She put a cloud on my title stating that we had a financial relationship but would not release it with me paying 2000 dollars. I had no relationship with her. I am a broker. I am posting this on my buyer client's behalf. Personally I love them very much. They have always been pretty nice to the realtors. However, we just had a closing with them. Everything was going very well but not at the end, unfortunately! I wrote to them but they didn't want to do anything about the situation. My buyer wouldn't be using them next time when he needs to sell his townhome. Amy and Natalie, I just showed both of your replies to my buyer. He feels like it would only be fair for the title company to credit him a portion of the closing fees. He is still feeling pretty upset and uneasy about this entire situation. In the end of the day, the title company is responsible for this delay! Again, he requested to close by 10am Friday. I supported him for that because I told him it's always better to be early than late. When Amy told me no morning slots available, we were kind of in shock and reluctantly went with 2pm! We picked the S. Voss location because it's very close to his house and my office (saving time from the crazy traffic)! How would all of you feel if you are in my buyer's shoe? The settlement date is clearly stated for 12/17/21 but not 12/20/21. Once again, he started paying for tax, HOA, and utilizes on 12/17/21 but not 12/20/21. He had to take Monday off which he didn't really want to but had no choice in order to get things going at the new place (he took Friday off already because of this closing and thought that it was all done)! I tried to beg the listing agent to please just let my buyer have the key Friday afternoon over the phone but she said NO! She kept saying that her seller who is also her Dad felt that as long as the money isn't his bank account, the property shouldn't be in my buyer's possession (regardless of all the paperwork both parties had signed). I heard her totally and she also gave me a lecture on how I should have picked a title company. She kept saying she was very disappointed with your title company. I truly hope that your title company will do something about this. It's depressing to see my buyer feeling terrible during this holiday seasons. I would never recommend Patriot Title! We were supposed to close in mid-December 2021, but it was continuously postponed for unknown reasons, and we finally closed in January 2022. When we went to closing, they had our address wrong so we had to wait for them to re-print all of the documents. In going through the closing docs, there was an odd debit for HOA fees which I questioned and was told we had a balance remaining due on our HOA account. Very strange, considering I have always paid our HOA dues on time and in full. I brushed it off for the time being considering we were anxious to close and move on with building our new home. Afterwards I decided to call the HOA to question it. They confirmed our account was current and had a zero balance due, and sent me a statement accordingly. I called Patriot, sent them the info, and finally received a check from them in late January for the monies they inaccurately withheld. We have bought and sold multiple properties in our lives, and never have we attended closing and not received a check then for the proceeds from the sale of our property. We were told it would take a couple days and they would call us when the check was ready to be picked up. They never called. I tried calling them multiple times.....no answer. I hit 0 for the company directory.....got me nowhere. I hit 7 for the attendant......the memory was full so I couldn't leave a voicemail. We finally had to just show up at their door to pick up our check. So glad they were able to earn interest on our money for a few extra days instead of us earning it! In February 2022 we received a refund check from Harris County MUD for almost $1,500. Another mistake made by Patriot. In August 2022 we received a letter from the Harris County Tax Assessor's office that our 2021 property taxes were over-paid by almost $4,700. After some research, we learned that our mortgage company paid them late December 2021, and Patriot paid them again in January 2022 during closing. Yet another absurd mistake by Patriot showing they are inept! Since there had been more than one payor of the taxes (us, and now the new owner) they needed a letter from Patriot confirming who was entitled to the refund (which was obviously us). After previous unanswered phone calls and the inability to leave a voicemail, we decided to go into the office at 11767 Katy Freeway, Suite 120, Houston, TX 77079 only to find the doors locked with a sign hanging from the landlord stating the business was locked out due to non-payment of rent!!! Unreal! So went into another Patriot Title office hoping they could help. They couldn't but did determine which office all of the records of the closed office were transferred to. So went in there. Supposedly they completed the form and sent it to the Harris County Tax Assessors office. We waited and waited and waited for the refund, checking the website regularly after about 6 weeks since we were told it would take 6-8 weeks. No record of them receiving the form. So we got a copy, contacted the Tax Assessors office ourselves, resubmitted the form online as they requested, and finally received our 2021 tax over-payment refund in December 2022. Patriot Title's total incompetency made this closing the worst of our lives, and we will NEVER use them again! read more

We had never dealt with Patriot Title Company before. Our buyer selected them. We signed all the documents on June 7th. Our money (proceeds from sale) was supposedly wired into our account on June 8th. We notified Patriot Title on June 10th that it had not arrived. They didn't know where the money was. They have been "looking" for it ever since. Today is June 15th. Called them and no one seems to know what is happening. They just don't know where our money went. We received this notification this morning. PLEASE BE ADVISED THAT WE HAVE CONTACTED BENE BANK FOR THE CREDIT CONFIRMATION WE SHALL REVERT UPON THEIR RESPONSE. Exactly what does that mean? To say that we are totally frustrated is an understatement. We no longer have our house, nor the money, and no one at the title company seems to know what happened. It's been over a week now. I have had over 32 closings in my construction/real estate/home flipping career and this is by far the most ridiculous and absurd title company I have ever heard of. Buyer/ Seller and Realtors Beware! This is my first experience as a Realtor with this company. Despite emails being sent, there is no communication, not even from the branch manager. No follow-up system in place it appears to me. I physically had to go to their office to get responses. Needless to say a lot of this has caused my client and the buyer extra stress as both Realtors cannot provide answers to our clients. Update on my earlier experience. Even though it took 3 weeks to get a check after closing, management responded to me once I got beyond the branch and took ownership of the problem. Terrible. Run. Do not close your transaction at Patriot Title!!! I am a Real Estate agent and have been in the business for more than 15 years - there was no 'service after the sale' once a boundary line dispute arose with a neighbor. Despite our client purchasing Area and Boundary coverage that is specifically designed to protect a Buyer in just this case, both Patriot Title and their underwriters have tried to do everything they can to get out of honoring their commitments. From no responses to extremely slow responses, they've tried to get us to go away, incredible in a business where all you have to sell is service. If I could give this company less then a 1 star I would . I used them when I bought a house in Jan 2020 and i received a bill from the school district tax office stating the taxes wasn't paid . I contacted Patriot Title and was falsely told they paid the bill ,but could not show proof . After a lot of back and forward with the school district and title company . The title company finally sent them a check but didn't include the Penalty and Interest. So now 8mths later im still going back and forward with them about this matter. They were not my choice in title company, but the sellers. I'm not sure they have done anything that they were supposed to at this point. They didn't have my personal address correct and mail was returned to them which wasn't corrected until I contacted them. They hadn't paid the insurance company for about 3 weeks after closing and still haven't nor contacted them or responded a month after I brought it up. And now I am getting bills and late fees for other costs that they collected. With no response from them for a month I now have to file charges. I'm not sure how they are still in business. read more

I only recommend them if you are not worried about they won't stand behind their title policies, or fulfill their promises. I am selling my property insured by WFG through Patriot Title. Buyer's title company refuses to insure so I have to come back to Patriot for re-insurance so we can close the sale. After Ernesto promised in writing that Patriot would stand behind their products and re-insure the policy, he has disappeared and never responded to my emails phone calls. My mom recently moved to Houston and found a super cute house not far from where my husband and I live. The sellers had chose Patriot Title. Initially all seemed to be ok- even through closing all was well. Then she got a call from the insurance company saying they were going to cancel her homeowners insurance for lack of payment. So she called Patriot and was told the check was cut on August 25 but not cashed. Two weeks later- still no word on where the check was- the selling realtor finally called them and "suggested" they stop payment on the first check and send a new one (why wasn't this done in the first place??). Second issue- the water heater started leaking. My mom called the home warranty company she had chosen and they don't have record of her policy (of course she hasn't gotten the copy of her closing documents emailed to her yet). She ends up calling the selling realtor again who call Patriot - and THEY CHOSE A DIFFERENT HOME WARRANTY COMPANY WITHOUT HER PERMISSION!!!!! There was an email sent in late a July choosing which warranty company she wanted- she didn't close until late August! She has had nothing but problems since closing- oh and her initial title agent is no longer working there (maybe she got smart and left). Both our realtor and the selling realtor will never use them again. read more

My client was leery of this company based on reviews. Seller was paying for policy as is normal in this industry so we went with them. What a mistake! Patriot issued a Title Policy. A few weeks later, (this is an investment property), my client shows up to continue working on the property and there is a padlock. It turns out, Chase has a lien on it. Not some obscure lien, a bank lien. Patriot refused to take our phone calls, it was like pulling teeth to get any documents. 6 months later my Client is working with WFG to clear title or get their money back. Ten years in this industry and I had never run into this, neither had anyone else I know in the industry , not even several brokers I spoke with. I thought a title company was a title company, my clients got title insurance and they were protected, and while that might still be the case, it has been a nightmare. Who knows how long it will take. And the fact that Patriot would not own up to the fact or take our phone calls is deplorable. Stay Away. read more

DO NOT USE THIS TITLE COMPANY. Although the seller (a Houston investment group) chose Patriot Title, they have also stated they will never use them again. The staff is extremely pretentious, and absolutely refuse to take ownership for any mistakes, no matter how small. My closing disclosures had to be updated because they made a mistake on what they were charging me, so I ended up overpaying at closing. It took multiple phone calls and multiple requests to finally get my check overnighted to me. They forgot a document for me to sign, so I had to go back and sign it. They send my information to the wrong funder TWICE and blew me off when I asked how it happened. It took over 24 hours to finally fund, although they had lender approval at the time I closed. A few days later, my team inquired about my $1k escrow check for repairs that I was due (per the agreement), and it took days for them to say they needed lender's approval - why? Who knows? The lender had nothing to do with it. After over 24 hours after my lender gave approval and 3 emails that weren't returned, I showed up at the office. Hope was once again, pretentious, and when I told her I had received abysmal customer service from the beginning, she interrupted me and said that that wasn't true. When I gave her the examples mentioned above, she said she wasn't aware of those incidents. I told her that she should be more involved, to which she replied that she was. Which is it, are you involved enough to know I had good customer service? Or not involved because you have no idea what I'm talking about? I waited for her to cut me a check, which I have now finally received (8 days after I should have). This is not a company you want to pay for a service. Once you sign your documents, you do not matter to them and aren't a priority. read more

Very disappointing experience! They are very poorly organized and unprofessional. Almost 3 months after closing, another Title Company discovered that HOA balance owed on the house was sent to a wrong management organization thus causing frustration and stress. I had to pay a rush service fee to get HOA release of information because of their mistake. They didn't even bother to refund. Worst Title Company ever. read more

In regards to the Pearland location at the town center. After dealing with a terrible lender on the buyer side I didn't think this experience could get any worse. How terribly wrong I was. The fact of all title agents being gone out of town for the entire week, which was not communicated to us at the time of signing on July 3rd knowing this could spill over into the next week, was the first issue. One of the agent's sister was left there to try to conduct business in person. Then lo and behold this morning I find it unfathomable how a wire was sent in error for the entire amount to me. On top of that when I sought out communication on how this was being handled because I had not received the wire I got virtually no response the entire day. No calls, no emails, virtually no communication after 11:39 am. How do you run a business in that manner? I have lost faith in all processes regarding this company and will be sure to double check that things are being done properly in regards to business dealings with me. You will continue to hear from me and I will also seek to let others know how business was done, or I should say how business wasn't done. Last but not least this review comes as I have been sitting over an hour in the office waiting for a check to be delivered. read more
