Not sure how they have anything above 2 stars on google. Yelp has a more accurate review of this complex. I've lived here for almost 2 years now and their silly little "$1000 off to resign" deal is insulting. You could pay for 3 months of my rent and I wouldn't resign to live in this place. I LOVEEEEED my actual apartment and location. I don't even mind the bar noise. The communication in this place is horrible. When the fire alarms from hell go off (at least 2-3 times a month btw), they've started sending an email with an explanation but why not just fix the issue? Can we not hire a new company? It's been excessive. They don't answer the phones and hardly answer emails. I've left a few voicemails before with no reply ever. I'm only ever able to get in touch with someone if I walk down to the office but guess what! Hours are only during 9-6 and closed on Sundays. Most of the time I have to wait to speak to anyone. Maintenance was amazing until recently due to staff changes. Thankfully I haven't had anything major stop working but my neighbors have had broken AC and drainage issues for months. Our first apartment had a lot of "unfixable" items like the sink, or smashed drying machine vent (which felt unsafe but whatever). Dog shit everywhere. It's gotten better the last month, but I remember seeing a staff member pressure washing often. I can't tell that that's happened if it has. It stinks in the dog park and there's only bags available 50% of the time. The gym doesn't have any working cardio machines. I've witnessed them give tours and pretend like everything was fully functioning. Also, never any sanitary wipes available so the equipment can be nasty. Now I'm "snapping" right now bc I was up in the middle of the night dealing with the fire alarm from hell. But frankly, I've given up on this place. I loved the area, easy access, and the rent wasn't tooooo bad for my actual apartment. But my neighbors and myself pay way too much for the poor communication, half working amenities, lack of urgency, and constant disturbances with the alarms. I suggest picking a different complex in the area. read more

I have lived here three years now and this will be a long review to tell you how terrible this place is. The gist of it is: DO NOT LIVE HERE AS LONG AS DALE IS STILL THE MANAGER OR YOU WILL REGRET YOUR DECISION Management - Dale is genuinely terrible and incompetent manager and honestly an even worse person. If you read the rest of the review you will see examples of how he makes living here a TERRIBLE experience. Safety - One time there was a car parked in a spot that they were not allowed to be parking in. I asked Dale to please talk to this person so that I could utilize the space as it was meant to be utilized. He refused to do this. I called the towing company who again refused to tow this car. So I had to take it upon myself to leave a kind note on this person's car requesting that he not park there when he is not authorized. This person left a note on my car telling me to meet him at a certain spot at a certain time so he could "kick my a**" and "kill me". I told Dale about this situation and he refused to do anything about it. I had to walk around the apartment with a weapon for months after this just so I could protect myself if needed. Electric vehicle charging station - When I moved into this place 3 years ago, I was told there were working EV charging stations since I was planning on getting an EV. When I finally got around to buying the EV, to my surprise, I was lied to and the EV station did not actually work. I confirmed this with other tenants that had an EV as well. When I reached out to management, Dale told me that they were indeed working. I told him they weren't. This went back and fourth for about a month of me telling him they weren't working and him gaslighting me into believing they were working. Eventually, I met up with one of the maintenance guys to physically show them that it wasn't working. At this point, I thought we were on the same page but when I reached back out the Dale, he AGAIN told me that he thought we got it resolved on it was working. 8 months go by of me and dale occasionally being in touch regarding getting this fixed. Eventually he finally told me that we were going to get this fixed "any day now". After that, it took about 6 more months for the chargers to finally get installed. I would email Dale multiple times a week and he would just ignore me for weeks at a time and eventually reply with some excuse and how its only days away from getting installed. Even when the chargers finally did get installed and Dale told me they would start to be usable any day, it took about another month to finally be active. As of right now, these chargers are working, but I would be just wary because if they do end up breaking, it could be years before it gets fixed again. Packages - You will lose a bunch of packages here. They get left on the floor instead of using the designed lockers Fire alarm - The fire alarm will go off in the middle of the night pretty often and its so loud you can't sleep through it. Roaches - at one point my unit was infested with roaches. After several attempts at pest control, they had to bug bomb my unit. This took about 5 hours of my life away from me and when I asked for a simple reduction of rent that month due to the inconvenience of having roaches in my unit, they refused. Stealing money - They will fine you for not having your renters insurance up to date. Last time renewal time came up, I sent them my updated policy to them before the due date to avoid this fee. I emailed them to confirm I was good. I was ignored. I emailed them a few more times until Dale finally emailed be back telling me I was good. When rent time came around, I was charged the fee regardless. I was never notified about this and it wasn't in my monthly statement so if I didn't check my bank account I would have not even known about this. When I emailed to get this fixed, I was again ignored for weeks at a time. It took them 3 weeks to even acknowledge that what they did was wrong. I asked for a reduction of rent of the same amount since they had stolen money from me without my consent, and they refused to accommodate me for their mistake. Reaching higher ups to complain about current management - over the last 3 years, I have repeatedly asked for the contact info for Dale's boss so I could provide feedback on the terrible job he is doing running this complex. But every time I ask, I'm just ignored. I've asked via email, via online chat, via phone call and they just ignore me or refuse to give me any info. Finally, I got dale to contact his boss to give ME a call, but I think he is lying about doing that since I still have no heard from his boss and every time I follow up with him I get ignored or get some excuse. There is no accountability regarding the work the staff does so of course they're going to do a terrible job since there is no consequence for them. Emails - they will not reply to emails at all. It will takes weeks of daily followup to get a reply read more

PLEASE READ BEFORE RENTING First off, the apartments themselves are fine. Maintenance is pretty prompt, but everything else about this complex is not as advertised. Communication from the front office is subpar at best. Good look to ever expecting a call back or a reply to an email within 24 hours. I've had a few questions and typically it takes multiple emails and calls to finally get a response. The hallways, stairwells and common areas are constantly trashed and filled with animal feces and urine. Construction has been ongoing for months with no end in sight and there's been constant banging and workers in and out of my apartment. Good luck working from home. The pool continues to be closed as well. Guest parking used to not be an issue, but with the construction worker's cars, there's very little guest parking anymore. Counting down the days until I can move out and kicking myself for signing another year at this complex. I used to like living here... location is great, prices aren't bad, maintenance is prompt, and the staff is nice. But, for the past few months they have have doing serious construction on the entire building, and we've been told this will continue over the next 2 YEARS. There is constant loud hammering. For a week they were in and out of our apartment. I work at night and therefore try to sleep during the day, which is not possible now. I can't even imagine working from home with the constant noise. We've also had over $1000 worth of packages stolen, and we've been told there's nothing they can do about it. There is a constant overflow of the lockers so they just throw the extras on top, instead of delivering it to your door. The office refuses to hold them. With the construction, the pool is unavailable, the grills aren't available, and my dog can't even go in the dog park because he's terrified of the noises. (There's a small grassy area on other side of the building available but it's covered in nails and debris.) Yet we still pay an amenity fee. I understand construction needs to be done but there is no lease discount and it's ridiculous to pay an amenity fee without amenities. When the construction is done I'm sure it will be a good place to live again, but I don't recommend signing a lease here until it's finished. read more

The halls smell terrible, except the first floor, they show the apartments and want people to think they are clean and kept, but that is just a screen. That doesn't happen to any other floor. Ever since the new manager this place has gone downhill. We had a great team of maintenance guys that took care of everything in a timely manner. Unfortunately she ran them off and i understand why. I moved into my apartment in November 2023 and my A/C and heater have not worked as well as my washer machine leaks and was told they cant do anything. As i was not upset for a while about the A/C then temperature dropped and my apartment got to about 50°F. then when "fixed" the hot air was the only thing that came out even when switched to cool. 85-87°F was about how hot it got. When i asked about financial compensation or anything to help with the countless inconveniences to the apartment I've just moved into less than 3 months ago she was very rude and unsympathetic to my problems and was told there's nothing she could. When i had problems with the last manager he took the time to address the issues and would help or fix any problem no matter what he was doing. I feel sorry for the new maintenance having to deal with all these issues by himself. Poor management seems to be the issue. Almost 1500 for an apartment with so many issues and management that refuses to work with tenants. Also our door to get inside our apartment building that is supposed to keep unwanted guest out has been broken for months before i moved in was told it would be fixed in November 23. 9 more months to go cant wait!!! read more

Parking is in the alley and the gate is ALWAYS broken. I've had things stolen from my truck. There are no cameras in the package area and I've had close to 1k in items stolen just this year. I now have packages delivered to another address. last week it rained and I had a leak in my roof that damaged my speakers and soaked my cow hide rug. they came in and ripped out the windows for construction leaving holes in my walls for bugs to get through and making it impossible for my a/c unit to keep the place cool. I have not had access to my private covered parking for a month due to construction, trash is over flowing at the dumpsters and I pay monthly for trash valet that does not service me! read more

This review is long overdue. Since the new manager started things have been MUCH better than they were when i moved in a few months ago. However, the one thing that has been great since the beginning is the head of maintenance, Kyle. He does an absolutely stellar job. His response time and diligence is unlike any apartment complex i've ever lived in and i have had some nightmare experiences. Don't move to this apartment!!! When we moved in, they did not inform us that they had a massive planned construction. I think that it was extremely shady of them to hide that fact. From Monday- Friday from 9-5, there are terrible construction noises literally on our balcony. You can't escape it even if you tolerate noise better than the average person; these noises will make anybody go insane. The workers are working right outside all my windows. During these times, I have no access to sunlight unless I am okay with having strangers in front of my windows. Also, when we moved in, we were promised a balcony, and two months in, they took off the rail, blocked my balcony door, and demolished the balcony. None of this happened with my consent, nor was I given a warning. I am banned from my balcony, and my bike is out there. I can't grab my bike in an apartment where I pay 1,600 for a bedroom! When we brought up our concerns to Dale, he said that nothing could be done and to not even try, that others have unsuccessfully tried. This corporation has no empathy and feels no moral obligation to at least reduce rent for all they are putting its residents through. Finally, getting packages to your door is not something that happens here. For some reason, delivery people have difficulty finding apartments, leaving packages in odd places. I blame this on the administration. They should develop a comprehensive way to find the apartments for the delivery people. This situation has made it very easy for people to steal packages. I choose this location based on the information provided by largely by management and online reviews, which have sadly proved inaccurate. I have only been here a month and a half, pay $1780 a month for my apartment, and in this time I have noted the following major concerns: 1. Noise Level: To be fair, its is downtown, but front management downplays the level of noise especially along Lancaster avenue to a level which conveys questionable ethics. During the week, noise level is what you would expect. On the weekends, trucks, motorcycles, and sports cars drag race down Lancaster Road nearly all night long. I wear ear plugs that protect against an additional 32db of sound over ambient noise. I am still woken at least 3 times nightly on Friday and Saturday nights. Normally I can sleep through normal traffic which is about 50-60db, which places the noise level at this time to 80-90db, or the equivalent to motorcycle in your apartment at highway speeds, or a lawn mower. When posed to management, they pointed to the lease which is wonderfully vague in this regard, and instructed me to call the police. 2. Cleanliness: There are a lot of irresponsible dog owners at this property. Piles of dog shit are left in the common areas with alarming frequency, and in one case I noticed a pile sat in the hallway for over two weeks before being cleaned. Trash from the chutes piles up to impressive levels in the parking deck, and often will not be removed for days to well over a week. 3. Security: While moving in several items were swiped from my car while in the secured parking deck. One of the lower parking deck interior doors was literally ripped off its hinges and not repaired for over a month. Even now the repair is of questionable quality. Additionally, residents use rocks to block off the outer doors which allow for any person to walk into the interior of the property on a whim. Already I have had to instruct one interesting person in a different direction. I am very concerned for the residents Bell Lancaster being physically or sexually assaulted. 4. Parking: I was literally towed from my own parking garage because my sticker had fallen off. The towing company does not care if your car is registered with the complex, they will tow you anyway if that sticker is not visible. The lease does mention the importance of the sticker, but when I posed the quality of this policy regarding to not checking license plates and VIN numbers before towing a vehicle, management's response was only the sticker matters, and they weren't even willing to consider a policy to allow for notification of a missing sticker with an appropriately registered vehicle before being towed. The cost was $400 to get my car back. In summary, I strongly do not recommend this apartment complex. read more

I loved it there..... till I hated it. When I first moved in it was a lovely place to live with a great staff. After 6 months in to my lease that opinion changed extremely. The staff became rude, the phones in the office were never answered nor were my calls returned, The stairways, elevators and hallways always had some kinda trash in them, some of the doors that were accessible to the public wouldn't lock and would rarely be fixed, and the cherry on top of it all... they had a debt collector contact me for a bill they never sent me or called me about after moving out! Pros: Location, pretty quiet place (thick walls), easy access to restaurants, bars, etc. Cons: Rent increases. Lived here for 9 months on a 9 month lease, really like the location. When it was time to renew my lease they bumped my rent by 40% so l moved out and the apartment which then sat empty for 2 months. I contacted Bell and they gave me the same pricing I had on my prior 9 month lease, so I moved back in to the exact same apartment. Now my lease is expiring again and I have to move out again because they bumped my rent 50% on this renewal. Groundhog day! read more

I have a very close family member living in this complex. Let me just tell you.... Absolutely freaking awful. She is stuck in a lease unfortunately but will be moving asap. She's been here 3 years, recently new management. Few examples... took a week for maintenance to come fix shelves in closet that randomly fell. He did it incorrectly speeding through it, fell again 2 hours after guy left. Had different guy finally come 3 days later. Shelves crooked, used same holes, shelves fell again with maybe 10 hangers hanging. She had to pay someone outside of company to do job right. One of many examples how maintenance sucks right.... Ok so next. Fire alarms. Ear blistering, spine chilling migraine forming awful fire alarms going off randomly for at LEAST an hour at a time. She has a cat and cat goes nuts freaking out crying and running around frantically with rapid heart beat. Has happened so many times she's told me about. I stayed with her last night with my 2 year old daughter. 2am the fire alarms go off. For TWO HOURS. And let me tell you I have never NEVER EVER heard something SO loud to where my ears were BURNING and my eyes were watering. And it just wouldn't stop. I held stuffed animals on my babies ears and we went into closet where it was a slight notch calmer but still too loud to be healthy. They just didn't stop. It was too late to get out and get a hotel especially since parking garage is loaded weekend nights with young horrible crowd raiding bars down 7th street and other close establishments. Guys with no shirts and pants down to knees. Fake hair balls from wigs in parking lot designated for renters and their visitors. It's just ridiculous and overall unsafe and not worth it. Don't rent. I lived at Bell a little over a year. The location is great, but that is definitely what you are paying for at this property. Kyle and Wayne in maintenance were prompt and professional. Matilda was a helpful and courteous leasing agent. However when I tried to renew my lease in a different unit, the other leasing agents were not nearly as professional. I wanted to look past the small annoyances to live here again, but it was tough to ignore when the other properties in the area were so customer service driven. The pandemic obviously presented some unusual challenges which caused the amenities to be limited to a small number of residents. I wouldn't usually blame this on the property, however one of the great parts of living here was no longer of any use and the communication was poor. In addition, the amenities were closed but residents were still charged an "amenities fee" every month. This complex is one of the older ones on 7th and it shows: the broken locks on the outside doors, the walls are touched up with different paint colors, rainwater pools in the enclosed stairwells and in the parking garage. It's a fun place to be if your number one priority is location. read more

Discrimination starts at the leasing office. We had an appt. at 12 but someone called at about 11:30 while we were almost searching for a place to park to ask us if we can come at 12:30 instead as they wanted to accommodate some one. Since we had several back to back appts for apts that afternoon we insisted on keeping our 12 appt. Upon reaching the office about 10 mins ahead of our appt. we noticed the doors were locked and a couple was waiting inside awkwardly ignoring us as they probably did not have the ability to unlock the door. After 12:10 or so someone let's us in and even though there were chairs, she did not have the courtesy to apologize for making us wait outside in the sun OR to make ourselves comfortable till a leasing agent could help us. We waited for another 15 mins inside and an agent comes in and seeing 2 families waiting, she went to the other family first effusing courtesy but seeing us standing and waiting, for 25 mins past the scheduled time, she just mutters " I apologize for the wait", but still made no attempt to be inviting and nice by at least asking us to make ourselves comfortable. She was looking at papers while we were standing. The whole tour on both sides of the street took less than 10 mins and the waiting was 45 mins. The mother and daughter that came after us, were attended to immediately, and were asked to wait inside. They were also helped before us and they left on the tour earlier than us. The terms of the lease were extremely unattractive to say the least and the choices available were not worth the price they were quoting. All in all, if it was an attempt at attracting a specific demographic, it was probably successful OR may be they do not know a simple guideline i.e treating others like they wish to be treated OR maybe the agents were just too young to see beyond themselves. Either way, the attitudes that we see at the frontline often reflect the attitudes of the management or owners that hired them. read more

I helped my daughter move in to Bell Lancaster this weekend. The elevators stopped working while the movers were inside. The wait time for maintenance was terrible. Their response time was over 1 hour the first time the elevator stalled. Both elevators stopped working altogether 11/7 around 3pm. We called the emergency number for the elevator. The emergency number goes to voicemail. No callback or text for over 4 hours. Maintenance has a less than poor response. The service team is understaffed as we were told, but that is no excuse for 2 elevators not to be working or the on-call maintenance personnel not to be there on hand fixing the issues. or not responding in a timely manner. Bldg. management completely unresponsive on weekends. Most people move on weekends. Most tenants I spoke to in passing have mentioned on going issues with elevators for over a year. Plus a ton of flies near the bldg entrance. Horrible and unacceptable! I would not recommend to anyone. read more

I don't think your Dallas office is aware of their commitment to their residents during these unprecedented times. I am a healthcare worker and current resident at one of your apartments. I was informed that I needed to relocate to another hospital about two weeks ago and yesterday I informed the leasing office about this move. My lease ends on 4/30, but since I didn't magically predict that covid 19 would uproot my life prior to 60 days of my lease expiring, they are charging me two additional months rent until 6/02. While we didn't end up leasing here, it was a really hard decision, The Bell Lancaster checked all the boxes for what we would want in an Apartment and a community. Gino was terrific! He took the time to show us the options and the buildings. Very quite and a ton of cool features. We loved the pool, grill and clubhouse area and liked the fact that it was in the middle of the building and not off a road. These building should be on your list if your looking in the West 7th area. read more

This has to be the most accommodating apartment complex I have ever lived in. The company, property and employees have really changed my outlook on apartment living. The employees are very helpful with any issue you may have, complaints or concerns. Service requests are very prompt and taken care of within 24 hours which is a huge deal for me. The property is always being cleaned by the employees every time I go out to my car in the morning. The layouts of the units has to be one of my favorite things, I love how large the bathrooms and kitchens are, that is most important to me. The complex is very active with community parties held at local businesses. They have raffles, free prizes and the businesses even give you discounts for being a member of the complex. I love the parking garage, it is very big, gated and safe for your vehicle. There is a lot of parking for your guests also in the parking garage so they don't have to park on the street which is a huge plus! The area is just amazing with all the choices of places to go to eat, drink or have a good time! No need to drive, you just walk out your front door and everything is within walking distance! This is definitely the most premium location in the Cultural District of Fort Worth Texas! I highly recommend you take a tour with the staff at Bell Lancaster to take a look at this amazing property if you are looking to live in the city, I can't imagine any other place to live anymore because it has left such a good impression! read more

A year and a half in the complex. It's fine, BUT NO WAY WORTH THE PRICE YOU PAY! Bug problems not dealt with, broken cooker due to lack of servicing, very noisy area full of drunk children. But the worst of it is the recent parking situation. In a poor attempt to restrict guest parking from bar and restaurant customers (my guests never had problems parking in the first place) they introduced a ridiculous scheme which resulted in MY CAR BEING TOWED from inside the residents parking garage. I had to pay $300 towing fee and explained to Bell Lancaster management that it was as a result of their failing guest parking scheme. They didn't care. They are happy to have residents' cars towed at residents' expense. This is inexcusable service. The fee should be waived in these instances. I have been a resident for a year and a half (paying up to $2000/month) and their distinct lack of loyalty or commitment to providing the quality of service you expect is a appalling. I could write a story on the bad experience I have had living here, however as the owner of several businesses in the area I don't have time for that. Here is a simple list: took over a month to fix my broken washer and dryer which was leaking all over my apartment ( I live in White Buffalo, thankfully I have concrete floors)(also, no concessions were made for this large problem), there is an insect and bug problem which has not been properly addressed (roaches in the hallways etc.), all of the appliances and fixtures are of poor quality (keep breaking), all service issues take way too much time to complete (several occasions more than a week), the repairmen are rude and loud (especially in the mornings when I'm trying to sleep), on multiple occasions the parking garage was broken in to and all of the cars were vandalized (I can't make this up look at the police records for the address), and to top it all off I had several thousands of dollars stolen directly from my apartment after one of the maintenance workers was in my apartment. I could go on, but I am just glad my lease is up next month and am moving on! Hope this saves some people major headache! read more

In lieu of wasting precious time, I will summarize the first review I've ever written in my life in order to warn others considering between grungy, mismanaged Bell Lancaster and the any of the other more upscale and more competently managed apartment communities in this really great area of FtW. Here are a few things you can expect right off: poor leaky plumbing; 10 min hot water in your shower (that is max); nasty stairwells full of pet feces, urine, food containers, throw up that is sometimes not picked up for weeks; pet waste in all areas of the property (i.e. courtyard, pet waste areas, hallways, elevators at times, etc); insect problems (i.e. roaches, mosquitos, fleas); weekly car vandalism in the parking garage due to lack of security system; daily whiffs of rank garbage when you pass the hallway going to get your mail; long waits in the office for them to locate any packages you have delivered here (keep track...they do not have accurate records on packages!). That is just to name a few. The noise and college dormitory like feel are to be expected for the area, so I won't even go into that. QUALITY of life is not a concern at Bell Lancaster which is clearly seen just by taking a walk around. If you want a place to live where the property management respects you as a high paying customer and not as an addition to their wallet or commission check, save yourself valuable time and money and rent elsewhere. You will get nickel and dimed to DEATH here. There was a "tenured" traveling manager that took my 60 day notice to vacate, lost it, failed to follow through and they stuck me with another month's rent when they could have rented out the place for more money. There is no human element to anything the management of this property does. They work by a strict written handbook with no intelligence to think outside of the box or have any empathy towards others even when it is management error. They will take no responsibility, so if you do make the wrong decision to rent here ... make sure you get EVERYTHING signed and in writing, and I mean EVERYTHING. Also, the "Reputation Team" that responds to these reviews is not even on site. It's just that: a Reputation comment.
