    I have been here for almost a year and my rent is $820 a month for a 2 bedroom 1 bath 2nd floor…read more Not including water and sewer $47.20, trash $15.00 and pest control $3.00. And that's every month. Total is $885.20. Now that's all fine with me. But at the end of my lease, the new management team is going to be bumping my rent up from $820 to $1040!!!!!!! With no improvements to my apartment, that's ridiculous. The new company does not care about keeping people living in their apartments. They only care about taking the money you have! Look some where else.

    If I could give this place negative stars I would…read more My truck was broken into - someone took bolt cutters to the padlock on its toolbox, neighbors garage broken into 2x. Property has signs pretending that their are surveillance cameras - without any cameras in areas the residents need them in (inside the office doesn't really count - that's a given). People smoke and get drunk at the pools - if I wanted to take my family to a bar I would, taking them to a pool shouldn't be a lesson in drunk people. I don't mind someone having a drink in moderation - but when all you smell is smoke and alcohol at the pool, and families are avoiding it - not cool. Second hand thick smoke blowing in your face by drunk people who don't care - what was supposed to be fun for my kids was pretty well ruined, especially since the apartment is supposed to be "family friendly" with a playground etc. Management when we signed a year ago seemed ok, at least office wise - the new management needs to get their head out of the dumpster, the office lady's seem nice and genuine - I'm thinking it's the upper management, property owners. New management took over, a month in and they never notified us of our monthly water bill by mail or on the online portal they offer residents - then threatened us with "eviction" "due to unpaid rent" notice on our door - and we didn't know what it could be until we went to the office and found they were trying to late charge us as "rent due" for a water bill which never showed on our account - something that they never notified us of and we never received an amount for - but our RENT had been pre-paid in full about a week before it was even due. (Previous owners were amazing at getting water bill amounts owed out to residents) Come to find out new management applied our rent check to our (typically under $50) water bill "first" so they would have "eviction rights" pretending rent wasn't paid. (They legally can't evict for a late water bill - but can for late rent) How do you deposit a rent check before the rent due date and have it clear a week before the rent due date - then apply same rent check to a "water bill" first - a water bill which they say was dated over a week after my pre-paid rent check had cleared their account AND they claim a water bill that never posted to my account until after my rents actual due date... They toy with your money at will - to give themselves the upper hand "just in case" and then send brutally worded notices -even if they are at fault. Another 2 months later, never been late on rent here. Oversight - we were late, our fault - take full responsibility. Management leaves an absolutely NASTY worded notice on our door - no courtesy at all, me and the wife ask each other if the other had paid it... Nope - we get them their check the next business day. We take in the check and the form they signed as an agreement stating that EVERYTHING was paid in full up to date on Dec 8th and that they would waive all late fees. SIGNED AGREEMENT. Today the 22nd, get a notice $220 past due $190 of which is late fees. Ummmm how? Rent was paid in full this month. (I know how much it is), water bill as of December due date was paid in full according to the numbers their system gave us the day we wrote the check after the rent due date... I even went and called the front office on the 8th before writing the check 2x to verify. No, I don't plan on renewing. I really wanted to like this place. - pro would be maintenance guys, very friendly and they seem to do good work

    1 Star -- Beware of Excessive Fees & Poor Management I would…read morenot recommend living at this apartment complex. Since the new management and ownership took over, they have shown little willingness to work with residents. Management staff, including Alyssa and Alex, have been especially unhelpful and inconsistent when addressing resident concerns. If you're unable to pay rent on time -- even when you reach out immediately to make arrangements -- they issue a $75 eviction notice. The office manager may say late payments are allowed, but then your account gets blocked online, forcing you to use alternative payment methods like credit card, debit card, or MoneyGram, which come with additional processing fees. On top of that, extra charges are added (sometimes around 10% of your rent), and by the time everything is processed, you end up paying much more than expected. Policies are inconsistent, communication is unclear, and management is not transparent. The excessive fees, lack of flexibility, and poor customer service make this a very frustrating place to live. I strongly recommend looking elsewhere.

Also any long term resident that's still there all the information you had previously poof disappeared. The new management company is so clueless. When we pay more in utilities to an apartment complex that barely fixes anything it was time to go! Also the few times maintenance did come in it was our fault! The electrical outlets started smoking when we had maintenance come in they said oh you overloaded it but we only had one thing plugged in and we always kept everything unplugged! The maintenance guys all ride around on golf carts and smoke cigarettes.

    I lived here for about a year before making the decision to move out of state. It's just location…read moreand I would not consider these apartments to be luxury but they are well-managed. Several of my appliances (ac switch), lights, and fixtures (knobs) broke within 3 months of move-in. The maintenance staff are very kind however they seemed to be short staffed (there only seemed to be two) and low on supplies because the most of the replacement items were clearly from other vacant units since they had a short life. I ended up doing some repairs myself. Also they only fixed major items and seemed to bypass smaller ones. I suspect that's why the lights in my apartment went out fast because they were hand-me downs. If you are noise sensitive, as I found out, only rent from the center building because the train comes through pretty often and it's often loud enough to vibrate the eastern buildings at night and insulation isn't that good. The rent increase for the next year was around $100 on top of the additional monthly fees. The leasing consultant also did not tell me that the washing/drying units were not apart of the rental and would be $40 extra per month right until I was there to sign. When I first toured the apartment they were there and it said w/d on the site listing. This apartment complex charges a lot upon move out as well like wall marks and they even claimed painting inconsistencies were damage. The office staff were nice but the move-in/move-out just left a bad impression. The grounds are kept pretty clean and so is the clubhouse area which is nice. The parking garage is also spacious and there aren't any ridiculous parking policies surprisingly. If you are on the younger end or just more outgoing side, just know that it's not really that vibrant of a community despite being on west 7th. Might be a plus for some. If I could've done it again I would have rented closer to southside.

I've moved out from all my previous apartments across the country and have never charged more than $100 before - Although I have missed something, even if I double-checked, there's no way I left a bag of trash inside. I had a negative living experience here. The external fan could be very noisy, I would advise double check if there are any external fans, especially if you choose the first floor. I have multiple outside my window, and I had to move my bed to living room for weeks, the maintenance is quick to respond, but after two fixes, the noise is still evident.     Lemme tell yall about Belterra Apartments in Fort worth, TX. THEYRE SHIT!!…read more We had a nat/ant problem that was worse everytime pest control came (when they did come, cause they always claimed no one was home and apartment was deadlock which I was ALWAYS home), infested I had to do multiple home remedies to get rid of them and then I finally did with NO help from them. Our AC broke and for 2 1/2 months during the PEAK OF SUMMER, they kept telling us the AC was running fine even though our apartment was 89+ degrees and you can feel it when you walk in. They finally admitted it was broken the whole unit had to be replaced after I went to corporate and had them send a HVAC company out instead of Maintance. Took them 2 weeks to repair. During the broken AC we got TWO 800.00 utility bills because the AC was still running and racking up the bill. When talked to utility company and office they both claim couldn't do anything.. (mind you it's a 3bed 3bath apartment and our utility bill was always above $400 EVERYMONTH anyways And now was double). Ac continues to freeze up every month until and have to have Maintance come to unfreeze it. So then a white man randomly tries to open our door at 3am (suppose to be gated and secured community) no one know who said man is on my camera but okay. THEN there's gun shots in parking lot at 11pm. Our appliances were from 2005 so we're always broken, washer machines flooded apartment TWICE! We're compensated $500 on our rent for all the unconvincing. Omg thank you so much, for that on our already $2700 rent that we pay FOR SHIT!!!! Also trash is never picked up even though it's included in the rent. You're lucky if it's picked up. and the pool, gym, basketball court and lounge you pay for in rent as well is NEVER able to be used due to Maintance or it's broken. So yeah.. we paid $2689 in rent plus $400-550 in utility bills every month for all of tha lovely stuff in just a 12 month lease. lol BUT we had excellent WiFi which was included in our rent so yeah. now we are in a 4 bed room and 2 bath and our utility bill is only 255.00 for 30 days instead of min $450.00 So you're probably paying for other people or vacant apartments utilities, bugs, no working appliances, mold, floods, no AC, no amenities, gun shots, and no trash service when living at BELTERRA APARTMENTS but they have EXCELLENT WiFi.

She is very good at just regurgitating information without listening. Ty the other manager, does a great job at placating to her residents and doesn't really care if their needs are met and issues I've brought to her attention. There is a reason a past resident is picketing Ty and the Belterra management, for about 6 months now. Stop and ask him, he will tell you his story. Check your lease, it states guests can only visit you 2 days in a 7 day period. New parking service and now a specific guest can only visit you 14 times a month. They are only allowed to register 14 times in a 30 day period. So if someone watches your child for you or if your partner wants to visit, only 14 times. Maintenance staff is great and personable, knowledgable. Leaving as soon as my lease is up.
