Midland is a small established town compared to other cities in the nation so contractors know that and can charge what they want. Because I am not cool with paying so much for paint or some handy work I fly in and do it myself. If your quoted on something get it in writing, although I have good communication with these ladies I do everything via email. For their protection but most importantly mine. People make mistakes we are not perfect so it's good to communicate via email. I have to constantly check every month to see if they messed up or screwed me over on bills. You have to bug them on everything, otherwise they take absolutely no initiative to find tenants or inform you about anything. This is just an example of 1 month of problems with them! 1) Cleaning Fees You charged me $400 for cleaning The copy of the invoice bill from the cleaner was only for $300 Why was i overcharged $100? 2) Property Mgt Fees You charged me $750 Our contract states leasing new tenant will be 50% of 1 month's rent. The house is renting for $1350, 50% of which is only $675. Why am I being overcharged by $75? 3) Make-ready Charges Overall You charged me $400 cleaning + $1372 for labor and materials The house sat for 1 month off the market so you could schedule the work to be done by your in house service people since it was "cheaper". It wasn't until I emailed you that things got scheduled. I accepted that. Then in your emails to me you said "The home was left in good condition a little bit of paint and some new blinds, most of which the tenant left for us to replace with." Why would it cost $1772 to make ready the house when you said the house was "left in good condition"??? 4) Security Deposit You said "The make ready should be covered by the tenants deposit." You gave me $250 of their security deposit I know their full security deposit was for $1500 Why did you not pay me the full security deposit of $1500 since you said "The make ready should be covered by the tenants deposit." The total make ready bill was $1772, not $250! 4) No notification of approval for repairs In our contract it states you have right to"hire contractors to repair, maintain, redecorate or alter the Property provided that Broker does not expend more than $500..". Above that amount, you must notify me and get my explicit approval before spending the money. There were 2 bills over $500: one for $538.22 and another for $833.61 I never received an email nor phone call asking for my explicit approval to proceed forward Because I did not give my explicit approval, you are in violation of the contract and I am not liable to pay those fees 5) Double counting of make ready charges You charged me $538.22. In that invoice, it clearly states this was for MATERIALS only. Items purchased were Dishwasher, locks, blinds. You charged me $833.61 of which $400 was labor and $433.61 was for materials. In this bill, it mentioned Paint, hang blinds, hang bifold doors, change locks. Why is there a charge of $433.61 for materials when there was already a separate bill of $538.22 for the SAME materials that already covered Blinds and Locks. It seems suspicious that $433.61 materials would be charged for just Paint?

Since this was our first time building a home we had a lot of questions. Armando was great at explaining the building process and always willing to meet us out there to look through things. We loved that they preferred working with local stores and clearly had a great relationship with those teams. I have lived in many apartments across this country and have worked security for some and I know it does not take two weeks to get a part especially when you have Lowe's and Home Depot less than 5 miles away. Letty was incredibly knowledgeable and explained everything to my parents in a clear, easy-to-understand way that wasn't overwhelming. One home, in particular, stood out to them, and they decided to explore the pricing. As my parents wanted to further negotiate, that's when we were introduced to Casey Ryan, who I believe is one of the managers. Casey handled the negotiation with fairness and professionalism, going back and forth with my dad in a respectful and easygoing manner. He even cracked a few jokes, and my dad gave some right back--it was quite entertaining if I must say! After the deal was finalized, my parents were thrilled with their purchase. It was genuinely heartwarming to see how happy they were. The entire staff was friendly, helpful, and welcoming. I would absolutely recommend Atlas Home Center in Midland to anyone looking to purchase a mobile or modular home. From now on, my parents will not be shopping anywhere else. From the company that was hired to survey our land and getting our land ready for our home. They survived it all wrong - to the company that dropped off our home. It took like 3 days just to move our home in place and another month and 1/2 to get utilities put in. We have been waiting since Nov. 2025 to have our home completed with the final repairs and we are still waiting - May 2026. I have sent emails to the manager Matt and to the person charge of repairs and nothing. We have sent text and called and all they say is that they will get back with us. Please avoid this place. If we could do this all over, we would've gone a different route.
