This by far is the WORST property management company i've ever had! Before I moved in I had called to get the lease and paper work to fill out and never got a call back. Mind you this was a week before i moved in. It was after 6 calls (everyday leaving voicemails) did I finally get a call back- 2 days before i moved in. I was told that our HOA fees were covering all weekly yard maintenance and I was informed that the H-O-A fees I was paying were covering our trash each month. Our yard would go over a month sometimes not getting mowed. And after living here for 6 months found out BVP was not paying our trash, and now "we were responsible for setting up and paying for our own trash." Me and my roommates were furious and went up to the office on TX and we got sent to 3 different realtors who were "supposedly" in charge of our property. Not one realtor knew where we lived or anything about our lease agreement/ contract and property. And when we all explained and showed proof that this was covered under HOA's the guy made some excuse that wasn't valid on why we had to pay for it now. Also- we recently were charged another $59.12 that none of us know anything about. Which we've called 5 different times and have NEVER received a phone call back. Terrible people to rent from. Have been renting in BCS area for over 6 years as a student and this company is by far the worst. I have always been a good tenet: kept the place clean, no parties, etcs. Townhome was filthy at move it. This is the first place that tried to rob me of my deposit. I've always gotten a full refund. They try to nickle and dime based on absurd charges: $250 carpet cleaning, $150 house cleaning. I do not recommend them to any tenets...student or not! read more

BVPM is the worst property management team I have ever had to deal with (I've lived in college station for both my undergraduate and current graduate degree). The property I am renting was sold to a new owner who decided to switch us from Aggieland Apartment Finder's property management (APM) to BVPM this past March. The whole process has been a nightmare. BVPM is extremely unorganized and does not know how to manage properties AT ALL. I've been trying to get them to fix all our paperwork from making sure all my current roommates have rent portals/are getting emails to letting them know that we've paid our security deposit. THEY'VE HAD OUR PROPERTY FOR TWO MONTHS AND OUR PROBLEMS HAVE CONTINUED TO REMAIN UNSOLVED. Today, however, was the tipping point. We got an email saying that we were going to be evicted from our property in three days if our security deposit and rent were not paid. Our security deposit was paid over a year ago and is currently in the possession of our new owner, and they illegally had increased our rent from $1600 to $1700 which goes against our legal lease. I tried contacting them multiple times, and finally hours later got a voicemail from Lori saying "oh sorry, we fixed your rent and are working on acquiring the security deposit from the new owner - just ignore the eviction notice." I decide to go to the actual BVPM office to provide documentation showing that we've paid our security deposit and that our rent doesn't change to $1700 until August 1st. I spoke with Rosa and told her of my situation, as well as the emotional stress they put my roommates and myself (it's finals time right now and we're all extremely busy graduate students). She just kept repeating that it was "just the system" and to "ignore it" - WHY THEY ARE USING A FLAWED SYSTEM IS BEYOND ME. I asked for compensation for this emotional trauma and their inability to fix our paperwork in the form of rent credit and was denied. She hesitated, but I finally got Rosa to agree to send my roommates and I an email saying that the eviction notice was a mistake (we'll see if I actually get an email). This is ridiculous. I haven't even had to ask for maintenance help yet, but I already know it's going to be a struggle. I DEFINITELY SUGGEST GOING WITH A DIFFERENT PROPERTY MANAGEMENT COMPANY - BVPM IS THE ABSOLUTE WORST. If I hadn't already renewed my lease before the switch, I would not be renewing with BVPM. I rented from Brazos Valley Property Management for the longest 1.5 years of my life. The grounds were embarrassing largely due to the sprinkler system that was "being repaired" when I moved in July 2010 and was still not operational in October 2012 when we moved out. We were told that our contract would be waived if we purchased a house with Century 21 as our Realtor and that was a bold faced lie. We were able to get them to accept only paying 2 months rent while not living in the apartment instead of 4 months. We had a water leak that required cutting a hole in the ceiling and the upstairs wall. We asked for 3 months to have the holes replaced so that it wasn't a danger to my young child. I've only been living in my apartment for two and half weeks and I can already tell you, BVPM is the pits. The man who showed me the apartment left the day I signed my lease for a new job. He was hard as heck to get a hold of but really nice. He showed me a bunch of dumpy apartments including one behind the downtown area which were ridden with individuals who looked uncleanly and unfriendly. I settled on a place which was nice on the outside but he emailed me back the next day and told me it was already taken. The apartment I ended getting (I was living too far to visit before hand) is a dump. I'm a graduate student and I've lived in student housing my whole life and I've never seen anything this dumpy. The wood under the sink is rotted to the point its concave and I can't store anything under my sink. The appliances are in decent shape except my fridge. The inner seal on my fridge is tapped on with clear tape which does not insulate well. My bedroom window was broken and heat was coming in through a 1" gapping hole. The patio has never been cleaned. I found things not worth repeating under the leaves when I swept the deck clean. I wrote down everything I could find on my move-in inspection but everyday I find something new. The bedroom door doesn't close, the paint around the window is peeling, etc. Its embarrassing, I'd never bring anyone to my house! I asked for maintenance and two and half weeks later, still nothing! Not even a broken window! The only thing BVPM has fixed thus far was they replaced my locks. After a random guy barged into my apartment one day telling me was a carpet cleaner sent by Premier. I asked him if he came from BVPM and he said no. I called the office- I am a single woman- I was a bit scared and they said they'd send a locksmith that day. Four days later a locksmith came. Four days...they obviously do not have any regard for my personal safety for sure! One last thing worth mentioning- when asked to sign my lease, the guy who showed me my place sent me the lease from a gmail account which really perturbed me. He explained to me that whatever system they used at BVPM, it wasn't user friendly. Sending private information to someone's personal email account is a major no-no in my book. I've heard stories now (after I signed my lease) about them embezzling deposits. I had to pay out the wooo for my two cats! I will take lots of pictures when I move out and I will make regular maintenance requests if needed. Stay away from BVPM!!! read more

I have personally had no major issues with BVPM. It's a rental company therefore there are some things that they cannot do and have no control over. Maintenance takes time, that's life. They use contractors and if anyone has used or worked contract work before it is impossible to jump when people say. I think the people on here have judged them too harshly and very unfairly. read more

As a soon to be former tenant ( as soon as lease is up or can get lawyer to break lease) I can tell you that if you need maintenance, you can forget getting anyone there to give a crap. Now entering our 5th day with no AC and all I get from their office staff is a bored twangy rendition of the White House shuffle, "I don't know" "it's not my fault" "there's nothing at this point we can do" . Worst property management company. You would be better off managing from another country. They charged us for things they did not actually do. They charged us for things their maintenance people broke. Failed to give the tenants back their deposit on time and gave the tenants our personal number. Then refused to provide us with move in conditions report. They blocked our email as spam and will not answer the phone. No way for use to contact them personally, so we had to use a third party contact them. read more

I wished I would have seen other people's reviews before renting from them. Now what I can say is, Stay away from this company as far as you can! Beside the poor services mentioned by other people as well, I was charged $444 for cleaning after I moved out, even I kept the house clean. The lady (Rosa Carmona) was nevel bothered to say Hi in the emails we have been sending back and forth. How professional! I asked for a partial refund or send me the receipts of cleaning services, then she nevel replied. They just take your money like that. What can you do about it? read more

Very poor customer service. Did not make repairs promised at beginning of lease. Do not repair during lease. Avoid phone calls. Unable to contact individual in charge of our property. A friend committed suicide on our property and we are unable to get any help regarding if we are allowed to break our lease. Even worse they are so slow at getting back to us we have been unable to get the carpet fixed and get to look at the carpet that is cut out in the room all the way to the cement. It has been almost two months and we still get to look at this and avoid this room. Upon finally getting a hold of the individual in charge she declared we would likely be allowed out of our lease and would call us back that night. It's been at least two weeks. We have packed but I suppose we won't hear back and will be stuck here without carpet in the now very empty room until our lease is up. read more

Century 21 in College Station is very unprofessional and unorganized. It is almost impossible to get directly in touch with your property manager unless you call multiple times in a row and demand that you speak with them immediately. They prefer that you contact them through e-mail, in which they may or may not get back to you, and if they do they will still not take care of the issue you are calling about. They like to take advantage of college kids, which is a large portion of their target market. If you are a college student it is impossible to get them to listen to you without getting your parents involved. They run their business based on "quick fixes" which temporarily fix the problem but by no means last long term. The front desk employees talk down to you and are very rude and do not understand the concept of customer service whatsoever. They have very poor record keeping and are not funacially up to date. We have recieved eviction notices before when we had already paid several months in advance. Calling them to repair anything for you is a bigger hassel than repairing it yourself. They manage properties owned by 3rd party customers, and do a horrible job. They make false promises and fail at keeping either party in the loop of what is going on or is expected to be done. I high reccomend NOT doing business with this company!!! read more

I have rented from several rental companies during the past 7 years that my sons have attended A&M. This has been the worst experience. If you do rent from BVPM do not allow them to show the property without your being present. One of their agents showed our property and right after that over $800 of property came up missing. They took no responsibility and in fact Mr. Beal, the owner, was very condescending. Our lease expired 5/28 and to date we have still not received our deposit. Their first attempt of reconciling our rental payments and assessing charges against our deposit was incorrect. Their spreadsheet had accounting errors, an unauthorized pet deposit was assessed (there were and have never been any pets), $105 was charged for cleaning (the duplex was cleaner when we moved out than when we moved in), and $291 for carpet cleaning. I have asked for receipts for these expenses. I have sent several follow up emails and have left several messages and no one has responded. I would suggest that if you rent from them that you be present for the walk through and check your reconciliation very closely. Every other time that we have rented from other companies, our entire deposit was returned. I would not recommend this company to anyone. They do not practice customer service and they never assume any responsibility. They definitely do not do the right thing! read more

DO NOT USE THIS COMPANY! Their staff treated my roommates and myself with no respect, our property issues were never taken care of in a timely manner, and in some cases not at all. I was never allowed to speak with a manager, the receptionist always had an attitude over the phone. We went about 11 different instances without air conditioning over a twelve month period. Sometimes we would be without A/C for up to 5 days at a time, once was in August when it was almost 100 degrees out. When we moved in the place was not clean, it was filthy and had to be cleaned a second time while we were already moved in. My roommates and I made several complaints about bugs, about the A/C not working or making a screeching noise, we also had issues with the back door and back gate being broken which neither were fixed properly. As female college students I felt we were taken advantage of, and after cleaning the place top to bottom and leaving it in better shape then when we moved in, we still got ripped off and did not receive our full security deposit. The company also would not help me contact our true landlord for anything, and like I said treated us with blatant disrespect. If you have to rent do not by any means use this terrible company! read more
