Long story short...Big State Home Buyers are miracle workers! That said, here is the long version and it's worth reading in case you ever find yourself in a seemingly impossible situation. In 1954 my parents purchased a home. In 1971 they paid it off. In 2010 my father passed away after living in the house for 56 years. Later that same year I officially inherited the house upon probating the will. In 2015 I decided to sell the house and listed it with a local realtor. Within a week the house had three offers and I accepted one. When the title paperwork was being prepared a break in the chain of title was discovered. Record keeping was shoddy at best back in the 1950's and there was nothing on record showing the people my parents bought the house from ever owned it in the first place. How the owners were able to sell the house to my parents without the proper paperwork is a mystery. Like I said, it was shoddy back then. Over the next year I spoke with numerous other real estate agents, title companies, several attorneys, and even one sitting county judge (via a friend of a friend). All told me the same thing. I would have to file a "Trespass to Try Title" lawsuit to prove that the house my family lived in and paid taxes on for the past 62 years actually did belong to us. This lawsuit would cost anywhere from $5K to $10K and would take six months best case scenario. I did not have the money for the lawsuit so that avenue was not possible. The whole situation was heartbreaking because my parents were always so proud of the fact that they owned their house free and clear. Interesting that there was never any question the house belonged to us for the 62 years we paid taxes on it. Before I gave up completely I searched for options online. One company responded right away. I explained the whole situation and they were adamant that they would solve the title issue and buy the house. No problem at all. They do this kind of thing all the time. This dragged on for three months of assurances and reassurances. They basically did everything but hand me a check for the house. A few weeks after the last reassuring phone call I got a call that lasted maybe 10 seconds. "Sorry, we won't be able to do anything after all." Stating the obvious, this was very disheartening because my hopes were built up by constant phone calls and emails for three months which ended with an abrupt "sorry" and that was that. Once again I was left with what seemed to be my only option which was to abandon the house I had been born into and raised in. A month or so later I decided to give it one final try. I contacted a few more places I found online including the ugly houses folks. That is when I stumbled across Big State Home Buyers. I received an email response immediately, forwarded all of the information and paperwork that I had and a few minutes later I spoke with Brian Spitz. He was very professional, friendly and understanding and felt confident that they could find a way to sell the house. I was skeptical and I told him as much. After allowing someone to raise my hopes so high only to be disappointed it was hard for me to have faith or trust that anyone would actually be able to sell the house. Five months later they did it! The house was sold! Throughout the process Brian was in constant contact keeping me updated. Even if there was no real new news he still let me know that they hadn't forgotten about me and were still working on getting the house sold. It was a mission for him that he was just not going to walk away from. Admittedly, I remained skeptical until the very end. Even after the paperwork was processed and I had the check I still had a hard time believing they actually sold the house. The dark cloud that had been hanging over me causing me so much stress had finally been lifted. They are real estate miracle workers! The house wasn't worth a ton of money so this wasn't a lucrative venture for them, but Brian and his team took the title issues as a challenge and did not stop until the house was sold. They made the impossible possible. Back to the beginning, if you ever find yourself in a seemingly impossible situation, don't lose hope. The positive reviews are possibly results of manipulations of their customers & fake reviews. Mike White and the team behind him (Seth Castillo & Stephanie Brand) put on shows and lied without blinking their eyes. They make money by taking advantage of people's situations and making empty promises. Their contract starts with standard information and hides their "exclusive rights" at the costs of clients' responsibilities/financial burden/time/energy in the Addendum. If you understand what they talk about in words as normal business practices, they meant something else. For instance, both parties agree on a closing date. They promote their "fast no hassle closing" to get you to sign a contract. They have the agreed closing date typed in the contract as a date both sides agreed. They have a hidden clause at the end that the closing date automatically extends when they are still making an "effort" to close - which they pretended to make an effort, while they actually intentionally drag the process by reviewing solutions/alternatives & requesting documents at different times for numerous reviews from their "legal" because they have too many liabilities (when they already knew these liabilities from the very beginning buying as is). A solution that took me 2 munities to think of for them is: we have exhausted all of our solutions; the only option is to wait. When you want to terminate the contract because it is taking too long (way passed agreed closing date), they tell you that it is not allowed, because the closing date extends automatically when they are still making an "effort", so you are in contract until they want to close, or they want to end the deal. Or they give you an option to terminate the contract by paying them $5,000 when you sell the house to someone else to cover their interests. My God, what is the point a buyer pays earnest money? My God, what's the point of agreeing on a closing date by both parties, when it can keep extending when buyer is still making an "effort" - "at the Buyer's sole discretion [additional closing period]". And "Seller shall make every effort to cooperative with title curative work and due diligence work if required". All of these are at your responsibilities to minimize their cost and maximize their gain on top of an already low contract price they get due to their "fast closing" or other promoted benefits. For a about month time from the contract signed, they could not even confirm any date for any kind of next step. Once they start to give you a date, the date will probably be kept moving out due to all kinds of created situations like the complaints in the above link. Tons of hidden clauses in the Addendum A, which basically overwrites anything in the regular contract that you believe you sign. delays that they intentionally created by using perceived client situations as their excuses. "As soon as possible" is only one of their empty words and one of their ways to delay without giving out any date. It meant a few days at least. One excuse after another to delay the process. Full of lies, manipulations, & gaslighting. Just like the complaints of their clients in the link above. The above link also mentioned that the already low contract price kept being cut down for various excuses when you are patient enough to get to closing time. Definitely need a lawyer in reviewing your legal document with them. It can be very costly for most families who sell "as-is". After their tricks in the Addendum (a ton of them hidden there) are pointed out, they would probably figure out other ways to deceive. The best option is to stay away from them. read more
