However, after hiring a…read morenew Property Manager and getting the service I was absolutely lacking from this firm, I've decided to put back up my original review because it's honest and it tells the truth of my experience. Bottom line? If you are a small property owner (eg: not an HOA) DO NOT HIRE LIBERTY!!!! They seem to have found a niche with HOAs and better stay in that lane, because they SCAM their residences. As a landlord, they did not do the best job at maintaining my property. There was constant turn over and repair requests for the same issue over and over again. Their employees do horrible jobs of maintaining and fixing issues, yet they charge an arm and a leg to do their mediocre work. WHY did I have to pay for 4+ fixes for ONE wall?? Additionally, I felt that it was unfair of them to still charge a 10% vendor coordinator fee for maintenance done their vendors. Their fees are otherwise standard, but their 10% is where they really made me feel taken advantage of. I interviewed multiple PM companies where none of them had a maintenance charge, esp for their in house vendors. Every quote from their vendors were 10x more expensive than ANY other vendor I've dealt with. I had to replace a roof, asked their vendor for a quote and it was OVER $23k. I did 3 quotes by myself, every single one was UNDER $23k. This was BEFORE their mandatory 10% too!!! I've interviewed MULTIPLE PMs since firing them. NO ONE charges a 10% coordination fee and NO ONE requires you to PAY to get out of their contract with them. Just a one month notice. They have a rule where your owber contract renews annually, and if you want to terminate early, you must pay fees upfront. This term feels incredibly unfair as, again, none of the other PM companies had such a rule. Just standard 30-90 day notice to terminate. Their unfair and really strict standards are likely what kept my unit a revolving door despite having a beautifully renovate unit inside. You'll see other negative reviews by landlords who had to pay to get out of their contract. If you're looking for a local business to take care of your property like their own, this sadly isn't the right company. I think they may be a better fit for HOAs and larger complexes because we're otherwise just numbers and units in their eyes, not people who put their money into investments. The last few months were the worst experience. My tenant had a broken water pipe and no one to call when it was an emergency, I had to step in over the weekend to help them. Rosahura is very responsive, but it feels like she's the only person who is managing all of these front line communications and that isn't fair to the quality of work deserved. Instead of taking this honest and valid feedback to fix issues, they just gaslight you and make you feel like the problem. It's so disgusting. No apology, no sorry..everything they do for you come across like they're doing you a FAVOR My new PM does a drive by of ALL of his vacant properties everyDAY. They do NOT. I had my home broken into THREE TIMES AT LEAST. Multiple broken windows I was ofc responsible for paying. RUN AWAY FROM THIS COMPANY.

    1 Star - Extremely Unprofessional First Encounter…read more My very first interaction with Valley Pacific Management and Investment was enough to let me know I would never rent from them or trust them with any property I own. I received a call from a representative stating they were taking over management for my mothers rental property and that February's rent was due on the 1st. When I explained that I had already paid the rent through the same app I've always used--because I received an email saying it hadn't been paid--he immediately became rude, irate, and repeatedly talked over me. Instead of having a calm, adult conversation, he was too busy running his mouth to actually listen. He insisted a new lease had to be signed, and even though I clearly said I had no issue signing it, he didn't hear a word because he wouldn't stop interrupting. He then escalated the situation by threatening a Notice to Vacate if the DocuSign wasn't completed by Friday--yet no forms have even been sent. I had to check him on his lack of professionalism and the way he mishandled the information I provided. If this is how they treat tenants on day one, I can only imagine how quickly they'll lose people. Steer clear. Choose a company that knows how to communicate respectfully and professionally, because with this one, you'll be disrespected for absolutely no reason.

    I called Michael Farley on surveying our property. I explained to him that then neighbor has been…read moretelling us for a few days now that we are on his property. I explained to him we removed a flower bed that had a tree inside of it and it lifted the cement and planter on our property. We pulled out the tree and planter and spoke with our neighbor about removing his small strip of cement on his property as it was broken and had been lifted as well. We also asked to remove a small slab by the gate area. And he agreed. Now that is has come time to pour the cement the neighbor is stating we are on his property. The man poring cement and my father and husband all measured. Cement guy placed the 2x4 and later my father and husband placed a line to show the neighbor that the property line is half of the post. Mr. Farley came out one evening and looked ant the boards the cement man set and the strings my father posted and explained to the neighbor that the line and boards are set in a good place. The neighbor is very concerned an inch or two will lose his property value. Mr Farley said he would come by early the next morning with his equipment and he did. He came and brought his machine and maps. He pin pointed the property line and made a marker. He explained to me the device her uses and how it worked and did the same with the neighbor. Well low an behold our string and 2x4s were fine the way they were. We were giving the neighbor some of our land. Mr Farley said to leave it where it was at, and that is exactly what we did! Mr Farley is a very kind man! He took time out of his busy work days to come and settle the property line with my neighbor. This man loves what he does! He said he retired but is still working because he loves what he does!! Thank you again Mr. Farley! I appreciate you and your time!!
