Greed, incompetence, and apparent hatred for their tenants. My partner rented from Farnam for seven years, but I couldn't tolerate more than one. After fixing up our poorly maintained apartment and receiving confirmation for a lease renewal, we were suddenly forced to relocate at tremendous personal expense. Farnam didn't even communicate this information to us; my partner had to leave work and drive to their office, as always, to find out they had lied to us yet again. (There are more horror stories that I won't even get into here.) All this strife so that landlord Carol could continue raising rents for the next sorry tenant. The brokers are friendly while coaxing you into a lease; after that point, they genuinely don't care whether you live or die. They will lie to you for no other reason than their own laziness and convenience, and that's only if you manage to get anyone to talk to you in the first place. I'm disgusted with Joey Felton and Zak Kampton, but I'm still not sure whether they're malicious or just incompetent. Carol Lopez-Horsford is evil. I heard her shouting and degrading the maintenance staff multiple times while I was a tenant, and she appears to be hated by all who have ever known her (including brokers who escaped to other companies). The maintenance workers were the only positive part of my experience, but even they couldn't manage to keep mice out of our apartment. Yes, New Haven has a pest problem, but it doesn't help when the house is literally full of holes. Of the four apartments I've rented in this city, Farnam's was the worst maintained and worst managed by far. We are thankful every day to no longer be in business with Farnam. It's harder to find a decent private landlord, but so worth the effort! P.S. It's common knowledge that they buy fake positive reviews. You can literally tell which ones those are on this Yelp page. The absolute worst realty group in New Haven! I fear for my safety and my property has been vandalized more than 3 times! They refuse to do anything about it and claim it's just the city. I asked about cameras and they assured me they would not put them up but if I wanted to buy one I could. I worked with Zak Kampton and he was great! He got me in to see two separate apartments within a short timeframe and was willing to show me various other listings. He was willing to answer all of my various questions and address concerns about the units that I was shown. Then throughout the application and lease signing process, he was readily available through text and email to answer any of my questions. He also advocated for me with the property owner regarding their willingness to allow my dog (a documented ESA) to reside in the apartment I was most interested in. He didn't have to do this because ESA laws didn't need to be followed for this apartment due to it being in a less than 4-unit building and the owner also residing in the building. But he asked for me anyway and I was luckily able to get approval! My new apartment isn't property managed or owned by Farnam so I can't give an opinion on that aspect of their business. But I can say that when Zak was helping me find an apartment, I felt that my priorities were being considered and he wasn't pushing just any apartment at me and hoping it stuck. That being said, I did contact Farnam about the apartment I eventually rented about two weeks before I was able to view it, and I never received a response to my initial inquiry. I originally saw the apartment on their website and tried to contact them through their "contact" messaging system for the listing. I took it off my list of considerations due to believing that it was leased already because I didn't receive a response. But a few weeks later, I was in town and drove by the building with their realty sign still up! So, I called the number. They don't answer the phone (which seems to be very normal for all realty/leasing offices in New Haven) but I get a text essentially telling me to text them instead. Carol Horsford then put me in contact with Matt Nicefaro to see the apartment but due to a miscommunication, we saw it with Zak instead. Five stars for Zak, and four stars for the Farnam group as a whole because of the trouble with communication before I was set up with Zak. read more

The unit is nice, a bit overpriced for what it is. Staff have been very nice and accommodating so far and maintenance has tended to issues quickly. However, based on the overpricing I'm not sure I would recommend. read more

If I could give NEGATIVE stars trust me I would. DO NOT RENT FROM THEM. They are just as bad as the other leasing companies in New Haven and really just operate on people perceiving them as the 'lesser evil' of the bunch.....and quite honestly they are not. On MULTIPLE occasions they entered the apartment or had a 'showing' without prior notice or the consent of those of us living in the house (which is illegal and a violation of tenant rights). On several of these occasions a realtor never even showed up (which is not only unsafe but also illegal). One time they asked the maintenance man to let the people in. Another time we had people ringing our door bell and showing us an email and text messages about a showing. On another occasion some random guy (not one of their realtors) came to show the unit (not sure why they gave him the key code, again unsafe) in the apartment and didn't even know which unit he was showing...... he asked ME if I knew how much the room cost, if it could be furnished etc. We had to put in multiple requests to have issues fixed. Sometimes the requests would just be straight up cancelled or they would say that they sent someone and it was 'resolved' but no one ever showed up. On several occasions they sent a contractor to look at the issue, they said they would need a work order approval and then nothing would happen from there because management would not approve the work order. Mind you the first week there, my roommate had RAW SEWAGE coming up from her bathtub drain and they asked her if it was "really an emergency". Yes Farnham it is... it is also a health hazard. I used to have to go down to the office in person to get anything addressed and even then they would stonewall me. Once when I had called prior to going down I was locked out (it was 4:10pm, they close at 5pm and there were people in the office.) Normally I would give the benefit of the doubt...however on my previous visit to the office, when the receptionist went to go tell the person I was there to speak with that I had arrived, I heard him say from his office "I don't want to deal with that right now" and I was asked to come back another time (the time I was locked out AND had called prior to avoid any problems). They are extremely rude, belligerent and unprofessional in their correspondence. If you try to address issues with them, they will ghost you or simply say "we don't do that" and act like that is the end of the conversation EVEN WHEN YOU HAVE PROOF. ~Plumbing issues because they had contractors cut corners? - "We wouldn't do that" ~Charged you an improper fee in your portal? - "We wouldn't do that" ~Let people into the property without proper notice? - "We wouldn't do that" ~Mishandle banking information and other important documents? "We wouldn't do that" But the problem is.... THEY DO. And they do it OFTEN. Within the first month of living there they had lost my lease. Within the first two months we had over 4 unauthorized entries into our apartment with no notification......not even a knock on the door or a doorbell ring out of common courtesy. On more than one occasion when trying to address legitimate and pressing issues with paperwork I was told to 'stop waisting their time'. Apparently one of those emails was from the CEO. A real class act. If you do work with these people RECORD EVERY CONVERSATION and GET EVERYTHING IN WRITING because they have NO problem screwing you over. When trying to renew our lease, I had started conversations with them 4 months prior to the end date to avoid issues. When it came time to sign the paperwork (that I had to request multiple times and they did not get to u until 2 weeks of our original lease expiring) they walked back on verbal and written promises made to us. I think they were hoping we would just sign it and be stuck with it. When I highlighted some of the issues/ discrepancies with what we had discussed and what was in the actual document, they stopped responding to my emails all together. They asked that there be one representative from the house in charge of communications.... that person had been me the whole time we had been living there, but they had chosen to stop responding to my communications. When our house requested a meeting to address issues in the lease on Monday after receiving the lease EOD Friday, we were ignored and instead sent an email giving us a signing deadline of Sunday 8pm. These people are slimy. Steer clear. read more

STAY AWAY! My partner and I rented an apartment from Farnam (Zak) in spring 2021. Because we were on the other side of the country, we were not able to view the apartment in person before signing the lease (video tour). However, in a video tour and in a subsequent email exchange with Farnam, we explicitly asked whether there were any mold issues with the apartment and were assured that there were not. This was a lie. When we moved in, there were several square feet of mold in several rooms, visible to the naked eye, and clearly detectable by the nose. There was also severe mold in one of the air conditioning units that was built into the window. The mold problem was so severe that my partner and I immediately felt sick and were not able to spend even a single night in the apartment. (We had to stay with friends and in a hotel until we could break the lease.) The mold problem would have been easily spotted had the agent in charge of this listing done even the most basic due diligence before we arrived. It's hard to believe they didn't just notice it, but didn't care. Importantly, Farnam was not just the real estate agent but also the property manager and the building is owned by Farnam's owner's (Carol) mother. In other words, Farnam violated their duty to provide a habitable apartment (part of Connecticut Code), not to mention, the rest of the apartment was also in disrepair--wood splinters everywhere, baseboards falling apart, chipped and scuffed paint, and a bad smell. The stench that we encountered could have been averted. We are very disturbed to read other Yelpers accounts' of being charged cleaning fees upon move-out as this apartment was absolutely filthy when we arrived. We had to move out and break the lease. I would never recommend them to anyone. There are respectable, honest landlords in New Haven--JUST NOT THEM. (You can try to find an owner-occupied building.) I recently had the pleasure of engaging with Farnam Group when I helped my overseas son find a NH apartment prior to moving back to the US. Carol greeted me when I stumbled into the office late on a Friday afternoon and spent quality time going over what's available and what the rental market is like. Later a very dedicated (and very expectant) Alyson escorted me on an up-and-down, up-and-down morning tour of several third-floor units in West Rock with an open FaceTime link to patiently answer my son's questions. I was surprised to learn that two days later she had delivered a baby in hospital. Throughout, the Farnam team has been very helpful all along the way. I am noticing a number of negative reviews here, but in contrast our experience has so far been excellent. read more

When I came into town on the turnip truck, Carol and her team made me feel welcome and my needs were respected. She spent almost an entire Saturday with me to make sure I found a great place to live. My apartment is beautiful and affordable. Also, any issues that come up are dealt with immediately. I was a property manager for 3 years and I can attest that property management is a stressful and thankless job. I am finally going to speak up about my experience with this group. I moved to America into one of their properties and they have used me not knowing english against me in the most horrific ways. I never thought america or farnam would do this to me. For your own or your familys/childrens sake, please listen and do not rent from this group. It will leave you financially, physically, and mentally unable to continue. The past 2 years have been a horrific nightmare for everyone in my building. After living with Farnam for multiple years, I have faced exploitative and unreasonable fees that I cannot afford and constant fear mongering. These people consistently falsified insanely high charges, they changed the agreements within my lease without notice, and harassed myself and other tenants in my building by showing up without warning and convinced my children to let them inside. They have never addressed maintenance issues that I have dealt with and mentioned for years. Our building is infested with vermin (rats) and bugs (typically cockroaches) and they have never listened to my complaints. These are terrible conditions for any human to live in and I pray that people will see this and stop renting from these people. Tells my daughter she can sign a lease and the house gets rented. Then sets an appointment up to view another house and they cancel and say she never told them the number. I had planned on moving to the East Rock area of New Haven for a few months. I had been looking for an apartment/studio for 2 weeks, and when I came across 550 Whitney Ave, I felt like it was the right place for me. Great price, clean, spacious studios with big windows and lots of natural light. Off street parking if you have a car, laundry inside the building. Immediately after my broker, Cindy Cheung, showed me a few units in the building, I asked her to send me an application. I signed a lease for an apartment the next day with Cindy's help and I paid the security deposit. Cindy was very professional and knowledgeable. She was able to answer all of my questions about utilities, level of noise, nearby stores/cafes/etc. She spent a full hour with me in this building answering my long list of questions. She was patient and was available later that evening and the following day to answer any other questions I had. I am excited to move in shortly. read more

I have worked with Toby for about a year trying to get an apartment. Toby has always remained professional and a stand up gentleman. I do not blame him for this review. Honestly, he's too good for Farnam. Everytime I had interest in an apsrtment they gave me obstacles to overcome in order to get approved. At first it was credit. Ok, granted. Fixed my credit. 2nd time, I was supposedly beat by someone with a higher credit score when my app was in first and I literally just needed to sign lease. Okay so 3rd times the charm. I need the deposit asap (I asked for less than a week for me to get it) and they wouldn't help me out. Keep in mind im already $200 spent in credit apps with Farnam. 4th time, I have the deposit, my credit meets criteria, income is strong, app is in..so what could go wrong? I get ghosted. Literally no answer on my app. So when I finally have all boxed checked to get a place now Farnam doesn't know who I am? I have yet to get a response from them. Silver lining, very next day I go to another agency, applied, approved and lease signed same day. Why did I have so many issues with Farnam? Why was I never good enough for Farnam? Why did my loyalty to Farnam didn't mean anything and not generate respect from Farnam to tell me why I didn't get this apartment? I won't pull the race card... but if the shoe fits.. I highly recommend staying away from them. Toby, leave Farnam, you deserve better man. The criteria for the credit requirement would be set at a specific number, my credit would be pass that number and all of a sudden they need a higher credit score. I gave you guys the benefit of the doubt despite all the bad reviews. I should have listened. Wasted money and time. Carol and her team took very good care of us. As first-time renters, we needed all the help we could get! Carol listened attentively to what we wanted, and she showed us exactly that. She was honest about our budget and about the properties we viewed. All of her help was professional and encouraging. While we waited to arrange our lease, Farnam Realty Group helped us find a place to stay for the evening. Carol worked quickly and efficiently to move us into the right home. She even helped us negotiate a monthly rent that allowed us to remain on budget. Our lease was finalized within 24 hours of our first steps into the office. Helpful and friendly, answer questions swiftly and seem like good folks. However, the ads they have posted on craigslist recently are misleading. Specifically sq ft of apartments are inflated. I looked into an apartment that was listed on craiglist by this company as having 1000sq ft only to find evidence that the same apartment was in fact 500sq ft. This fact was further corroborated by Farnam's own website. I understand the need to close deals, however this is not a small adjustment, this is claiming a given apartment is 2x the size it actually is. It's great that they have what appears to be accurate information on their official website, but the willingness to stretch things to such extremes on other sites, like craigslist, raises a red flag, at least for me. STAY AWAY FROM FARNAM RENTAL APARTMENTS. These guys are scam artists. They take advantage of students that don't have renting experience by charging high rents and then keeping a big chunk of the security deposit for bogus reasons. When I moved out I asked for proof/pictures of the items they were "charging me for" but the woman said they guy that inspected the place is a "recent immigrant" and could not speak english very well so they could not provide proof of the items - NO JOKE (they said the oven was not cleaned, the carpet had some dust, scuffs on the walls, etc - that kind of BS). He was very understanding, patient, and professional when I was managing a complicated move-out process (I was taking the bar exam in another state and coordinating with subletters and moving companies). Like Ling C. noted below, I also had issues with Farnam (specifically James). I was also docked $100 for a false "stove and window cleaning" fee which is completely absurd. Similar to Ling he tried to enter my apartment without sufficient notice of 24 hrs when he was showing it to new tenants. He seems pretty incompetent at his job, so I'm unsurprised he is doing this to multiple people. The least I would expect is that he'd be a little more creative but it seems like the $100 fine and annoying last minute text messages are all that he's capable of dreaming up when he's mad at someone who isn't a complete doormat for Farnam. On top of that Farnam had the tenants in my building on Howe living in the apartment for 11 days without gas (meaning no stove or hot water during all of that time). This was after a major gas leak was happening in all of our apartments that they chose to ignore. They offered no assistance and no refund of any rent for those days. Steer clear of them. Also just a side note: the positive reviews both here and on their website seem very scripted. They all start "when I moved to New Haven with nothing! Etc etc" and glowing reviews about Farnam agents "being family!" Beware of coached or scripted endorsements. How can so many people be writing the same exact sentiments? read more

absolutely the worst. be careful when you deal with them. I rented 550 whitney, it was a shitty unit with everything dirty when I moved in. fridge is loud all day, heater is noisy as well when the weather is cold. My apartment was broken in one day, I contact them and they don't care. The biggest issue is when I planned to move out. They showed people my unit multiple times without letting me know in advance. This was caught on my home camera. Agent name is James. They don't clean up the apartment when I moved out, and just let the next tenant in. I tried to clean it up myself but they still charged me over 100 for not cleaning the toilet and stove enough, although they were much more dirty when I moved in. They were reluctant to return the deposit as well. I visited there 2 times to get part of my money back. DON'T DO business WITH THEM. Rude workers. Moldy houses with full of insects and mice and extremely overpriced. They knew my dishwasher was broken, they sold the building to a new owner and didn't even mention it. Not to mention that they kept replacing the ceiling tile (which took 3 months) for a leak instead of fixing the leak. read more
