Edit to update and clarify a few things: You're right, saying 10x the amount is an exaggeration. It was probably 2x+ in most situations, but that is a large difference and my hope is that most people have a level of discernment when they read online reviews. For example, I got my 2 broken windows repairs for ~$275, while their quotes were in the ~$400 range for a singular window. Assuming $800 vs $300 - rounded up - is 2x more and that's without adding on the 10% fee for coordination. I had multiple experiences like that and it felt disappointing. I have felt like I've gotten much fairer vendor quotes from my new PM company by comparison even. Not only that, but it took 2-3+ weeks before they even had vendors out there to begin repairs. It took me checking in to find out nothing was being done in the time. Again, isn't that why you have PM company in place? To not have these long lags, especially given the rates you're paying? At least giving me an update so I don't find out based on my own outreach would have been preferred. I interviewed and have reviewed a few PM contract terms. None of them have a 10% coordination fee. None of them charge you to get out of the contract. None of them have fees for empty properties if you leave early. Since I had 2 units under their care, one of which was empty, if I wanted to leave the contract I'd owe them the PM fees and rent placement fees for the empty unit (50% of rent). It's rules like this that made me personally feel like a number. It felt like no one cared that I just lost $10k+ because of the poor tenant placement experience. "Where is the local aspect of going with a local company? I really need to be rung out for an extra $2k?" were the thoughts running through my mind. Maybe I could justify them charging their fees for the placed tenant, but to collect on an empty unit? Yea, that makes you feel like crap after a few bad interactions adding up before this. Regarding the 24 hour service. I can't speak for what happened that night on their end. What I can say is that I called their office number personally - the number on their website - and reached out to my contact (Rosahura) via email. I didn't expect an email response, but I was hoping someone would reach back out from their emergency team. My tenant claims they called multiple times as well, and I am inclined to believe this tenant, but who knows. Because of the urgency, I had to step in and did what I usually do...reach out to a random vendor on Yelp and hope for the best. Thankfully, I found a vendor who was able to help us and repair the water pipe within the following week. I also managed and found the vendor for my roof replacement, had it been my roof, which I paid about $17k for, that 10% fee could have been $1700! Rules like this makes me lean towards feeling that their company works better with the big dogs of the world, like HOAs where they have the funds to make big purchases and not bat an eye. I don't know how they think a small time landlord could pay something like that? Especially for a level of management that I can't see adding up to that amount, because I did it myself. It would be different if they were going on site to oversee the project, but from my understanding, those are just the coordinating fees from using a vendor of their recommendation period. To give them their flowers, they did do a good job of placing tenants in my unit, but the tenants never stayed. So every year I had to pay a new placement fee, and it seemed like no one ever had a great experience on the property. I was always asking why and what I could do to keep people longer, but never got actionable advice. Referring back to the rodent or pest issue, instead of sending people to patch a hole here or fix something there, I wish they would have just recommended we fix the sliding altogether. I would have preferred to fix the entire wall than to give the tenants the experience of just putting foam in gaps. It's expertise like that you hope to expect from your property management team and their professional vendors. I just never felt like I was getting the value unfortunately. read more

I don't have a problem with the place we rent it is the property management that sucks. They should not be in business. I can't wait to get out of my lease and move. They don't do run the properties well. They take a long time to fix anything and you can never get a hold of them. They charge you for things they are supposed to pay for. Never do business with this property management. Yes Vanessa my dog is highly allergic to fleas that's what sent him to the vets office that's why we called the property management to take care of the problem. Since they were here before we moved in. I did at my own cost put grass in a yard that was only dirt to keep the flea problem away. And since we had the place sprayed for fleas we now do not get eating my them. Our dog is important to our kids and we don't want him to be in pain because there were fleas here before we moved. read more

I paid to get rid of them! They automatically renew your contract! I guess I did not read the fine print. Left my home empty for over 3 months! Then said I was in breach of contract by posting my home on Zillow and Nextdoor. (Trying to rent it myself)They only post your home on Their website in Stockton & Modesto!!! nobody in Stockton is looking for a home NOT in Stockton! Looking back, when one of my tenants would move out, I already had another wanting to move in. Mayb I nvr gave them the chance to do it on their own? I moved out of town and ball was in their court. The failed miserably! Hilary, the owner, called her bulldog on me because my home had been empty so long & I wanted out of my contract! She was so awful I thought I was being punked! I was called a gaslighter and a narcissist! Then she would go into this "good" cop "bad" cop telling me she really wanted to help me rent my house & she could do it in a matter of days, then fly into a different person saying the people I get to rent my home never last! On and on....I couldn't believe it honestly. I knew it was up to me to do Their job. I rented my home on Nextdoor, in neighborhood Where my home actually was! I am happy to say I found a wonderful tenant and it took me all of 10 days to do it myself! Don't be fooled by their BS. There are a lot of Good property managers out there people! Unfortunately LPM is not one of them. Roshura was awesome, 5 STARZ for her! Thankyou Roshura! These people who give 5 starz to LPM...i really question...maybe they had multiple homes & more important than my silly little one house rental! Was I the only one with beyond bad Service? Worst property management company. I called to inquire about a rental property and they speak to you as if it is the biggest inconvenience. How are you going to be in this type of business with that attitude? It was not just one time but constant annoyance at even receiving a call. Finally got to be able to view a property even gave them a credit card and received lock box code info the day before, the next day after driving an hour to come view the property, no lockbox to be found. When I called them they said it has been rented. Really?! I honestly believe that these people do their job just to check the box, they act like they are the dmv and go around fining people for expired tags but yet let the HOA board members son car stay there and not even have a license plate or tags at all for months... in our ponds instead of cleaning them they spend a fortune on blue pond dye which doesn't make them look anything but a big toilet bowl, there's a huge geese problem and they do nothing about them, the community hall hasn't been open in the last four years not once, the roads they had redone and cost 81k but tell me why there's still pot holes and uneven pavement, the so called landscapers that don't speak English break more sprinklers than anything cause they wanna just sit on a riding mower instead of a push one, the fountains now stay on 24/7 can never get any rest and that's because they can't figure out the old school timer and that the fix is a $8.99 part on Amazon and I could go on and on but I won't read more

Once approved, we are not able to see the property unless we pay $800 to see it, and if we don't like it, we lose that money....this is a SCAM.When asked about this fee they said that its how they work and that no one is facing us. LPM is a great company to rent from. They have month to month all the way up to 1 year leases. We rented a nice home on a month to month basis while our new home was under construction. The office staff was very nice and convenient to work with. We needed a few extra days and Simrat Godoy was able to make it happen for us. Great experience and great customer service. If you are buying or renting and their property management is associated, stop, and run. The manager there is horrible, not understanding, and should be let go. This property management is part of the HOA at village green. All my neighbors had nothing but horrible things to say about them. I recently put up a privacy film so I can let in as much sun light without people looking in since my condo is on the street. I got a violation letter and now I am waiting until after my finals are over to pursue legal action with my attorney. No where in the CC&R does it prevent me from putting up a privacy film. The manager and the board are taking advantage and abusing their positions. Will be selling this condo. Yes thanks for bringing up the meetings. If you are a home owner and liberty management runs your HOA, they have these meetings that are a complete waste of time. I have been to one, which I had to get someone to cover me at work so I can make it - they are at 7pm on mondays, so if you work swing shift you are out of luck. Everything done at these meetings can be done via a forum online, recorded video chat and emailed out, and last but not least a simple email. I was told I can leave once I got my answer for the form I filled out for my privacy covering, they said it would take a few days to get my answer. By the way no one shows up to these unless they are filling out a form to make changes to their condo. The few people I waited with outside the meeting had horrible things to say about liberty, seems like they were right. Like i said run the opposite direction if liberty management is associated with anything you are buying or renting, the reviews written about their company says everything you need to know. This is the worst property rental i have ever known. I followed and submitted all the requirements and even showed interest with the unit eventhough nobody showed the unit for viewing. They told us to send cashiers check or money order which i did immediately. However because i live very far almost 90 minutes drive i told the representative that i will give the money order first thing the following morning. To my surprise Samantha Shannon called that the unit was taken because it's first come first serve. How could you do that to people!!! It's not even a day grace period. These people charge more than other property managers for their application due to "admin" fees yet no one even called us back after we paid $100 to apply. I called to check on the status after almost a week of no response and they told me they only deal with customers through email and gave no other info. Almost another week later they sent me a computer generated denial letter. I am very unhappy about providing them with my families personal information and receiving not even a phone call or personal email. I got my keys June 2016 November 2016 I called to report mold in my kids room. They had someone come out and clean it the mold reappear every other day, my three kids have been constantly sick now their waiting for the owner to replace windows. It's now January they haven't offered to move us into another place they only tell me to clean the walls with bleach which isn't helping at all. This company failed customer service 101 class. They are a virtual company in that you NEVER talk to a real person other than the secretary. She routes you to voicemails then you might get a call back a week later. If they have your email address, they respond to those whenever they feel like it. TERRIBLE, TERRIBLE AND MORE TERRIBLE. They do however send out the tax bills right on time and focus clearly on collecting money. Also, they have one freaking association meeting per year and NO monies are used to make the entrance into the community nice. Do NOT do business with this company. I own a fourplex which this company managed for me. I specifically told them that I only accept lease term with 6 months or more. But this company never sent out leasing agreement to any of my tenants on their anniversary. The lease would just go month-to-month. When I questioned why they did not follow my instructions. They told me that they have full authorization to manage the property, including making this decision to me. Well, I specifically gave them direction of what I want and don't want! For over 6 months, I asked them to send me invoices on any repairs that I paid for. Nope, never received those invoice automatically. I had to ask them EVERY SINGLE MONTH. What a hassle. I got slow to no respond from this management company most of them time. It got so bad that I had to report my problems to BBB. Then they started to communicate with me so they could close the case at BBB. I decided to fire them due to poor performance. And they have the courage to ask me for a $1500 early termination. Their management contract is NOT to the favor of landlords. Make sure you get legal counsel before you sign contracts with them. There are so many one stars here, so I don't need to make another point for you to know that this is an awful company. I am just so glad I don't have to deal with this company. read more

They took our money didn't credit our account then charged us a late fee AND A process server fee for a 3 day notice. Horrible customer service. They take your money and you never hear from them. I've called several times trying to get ahold of whoever is in charged of the applications process. They never return your phones call and then send an email when the application expires and tells you to try again in 6 months. Completely unprofessional. I will never be working with Liberty Property Management again. I have gone through the application process twice which each time cost me $90. Before I had even applied the first time around, I had given a call to their main office in Modesto and mentioned that I will be running a small in-home daycare of 6-8 children. The employee there mentioned to me that it will be fine and if anything, my deposit will be slightly higher, which I was fine with. LPM applications expire in 30 days. I reapplied (another $90) to a property and I was really interested in and was monitoring it constantly till it became available to pre-rent. I managed to make it to there Lodi office to pre-rent the property to be told that I cannot rent because there "STATE CONTRACT" does not allow more than 6 children and that form "by the state" states a small in-home daycare is 6 children; WRONG!!! By the way,​ the so-called state document has nothing referring to a state site, seal, logo or official form number; LIE!!! Calling their own typed forms state documents; ILLEGAL!!! I went into the office to tell them that I would like my money back because of the misleading​ provided by your staff. I was told they cannot refund me and encourage me to apply for other properties. They really think I would work with them after giving me wrong information and lying to me. They told me they try to offer fair housing, BS screwed me over and pocketed $180. I should have​ been refunded my money for their wrongdoing! STAY AWAY NOTHING FAIR WITH THEM! I also noticed a comment by Hilary 8/6/18 "We do offer refunds on applications if a property does rent and you were approved for that property" I HAVE BEEN APPROVED TWICE FOR A PROPERTY AND WOULD LIKE MY MONEY BACK!! Update: I did receive​ a refund for $90. I was also personally attacked and told that they would not support my business because I was frustrated​. They hired contractor to repair the house without notifying us in advance and they charge 10% commission on every work the contractor provided. I agreed with other reviewers, their charges are very expensive on maintenance and they are very difficult to deal with. We are really upset!! read more

I stay in one of their properties, while it is nice, I don't like the way they do business, first off I'm paying for everything ie. Water, garbage, mail key 50.00 also I specifically told them I work for the state I don't get paid until the 8th, the lady said I'll make a note, well hear it is August 7 8:37pm and I have a 3 day notice on my door with all kinds of fees on there!! 50.00 in some fees for the landlord and 81.00in late charges and some past fees which I don't know what that is, this is frustrating, I have a 6 month lease you best believe I'm moving read more

Omg, watch out for the pre rental agreements for 6928 Annapolis Quay. LPM told me I would like the property and to pay before seeing it. The minute I walked in I knew I made a mistake. It smelled musky and moldy. Also, one shower for 3 bedrooms. After that, the cockroaches were off the hook. They were mostly outside. However, it was so embarrassing people coming to my front door with a bunch of dead cockroaches. The dog next door never stops barking and you can not stay in the back yard.. Now, LPM isn't giving me my deposit back and actually making me pay $456.00. I paid $300 cleaning the place. read more

We have bought out of our contract with these people. My wife and I are very easy going people and are easy to please, we love polite considerate people that return phone calls and prove with their actions that they have your best interest at heart. This is not Liberty Property Managements way of doing business. As a landlord they were a nightmare to deal with they acted on there own without consulting with us and then when questioned they hide behind the contract saying it's within their right to do it. Customers beware explanation point total scam, total Hussle! I went into their office 4 days ago to get applications. Not only did I have a phone conversation and an in-person conversation with a completely separate representative. I explained my current living situation, income employment and rental history and how my wife is currently disabled and trying to get her benefits these people handed me three applications wants to charge me $40 a piece knowing telling me to bring back a money order to apply for a rental unit. Being an ex car salesman I always know to read signed print. How do you people sleep at night I do not know but the bottom line is there is absolutely zero possibility that I would have qualified for any of their units but they knowingly wanted my hundred and thirty something dollars this is legal organized theft buyer beware caution caution caution zero rating because these people Shirley qualify for being a less than zero I've met drug addicts that have more integrity and honesty than them. read more
