Greed, incompetence, and apparent hatred for their tenants. My partner rented from Farnam for seven years, but I couldn't tolerate more than one. After fixing up our poorly maintained apartment and receiving confirmation for a lease renewal, we were suddenly forced to relocate at tremendous personal expense. Farnam didn't even communicate this information to us; my partner had to leave work and drive to their office, as always, to find out they had lied to us yet again. (There are more horror stories that I won't even get into here.) All this strife so that landlord Carol could continue raising rents for the next sorry tenant. The brokers are friendly while coaxing you into a lease; after that point, they genuinely don't care whether you live or die. They will lie to you for no other reason than their own laziness and convenience, and that's only if you manage to get anyone to talk to you in the first place. I'm disgusted with Joey Felton and Zak Kampton, but I'm still not sure whether they're malicious or just incompetent. Carol Lopez-Horsford is evil. I heard her shouting and degrading the maintenance staff multiple times while I was a tenant, and she appears to be hated by all who have ever known her (including brokers who escaped to other companies). The maintenance workers were the only positive part of my experience, but even they couldn't manage to keep mice out of our apartment. Yes, New Haven has a pest problem, but it doesn't help when the house is literally full of holes. Of the four apartments I've rented in this city, Farnam's was the worst maintained and worst managed by far. We are thankful every day to no longer be in business with Farnam. It's harder to find a decent private landlord, but so worth the effort! P.S. It's common knowledge that they buy fake positive reviews. You can literally tell which ones those are on this Yelp page. We met another time in which I was able to give him the security deposit. Fast forward to move-in day. It was snowing and I had my father and brother come from out of town (Dad came from Salem, MA). I already gave Damion the security deposit and made the first month's payment online. A confirmation number was sent to me and the money was withdrawn from my account. Standing in the kitchen with Damion, my brother, and Father, he insisted I get a cashiers check. We agreed to meet at the Walmart down the road where I waiting in line over an hour to get the check. It was Dinner time and starting to get dark (Uhaul was sitll full..). After walking out of Walmart I don't see Damion. I call him and he tells me to meet him another 20min away because "I have four wheel drive" (in a dickish tone) - I meet him, give him the check and go back to the place to unload the uhaul. After unloading it came to our attention that the furnace hasn't been turned on, nor has the yard been picked up as we agreed. The company did credit me $150 for not following through on the yard clean-up. Next I was told to measure the air filter for Damion which I found extremely inappropriate. However, I did end up doing it. So that was all a month into the process. Now it's May, about 4 months into the lease and I have taken the liberty of doing yard cleanup (leaves, twigs, etc.) and also removed a large pile of trash (rusty metal, glass, even diapers..). I didn't feel comfortable with my dog using the area in that condition. I left this in a pile by the road for pick-up as per Damion's instruction. It's been a week and the only person that showed up wanted to see if there was anything of value (I could've saved him the time and tell him there wasn't). I've never met the owner before but from what I see, Pro Property Management's only function is dealing with the lease paperwork and taking payment. They did help me replace the dryer in the unit but they knew it was broken before I moved in and it was far from simple.. What do you think? I looked at one of their luxury 2 bedrooms earlier, which was beautiful, but I was looking for something a little more modest. I ended up signing onto an apartment at 84 Howe St (Campus View), and while it's an old building, it's well maintained, really fairly priced, and located in a safe area and convenient distance from Yale. The building is impeccably maintained, beautiful inside, no vermin whatsoever. I haven't had any maintenance problems so far in 10 months, and my only interactions with maintenance have been them coming in a couple of times to do preemptive work. These buildings are well maintained with a long-term mindset. Arnie and Steve are wonderful, personable people, and they really value their tenants. Once a year, they take all their tenants out to dinner for people to get to know their neighbors and have a good time. Who does that?! Not many landlords in New Haven, that's for sure! Paying rent is super easy because they accept the latest modern forms, like Venmo. I guess the rent would be a little high for me as a student if I were paying alone, but I have a roommate, and considering that, the cost is VERY reasonable, and a much better value than the other places I have lived in New Haven in the same price range. My one regret is that I didn't have more time this year to get to know Arnie and especially Steve a little better. He's such a sweet man. My word of warning is that they are choosy about whom they take on as tenants. Of course, if you do get to lease from them, this is a big plus, because you know your neighbors are upstanding people. I have had EXCLUSIVELY positive interactions with fellow tenants, which is a welcome change of pace. Dee the resident manager is my dog's favorite person in the building and is always around to help out, with a dog treat in hand. The front desk personnel are amazing too (kudos to Chip!), always a hello or good morning when you get off the elevator and when you return to the building it's always a "welcome home". They are so accommodating and always willing to help or answer a question. The building itself is immaculate, the gym is divided into separate sections for cardio, weights, machines, yoga and extremely clean. The free cup of coffee is a nice perk too!
