This was the worst property I have ever encountered. Our experience with Benchmark Management at Sand Cliff Condos (Unit 214) was unacceptable. Upon arrival, the smell of mold was so overpowering that we could not remain in the room. We discovered visible black mold on the furniture and inside all the vents. Further inspection revealed a kitchen in poor condition, including filthy cookware. The unit was extremely dated and bore no resemblance to the quality or cleanliness advertised in the listing. It is clear these issues were known, yet the unit was still permitted to be booked. Because of these severe hygiene and health concerns, we left immediately to find alternative accommodations. The experience was incredibly stressful and entirely avoidable. Please look elsewhere and do not book here.

Close to the laundry room (which is free, by the way) and you can see the ocean from the balcony. Pool is heated - and heated well! No other pools in the area were heated like this one in December. There were even beach amenities here. A beach wagon, beach chairs, table and boogie boards. Awesome surprise! We cannot recommend this condo, and this area enough. Well done, owners! And well done Benchmark, the management and cleaning company. There's literally not one thing we found that was not pristine clean, and I'm picky. We are moving our spring break vacation from another place to this one. Cannot wait to come back!

Benchmark Management is one of the worst management companies I have ever had an interaction with…read more On the night we arrived (a Friday), we discovered roaches throughout the entire unit, along with the entire unit not being cleaned thoroughly. I immediately emailed Benchmark that night and called again the following morning. We were told that someone could not come out until Monday, the day we were leaving. The representative was extremely rude and unhelpful, and she refused to escalate the issue to management. Since the roaches were throughout the unit, we threw away all the food we purchased, and we ate out for every meal due to not feeling comfortable using the cookware or utensils with roaches. After our stay, I contacted Benchmark again, and a case was opened. Management responded that they could only provide a 5% refund because I did not provide any "supporting evidence" confirming the presence of roaches and because subsequent guests had not reported similar issues. The fact that later guests did not report roaches does not mean that we did not encounter them during our stay. Referencing later guests' experiences as a reason to dismiss what we reported immediately upon arrival felt incredibly disrespectful. Also, none of the employees I spoke to during our stay informed me to document the roaches, and management never asked for supporting evidence. Instead, they just said I did not provide it. The meager 5% discount was also frustrating because they continuously offer promotions for 10-15% off stays on bookings. I emailed an appeal providing photos of the roaches with a timestamp and location information. I called countless times to find out whether management had reviewed my response. Eventually, I was told that management's decision was final and that 5% off a future stay was the most they could offer. The lack of communication throughout this entire process was incredibly frustrating. Benchmark Management lacks communication and professionalism, and they dismiss concerns, even serious ones. I will never stay at a property managed by Benchmark Management again, and I do not recommend anyone to.

We purchased our dream…read morevacation home earlier this year and interviewed several different property management companies before deciding on one. Our objectives included minimizing the stress of owning a second home, optimizing rental income, and maximizing our own enjoyment when we visit our 30-A home. The deciding factors in selecting Concierge Cottages had to do with their personalized and prompt service both to us and guests renting the property, their location near our home, and Lisa's experience in the industry. Lisa is quick to return calls and respond to our concerns. It gives us comfort that she is physically located in Santa Rosa Beach rather than managing properties from a remote location. That gives us peace of mind since we live out of state. Lisa and her team check on the house regularly even if not rented. Lisa personally inspects the home immediately after a rental guest departs and before the next guest checks in to verify the home is in immaculate condition. The Concierge Cottages website provides an owner's portal that allows us to keep updated on things like rental rates, expected revenue, and dates of occupancy. Monthly revenue statements and payments to us have been prompt each month. We can easily block all dates we want for ourselves with ease and change when needed. A few other things we have appreciated are that the house is spotless when we arrive just as it is when every rental guest arrives, and we are provided the same concierge services when we are there as the renters are. They will arrange for us to have most anything we want such as use of E-bikes, regular bikes or most anything else we think of. It's as if we're staying at a resort that we also own! Concierge Cottages handle all cleaning services (charge is passed through to renters) as well as handling routine repairs very promptly. Another added benefit of the company being locally based is that they have developed a network of trusted tradesmen to refer us to for improvements we want to make of the house. I would say overall Concierge Cottages has been a turnkey company that has made vacation property ownership as stress free and enjoyable as possible. I'm very pleased with our decision to use them and would choose them again. They have exceeded our expectations for service and 1st year income despite only getting started a few weeks before peak season. Kudos to Lisa and her team.

This property is located just far enough from the center of town to avoid the hustle and bustle but a short 10 min walk takes you right back into the action! 4 bikes are included with the rental and allow for easy access for a relaxing ride around Seaside's streets. The BBQ pit on the side of the house is new and in good condition and there are 4 beach chairs included as well from Cabana Man co on the beach everyday! Inside the house is kitted out with a full new kitchen, an Apple/Andriod compatible sound system, personal TV's in all rooms and fast WIFI. All in all was a very enjoyable experience that complemented Seaside's charm instead of being a hastle.

There is a sweets suite that has granola bars, popcorn, soda, oranges and apples, goldfish, an ice and water machine, espresso machine (that also makes hot cocoa), and ice cream bars! No need to pack extra snacks for your little ones on this trip! The rooms are large and the balconies have a gorgeous view of the bluest turquoise waters- it reminded me of being in the islands! The turndown service brings you fresh homemade cookies every night (so don't use your DND!). The staff onsite are super accommodating, the drinks at the bar are delicious, and the food is good as well. The pool drinks are more expensive if you go to the beach club next door. The pool area has a huge sunscreen dispenser (never seen one of these), ice water, fire pits (free to use). There is a tiny gym off the lobby (open 24/7). It has one treadmill, one elliptical, free weights, one bench, on pulley system and a Lululemon mirror thing. No one seemed to use it, so that was nice. The beach is powdered sugar soft a the ocean is clear and calm. It was an OASIS! The only surprise is that there isn't any drink service. Luckily the pool bar wasn't too far away. There is a free trolley you can take to other pools like the Watercolor Club (for kids), and other locations. There are some eateries within walking distance (however not a ton). The whole town is walkable and bike friendly. If you're a runner, there's a paved walkway that goes alongside the main road for miles and miles. I stuck to the trails behind the houses and loved it! It was secluded and woodsy, and yet I still saw houses so it didn't feel unsafe. This was probably one of the best vacations I've been on- it felt foreign but was stateside. Everyone enjoyed it- myself, my husband, our toddler, and my older in-laws. It's worth every penny! And bonus: the AC works amazingly! You can have a cold room and the ceiling fan makes it even better! The housekeeping was also phenomenal! Everyone was friendly and did such a great job! They gave us more shampoo, etc without us even having to ask. My only cons- I wish the free bike rental had helmets. I don't trust drivers when I have a little one to take care of, and the pool pump was loud so we couldn't really hear the ocean from the balcony, but not a deal killer.

Let me say, the reservation was seamless and absolutely organized. The price was right too, $1500 for the week. The home is just ok. It's in a state of deterioration. For a rental that accommodates 18 people I expected more kitchen items. There were only 7 forks and 5 spoons (yep, I counted). The pots and pans are rusted. No baking dishes, the toaster caught fire, the internet was non-existent. The deck railing is turning green. It has such great potential! Would I come back? Yes, but I will bring more supplies, lower expectations and more cleaning supplies.
