We have been residents here for 5 years now and feel unsafe and disrespected. There is little respect of recent residents toward 1. direct neighbors living next to or above units 2. COMMUNITY guidelines and 3. general cleanliness in respecting the property, taking out trash and handling of their pets excrement or letting them go wherever in the common areas. People allowing their visitors to be creeps and tail people into the building. Maintenance is good and always kind about handling in unit requests, but terrible about keeping the pool/tub clean, vaccumed and properly maintained. Grilles and fire place in need of minor fixes for nearly a year now is just ignored. Garage elevator typically down half the year and fixes only ever seem to be short term. For the monthly pet fees being charged, I don't understand why it takes a week to replace poop bags and properly sanitze the pet areas more frequently, I can't imagine the bacteria's in the pet areas. Security takes a long time to do anything when you need them in the moment. Maintenance and management take no accountability for these issues or stepping up to take care of issues. I am beyond disgusted with this place right now, and paying over 3K to live in a sandwich of noise and filth that seems to be rotting away. The Icing has definitely fallen off this cake-it takes a ton of ego and greedy owners and investors to care so little about this property where others of the same brand at similar rent prices are well managed simply because they are in more upscale locations. I've been here about 8 1/2 months and I will not be renewing my lease at the 14 month renewal date. Trash was piled up for a month because of some confusion with the trash company. Anytime something is broke. It takes months to fix including elevators and locks. They just don't care. They don't clean the pet areas and it smells like urine within like 200 feet radius. Not to mention some of the other neighbors in the building have seen homeless people who have entered the building just to sleep. I have noticed doors broken and not fixed for months. It is just not worth the price and I know I can find something better and pay the exact same. I might go back to my old building which was only $100 more a month and was a high-rise with a much better pool and hot tub facility. What really bothers me is they will tell you that something was fixed but then it just broke again. It's like you're getting gaslighted because you know it was never fixed. There is a lock that doesn't work to let you in, which is near my unit and it is so frustrating and it has been months. Just find something else up the street. read more

I emailed the office stating, once again, how I do not feel safe in my unit due to living alone and multiple issues like this. This apartment complex was the absolute bane of our existence. If you want an over priced, stinky, sketchy apartment complex with broken amenities then this is the place for you! My roommate moved in last summer and our two bedroom apartment had no air conditioning. We filed a maintenance request 10 or so times and it didn't get fixed until 3 months before our lease was up. Not to mention our apartment had smoke damage from previous tenants smoking cigarettes in the apartment. The hallways smell like dog piss and also come to our knowledge had homeless people sleeping in the maintenance closets. When making the leasing office aware of crack heads sleeping in the storage closet next to our apartment door nothing was done. Not to mention homeless getting into the parking garage and messing w my motorcycle and car. This place is an over priced slum. The location is nice but it sad that the management here are a bunch of crooks looking to suck every last dollar out of you. Do yourself a favor and look elsewhere. read more

Edit: They've "gone above and beyond" to explain the move-out charges? No, they haven't. They have simply repeated the same response, refusing to recognize or take responsibility for ongoing issues. I'm "still unhappy" because they can avoid their contractual responsibility for providing sanitary and safe conditions for years, but they'll sure as hell inflate or make up any "cleaning" line item costs and slap you with them upon move-out. There's so much email and photo evidence to sort through and organize after six years of tenancy. It wasn't always bad. The first three years or so were nice. The property was pristine, management was responsive and easy to reason with, and it felt a safe place to live. That didn't last. If you decide to hang with me and come to the conclusion that this is an unhealthy level of contact to have with building management on an ongoing basis, you'll be correct. I'm sharing these, let's say, sample correspondences for a few reasons. One, tenants' rights in Colorado are next to nonexistent, and all I can do about it is give others a heads up about what it's really like to rent at Broadway Station. Two, this company loves to reply to negative reviews with a gaslighting spin, some version of "all you have to do is let us know and we'll take care of it right away!" The email threads clearly demonstrate how that is not the case at all. Three, I was recently hit with some groundless charges on the move-out bill that they won't budge on, and I'm pissed. Maybe they'll comment on that here and I'll go into excruciating detail about precisely why they're in the wrong. The tl;dr is that this place is a putrid smelling, unsanitary dump and management's only response now, ever, is to lie about it. Anyway, here's some back-and-forth with more to come. Please keep in mind that the issues began long before what I'm sharing, and I'd already been pushed past my threshold for becoming a Karen. --- From me to, like, five different Windsor people including the effing corporate regional manager (7/2/2021): The Acoma side of the property badly needs attention. There are large urine puddles out on the sidewalk, dried urine and vomit in the stairwells, and urine and wet-looking dog shit smeared into the dog grass baking in the sun. Additionally, there's quite a bit of litter, cigarette butts, and a mounting pile of dumped furniture on the corner adjacent to the building. I just had a grocery order dropped off, and the delivery driver was gagging and asked, "Is it always like this? How can you stand living here?" So it's not just me. (Assistant manager responds that day. Thanks me for expressing my concerns and blames RTD.) More things were gross, of course, so me again: The garage elevator and all elevator entrance areas need to be cleaned, included smears of what could be blood or food all across the elevator door. The upkeep around here is seriously lacking and it's quite gross what gets strewn into my car and apartment from just the filthy parking garage. I've been trying to suck it up and stay quiet until my lease ends in January, but it's getting more and more disheartening to pay significant rent while dodging feces, urine, vomit, litter cig butts, food spills, etc. inside and outside every single day.... Response (7/6/2021): Thank you for bringing that to our attention. We have an assigned person to do cleaning tasks around the community. They do have certain tasks every day but we will inform them of the concerns you have expressed so they can address them. Me (11 days later): None of these areas have been addressed with the exception of the poop on the dog grass and the blood on the elevator door. For example, garage elevator corridors have the same litter, dog hair, and vomit caked in as they have for weeks. Can we please get this place cleaned up? Me again after no response for several weeks (8/5/2021): Several tasks on my maintenance ticket were marked as "completed" without being done. (Everything on the list was biohazardous.) ... Later that day: My car is parked in the roof area and I found empty beer cans and broken glass strewn across the hood of my car just now. There are also a couple piles of dog shit up here in the parking spaces and trash/litter thrown around. I pay to park here in order to avoid this stuff. (Office person responds cheerily, completely downplaying the safety issue.) Summer turns to fall, and the correspondence gets more and more absurd and dismissive as I voice growing concerns about issues of sanitation and safety (dead pigeons in the garage daily, pigeon droppings accumulating to cover entire parking spots, urine, blood, and vomit remaining in the same spots for weeks or months but taking maintenance's word that things were cleaned up instead of taking a filthy elevator ride to see for themselves). My car got vandalized. We're finding that someone may have thrown something off their balcony. Anyone who wants to visit you can park in Narnia or possibly in the dim lit alley across a dilapidated warehouse. There is broken glass everywhere from cars constantly being broken into. Someone also got smoked by a screwdriver the other week by a homeless drunk person. There are blood trails at the front of the building. There is no grass. It smells like pee. Dogs aren't meant for the infrastructure even though they aimed it to be "dog friendly." I had to break the lease. Ridiculous. The only positive is that maintenance team is great and responsive. Apartment complex that checks a handful of boxes but when you look under the hood, there's a lot left to be desired. For starters, I chose a unit which faces the mountains. While it's a nice touch, the train is unbearable (the main train along with the city's lite rail). I'll post photos and videos of both for reference. When touring the unit, I was told that the windows have a triple pane and therefore noise wouldn't be an issue. I wish the leasing agent had leveled with me and been more upfront and honest; I likely would have gone with a courtyard option instead. In short, the train is very VERY loud and runs 24/7/365. I can't stress this enough. It's painful during the day and even worse when you're trying to fall or stay asleep; I am constantly woken up. It does not include parking ($60 per month) and I usually pay $80 for utilities. My AC bill will ramp up more than expected; my apartment faces the west and without any building cover or shade, I am constantly running the AC as my apartment's insulation is behind the times. Opening the window isn't much of a reprieve either. In terms of amenities, the gym has some older equipment but gets the job done. There haven't been any true community events sponsored by the building other than Girl Scout cookies being sold or a one-off yoga class. So it makes living in a large complex feel even more impersonal. The hallways often smell and require frequent cleaning due to the number of dogs going to the bathroom on the hallway carpet. Paying over $1600 a month and having to sidestep this is quite the joy and a humbling experience. The neighborhood has an industrial feel with a couple of cool restaurants nearby. Otherwise there isn't a ton that is immediately accessible although Pearl Street is about a mile away. Sprouts is close too. Feel free to reach out with any questions. Great apartments, expensive but comparable to, and so worth what you pay. STAFF: always friendly and helpful. I moved here cross country from Georgia (site unseen) and had a lot of questions. They always accomadated me and got my lease done in a timely manner. Now that Im here, I can walk in any time and no matter how busy they are- the customer service is absolutely great:) LOCATION: pretty good. S Broadway is eclectic. Wash Park is right down the street, absolutely beautiful. There's much antique shopping up and down the road. Isis bookstore is my fav- new age books and crystals and psychics, fun stuff. Whole Foods, King Soopers, Sprouts and Albertson's all at your door practically. A couple spots for live music adorn the neighborhood. I don't care for the 'mary jane' shops all over but if you like it you'll love it! :/ lol MAINTENANCE: timely and efficient. If you post a work order online, as long as its not the weekend, they'll be knocking on your door in 10mins! They only answer emergencies on the weekend, pretty standard. ENERGY EFFICIENT: when I 1st moved in a couple months ago, temperatures were down to the teens..my indoor stat stayed at 72° during the day 68° at night I've yet to turn on a heater = $45 energy bill woo-hoo:) The buildings are well made, I rarely hear my neighbors walls are solid. O yeah you have a ceiling fan in your bedroom Boo! NEIGHBORS: young to mid-age, mature, hip, fresh and cool:) The hot tub and pool area is rather luscious... Be advised.....a train runs on the ?west side of the apartments (side with the mountain views). It doesn't bother me, just depends how light a sleeper you are? Also the potholes on this side of town are as big as People! Jesus Christ! So ridic....Other than that its awesome here yall come check it out :D read more

I want to be fair, I wish there was more of a book on this place before we signed our lease but nearly 2 years have passed and we are moving on. On paper this place sounds awesome but as the months go by, you start to get fatigued by problems that living in fringy part of Denver shouldn't really have said problems. Bad parking, super high rent, terrible neighbors, etc. While overpriced (you're paying for location) the apartments are clean and modern on the inside. It's cool that they have sunday ticket, even if dolts come down and watch things already on broadcast TV on the televisions set up with the ticket. (Grr) Don't watch soccer on Sunday. Why are you even watching Soccer? Answer: You're a terrible person. The staff is generally always nice and helpful. A few employees from back in the day working here should have been sainted because really try to be kind and good when you consider the shenanigans and asshats they have to deal with. The gym is clean and well stocked with machines, the clubhouse is fun to hang out in when it's not crowded. We have a beautiful view of the mountains and being from the midwest and Chicago, I enjoy train noise... But the tenants are generally what make this pretty awful. The dog landscaping stinks constantly of dog piss and the noise is very loud from the train if you face the mountains but I rarely hear my other tenants around me inside the building, the building has changed hands since I moved in and they try to keep the building nice but it was unpleasant to find out our apartment went up WAY in rent after our lease runs out if we go month to month. This seals it, while I don't really want to deal with moving the overpriced rent guarantees that we will be moving on. What do they care, there seems to be a never ending stream of DU students and tasteless "professionals" dying to get in. It was fun living here at first but this building seems to be the terminus for everything awful about Lodo creeping down South Broadway (Punch Bowl, etc). Weekends are pretty much a nightmare if you live near the ground floor or pool because you get to listen to the idiotic caterwauling of the Bros and "ladies" that live here. Meh, whatever, at least its not like when we basically lived in an episode of the Wire in City Park... everything there that was communicated outside had to be shouted down the block, oh wait, no, that's just like here too. Anyway, DU Bro / Whiteboy nonsense galore at inflated and still escalating prices. Regarding the rent hike, yeah, I know there is a rental shortage but I guess $300-$500 increase is the thanks they give tenants that pay on time, never cause trouble and generally quiet. Parking is always full and mostly abysmal due to the fact that sometimes people with parking spots still choose to park on the street. Management claims that the retail spaces are needed but when you only have one very uninteresting business tenant, well... Is towing necessary? Still, if you live in the building, don't park in the courtyard. I'm all for towing tenants that do this. Buy a damn parking spot you cheap bastard, you already pay $1500 for a 1 bedroom, whats another 85 dollars. Oh, and please remember to leave the garage going no slower than 40 MPH. Bottom line: You can't legislate taste, no matter what you charge. Some tenants are the kind of immature meatheads and seem to steal / mess with everything not nailed down, including my girlfriends wet boots, an elderly ladies decorative plant that someone felt the need to toss down a hallway for sport spilling dirt everywhere and yanking the batteries from remotes in the clubhouse (not kidding) but I guess if your mom paid your rent at age 35, you're probably a petulant waste of carbon anyway. Basically, the only reason to live here would be if you go to DU or simply had to be walking distance to a train or really think that a Nissan Pathfinder with a ski rack (even though you don't ski) is a great car to own. I've only recently moved in, but thought I could help another freaked-out-out-of-stater like myself considering this property. I was relocated for work & needed an apartment in 2.5 weeks (wtf is right). The Denver market is effing BOOMING and while there is a lot of rental property available, it can also be incredibly pricey. I wanted to live downtown - but that was NOT going to happen based on price & proximity to my office. Search continued. I found this place and got in contact with Rachel. The staff is incredibly helpful, knowledgeable and reassuring. I wasn't able to see my apartment personally before submitting my app/fees, so I was so nervous about picking this place and dropping all my other leads - what if I hate it? What if it looks nothing like the photos or smells like old moldy folders or I get run over by the trains nearby?! Rachel FaceTimed me to show me the unit and so I could ask all my bazillion questions and feel more comfortable with her/the property. Not having to sign a lease before getting to see the property with my own eyes also helped me settle on this place - sure I had to put down the app/fees, but she said if I got there and absolutely hated the place I would only be out the few hundred bucks instead of being stuck in a lease - definitely helpful. I saw the property as soon as I landed in Denver and after meeting more of the staff (whatttttttttup Sam!) and seeing more of the building I'm happy I stuck with this place. I ended up with a top floor, mountain view unit and am stoked. It's not downtown, but it's 10 min south & 2 blocks off the light rail, so super accessible to downtown when I want to go there. I'll be even happier when my damn furniture shows up from Minneapolis. I've yet to really meet any of my neighbors since I'm brand new, but just looking around I can tell that most are around my age (late 20s, early 30s) and most people are genuinely friendly passing by. I also couldn't stop laughing at some of my neighbors wifi names when I was setting mine up (I win with SwoleTeam6, sorry), so finding friendly faces around the property won't be an issue. My only worry is what they will re-quote my rent at when my lease is up in a year. If the market continues to boom, it will surely go up and depending on how much, could make or break staying with this property. Here's hoping! read more

Hey all, I've been here almost 6 months and figured I better pay some compliments to the staff and facility at Windsor. I need to shoot down the negative reviews on here first because I think they're a little misleading and might steer you away from a great place to live. Parking tickets for parking where you can't park? Urine smell where dogs urinate? Late fees for paying your rent late? I'm not sure what to say to that...um...yes? Neighbors are kind of a roll of the dice in my experience. I don't know, if you're looking for an apartment, you might be better served to focus on the facility, staff, and location. If you ask me, of course a nice pool area like this one will have mostly "Cool Bros" trying to nonchalantly flex while they strut around and "Fabolous Ladies" constantly taking selfies. That's where they thrive. Do we go to dance clubs looking for intellectuals? No one can really give you a fair assessment of the "neighbors" at an apartment building with almost 500 units. I'll say that I see a lot of 20s and 30s, there's hello's in the hallways, and it's quiet at night. I just said it's quiet at night by the way, did you catch that? Kind of a big deal. There's tons of apartment buildings that love selling you the line, "All the walls are concrete and the windows are triple-pane!" Well, they actually are here and I'm still pinching myself about how quiet it is. Now, trains are loud. If you merrily fling all your windows open when the trains are being TRAINS, it will not be quiet. That said, and this is important: it's not a constant theme and I hardly notice it. If you need absolute silence, and I'm a bit worried for you if that's the case, do not rent an apartment (firstly), and do not live anywhere near a metropolitan area. You'd be most happy in a nice log cabin in the woods. Ok, good stuff...the staff are great. I had to move here from Buffalo, NY in almost no time so I couldn't even see the place with my own eyes before moving. Needless to say, stressed out of mind at that time. Good thing for Lily, awesome to talk to, sold me on Windsor, and made the whole process simple. Same goes for Kelli and Rachel, every time I see them, genuine smiles, and always helpful. The building was built in 2009 I believe, so everything is still in fantastic shape. I saw some criticism in previous reviews about the price and can't agree. High prices are partly local economics: Denver is booming. All rents are rising fast. Someone told me 10k people are moving here a month. Also, this building was made extremely well. It's not cheap to have concrete all over the place and expensive windows. If you expect Viking appliances and plush pool chairs with a mini-bar, stay away from me. Hah, kidding! That's awesome but you'll just need to pay $3k+/month for a one-bedroom. I'm glad I found this place. It's close to the city and I can get into the mountains in no time. The first important thing to consider is that people are far more likely to go onto Yelp to write a bad review than they are to praise anything. I have live at this property for a very short while, but I felt compelled to write something based on my initial experience. I couldn't have asked for a better apartment (for the price - 1br at $1085). I made the decision to stay as far away from the pool because years of apartment-living have proved to me that pools = noise. Since it's December, I have yet to deal with any noise. I guess I'll see what it's like in the summer. That being said, people should really consider the placement of their apartment more often. What has really impressed me so far is the staff. I'm sure that dealing with rude tenants all day takes some endurance. Like any management staff, a big factor of how you are treated depends on how you treat them. Nicole took care of me from day one when I came to visit the property. There were a couple of things that I really needed in order to be "sold" on it, and she worked with the manager to make it happen. All in all, I haven't lived here very long so I can't comment on a lot of the issues that people are complaining about. Time will tell if it's true, and I will certainly update this review (for good or bad reasons) as time goes on. So far, I'm loving it. read more

Pros: Friendly helpful staff, nice updated units Cons: -Parking is too expensive and should be included. I parked on the roof and had probably worse hail damage to my car because of it. -Bathroom fan is unbearably loud and stressful and can not be turned off -No guest parking nearby. They should at least be able to park in retail during non-retail hours. -Raised my rent as a single renter 5%, and it was already very high for me(hence leaving). This would be ok, if I was in a 2 bedroom maybe or if a couple is living there and splitting the high rent. -Exercise machines sometimes had tvs that did not work -Did not do many resident events like I thought they would -Elevators smell like dog pee. Can they just put the same wood vinyl in the elevators instead of spraying chemical fragrance that gives me a headache I would give it 5 stars if they changed the things above and made rent a little more affordable for the" discriminated" against single renters(Of course single renters deal with this at all apartments!) read more

I (sadly) just had to move out to be closer to my job. I remember being skeptical before I moved in based on some of the reviews, but I had a wonderful 10 months at Windsor! The apartments are very nice, classy, and look great even with minimal decor! The community facilities are some of the best I've seen. Never had a problem with staff, but honestly never really needed to contact them for much anyways. I lived on the side of the train tracks, but I'm a deep sleeper and knew it wouldn't bother me. It was absolutely worth it for the incredible view on that side too! You can see for miles. The ONLY negative thing in my opinion was my choice to park on the top level of the garage to save $. I timed it a few times, and the garage is so big/tall, that it literally takes an average of 3-4 minutes to drive up or down from the top level. It's also a very tight space so there were FREQUENT near accidents from people driving too fast and flying around blind corners.I hated leaving my house for any small errand because of the annoyance factor. That being said, the garage is completely secure, so as a single woman, I loved that I never felt creeped out even at odd hours of the night going to or from my car. I also knew my car would always be there, windows and stereo in tact. read more

Some pros: the apartments themselves are immaculate and very nicely trimmed (attractive designs, cabinets, counters, appliances.), the facilities are all well maintained, maintenance is VERY fast to fix things, may seem expensive but Denver renting is pricey right now and for what you get it's well worth it, office staff are awesome, community is a diverse and polite crowd (rarely deal with noisy college kids in the hallway). Some cons: Being by the pool can be noisy during the day in the summer, the freight trains behind the building seems like they're always on and making noise, and guest parking is pretty tricky (have them park behind Rosewater Construction for the most reliable solution). I'm the fretting type. I worry a lot... about things breaking, not being able to get to the office in time for a package, hidden fees, terrible neighbors, dishonest office staff....just about anything. This is mostly because my experience renting in CO has been sub-par at best. I've had management companies do anything from send maintenance people to enter the home without my consent to straight up lie about appliances a unit has. I wont go to far into detail there, it's a story for another time. Just wanted to give a bit of qualification to the following review. So when I was finally sick of renting and praying for the best, I turned to yelp to find one of the only decently rated apartments in the area. I started scoping this place out about 8 months in advance, that's how bad my situation prior was. This is where the magic began. Rachel Anderson, my contact here at Windsor has been my advocate from the start. She answered all 150 thousand of my questions, called me whenever new info was available, checked in to see if I was still interested, and even went into one of the floor plans to take measurements with me to see if my stuff would fit. She answers her emails very promptly and is just overall on top of her game. She's a very busy lady and still made time for all that. If that's "just her job" then you'd be surprised how few are willing to do their jobs. Rachel is the best. All the people in the front office are lovely and helpful, though. I feel extremely at ease here at Windsor Broadway. I have several contacts in the office that genuinely care about my experience and have proven they will do anything they can to make me comfortable. You can't beat that. I wont turn this into an ad describing what the facilities and apartments have, you can go to their website for that. But I will say that what they boast, they back up. And continue to back up. I've been here since May 2015, and wanted to review right away but figured I should at least make sure they don't eventually fall back on their promises. read more

Kayla Garcia did our tour and even though she was swamped with a ton of people who showed up without appointments she remained calm, funny, and spent all the time we needed with questions. Her follow-up with us was immediate and got us the answers we needed. On move-in day she was there with a nice "welcome home" sign and treats! I've lived at Windsor for about a month and have generally been pleased with our experience thus far. My thoughts completely echo those of other reviews. The negatives: 1. S. Acoma St. always smells like dog piss. Also watch your step for the occasional owners who don't pick up after their dogs. 2. The trains whizzing by are loud when your windows are open and facing the train tracks, but just white noise when windows are shut. They've never woken up my partner and me. 3. The elevators and stairs are a bit awkwardly placed. As is the parking garage which is about 2 1/2 long hallways from me. I got bored and counted 550 steps to the parking garage from my place. 4. Crazy drivers in the parking garage. 5. Parking -- if you have friends visiting have them park in 2 hour parking (which ends at 6pm) on Broadway, or on Acoma St. They'll have to walk a block or two to get to your apartment, but it's really not too bad. Apparently they can call you to get buzzed in, but I just meet them downstairs. The positives: 1. Beautiful apartments with granite countertops. I love the bathtub as well, which is slightly more luxurious because it has a seating place for actual baths. 2. The workers--especially Rachel--are very sweet and helpful. I feel like they remember all of their tenants and always answer emails promptly. 3. Close to the light rail, which is about 10 minutes walking. 4. Close to great food places, including walking distance to South Pearl St. And 10% off at Divino. Who loves wine? I do. 5. I have the best view of the mountains from my apartment. 6. Other residents aren't too crazy, messy, or in party mode. While there are a few negatives, I would definitely recommend Windsor at Broadway to friends. I lived in a 1 bedroom apartment at Windsor at Broadway for a year, and then lived in a 2 bedroom for a year. I cannot say enough good things about this place. At first, it feels a little bit like you're living a hotel because of how similar everything looks, but you get past that fairly quickly. The rooms are well thought out with end high finishes and nice appliances. Excellent sound proofing -- I almost never heard my neighbors through the walls/ceilings/floor. Any problem you have (something breaks, a light bulb goes out etc.) is handled in a very timely manner and the repair guys are very friendly. The amenities are outstanding and kept in great condition. The hot tub is open year round and the pool is open in the summer. The club room has tons of TVs, a pool table, a foosball table... the list goes on and on and it's a great place to entertain friends or just go to watch football on Sundays. The gym is relatively small but has all of the key pieces of equipment. What really makes Windsor at Broadway exceptional is the staff. I've lived at over a dozen apartment places and normally the staff is the downfall. Not at Windsor. The ladies that run the front desk are very nice, helpful, and generally pleasant to be around. The manager Jeff and the assistant manager Rachel are both exceptional. They assisted with any questions I had in a very prompt and professional manner. Jeff even addressed me by name any time he said hi, whether it was in office or walking around the property (mind you, there are around 415 apartments in this complex, and remembering everyone's names is a very tall order). I was actually sad to move out! I ultimately decided to move into a house with some friends but I will miss my time at Windsor. I highly recommend living in this community. read more

WTF are most of these people giving such terrible reviews for?? 1) Don't move into an apartment RIGHT next to train tracks AND a light rail if the noise might bother you! 2) Don't get an apartment right above the community pool area when you live in Colorado - a land locked state - with limited access to water areas in the summer! 3) People break rules all the time - people will smoke in a "smoke free" community. The first email newsletter I received from the community urged its residents to report anyone smoking on the property. Do these angry tenants expect the complex to employ a full time staff member to patrol the grounds 24/7 and evict smokers? Pah. Get over yourself. 4) If you don't want to live in a place mostly occupied by a younger/middle age crowd, don't move into a complex that is so close to a college and a "hip" area of town (South Broadway.) ...Most of these reviews are full of displaced anger and great examples of how common sense eludes most people. These Yelpers clearly didn't do their homework well enough and are blaming the complex for their oversights. Very mature. Seriously, this is a good complex. It is very well kept (yes, there are routine set backs like foul smells in some halls, dog poo on the grass, etc., but maintenance addresses them in a timely manner.) It is secure, has wonderful amenities, a great front office staff and is in a cool neighborhood that may be a bit desolate, but is building up. I don't have a car, so if anyone should complain about the small selection of restaurants etc in the area, it would be me. No smoke & mirrors here, you pay for what you get, and I am happy with what I got!! read more

My boyfriend and I have had nothing but positive experiences with the facilities and staff here at Windsor at Broadway Station. Shoutout to Rachel and Sam: you both have been particularly helpful! From the time we were touring the apartments to the lease signing and move-in process, Rachel and Sam have been so helpful and welcoming. Whenever we've had issues (which have been few and far between), they've been nothing but communicative, helpful and professional. Another perk: we love having covered parking on the same level as our apartment in the building! (Even though it's on the 5th floor, so an admittedly loooong trip from the ground floor.) But on the positive side, it's literally a 15-second walk from our spots in the parking garage to the door of our apartment. (The key fobs make messing with keys one less thing to worry about when your hands are full, which is nice as well.) Also: the maintenance team. At our old apartment it was nearly impossible to get repairs done. Now when we have an issue (lightbulbs, sink leaking slightly, etc.), they are there to fix it as soon as they reasonably can, and it gets done right the first time. You guys are so amazingly efficient at what you do. If you like craft beer and wine, it's also really close to Former Future Brewing and a really good wine, beer and liquor store. (Divino--they give 10% off on wine to Windsor residents as well, which is sweet.) The Windsor staff also organizes events with Declaration Brewing, which is one of our favorite breweries currently. Most of the residents are in their 20s to 30s, but it's also really quiet in our experience. The walls are thick and the windows are triple paned. Our apartment faces Broadway, and we can barely hear the traffic. The apartment itself is really nice. Ours has hardwood floors and gorgeous granite countertops, but I know concrete floors are also an option on the first and second floors. (That's the only thing we'd love more than hardwood, but we also love the views from the 5th floor.) *Summary*: I can't recommend this building enough, the staff is great, the apartments are nice, and you should seriously consider checking it out. read more

Dear Yelp, you need to make the option to not assign even 1 star an option. Awful. This place is designed to rip you off. The management office is a bunch of liars who say one thing knowing that they can screw you out of your money because their paperwork will say the complete opposite in impossible to read font. DO NOT believe anything they say. READ EVERY LAST MICROSCOPIC SENTENCE! Because they WILL find a way to screw you out of hundreds of dollars. Oh and the place is a shithole. One of the biggest issues with reviews is a lot of people rate too quickly. When your rating where you live I think waiting one year is a good length of time...now that it has been a year this month since I moved into Windsor. I like it! I haven't had one significantly negative experience since moving onto the property. The staff are always polite and helpful. The host socials for you to get to know your neighbors and enjoy some cocktails and hors d'oeuvres. The pool is a little chilly for my blood but I'm from the south so that probably has a lot to do with it. The fire pits are a great way to relax with a 'hot toddy' before bed and the fitness center has everything I need! The business center is always fully functional and my Great Dane loves the dog runs. Regardless of where you live there are always going to be something. The props go to the staff here at Windsor Broadway because they try to make the "somethings" as minimal and rare as possible. I just renewed my lease for another year...there is some action for you to back up my words. :-) read more

I have lived here for over two years and love it! My apartment layout is exactly what I was looking for! I wanted a walk in closet, washer/dryer, and bathtub. The amenities are a bonus and I use the gym regularly. Also, the staff is awesome! They are helpful, personable, and so friendly. Maintenance is great and they always come by ASAP. My apartment is facing a courtyard so I do not hear the street traffic or trains so the noise level for me is not an issue. I know a few neighbors and everyone has always been really nice. It's a really nice community. Office is always super nice and maintenance always seems pretty efficient. I've been here almost two years and have been happy. Only a couple downfalls and that would be the people who drive like maniacs in the garage, and the people who just don't care to help the staff keep this a nice community and refuse to pick up their trash or dog poop but the office can't make people be responsible if they don't know who they are. I would totally recommend this place to live! Update: On my third renewal and still love living here! I work in multifamily property management and I can tell this staff and ownership puts in as much money into the property as they are receiving in revenue. Grounds is constantly cleaning up the garage and community, house keepers always vacuuming the hallways, and there is a great deal of communication between the office and residents. Seriously, I use to work for the company down the street and guarantee they are not putting as much into their community as these guys. For being one of the older buildings in this small area, it is probably the best ran and best kept. The only thing I don't love is the package lockers and the only reason is I've seen packages just left in the mail room if they don't fit, but I'm pretty sure that's the parcel and package services being lazy and not attempting to deliver to the door. The apartment itself is great - it's new, modern, and clean. The amenities are high quality (gym, pool, storage options). Noise is a major issue. We literally cannot sleep with windows open, nor really keep them open anytime of the day because the trains are so loud. The common areas (specifically the elevator) are constantly disgusting and dirty. I know they have people who do clean them, but they get trashed daily. Guests: due to the way the building/elevators layout is, it's virtually required to go downstairs to let in guests. It's the worst building I've lived in to have a guest over.....which leads me to the next issue: If you choose to live here, be prepared to have friends over only by way of cab or light rail. There is no parking for guests and if they park in the ABSOLUTELY VACANT retail spots, they get towed for $275. It is severe and harsh considering the spots are completed unused. I know it's a slippery slope and you need to have rules or it gets abused, but I truly ask, where are guests supposed to go? They have no option. It's cab or nothing. Mail delivery has been another issue. UPS and FedEx are no longer allowed access into the buildings and must bring all items to the main office. About 50% of the time, they leave a package delivery notice in your mailbox. 50%. It is imperative that you track your packages yourself and if anyone is sending you anything, they must send you the tracking information. This is not really Windsor's fault, but I have never experienced this with another apartment. Somehow there is a disconnect. I'm hearing that my $1140/month rent is being increased to $1400/month at the end of my lease. Goodbye Broadway Station. We live on a rundown part of the street in South Denver across from a dilapidated warehouse. Half the vendors on the street are getting shut down. I could pay $1400 for a high rise in Chicago. Or less for a mortgage in Denver. It is just so unrealistic. I typically only use yelp for positive reviews. I hate when people come on yelp to only spew negative energy, but I really felt compelled after the issues I have faced. I would like to end this by saying the office employees have always been kind and helpful and I think they are probably one of the best parts about the property. My 3+ years here have been so great! The leasing staff are always so friendly and helpful, and the maintenance crew I'm convinced are the best in the city. We've been living in the complex for almost two years and I've had some mixed emotions about our time here. Pro: maintenance people are amazing. They fix things so quickly and very well. Con: price. They've raised our rent $250 since we've moved in. If we decided to renew after our second year, it would have been $150 more than the previous year. And for that rate you can go across the street to two new complexes and get the same sized unit for $6/month cheaper. The gym seems to always have a broken door and there's always a tv that doesn't work. Actually, there's a lot of doors around the building that don't work a lot times. Very annoying. Also. PSA IF YOU ARE NOT RENEWING. You must give them 60 days heads up in an email. Very different from every other place I've ever lived. We didn't do this and are now screwed and forced to stay a month after our original lease expires even though we already signed another lease. The places are fine but overall this complex has gone down hill in the last two years. read more

I've lived at Broadway Station for about a week and a half. I think first impressions last, and so far my first impression has been a good one. The leasing staff is very accommodating and pleasant to deal with. We had a few minor maintenance issues that were resolved within the day that they were requested. The apartment on move in was super clean and many things appeared as if they were never used such as the stove, fridge, dishwasher, and shower. When choosing our apartment, my wife and I, were concerned about the train noise. Neither of us have ever lived by railroad tracks but to make a long story short, we love it. Since it's Summer and very hot outside it's not a big deal having the windows closed. I am a light sleeper and haven't had any issues with the train noise. I imagine in the Spring and Fall we may want the windows open, but the train noise is more of a low hum or "background" noise that is easily adapted to. I like sitting out on the balcony watching the trains, they are cool to look at and the mountain view is awesome, especially the sunsets. I will listen to a train go by all day to see the sunset over the mountains, it's just awesome. The train rarely blows it's horn. In the last week and a half, I have heard a train horn maybe twice. If the train noise is a bother for you and you like to have your windows open, there are ways to get your cake and eat it too such as utilizing the ceiling fan in the bedroom with the blower fan that you can turn on via the thermostat. Open the windows in the living room and close the windows and door in the bedroom while you sleep, while leaving the bathroom door open to allow air circulation, depending on your apartment layout. Moving on, the amenities are great and accessible. You can grill by the pool, go for a swim, chill in the hot tub, grab a coffee and use the computers, or sit by the fire. I've done all of these things and haven't experienced any crowded atmospheres or any issues. I have yet to try the movie theater area or to play the Wii but the time will come.The few times that I've seen these amenities they haven't been occupied. One thing that I have noticed is that there are people constantly cleaning and grooming this place. Every morning I have noticed someone either replacing the coffee in the coffee machine, vacuuming, sweeping, or wiping something. For example, today and tomorrow they are cleaning the garage. There are a lot of people working very hard to keep this place functioning well and the residents happy. As for the location, the surrounding buildings may not be anything special but what is less than a mile away is amazing. There is Pearl street which has great restaurants and a couple bicycle shops. There is south Broadway which has grocery stores and pretty much anything you could imagine. Then there is my personal favorite, the Antique Row district, which is a strip of super sweet antique shops. Which is perfect for if you want to decorate your new apartment with unique furnishings. Also, my wife and I just enjoy looking at antiques. Oh, and there is an antique auction literally right next door. Before moving in, I read a lot of negative reviews. It's important to understand that typically people only leave reviews when they are upset about something. I felt compelled to leave a positive review because I can tell that the staff and the people they have contracted or hired are very hard working people and they work hard to make sure we are satisfied. Well, Katelyn hit a lot of items right on the spot. To start, if I could give them 0 stars I would. To preface this, I guess if I were 20 years old and wanted to party all the time, this would probably have been a great place to live, if you don't care about sleeping or just generally getting a good feeling when you get 'home'. Yes, the apartments are nice inside, they have decent kitchen equipment, although the dual sink is really tiny, the bathrooms are ok, in general, a pretty nice apartment. For the price that you pay I would think that some of these things would be a little higher quality, very cheap dishwasher, fridge and stove, but they looked ok. The noise is pretty much unbearable, especially if you live by the pool which I did. Pretty much every night someone was having a party which echo's through the courtyard, which opens up to the train tracks. The lightrail isn't bad, a quick pass by and it is gone, but trains at four o'clock in the morning sitting there, then blasting their horns when they leave, that is another story. Like Katelyn said, you cannot keep your windows open at all if you want to get any rest at all. The cleanliness of the building in general is horrid. The fake grass that they have in the front of the building where people walk their dogs is one of the most disgusting things I have encountered. Even though they water it, the dog urine permeates into the ground and is an absolutely disgusting smell. I guess it would be ok if you didn't have to park on the street there, but even trying to let a guest in is embarrassing. The elevators are always dirty, the elevator in the garage was vandalized, pulling the metal paneling away from the wall, which was fixed poorly. If you have guests over, you pretty much have to go downstairs and get them, if they can find parking, which is non-existent. There is parking on Acoma, which is almost always full, other than that you are looking at a few block walk for safe parking. When they posted that overnight parking was not allowed in the 'retail' parking area, two cars and a motorcycle were stolen pretty much the same week (one of them my girlfriends). When I confronted the manager about this, she told me to have them park at the lightrail and go pick them up. Not only is this illegal, it is completely absurd. I guess they are working with what they have, but still. When I moved into my place, which was the large two bedroom, I asked if I could get a second garage space, which I was told that I could. When I went down several months later, I was told since I was the only person on the lease that I could only get one spot in the garage. This was quite frustrating since I purchased a second vehicle for the winter. As Katelyn said, the mail 'delivery' is horrible also. I had a package sitting for several weeks in the office, I never received any word about it being delivered. After several calls to the company that delivered the item, and several trips to the office asking for the package, it was finally found. I am still missing a package that was delivered, the $20 or so that I spend on the item isn't worth me fighting to find it. Constant partying in the pool area and apartments, which I complained several times about to no avail, as well as the trains, the smell and the overall condition and maintenance of the building is why I am writing this. I normally don't complain about much of anything, but my 13 months there were some of the worst months living anywhere. Also, when my lease was up, I went month-to-month because I was still looking for a new place to live, my rent went from $1590 a month to $1870 a month. I understand that they have their policies on this, but I mentioned several times to the manager that I was moving because of the horrible living arrangements there, which went through one ear and out the other from what I felt. I ended up paying an extra months rent there when I moved to my new place. It really didn't matter, my sanity couldn't keep me there any longer. I don't like to rant and rave about this, but after reading a few reviews about the place before I moved there, and after living there, I had to say something. In a nutshell, if you are a 20'something that loves to stay up all night partying with a bunch of trust fund babies, and don't mind the smell of dog piss and dirty conditions, go ahead and move there. If you have any sanity, and still want to live there, make sure you live in the building that doesn't face the tracks, I'm sure that they are much better. read more

Pros 1. looks, smells, and feels clean. 2. community of my age (20-35) 3. nice units; modern and clean. Obvious attention to detail in design. 4. Units are very quiet. 5. Every unit has a balcony 6. Mountain/sunset view on west-facing units 7. Adequate gym, never too busy. 8. The community lounge is ample: free coffee, kitchen, large screen tvs, meeting rooms, pool/game tables, computers w/ printers 9. management is genuinely friendly and helpful. 10. non-smoking community 11. The price is very reasonable for what you get. Good value here. 12. monthly apartment events with free drinks/food 13. Actually gave my full security deposit back unlike my other apartments Cons: 1. back of the apartments can smell like dog urine 2. street parking can be hard to come by if you opt out of garage parking 3. constant hum from trains on backside units (doesn't bother me though) read more

I have lived in a 1 bedroom apt off of the pool courtyard for about 7 months... When I first moved in (winter time) I thought we scored a great location. My husband and I both use the lightrail for work, so the location was perfect. However.... Both of the above reviews are SPOT ON. I have NEVER lived in a complex this expensive, where you deal with noise and party-ers on a consistent basis EVERY DAY and NIGHT. I literally call the courtesy patrol every night in the summer to complain about the noise, drinking, yelling in the pool area. If you are an actual adult (meaning, you work FT, pay your own bills, sleep a normal amount and aren't an alchoholic), this complex will drive you nuts. Your neighbors must not work, because they are loud every night and drink like there's no tomorrow.. really tough to sleep. We have complained to management about this very issue for months. I will say that Jeff, the new manager seems to be much more assertive and understanding than the last management company (and the front desk staff has always been super helpful) - but unfortunetly, the issues remain... and it just gets worse, the warmer the weather. To pay over $1300 a month for a 5th level 1 bedroom apt at 697 sq feet, isn't worth it. I have never had to deal with this much noise and lack of consideration from my neighbors EVER. It's terrible.
