It took almost 6 months to get our security deposit back, and they deducted for normal wear and tear, which is not allowable. Maintenance is extremely slow - good luck if you need anything fixed. The super (Jose) is employed by the owner of the complex itself and is responsible for anything structural or outside the building. The manager (Sue) is employed by JAR and is responsible for anything inside your unit. Both are impossible to get in touch with and are extraordinarily slow to take care of anything.

The ants first started appearing in our living room and then spread to the bathroom and kitchen. They had gone away in the bathroom for a period of time, but have now come back. We have also noticed cracks in the molding, walls, and cabinets where the ants appear to be coming from. Pest control currently comes ONLY once a week, but this has not been enough to resolve the ant infestation. The same spray and bait methods continue to be used, but the problem keeps returning. The ant infestation continues to make it near impossible for us to use our kitchen. We also have a dog in the apartment, which makes the repeated spraying and ongoing infestation even more inconvenient. Communication has also been frustrating, as the call system relies on voicemail callbacks that are difficult to coordinate when residents cannot answer during work hours. While we appreciate the sympathy shown, we have not received clear solutions or meaningful progress. We have also spoken with residents on multiple floors who said they are experiencing ant problems as well.

The surrounding area is safe and there are lots of restaurants in walking distance. There are parks in all directions which are quiet and peaceful. Public transportation is also close by. The common areas come equipped with a pool table, gym and BBQ in the center of the building. The outdoor space is great for sunbathing and entertaining. I rarely see these areas in use and we can enjoy them to ourselves most of the time. Our car is garage-kept which is great to keep it out of the rain, snow and elements. The garbage is also indoors so no need to go outside. The neighbors are very friendly and greet you. It is a nice community. Pat was great accommodating our schedule and showing us around the unit and common areas. Our 1/1 unit is spacious with an open floor plan. The stainless steel appliances are modern and the kitchen has tons of cabinet and counter space. We were fortunate enough to secure a unit with a large 400 sq ft patio and a chic pergola. We have ample room for our couches and dining set. The walk-in closet has ample space and the bedroom is large enough for dressers and a California king size bed. We see Adrian the most around the property keeping things in order. He's very friendly and caring, always greeting us and our 5 lbs Yorkie, Rolo. In the past 7 months, we have only needed maintenance once and Keith came to the rescue immediately.

The old super was ok, but Victor works hard and really cares. The manager is also doing a good job. They made the building safer by stopping the people who were doing smoking and selling drugs in the laundry room and in front of the building. He put up a gate and cameras and improved the security and now it feels safe to live here. I also like that they are part of the neighborhood. Victor helped the school kids paint the Joker stairs next to the building. It was really nice to see them encourage and be part. This is a good company. They care about the building and the people who live here.

My family has lived here for over 10 years in Valley Park Estates and we love the coop community…read more They do a lot of renovations and upkeep to make sure everything looks good for the shareholders. They allow subletting here and have parking spots/ garages for the tenants. They also have storage facilities that can be used for a reasonable price with Bargold. You must put 20% down to purchase a coop which is a downside but the coop community is really nice. They are zoned for Elmont schools and not Valley Stream and the elementary school is down the street from the complex. They also have Key Food close by and many stores on Central Avenue. I highly recommend this complex.
