    False advertising

    If you contact or call them, say their policy is you have to be pre-approved BEFORE you can view a property (even the ones in sketchy areas that might have roaches.) I've seen their reviews for properties in areas that I'm interested in and they all say "roaches." You need to pay $40 for your application to be looked at, but their website and Zillow it says you must view BEFORE applying and online there is an option to submit an application as well (without a fee). I don't know if I would trust this company to rent a home from them. I don't know if they would handle any maintenance issues properly. Lady on the phone "I'm emailing my boss right now because we get so many calls like this and it's just not right." My thing is, shouldn't you guys follow the procedure that is ADVERTISED on all your platforms until it gets resolved/changed??

    One star because it wasn't ALL bad or we wouldn't have rented our house as long as we did. Good stuff first. Our rent was below market. They could have charged us MUCH more for the home we rented. It was convenient to be able to pay rent through their online system. Our property manager, Cynthia, was a pleasure to work with until the end of our tenancy. they were flexible when we wanted to add another pet. Other than that, I can't tell you much of anything nice. I cannot wrap my head around their process for making repairs. When we had an issue, we learned early on to prepare for zero communication. When we moved into the home we rented they notified us only days before we were set to start moving in that apparently there had been a water damage issue that would have to be worked on after we moved in. We didn't have a problem with that. What we did have a problem with was that Starr Property Management continuously did not inform us when repair people would just show up at the house. The repair people were always just as surprised as us when they would show up and we didn't know they were coming. One time rain started coming in through the ceiling in the front room. Someone came out and fixed the hole in the roof from the outside but no one ever came back to repair the hole inside the house so we just lived there with a hole in our ceiling for years. Same thing happened with the wall where the water damage was when we first moved into the home. Someone came and repaired the walls from the inside but never repaired the outside. So the outside of the house where that water damage occurred had horrible dry rot with actual mushrooms growing out of it for years! one of the worst experiences was when a huge portion of our fence blew over during a storm a few years ago. I believe it took them 4-5 months to fix it. They decided to take their time disputing whose responsibility the repair was with our neighbor. They knew we had dogs and let us live that way for MONTHS. I must have called and emailed them DOZENS of times.Until one day, unannounced, someone finally randomly showed up to fix it. The final repair fiasco was the hot tub heater needing fixed. I don't even know how long it took them to finally get moving on that but I want to say it was something like a year and a half to FINALLY take care of it after me contacting them repeatedly. This year we were finally in a position to buy a home. Our lease was going to be expiring June 1st, so in April I reached out to Cynthia and asked her if she would be willing to ask the owner if they would be interested in selling the house we were renting to us. She said she would reach out to him. I didn't hear anything for a few weeks so I asked her to try again. After almost a month, she never did tell me yes or no, so I let her know we were sad but we had to move on and buy another home. I put in our 30 days notice, did everything that needed to be done on my end and it was like pulling teeth to get them to do their jobs. I understand that circumstances are a bit weird right not due to the virus, but Starr Property Management REALLY has taken advantage of this situation. They really tried to get out of doing pre-move out and final inspections when we moved out. Thank GOD I was persistent and insisted they do their JOB or they really would have further insulted us by screwing us out of our security deposit, which was $2,100. Upon our final inspection, it literally was written "home is 97% ready to be rented" and that it was in "better condition than received".... and they had the NERVE to charge us $625 for 5 sets of already 7-10 year old blinds when we moved in and 2 screens that were damaged. If the home was received back to them in better condition than WE received it... how on earth do they take 29% of our deposit? Because they charge $95 per set of blinds. Go down to Lowe's and take a walk down the blinds and window coverings aisle. Find me one pair of $95 plastic or wood blinds. I did it, they don't exist. Plastic or wood blinds in those sizes are $15-$40 each. Yep. It's true. I agreed to the charges regarding the screens, they got me there. And I disputed the charges regarding the blinds and got my money back on most of them in the end, even though I truly believe they shouldn't have charged us for ANY. It is what it is now. But the icing on the cake is that we asked to purchase that home in April. Cynthia said she never heard back from the owner. I now believe she never asked at all. Because guess what house went up for sale yesterday 6 1/2 weeks after we moved out.... the owner IS selling the house after all. I believe she never asked him at all. How lazy are you? What a slap in the face. For nothing! We were excellent tenants. NEVER ONCE LATE IN FOUR YEARS. Yes, I got pushy from time to time about repairs.. but only when THEY were dragging their feet.

    Scammers. I would avoid them if possible. They tried to say my dog destroyed the property mind you I do not have any pets!

    Edit to update and clarify a few things: You're right,…read moresaying 10x the amount is an exaggeration. It was probably 2x+ in most situations, but that is a large difference and my hope is that most people have a level of discernment when they read online reviews. For example, I got my 2 broken windows repairs for ~$275, while their quotes were in the ~$400 range for a singular window. Assuming $800 vs $300 - rounded up - is 2x more and that's without adding on the 10% fee for coordination. I had multiple experiences like that and it felt disappointing. I have felt like I've gotten much fairer vendor quotes from my new PM company by comparison even. Not only that, but it took 2-3+ weeks before they even had vendors out there to begin repairs. It took me checking in to find out nothing was being done in the time. Again, isn't that why you have PM company in place? To not have these long lags, especially given the rates you're paying? At least giving me an update so I don't find out based on my own outreach would have been preferred. I interviewed and have reviewed a few PM contract terms. None of them have a 10% coordination fee. None of them charge you to get out of the contract. None of them have fees for empty properties if you leave early. Since I had 2 units under their care, one of which was empty, if I wanted to leave the contract I'd owe them the PM fees and rent placement fees for the empty unit (50% of rent). It's rules like this that made me personally feel like a number. It felt like no one cared that I just lost $10k+ because of the poor tenant placement experience. "Where is the local aspect of going with a local company? I really need to be rung out for an extra $2k?" were the thoughts running through my mind. Maybe I could justify them charging their fees for the placed tenant, but to collect on an empty unit? Yea, that makes you feel like crap after a few bad interactions adding up before this. Regarding the 24 hour service. I can't speak for what happened that night on their end. What I can say is that I called their office number personally - the number on their website - and reached out to my contact (Rosahura) via email. I didn't expect an email response, but I was hoping someone would reach back out from their emergency team. My tenant claims they called multiple times as well, and I am inclined to believe this tenant, but who knows. Because of the urgency, I had to step in and did what I usually do...reach out to a random vendor on Yelp and hope for the best. Thankfully, I found a vendor who was able to help us and repair the water pipe within the following week. I also managed and found the vendor for my roof replacement, had it been my roof, which I paid about $17k for, that 10% fee could have been $1700! Rules like this makes me lean towards feeling that their company works better with the big dogs of the world, like HOAs where they have the funds to make big purchases and not bat an eye. I don't know how they think a small time landlord could pay something like that? Especially for a level of management that I can't see adding up to that amount, because I did it myself. It would be different if they were going on site to oversee the project, but from my understanding, those are just the coordinating fees from using a vendor of their recommendation period. To give them their flowers, they did do a good job of placing tenants in my unit, but the tenants never stayed. So every year I had to pay a new placement fee, and it seemed like no one ever had a great experience on the property. I was always asking why and what I could do to keep people longer, but never got actionable advice. Referring back to the rodent or pest issue, instead of sending people to patch a hole here or fix something there, I wish they would have just recommended we fix the sliding altogether. I would have preferred to fix the entire wall than to give the tenants the experience of just putting foam in gaps. It's expertise like that you hope to expect from your property management team and their professional vendors. I just never felt like I was getting the value unfortunately.

    We have family who has rented through this company for years. Customer service is average but…read morecommunication and timing leaves much to be desired. They are not consistent with communication of changes and not quick with repairs, leaving the tenant to pay the price. In addition, they charge extra just to have your rent auto drawn, which saves time and money in processing and all. Their move was also not clearly communicated, which made it difficult to find when going to drop things off. Not highly recommended.

Fair housing is out the window and the company should be violated. The attitudes of the ladies in the office when you call or come in is very nonchalant and they don't want to help you at all. They would rather be talking about their BBL's and upcoming surgeries. I have been living with black mold in both my bathrooms causing my vanity to sink, (causing my child to be hospitalized), toilet has been broken since I moved in, every electrical outlet has no cover and at least 1 plug doesn't work. Several maintenance requests have been in but no response. Put in a call to the owner of the company with no answer or call back. I have been in property management for the past 15 years and I have never seen anything like this! This company needs a higher service of standards in all areas of customer service, maintenance and office engagements. Start with striving for excellence.
