Attached garages makes it feel more like a townhouse than being in an apartment. Very close to interstate access, groceries, restaurants. Everything is within 10 mins drive. Very safe place to live compared to others around the area with private security patrolling the grounds. I take walks all the time. The mini dog park, lots of green space, and shared community spaces are kept pretty well. Leasing staff is very friendly and maintenance requests are handled very well. Available EV changing station is a huge bonus. Cons - A few entrance gates aren't easy to find, not easy to turn into without curbing your car if you don't have a remote for the gate. Gates break quite often too. Older phases aren't as well developed as the newer units. HVAC units in older phases doesn't distribute hot/cold air evenly throughout the unit.

Lots of Clean up has been done. New paint outside, new balconies, new pool resurfaced, new remodeled leasing office, new landscape, they cut the grass now and NO Raccoons... Yippee. Not sure if they are doing any work on the inside of apartments.....not mine or other friends. This place is on the rise. So not to bad now. Good Luck...

Curtis deserves a pay bump for dealing with everything he has to deal with and I know it's a lot! All though it was our first studio/ apartment in Memphis and I can't say much else about other places in the area this was perfect for my partner & I as well as our Cat! Our neighbors were never loud. Sometimes the people above us were a little heavy with their steps but nothing too crazy. Lots and lots of restaurants nearby with Overton Square just blocks away! & Overton Park is right across the street, as well as the Memphis Zoo! So many activities within walking distance. I will say the parking situation was my least favorite. oh! and their website says they have a swimming pool. They have a fountain. And no you can not swim in it. I'm not sure if they've changed that since but other than that the apartment complex is well looked after! One of our favorite amenities was the gym! Super convenient and it was always kept clean. Give them a try for a year or even 6 months if you're debating. You can always renew your lease if you end up loving it here! I know if I was still in Memphis I totally would!

Management then claimed we needed a "60-day notice from the first of the month," which is not what Tennessee law requires. They tried to charge us extra rent through July 31, plus over $500 in alleged damages without proper proof. When we disputed the charges, they later reduced some of them, which shows their original accounting was inaccurate. Instead of resolving the matter, they sent a demand letter threatening collections. This issue is now filed in Shelby County General Sessions Court. Future tenants should know that Tennessee law requires only 30 days' written notice for a month-to-month lease. Be cautious before renting here.
