My overall experience with the barracks has been great. I have lived here for 2 years and as a college student I think it is really nice. It feels like a home, large rooms, big kitchen + fenced backyards! Maintenance has always been incredibly helpful and quick to fix everything in our house EXCEPT the mold that's been growing on my ceiling for about a year now... I will say there is a bit of a bug problem. We have had lizards, spiders & insects everywhere in our house but we never ever leave doors open so I'm not sure how they get here. EDITED: STAY AWAY Owner "response," lol. The other rooms were locked by management for the majority of her one-year lease. No one lived in them. Yet the documentation provided to justify the charges shows a small oak leaf on the carpet, walls with no visible damage, and a toilet with a water ring--which is hardly surprising when a toilet has not been flushed for over a year. Apparently, that qualifies as "poor condition" and justifies a flat $700 charge. As for the alleged smell, there was no smell when we moved out. Conveniently, a smell cannot be proven through photographs, and the move-out photos we provided do not show any evidence of one. Because she moved in while other roommates were already present, nothing was cleaned or prepared specifically for her move-in. We hired professional cleaners before move-in and again after move-out specifically for her room. We are absolutely not paying to completely repaint and recarpet the entire house--especially when the property was already in horrible condition when she moved in. There was significant mold and dust buildup on the ceiling vents, along with other issues that we documented through maintenance tickets and that were never fully remediated. These charges are completely unreasonable, and we have documentation of the property's condition throughout the tenancy. We will be formally disputing the charges and will pursue legal action if necessary. Do your research before renting here. STAY AWAY. looks nice from the outside, insides is a mess, constant a/c issues, multiple issues with appliances, have to watch out for maintenance scams as well, my daughters roommate called for a light not working, they replaced a light bulb for her, then charged $18 for it not only for the roommate that called, but for each girl living in the unit, so they charged then $54 for a light bulb replacement that the other 2 weren't even aware of, things like this are the norm here, and to echo other reviews, no matter how well you clean your unit they will be keeping half your deposit, they charged $600 for 'paint' there were no issues with the paint when we moved out, the only marks on the walls were from hanging pictures and those (we were told not wot worry about them) I mudded them and painted over it anyway, still got the charges... read more

Maintenance requests take weeks sometimes to have someone look at it. The AC went out and they didn't get it fixed for over a month. My daughter also submitted a maintenance request that they closed out as complete and never sent anyone to the house. My son recently moved out of the Barracks and was told they are keeping his security deposit of $1050 plus charging me $103 extra. He was never late on my rent and kept a clean room. Upon moveout my son and I thoroughly cleaned the room, bathroom and carpet, including steam cleaning it. There was no damage to any of the walls and we even touched up painted with the paint we were told to use by the Leasing Office. The room was left literally move-in ready. Totally disgusted with place my son and his roommates moved out in July. My husband and I helped move him out and i personally scrubbed the bathrooms and steam cleaned and vacuumed that house. In Aug they sent my son an bill for $800 for damages and his other 2 roommates got each git a bill for $750. No where in the contract does it say move out needs to be professionally cleaned, pictures of every single wall or room. Now this place is automatically billing our credit card for the charges and you can't talk to a property manager. Parents need to beware when signing your college student up for any college housing in College Station but especially at the Barracks. My daughters have lived at many of the larger apartment complexes and The Barracks is one of the worst for scamming families out of money. Here are just a few ways you'll lose your money if you let your kids live here. Let's start with the Concessions Fee. Love this one. $50. For what? Nobody knows. Next is my personal favorite. The Resident Benefits package for $35 which benefits only The Barrack's pocket book. No way to opt out of the 'Benefit' you never asked for and don't receive. When your kids move out, I wouldn't bother cleaning a thing. I wouldn't drive yourself down there like a fool like I did and spend an entire day with your kid scrubbing the place down top to bottom, paying for the carpets to be steam cleaned. Do none of that. Because they refuse to do a walk through with you for move out. Because if they did, they wouldn't be able to arbitrarily charge random fees for carpet, for paint, for whatever. No explanation, no pictures, no proof...just a charge. Can you dispute it? Sure you can send an email but literally no one will EVER respond to you. It's predatory tactics and it should be illegal to do business this way. As others have stated, they told us to go buy paint at PPG in the God awful color Spice Vinegar, which we did for $50! A entire gallon because PPG isn't making quarts for college kids. It didn't match....just like so many others on here have said. We went to the front desk to find out what we should do. The kid there said The Barracks was going to paint all the units white next year. So you know they need to pay for that so they happily charged us $175. We did all that plus we paid for the paint and we left the gallon of paint there. We did what they demanded of us and they still charged us. It's infuriating. I literally can't stand these people. Maintenance requests take days to weeks to be completed or even acknowledged. The stove/oven was broke in my unit for 2 1/2 weeks and the office staff told me " wow that must be inconvenient" rather than sending someone out to fix it. Do not use the Obligo deposit payment method they offer, just pay the deposit directly to them because you won't see a dime of it back in your account either way. My lease ended July 2025 and it's currently January 2026 and still haven't heard back from the manager about discrepancies with my move out charges. My experience here has been terrible. The "leasing agents" are 18-22 year olds who have no idea what they're doing, are unhelpful, and often give the wrong information. I have seen multiple situations of the leasing agents abusing their position for themselves/ friends living here which is worst case, illegal, and best case, incredibly unprofessional. DO NOT LEASE HERE! THEY TAKE ADVANTAGE & DESTROY YOUNG, COLLEGE STUDENTS CREDIT & HAVE NO SHAME IN DOING SO! I lived at the barracks for three years & actually enjoyed a lot of the time spent there, regardless of maintenance/management being disappointing. I had subleased my space in a 4x4 unit that 3 other girls lived in upon my move-in date. The house was already in poor condition, with endless carpet stains or patching, dents in kitchen appliances, cracks in the bathtubs, weather stripping issues, and more. Their lease says they provide document for damages to be documented upon moving in but I was NEVER given anything to fill out damages. Oh, how I wish I would've taken pictures upon moving in, because when we moved out, they changed my roommates and I THOUSANDS of dollars for "repairs/damages exceeding move-out fee" which is already $400. They don't specify what the damages are or provide any evidence, just wait to send it off to collections so that you may never get an explanation. I owe nearly 2k, partly from unpaid rent that I truly mistakenly not paid, & have no issue paying that. But I refuse to pay $1000 in "damages", after a $400 move-out fee when a) I have no idea what it's even paying for, b) the unit was severely damaged to begin with, and c) they never provided me any documents to document the state of the unit upon moving in. I'd rather pay a lawyer 3x as much, just so the barracks can't get away with doing this to another young college student. The only thing I know I "damaged" was painting a mural on one of my bedroom walls, which I got permission for. Other than natural wear & tear that will happen over the course of three years with no maintenance in-between, which is what the $400 move-out fee is supposed to cover, I can't think of anything else that needed maintenance that wasn't it that condition upon my moving in. Also, during the three years I lived there, multiple people moved in/out of our unit and nobody came in-between move-outs go document damages in common areas, so that the last people living there wouldn't get stuck paying the damages caused by tenants who've moved out in-between. Absolute shame on them. Destroying college kids credit & keeping them from being able to lease anywhere else with a property charge on their credit report. Now, I'm having to hire a lawyer to dispute charges when they could've just charged me for the missing rent & MAYBE a few hundred for extra damages exceeding the $400 move-out fee. While I'm at it, other things that sucked about this place is they also charge a $50 late fee for rent, plus $10 for everyday you're late, as if we aren't all college kids. Maintenance order requests were made probably weekly if not daily, as the units/appliances are cheaply made/cheap, plus it takes an army to get them to come in to fix anything. My overall Barracks experience was absolutely terrible. Throughout my stay, I moved into a house on CULLEN TRAIL that was absolutely disgusting and had tons of issues. Upon move-in, my room, the carpet was disgusting and coated with dog hair. THE BARRACKS DO NOT CLEAN THEIR HOUSES AFTER TENANTS MOVE OUT. You have to clean them when you get there. There was trash all over our yard, and there was half a fence missing in the back. Our water heater went out in April and was not replaced until July. The Barracks has a serious issue with trash pick up, so there is trash all over the street 24/7. Every time I called, the rude girls in the office would decline my call or hang up on me. My parents eventually threatened a lawsuit, and they finally got it done. Make sure you read your contract closely before signing; they are very sneaky in their wording and what they convince you to sign. DO NOT SIGN FOR A 3-BEDROOM, THEY ARE SO EXPENSIVE. My roommates and I were also paying $950 a month for a rundown house with no hot water. I paid a security deposit of $1050, and when I moved out, the Barracks charged me for all of the issues that were there before and tried to blame us, even though we had pictures of how bad it was when we moved in. We were told a specific paint by the Arena Group, and when we used it, the barracks charged us to paint the whole house again. Filing a dispute does absolutely nothing, and they just take more and more money and then apply pressure, giving you a deadline for the money you owe. The Barracks is an absolute joke, and they are extremely corrupt. The Barracks management, or anything under the "Arena Group," does not care about anything other than getting paid. There are so many better places out there. The Barracks has since had a serious issue with filling their houses because everyone is done with the issues. They then sold my debt to a debt collection agency so that they could harass me to pay off the debt. I was given his managers information Ronnie who is the property manager. He never responded to my email. The Barracks charges you a deposit of $575 and a move out fee of $399. My sons roommates did not receive their deposit back and paid the move out fee. Our son had 4 roommates that graduated and moved out. The property is nasty, has big dumpsters everywhere that never get dumped, trash all over the property from the overflowing dumpster. The trash is so bad it caused ants to get in the tenants cars that are parked near the dumpster. The office stay will not do anything about it. They won't even allow you to speak with anyone. They hide behind their email address. When an office won't speak with you it's because they have something to hide. Crystal the "accountant" is very rude and unprofessional. The barracks have a nice community look and pretty chill and perfect for college kids to live. I also like how the maintenance team is always on top of any work orders place, they come to your call with the maximum of a day and nock on your door and are very professional and well dressed, I do think some of them won't hurt to get a hair cut and look more professional. I am thoroughly irritated to have to move our daughter into this filth when we scrubbed from top to bottom our unit we just moved out of, and now have to clean this place as well. Tell me who runs this place like this? I complained to Mr. Wiliams, and he promptly sent 3 young boys from Amstad in with a rag and store bought glass cleaner, they played with cobwebs for 30 minutes, throwing their rags at them, then left. Please don't lease here. I have never had an experience like this in my life. They have destroyed my credit and rental history. They charged everyone of my roommates and I over $2000 in "damages" after they took my $400 move out fee. I asked for proof of the "damages" and the proof they provide would never hold up in court. The barracks, is awful. I lived there and had a roommate that made me feel unsafe in my own home. Went to the leasing office explained our situation, and nothing was done about it. There was drug paraphernalia in the roommates room and nothing was down about it, even though the lease states NO DRUGS. I had to live in a home that I paid rent for and didn't even feel safe. I had to wonder what was going to happen when I went to sleep. The manger told me countless times that something would be done, yet absolutely nothing happened. After charging the move out fee $399 to cover the minor issues they are still charging $800 for cleaning air vents, cleaning carpet, cleaning stairs, fixing wall ding. We purchased and closed on our unit in July. We bought it for my son and his buddies who are Aggie freshmen and for us (mom and dad) to stay for the games. Drew (sales) has been wonderful to work with! He's always responded quickly to questions and has a high standard for the quality of the finished product of the new construction. Were there things that needed touching up or replaced? Yes. Pretty common for new construction. That's why there are walk throughs. They fixed and replaced several things. We also were given a year for Full warranty. With 3 new student college boys moving that will come in handy. And once the boys get all moved in we can call them to come fix anything that needs to be repaired. So a few things still need a little touch up, but this way they can do it all at one time. Luckily we've moved in most of the furniture with no dings to the walls, but it was good to know that they would have taken care of it. The new facility with resort style pool and amenities is looking great! It had a great pool. When you own a unit you get a pass for each room and two for the owner so I look forward to checking it out once the brewery is done. It seems like a big party going on all weekend. We can hear how great the sound system is from the back yard.. but not from inside. So that is good. (We bought right across from it so they can just walk). The boys are excited to get over there. And parking isn't a problem. Each unit has plenty of space and the streets are pretty wide. I assume that some people park in the street so they don't always block in their roommate. The driveway is long. Enough for 2 cars to park back to back. But with the street being so wide it's not a problem to park in. We've been several times this year and I've never had trouble driving the streets. There is much more room than in my neighborhood. The streets are wider. My son has a dog and this complex is great for him. Lots of walking areas and a designated dog park. I saw a comment about management driving around and looking at things. I'm actually very glad they do. It could get really out of hand otherwise. And if you aren't paying the pet fee and have an animal in there it's not fair to the owners who have to repair or replace something damaged by a pet. Carpet replacement isn't cheap and a rental deposit doesn't come close to covering the cost. I have dogs. I know what it does to carpet. So unless you're disobeying the deed restrictions you should be glad they drive around and keep an eye on the property. It always looks nice. I can't comment on the rental side and it's yet to be lived in to have the full picture of the property, but with everything we've seen and experienced and hearing from people I know who's kids have lived here, I know it will be a great place for my son. I've heard many more good things about the property than the negative comments on here written by disgruntled "kids". People always seem to want to write a bad review but don't take the time to write a good one. So look into the Barracks yourself. We did and are happy with our experience so far. And the comment about roaches. Well you're in Texas .... bugs happen! We call the roach the state bird of Texas for that reason. I haven't seen any myself in my unit. But with a monthly spray around the house with home defense bug killer your place will be bug free. We have spiders and ants too. Is just life here. i was really exited to move to the barracks when 1st coming to cstat but i soon realized this place is seriously overhyped & WAYYY too expensive. they will nickel and dime you till ur broke. they charge you $400 to move out (they said it was to replace carpet, clean up any trash n paint the walls? BS!!! my carpet was disgusting when i moved in. when i wiped my counters the wipe was black. i had a cough until i moved out. the doors dont even lock. its overall not even a safe place to live. my house got broken into MULTIPLE times both cspd & the barracks did nothing. dont move here unless u want chaos and to be broke or screw ur credit. not to mention the trash situation is horrendous (literally by the end of the week it's scattered) good luck if u live here especially if ur paying ur own way through school without any financial help. read more

The management will not help you with anything. No issues you formulate seem to be in the ability bracket of this entity. Most common problems will have to be addressed by yourself, at your own expense for them to be fixed. The neighborhood is covered in trash more often than not due to the way dumpsters are set up. Also if the third party extension they use to pay utility overcharges you, it is up to you to contact them and get it fixed although the barracks is the one that set it up to be paid through third party. Also very poor knowledge from the management team, a lot seem to not be aware of how to address issues perhaps they should revise training; although they do not address issues in the first place therefore it might be suitable after all. Lastly as advertised as the cove is to residents it is closed for most of your lease time so if you're an avid swimmer let me inform you that you have been click baited. read more

I only rate this one star because the management is horrible. The entire leasing staff is. They are so supportive and welcoming when they are trying to get you into a lease. Once you sign you become another paycheck. I've only lived at the barracks for 5 months and I am highly dissatisfied in the community. There were no problems with the current home I stay in.. but prior to this, I was supposed to b in 2 different units. I actually went to see the units and the girls in both homes warned me not to sign. I didn't put much thought into at the time I just thought they had a bad experience with a certain leading associate. They let ANYONE live there. One of the units I was supposed to move in was filthy!!!!! The room that was available looked like it had never been clean... like ever. Actually when I moved into my current room.. it hadn't been cleaned either. My floor was lip filled with hair! When I went vacuum, it was so much dirt, lint, and hair in the vacuum it was the most disgusting thing I had seen. But let's get back to the rude, unprofessional leasing associates. There was a time I literally had to pay over the amount of rent just for there lack of communication. I had paid my rent on the first, and had got the confirmation email. My rent is around 550 Days go by and I happen to look in my portal to see I had to still pay my rent plus late fees... I was highly confused since I got the confirmation of my rent going through. I went to the office and all they can say was there system may have had a glitch. Or that it's my banks fault. So after going in circles I dispute the charge with my bank and now I was forced to pay This new balance of around 650. One time I was late on rent payment Nd I had expressed it to the office that I was going to b late. I paid half of my balance And I knew late fees were going to accumulate. It was apparently 100$ in additional late fees and it was as if I Nvr paid anything at all because late fees were continuing to b charged to my account. Just another way to get more money I assume. On top that... to move out it's damn near $500! That on top of rent...(In the other house I was supposed to move into.. one of the girls said she was trapped because she didn't have the money to move out. Her monthly rent and added move out fee was near 1000. It's ridiculous.) ( my rent + move out fee was a total of 970) Communication is HORRIBLE!!!! There's always some sort of mix up on speech. I went to get my key for my unit.. twice now Nd have gotten the wrong key... like it's just so much. This place is a friendly community and my current home is fine. Luckily I had a good roommate . Where do I even begin. I was super excited to move into the Barracks because it is so highly talked about. However, that is not how I feel anymore. If you are looking for a townhome or house to live in do not even bother looking at the Barracks. The managers, leasing office employee's and everyone else that is employed here at the Barrack's are useless and all they care about is getting a paycheck and getting there money from the tenants. At the beginning of the year I was living with my sister, cousin, and cousin's best friend. My sister moved out so we got a new roommate to take over her lease. This roommate is a nightmare from HELL! She smoked illegal substances brings her scary ass boyfriend over, leaves her dog for hours at a time and also just recently got another puppy that I was not told about from her directly. We have made so many attempts talking to the leasing office and they have done nothing and are going to do nothing about her, her boyfriend and this puppy she has. She can barely take care of herself and now has two dogs. All the Barrack's cares about his getting their money and will not help with roommate situations or anything for that matter. They do not care if you are unhappy nor care if your roommates are doing drugs even though it says in the lease no illegal paraphernalia which means she is breaching the contract. Everyone do yourself a favor, safe your money, and time and live somewhere where people actually strive to make your living experience a successful one.
