I am a current resident at Kirby Station. Not only is their office staff awesome, professional and kind. But, the maintenance staff!!!! Hunter is awesome and really does care. This is the second time I have had to call maintenance in the 2 years I have been there, and both experiences have been amazing. Hunter delivers professional service with care. Looking for an apartment I made an appointment with Jada at the Maa Kirby. Jada was professional, affable and kind she patiently answered all my questions. Touring the complex it looks clean and neat and so well maintained. Also the apartment I saw was pleasant and spotless. read more

The staff lied to me when I moved out. They said they were waiving the final walkthrough and that I would not be charged after move out. Of course, less than 6 months later I get a message from a 3rd party debt collector telling me I owe almost $700 for cleaning fees and damage to the apartment. No one EVER contacted me, they just put it on my credit report, sold the debt, and walked away. I would love to challenge this in court, but you need to do a final walkthrough in order to do that usually, which they fraudulently told me not to worry about. This is just another greedy corporation with shady practices. I will be filing complaints with CFPB and BBB as well as warning people not to stay here. It is WAY overpriced for apartments that are mediocre at best. read more

I would not give this property a 1-star. They are overpriced and the entire staff is incompetent. I moved out and they had the audacity to charge me for damages I did not do. I never put a hole in anything. Then when I asked them about the charges. They sent me the below pictures. Now the pictures are after ( my so call unit) had been painted. My unit walls were a beige color. Why are you sending me pictures of grey walls? Why did I not receive the pictures with the original charge email? I had to request them. Who or what company do you know paint over big holes in walls? No one! I have reached out to the entire staff and MAAC corporate. No one responds. I called the office one day and Beth refuse to come to the phone. I have multiple people who will verify I never had a hole in any wall. Did I not mention I had a previous employee of Kirby Station clean my unit upon Move out? Another issue they charged me for months of not having renters insurance. I had proof I had insurance. The insurance company had the correct address and misspelled my name. I was told the charges can not be refunded. Then you have to be careful because they have a maintenance team member who showed up at my house at night and was always hanging around the outside of my unit. Yes, trying to date me and he married. They just made it so that he did not do my work orders. Beth is the assistant manager. Do not let the personality fool you because she is the main problem in the office. They offered to lower the charges. Why would I say yes to the charges I am not responsible for? Now I get a letter from collection about the charges! Kirby station and MAAC will be hearing from my attorney. Let's be very clear I am a realtor and I work in Property Management. I would not recommend these apartments to anyone. When you move out trust me they will make up all types of things. No one knows how to do their JOB! read more

You got people on saying KS is unsafe and dangerous, then everyone else saying it's the safest place ever. So, need to put something in perspective first and realize what city you're in. This is Memphis. In case you haven't heard, Memphis is in the TOP 5 cities of having the highest crime rate in America. In fact, we're number 3, right behind Saint Louis and Detroit. So, there is no ''safe'' place to live here. Unless you stay in one of the many mansions over in Collerville, where they have their own private police force patrolling the block 24/7. So, complaining about breakins and robberies is redundant. This is Memphis. Crime is gonna happen no matter where you live. read more

I loved here for two years. This apartment complex is very friendly and the staff is very helpful, too. I didn't have much trouble with bugs, but if you do, they try to handle the situation as quickly as possible. The main negative I had to deal with here was my laundry unit. It was a combo washer and dryer, and it was just a complete waste of money. Not worth the extra cost each month to have it in my apartment. It broke multiple times and even partially flooded my unit at one point. But the complex handled it quickly, and gave me a laundry card for my trouble. Other than that, great neighborhood. read more

While I have loved living here for the most part, I would not recommend it to others and will likely be moving out for two reasons. First of all, they overcharge your monthly bill with ridiculous charges. For example, they make you think you're getting a great deal because cable is included but then your bill is consistently $100 more than you signed up for. (AKA an $800 a month apartment will cost you over $900 every month and that's without utilities, WiFi, and your cable box added in so about $1100 at least each month). However, the second and my biggest issue with this complex is in their lack of security. I moved here thinking it would be safer than where I used to live. However, it has proved to be less safe than both. There are car break-ins every week. The worst part is that the office will not do anything about it, although they know it is a big issue. They say they have security and they must have missed it, but it happens right at the front of the complex primarily and I've never once seen security anywhere. If they do exist, then they are asleep in their car somewhere. I had to get a security system and a gun because I got scared to walk back and forth to my car at night or even sleep at night. All in all, while it's a beautiful complex, you would spend less money and be much safer renting a different apartment in a gated community or even taking on a cheap mortgage. read more

I've lived here for 2 years and have had nothing short of a positive experience with Kirby Station. The staff is positively lovely, always friendly and accommodating. Service requests are responded to with frequency and accuracy. I rarely hear my neighbors, have ample parking options, and love having access to the pools. Kroger is so close, which I absolutely love. I have never felt unsafe living here. Car break-ins happen everywhere, especially when kids are bored and off school in the summer months. When we had a string of car break-ins, the leasing office notified residents immediately and increased security on property. We've had no problems since. Easy access to 385, 240, sam cooper, and walnut grove makes this an excellent location for travel. I absolutely love it here and would highly recommend Kirby Station to students, singles, and young families. I wouldn't want to live anywhere else in Memphis. read more

A little pricy but the surrounding area makes it so. There's tons of food and shops at poplar/kirby, a really nice area of houses across on kirby, and opera memphis down at wolf river blvd. The townhouse I lived in was swank and among the nicest homes i've rented. The townhouses were being renovated upon vacancy with new carpet, faux wooden floors in the kitchen and downstairs half bath, and an impressive balcony and patio out front. The neighborhood is very walkable and the public transit bus is nearly usable. Only negatives are the upstairs bathroom containing the shower was very small and there's only one closet in the place and the fitness center was barely there it was so limited. I recommend the townhouse if you can afford the $700+ rent the area is one of the best in Memphis! read more
