out charges. They charged $50 to screw in a towel bar! They charged $45 to replace drip pans that cost $10 at walmart. This is absolutely ridiculous and I will NEVER recommend anyone to lease a property that is managed by them. It took them forever to respond to maintenance requests and there were many times that they would come out and look and say there's just nothing they could do. read more

Your more likely to run into Elvis at the grocery store than reach an actual "leasing agent" at Beal Properties. Horrible communication and they dont update inventory often. What bugs me the most is that fact that they are so impersonal and add more to the stress of finding a place to rent. Be prepared to always get the same response when u ask a simple question over the phone.."let me transfer you to a leasing agent" then followed by an answering machine which must send messages to another planet because you will never hear back from them. The only positive thing I have to say about them is when threatened with legal action they do what they're supposed to do. Lease was never fully covered, refusal to fix multiple issues until last minute, didn't tell me about the persistent red ant problem, maggots grew under the sink from a water leak that wasn't fixed until I threatened lease violation, needed to replace multiple washers and dryers because they refused to give me ones that worked longer than a few weeks at a time, mold grows under the sink and we found asbestos in the bathroom door so it's probably in every door. Needed to replace parts on the heater multiple times because the system is grandfathered in and the wiring is so bad the lights usually flicker throughout usage. First year we were there the electric bill was around $300-$400 for whatever reason and I know damn well we didn't use that much. There's water damage in multiple spots that are just painted over with that nasty popcorn texture. It's honestly not worth the money they ask for. Oh and they continue to increase rent every year with no improvement to the property. Horrible company and I'm glad I won't be dealing with them ever, ever again. Good riddance. Edit: On the day I deny them access because my house is not show ready, my AC goes out. Not frozen, but stopped working. Coincidence? Maybe but I don't put it past them to sabotage. I live in a property that is being managed by Beal Properties. So far I have not had a very good experience with the maintenance requests. I put in a maintenance request on 4/19/201, it was closed on 5/12/201 without the problem being fixed. Called and left messages but could not get someone on the phone. I submitted another request on 5/13, it was closed on 5/14. I called twice left a message, I did get a text message stating my issue is being looked at. I called and wanted to know why was it closed if it is still being looked at. So far no response. ---------------------------------------------------------------------- Here is my 3rd maintenance request for the same issue. Hi, This is the same maintenance request that I put in on 4/9/2021. It was closed today the second time without work being completed! It is not fixed. The attached photos are from this afternoon (5/14/2021). Please take an action. The water overflows and runs off from the water tank/trench into the street and onto the footpath in front of the house. This water leak is constant. The stagnant water is a breeding ground for mosquitoes and a collector of roadside trash. read more

I literally wish I could give this company 0 stars. I would absolutely never recommend their properties to anyone moving in College Station. My roommates and I moved in last August and moved out this following July. When we arrived at the property for move in the house was in a practically inhabitable state. It hadn't been cleaned, painted, anything in at least a year since it was vacant the year prior. The carpets were actually disgusting and should have been completely removed. Fixtures in bathrooms were broken as well. When we told the management they were not helpful and some of the things that were broken never got fixed because they "were not an emergency." Fast forward to moving out, I had to call 5 times to find out where our security deposit was. I should have received it August 22, and they did not even send it out until September 6 (after I had called several times). When I received the check I noticed that they charged for light bulbs, broken toilet paper holder, air filters, carpet cleaning, etc. Some of the charges were for damage that we put in on our original move in form. I think that it is incredibly unprofessional and just disrespectful to be running a business in this manner. I will be filing for 3x damage and disputing almost all the claimed damages. Do yourself a favor and look for properties ran by other management companies, there's a reason they only have 2 stars. read more

Poor customer service, a property manager who is never available, tenants with poor credit histories, non-paying tenants...I have had to take two tenants consecutively to the court to get an eviction order, rents never deposited into your account on time, no yard maintenance done, repair bills constantly being charged to rent, you name it, Century 21 Beal does it... Keep away...especially if you are an investor trying to manage your property from a distance...they are still owing me 4 months of rent, and I doubt I am ever going to see it...oh well, c'est la vie !!! read more

I am a geographical bachelor, a Grad student, and I needed a unique house that I can bring my family on occasion without worrying about kids partying. After going to two or three other realtors and checking out some scary apartments, I decided to do a last ditch effort and go to century 21. They were very professional found an awesome cheap place on Southside, where I can walk to Kyle Field but I am far enough away where I do not have to deal with the party crowd. I have had a terrible experience with this company. Our move in was awful with the owners of the property still present and moving out their items. They also had us turn on all utilities yet used our utilities the day before our move in as, again, they were staying at the property. I then had extreme problems with a defective smoke detector, which they made me replace at my expense (despite the rental agreement). There were lawn issues the entire time I rented, where I was continually blamed for issues outside of my control and for things that are the owner's responsibility for maintenance. I paid for an extreme amount of lawn care, paid rent in full on time, and left the property in better condition than it was upon my move in. If this is how they treat great renters, then they have lost a customer for life. Basically my entire experience with Century 21/BVMP was them fighting everything so they never had to actually "manage" the property and take care of their renters. I paid for way too many items out of pocket that should never have been my responsibility. I would never rent from them again, even if I loved the property. It's not worth all the headache - just find a different property with a different management company. read more

They ended up having to replace the carpet which delayed our move in by almost two weeks. I rented a fourplex from BVPM and it was amazing for the price! It was in a little bit sketchy area but the unit was brand new. Over the entire year lease I encountered no problems AT ALL! Which is unheard of considering I lived there 12 months. I can't speak to other properties but 2006 Monito was amazing for the price! I wish I could pick up this unit and move it to Dallas, I loved it that much! Maintenance was amazing. I called one time when I moved in about a wall patch, they arrived within an hour! Again, that response time is unheard of. The office staff is great and also helped me purchase a home for an investment property too. Full service office, 10/10! The best leasing experience I have ever had. I will miss them and everyone in the office :) Forgot to note, all my friends loved the unit so much that they were begging to get it from me. Two of my best friends will now be leasing the unit. Talk about service, quality and compliance. Can't speak highly enough about this office. read more

I would NOT recommend BVPM. This management company took over our town home half way through the semester due to our house being sold and switching owners. Since they have taken over we have had MULTIPLE issues with our A/C unit. We had problems before with our AC and old management company but that's another story. BVPM sent someone out for our AC at least ten separate times and that is not an exaggeration. Each time the technician lied and said nothing was wrong or if he did fix something it was very small and would only work for a day or two. Finally, we had a technician come out that told us what actually needed to be fixed but said that our management company wouldn't pay for it. On top of living without AC, we had to pay an extreme utility bill due to our AC unit working over time trying (and failing) to cool our house. BVPM treats its residents horribly. They have no respect and if you are a college student... good luck. They will act rude on the phone and in person and tell you there is not a problem when there is. I would avoid BVPM as an owner or resident if I were you. read more

I recently moved out and tried getting my 1,250 deposit back and was told had to wait 30 days for them to do a walk threw, on the 30 day I came to get my deposit back which they kept and billed me a additional 274.44 with a summary cleaning 350 dollars which place was left spot less 60 dollars for a air filter and light bulbs and tighten toilet paper holder, which I also replaced door stoppers and new air filter, then 189.44 for carpet cleaning which I have receipt for cleaning carpets the day I moved out and then they charged me 925.00 for paint beyond normal wear and tear, which I also painted house before I left, I sent email of pictures and receipts that they supposedly never got and when I asked them about it they told me, they never did walk threw that the vendor charged it, not my fault there vendor robbed them, I want my money or we will be going to court, I have my receipts and pictures. The reason I'm giving this company a one-star is because zero-star is not available. We had two properties under this company's management for 6 months before we burned out. They constantly ignore missing payments from the tenants, are very unresponsive to owner's call/text/email. As of now, there is still a $1800 uncollected rent from two of the tenants. We are not expecting BVPM to collect it for us. We'd rather lose this $1800 than deal with BVPM any longer. If I had to sum up BVPM's problem in one word- COMMUNICATION. I love my apartment's location, and I do feel like it is fairly priced, which can sometimes be an issue when looking for places in BCS. I have always received good service at the office, but these people do not communicate with one another whatsoever. First off, when I signed my lease, my unit was managed by Aggieland Properties. Sometime in the fall, BVPM took over, which would not have been an issue if I had been informed in a reasonable amount of time, but instead, we did not receive an email until one month after the switch. The only way we knew earlier was when my roommate went to drop off her check with Aggieland and was told that they no longer managed our property. She would not have known where to pay or who she was giving money to if the person on duty at Aggieland Properties had not mentioned it to her. After the switch, BVPM decided to change the web portal for paying rent online. Again, fine, if we had been informed prior to the change, which happened TWO DAYS BEFORE RENT WAS DUE. My rent payment had to be tracked down because I paid early on the old system, and the whole mess could've been avoided if BVPM had been logical and a) not changed web portals right before the 1st of the month and b) told us what was going on. Second, they are terrible at managing maintenance requests. Although it is easy to fill out a request online, I have found that unless you go in person to the office, you will not get your problem taken care of. The company clearly does not talk to the people it contracts work out to, because when My roommate or I have called to follow up on requests, the response is usually, "Oh, so-and-so should have called you about that, he's coming on Tuesday". They must not check up on contractors either, as when we called to inquire about why our grass was overgrown and fire anthills had not been taken care of, we were told someone had just done the work the other day. I could go on and on about the length of time it takes to get something fixed, with the most extreme case being the potholes in our unit's driveway, which have been progressively getting worse despite the fact that both my roommate and I have made maintenance requests. The problem is so bad that my roommate's tire alignment on her jeep is off, and her mechanic believes the potholes played a role in this (she never drives off-road). Lastly, there is a lack of communication with the property owners. The owner of our building included security and tv/internet in our rent, which is an excellent feature, but BVPM was not able to tell us how to access these amenities when we moved in. We eventually were able to get his number from the company, but it is disappointing that a company that is paid to manage properties did not think of asking the person whose property they are renting out about these things. Again, the staff are very polite and apologetic when you talk to them, but in my opinion, apologies are not meaningful unless the underlying issue is addressed. And clearly the problem -communication- has not been addressed within BVPM. So if you are looking to rent from this company, expect a nice place at a decent price, but also expect that you will need to do a lot of legwork yourself. And God forbid something in your place breaks, cause it's not getting fixed anytime soon. read more

There is absolutely nothing I can do to make this right with you except offer my sincere apologies for the way you were treated, even a year later. I would also like to tell you that our company terminated Victoria's employment last spring and shifted around some of the office staff. Issues like this are not happening anymore, and all phone calls and emails are being returned promptly. Tried to charge me for things already broken in the home even though I stated them as broken upon move-in. This place sucked from the get go but losing Rosa as manager made things so much worse if that's even possible. The office manager gave me her word and promised that there would be working appliances in the unit prior to my occupancy and this was not the case. When I asked for working appliances, BVPM told me that it is now my responsibility since signing the lease. This is all recorded, as was necessary, and this was one example of 4 lies I encountered from office personnel. How unprofessional multiple situations are handled, even prior to signing the agreement, is alarming. Consider any other means than using Brazos Valley Property Management. Today, I went into the office to complain about my wife's car being towed. It was on April 8, 2015 at around 11:30 at night when I got a knock on the door and my neighbor telling me my wife's car was being towed. I walked out, spoke to the tow truck guy, got her car released and found out at that moment that apparently they had changed all the passes. We were never informed of this. Walking back to my second floor apartment, I notice a paper laying on the ground on the first floor. It was for us, information from our BCS Real Estate that they would be towing cars and we need to check our permit. So all we got was a single flier. Better yet? It was dated April 8. I asked BCS Real Estate what gives and apparently Brazos Valley Property Management only gave them notice about the towings on April 8. Also, they towed MULTIPLE VEHICLES that night. There were something like 50 people complaining today at their office I was told. Am I to believe that this many people were in the wrong? No. Evidence is quite clear that BVPM did not handle this correctly and need to pay the tenants for the towings. We moved into this condo back in August 2014 and received our passes then. It turns out the office mistakenly gave us a 2013-2014 pass. There is no expiration date on the pass, just years. So we had been given the wrong pass in the first place back in August 2014 and are just finding this out now in April 2015 the night my wife is getting her car towed! This is unacceptable. I went in and asked if I could get reimbursed for the $75 I had to pay for the tow. The man at the desk, Joey Condon, responded to my request by denying and/or dismissing my claims. He was rude, condescending and unapologetic. He treated me like I was a lowlife who broke the rules and made excuses for it when it was their screw-up that got me into this situation. His response was simply to "bring paper evidence of my claim" with a letter and "We will consider it". Furthermore, when I mentioned receiving the 2013-2014 by mistake, the only response I got was "Impossible." He dismissed me and talked down to me through the whole conversation. BVPM needs to do something about Joe, I see he has multiple complaints on review sites about his attitude. If he can't deal with angry people why is he working there? He further claimed that he hung fliers up all over the complex. Yeah? How come around 50 other people were there complaining about the same thing that day? Very interesting! Finally, when I denied that he had hung the posters up, good old Joey threatened to call the police on me if I didn't leave. So I was thrown out of the office, still out $75, treated like garbage. Do not, I repeat, do NOT hire these guys to manage your property. The tenants will be disrespected and treated poorly and then this will reflect poorly on you. Suggestions for improvement: -Email and/or call tenants ahead of time to inform them about towing and passes -If you hand out a parking permit, make sure it matches the time the person is moving in -Hire polite employees familiar with customer/tenant service, consider sensitivity training read more

Rethink about renting with these people. We signed an agreement and asked for carpets to be clean since they were saturated with pet urine. We moved in and they did not even have the carpets clean. In addition, the AC was broken and the house was filthy. I had a maid come in and do a deep clean. A carpet guy came out and told us the carpet was unable to be cleaned- it was that bad. It took them a month to replace the floor! Overall, horrible move-in experience. Now that we have moved, it took them over a month to return a partial deposit. All issues on the explaination was damage done by the floor team which we communicated this to them. I would not rent from them nor would I allow them to manage a property I own. Be aware! read more

Based on my experience as a renter, BVPM is a poorly run and unethical company. They do not respond in a timely manner to work requests. When I moved out they withheld nearly $500 of my security deposit, without just cause - they just make up a reason. I now believe they feel entitled to steal a portion of security deposits, since most renters move out of town and feel powerless to fight them. Maybe if I post my review here I can get the owners or management to contact me back. First off, when we first moved in, our home wasn't clean. We had to have cleaners come back out twice as there was urine on the toilets, which I cleaned, lots of dog hair on the carpets and tile floor downstairs, the backyard had rusted metal and broken lawn chairs in the back and the back door and some walls needed retouched. During the first week we were here, we had to stay at a hotel due to the several attempts to clean the carpet and my son has an autoimmune disorder that he is not allowed to be around carpet cleaning solution until 24-48 hours after. We never got a sheet to check off what was wrong with the property when we moved in or information about utilities even though I called twice to ask about it and never received a call back. So we assumed we would have a bill or that it was included in our rent. It wasn't until 3-4 months later we got an enormous utility bill that someone realized they shouldn't have given us keys with out utilities in our name. We also never received two screens for our upstairs bathroom windows and we have four children. We've tried to call multiple times throughout our lease agreement but nobody ever calls us back. The communication with your staff and the lack of professionalism with your staff is unacceptable. I came in yesterday with a very urgent request to speak to someone because nobody ever calls me back and was promised by Kristen a call back and nobody called me back. I was told by heather, the manager was just busy and she left early even though I called at 4:11 and spoke to heather and instead of the manager calling me back she told heather what was going on and I called back at 5:15 to find out the manager left and she/he just relayed minimal information to heather. Not even to call me back but probably just talking about the issue. We've never had this many issues with a property management company and as many staff as you have on hand it's ridiculous my husband nor myself never receive a callback. It's simple communication skills that can be taught. We have an urgent issue that needs to be taken care of and I need to rely someone to help discuss the matter. There was nobody in your office when I went in at 9 that I could talk to, there was nobody that can call me back in a full days work to discuss this matter with me. read more

Unfortunately, my experience at the wonderful facility I live at under BVP has been less than pleasant due to their pathetic management. Employees do not communicate well with tenants, tenants are not informed of the proper employee to speak to about concerns, and often times the employees cannot answer questions or simply answer them incorrectly. Not to mention, concerns are NOT promptly taken care of. After requesting (three times) to have a cost removed from our billing statement that we were no longer utilizing and being told that it was being taken care of (three times), we received multiple eviction notices for "past due payments" we DID NOT OWE. Finally, after multiple emails and phone calls, the issue was resolved. It is like pulling teeth to get matters taken care of. This extends to maintenance requests as well. They are easy to fill out, but BVP is not prompt in addressing them, even in emergency like situations. Further, BVP has never told us when they're sending maintenance out, so we'll get a random call saying "Hi, we're on the way to repair (whatever needs to be fixed) we need someone there in 30 minutes." Not very appreciated to have to miss class or work because your property manager couldn't communicate. On a positive note, prices seem to be pretty fair for College Station and they offer some really need properties. I absolutely love where I live, but I wish I didn't have to deal with such poor customer service from the property managers. read more

This place has the worst customer service EVER! We moved in in the summer of 2010 and were still waiting for several things to be repaired when we moved out in June of 2012! Our property came with lawn care, we honestly had someone come and mow about every 4-5 weeks! We got a duplex with a yard so our small children could play and most of the time they couldn't because the grass was too high. We NEVER had pest control out unless we called for it. I actually had to have them come out because we had a black widow on our living room couch and they FINALLY came after that. Considering we lived across the street from a park you would think the property management would know weird critters would creep into the property if preventative measures were not taken. The lease also specifies that proper security and safety measures must be taken for a property. We reported a non working smoke detector (that was hard wired into the house) multiple time and I am still waiting for them to fix it... We moved out on June 14th and today August 1st we are still waiting for any information regarding our deposit. This place is horrible. They have 30 days to legally give you back your deposit or a notice of deductions... We are still waiting. We have now sent emails, and made several calls leaving voice mails and NOTHING. Victoria the "so called" manager won't even call us back. My best advice, find a better property management place to get your home, there are so many similar homes in B/CS. Find a mgmt company that won't ignore you and rob you blind on deposits. read more

I have rented with Century 21 for about a year and have another year left. I came home last night to my kitchen flooded because a leak in the refrigerator. I called the after hours emergency number and gave them the message. Within 30 minutes a plumber was at my rental property and taking care of the leak. When the plumber left he said he would get in touch with the vendor for the carpet. Again within about an hour someone was here to cut out the pad under the carpet and start a fan to begin drying it out. Please keep in mind this was after 8pm. Then next day I received a call from Century 21 before 9am asking about the leak and if I needed anything else. I explained the plumber was unable to fix the fridge and would need an appliance repair company to come out. I was called by the appliance people within an hour to let me know they were working on getting the parts and would give me a call when they were coming to fix it. The carpet restoration company has been out again today to check the fans and would be back tomorrow to replace the pad and clean the carpet. Century 21 has been nothing but professional since I moved in and are always out to take care of maintenance issues quickly. I would recommend Century 21 to anyone looking to rent in the BCS area. read more

Found a major mold/mildew issue under the linoleum floor causing cracks and the floor to sink in. Rotten wood and rusty nails are sticking out of the floor. It was bad when we moved in but has just gotten worse. I have been trying to deal with this for 6 months. I even offered to pay more rent for them to fix it. Instead they sent someone out to spray paint over it. Maybe it's just the actual owner being stubborn, but no one seems to care. I've actually been thinking of seeking legal advice. As a landlord, we grew weary of finding tenants, fixing problems, and hunting down the rent checks. We have a mortgage on the house so if the tenants don't pay, then we have to pay out of our pockets. It was a huge hassle. We had a horrible experience as tenants ourselves with another well-known property management company in town and as landlords, we really wanted a company that treated our tenants right, but were able to check backgrounds, credit histories and take care of our property. BVPM has been doing that for us for about three years. I can't think of a single problem to complain about. Because we knew our last tenants personally, I believe they would have told us if they were mistreated by BVPM. Our rent checks are deposited promptly on the 10th of each month in our account. We don't have to find people to rent from us. Small problems are resolved quickly and larger ones requiring a larger investment are discussed with us and they get all the bids on work and negotiate better deals than I could. Overall I am extremely happy with them and I'm glad we got them. There are really awful property management companies in College Station. One of them has the initials FK's. Century 21/ BVPM is an excellent company. read more
