would give zero stars if I could. The entire process was unprofessional from start to finish. Chris canceled our initial appointment last minute, so I sent him videos of the household contents to save him a trip. Then the staging was delayed repeatedly, though I will say they did a nice job once it was completed. The contract states that pricing would be done 7-14 days prior to the sale. This never happened, so I had no idea how items would be priced. The sale itself was postponed 3 times. On the day of the sale, I left a key for Chris to set up. My outdoor security cameras showed that Chris and his team arrived at 6 AM and immediately got a ladder from an off-limits shed and covered my camera with painters tape. When asked about this, Chris and his team were defensive and said it was standard procedure and kept changing the story: "Our customers don't feel comfortable being on camera" "It's against the law" (completely untrue; security cameras are legal in MA in places where there is no expectation of privacy, i.e. a driveway). There was nothing in the contract about this; the site they advertise on, estatesales.org, even *encourages* the use of cameras at estate sales to prevent theft, and other companies I spoke with said there was no reason for this. On top of this, Chris blamed my being upset on my own "trust issues" and one of Chris's workers (maybe his son?) was very rude and argumentative. When I asked about a review on Yelp that claimed Best Rate had stolen from them, Chris said it was a competitor trying to take them down, while his son said it was a disgruntled employee. After the sale, I saved off all 144 photos from Chris's ad on estatesales.org, which was lucky, since the ad was deleted immediately (which does not appear to be normal practice, as other prior sales remain live on the site). Unlike other reviewers, I did NOT have a cleanout done at the end, so I was well aware of what items were missing after the sale. A month after the sale, I finally received a check (for much less than I expected) and a ledger of the items sold. The ledger was so detailed it included things like "dish soap - $1", but comparing the ledger to the ad photos, numerous items were unaccounted for. I asked Chris about two of the items specifically, a mini bike worth about ~$300, and some air horns, because I knew a friend had purchased them for $60. Chris immediately said they had sold for $150 (which is extremely low) and $60 respectively, and would send me a check for these items. When questioned on why these items were not on the ledger, Chris stated these two specific items just "happened" to have been on the back of a sheet and were missed; he sent me a handwritten notebook page as "proof." Other unaccounted-for items were either not disclosed, or listed under "miscellaneous," so I have no idea if they were sold, what price they actually sold for, and/or if I was paid my contracted share of every item that sold. My guess is that they left other items off the list or fudged the sale prices to pad their profit margins. One item was even stolen by a customer (which Chris did compensate me for). I would highly recommend bringing your business elsewhere; I was heartbroken and so disappointed that this company was willing to deceive & scam a bereaved person. Beyond terrible! Worst estate sale company around. Owner puts zero effort on behalf of his clients. Most items aren't priced in advance, and if you want a price, you have to wait at the check-out line (often 10-15 people deep) just to find out what it's selling for. At the last sale I attended, there was one man outside keeping people from entering, one man wandering around inside unable to answer basic price questions ("You have to ask at the check-out"), and one man (the owner) both pricing and ringing up people on the spot. Three people on site, that's it! The line was so long to enter and so long to pay, I saw many people take one look and leave. Understaffed, unprofessional, and poorly run. The owner talks a good game for his clients (I know someone who hired him, and yielded little in sales) but does a horrible job. Save your time and money and hire a professional. I feel bad for people who entrust their belongings to this hack job of a company. read more

Drove from Philly to New Hampshire to go to their "historical" estate sale with "great deals". The prices were OUTLANDISHLY HIGH and when I asked the owner (some 25 year old kid) if there could be a discount if I paid in cash, he told me the prices were firm because they are what the items would sell for online. Well buddy, if I bought the pieces online I wouldn't have to drive for 5 hours, wait another 5 hours in my car in February in New England, and spend $100 in gas, would I? He rudely punctuated the conversation by telling me that if I didn't buy the stuff "there are 50 people out there who will". Best Rate apparently doesn't understand that what makes their service valuable is that the consumer can get items for lower prices ThAn OnLiNe if they put the time and effort in to attend a sale. There are knowledgeable and honest estate sale and auction companies out there. Best Rate isn't one of them. Don't waste your time. It's a scam. *Only good thing about the sale was the guy at the door who was funny and nice, and quite reasonable about controlling the line (which there was a lot of turmoil around: seemingly people showed up as soon as the address was posted the night before and wrote their names on the list in order to get in first [or are friends of the owner and he did it], left, and then showed back up when numbers were handed out the next day- thereby getting into the sale before the people who waited in their cars all night). read more

I am an estate sales and thrift store junkie. I use to go to many sales. However.. the the past few years, they have become too expensive, and their inventories haven't been that interesting to me. However, when I do go to an estate sale... it is usually Best Rate Clean Out. This last week end, their sale was a awesome. It was filled with the most rare and desirable items. Unfortunately... for me, he has a large following. To get the most exciting items, you have to be in line at 3:00am. I did get there on the second day of the sale. Bought a robotic vacuum from their estate sale. When asked if it worked they said they had just used and worked fine ... I stupidly trusted them to find out when I got home the battery needs to be replaced , a waste of 50.00. They clearly lied the possibility of the battery needing to be replaced after their last use of it is pretty remote . So buyer beware just check everything before you buy to make sure it works don't trust these guys. Went to an estate sale hosted by Best Rate Cleanouts. There was a bin of vintage 80s toys that was extremely overpriced due to one illogical eBay "sold" listing. Not the company's fault, they were pricing on some bad research. When we discussed it with Chris, he was nice enough to offer to reconsider the price if the item hadn't sold by noon. When we called back, the item was still available and we agreed on a new price and was told that they would put the item aside and mark it as sold. When we called again to confirm the pickup details, our call went unanswered and message unreturned. At first we assumed they were just busy, but after multiple attempts which spanned several days it became clear that they weren't going to call us back. At this point I assume they decided to go back on our deal and sell it to someone else, which is unfortunate, but I completely understand that it is the Company's job to get the best price for their client. However, what bothers me the most though is the lack of courtesy and professionalism. If you are going to back out of an agreement, own up to it and inform the other party. Ghosting someone is something I would expect from Facebook Marketplace not a business. These actions really makes me question the Company's integrity, which is too bad, because everything was great leading up to this moment. read more

I'm writing this as an attendee of several of Best Rate estate sales. The address of each sale is posted at 5 p.m. the day before the sale. There is supposed to be an "honor system" for putting up a sign-up sheet. The next day at 7 a.m. you will get a number based on the sign-up sheet; i.e., if you were the 27th person to sign the sheet, you will be allowed into the sale as the 27th person. The problem that "Chris" refuses to address is that some folks always tear down the sign-up sheet and put up a new one with their name first on the list. Chris is very aware of this practice but will do nothing about it. Why? He allows his friends and certain others to always be the first into the sale. There are many other attendees like myself who are aware of this practice because we gripe about it at each sale. I am, however, most likely the only one who will no longer attend any of Best Rate events because of it. Chris forgets the attendees of the sale are also customers of the individual(s) who hired him in the first place! read more

As a buyer it was upsetting to find that several items that were advertised were missing on the day of sale. Also, their instructions clearly state that people who sign the list must be present at 7am to receive a number, but on this particular occasion the people who started the list (#'s 1 and 2) showed up just minutes before the opening of the house and turned around and sold their numbers to other latecomers. Despite possible scamming, the staff were fast and friendly and the fact that they take credit cards is nice. read more

Chris has a great business and we have been going to his sales from the start of his business as well as bringing him customers. We stopped going to the sales a few months ago. There was a growing level of discomfort shopping at this sale as a minority that I just could not live with. It also appears that the family members are trained to watch and report to the front table "suspicious" activities. I just hope that this kind of behavior will not get them in trouble. I think Chris Jordan does a good job but I (and probably anyone) actually have no way to tell. He had the estate sale on schedule and we received a check just over a month later. He took the expected 30% commission. He deducted a bit over $600 for a dumpster that most folks charge $400 for so that was high; there was a $350 cleanout fee I was not expecting and then another fee for two box springs neither of which were in the contract. Maybe they were reasonable, maybe not. Also, a lot a things, some quite nice and very expensive ended up being thrown in the dumpster. He makes it clear he has control over what sells and for how much but anything that he and any customer didn't agree to a price for, went in the trash. That can hurt. I will grant that it's a difficult business and my intent is not to be harsh. read more

I called this company because I am downsizing and had many items that I couldn't take to my new home. I was given an appointment for Tuesday morning at 9 AM. I specifically made it that day since I had plans for Monday. I was on my way to meet with some friends on Monday when I got a call saying that they were here at my house. I told him that my appointment was Tuesday but he insisted it was on Monday so I turned around and came back. He went through the house very quickly did not even look at half of the stuff. Told me they could do the sale the first week or second week of May. I said OK but never got any confirmation on that. When I called and left messages several times and never a return call. As it turned out, I was never put on schedule and that cost me several weeks delaying the sale of my house. I would definitely not recommend them. If he didn't want to do it or have time at least he could've had the decency to tell me so and not leave me hanging. read more

Needed help with an estate sale for a family home. Obviously, a difficult situation to be in. Chris was very positive, patient, and helpful throughout the entire process. He made us feel at ease that everything would be handled, and afterwards was incredibly patient while we prepared for the final cleanout. We met one time and scheduled a photographing and inventory date, estate sale date, and cleanout date. The estate sale was promoted on his website with all the items in the house listed for viewing. We had a very disappointing experience with this company. We were reassured that they could sell everything. Yet returned to a house nearly as full as we left it. There was no apparent research on items we knew to have value nor was the sale widely advertised. The company only came to take photos and then returned the day of the sale. It was a bad yard sale, in the end. I guess it depends on what you want from this experience. We wanted some financial return for 40 years of accumulating and caring for items we valued and that had value. We wanted the house to be emptied of these items knowing they had been repurposed responsibly. We ended up, because we had to get out of the house, throwing most of it in dumpsters. In desperation, on our own, we called many non profits to come to pick up what they could use and, we were able to sell some of the more valuable items and some of the collectibles. It was just a horrible end. Since this is often an emotional time for people, you need to think long and hard before you choose who does this for you. read more

Called Best Rate Cleanouts (Chris) via a recommendation and it was the best thing we ever did. The first thing Chris did was hold the estate sale in which 55 years of items were neatly displayed and staged in a professional manner so that all items could be easily seen. The estate sale was a huge success with over a thousand people showing up and everything sold except junk items that needed to be discarded. Next came the cleanout. The cellar was so full of old broken junk that I said there's no way they are going to be able to clean this out completely. When I came into the house the day after the cleanout I was shocked.
