I have…read moreseveral pictures to support the review and will post them on yelp as well as apartments.com -Smoking everywhere. Cigarettes and weed. Cigarette smoking will take place at the entry and exit of the garage entrances so have your windows rolled up always! Smokers are friendly but it constantly reeks of cigarette smoke. Hallways always smells like weed. Residents smoke along the property sidewalks and grass as well. -Balcony compliance is not followed here. People have anything and everything on their balconies. It's a bit tacky. I've lived at other properties where it was beautifully maintained, this one is very different. People routinely dump water off higher balconies which lower ones feel the effects. -Others cannot respect personal property in the garage. Whether it's drawing on a dirty car or taking something sharp to scrape off stickers on your car. there have been several instances where people had their car broken into, motorcycle stolen, and I had a sticker scraped off my back window. There are no internal garage cameras. There are allegedly cameras at the front entrance but I am unsure if they work. -There are several steps throughout the property making it not so ADA or dog friendly. the back area, front area, and pool gates are the only areas with ramps or flat. It's really not for those who cannot do stairs. Only 2 elevators that are not that big. -Lots if sketchy people at RTD station next door. There are constantly Douglas County Sheriff being called for suspicious people, breaking, or rowdy kids. BEWARE. We were walking her dog on Night two after moving in and a deputy asked if we saw someone with a knife.....ugh. -Dirty trash areas! Grosssss. Where it's the recycle areas or trash cutes, it's always littered with trash and cigarette butts. It's horrible, especially in the middle of a pandemic. It's horrible adults cannot clean up after them selves and it's definitely not the responsibility of the apartment complex but they do nothing about it. They continue to let residents carry-on. -Staff is very polite....but passive. You can tell they do nothing to hold people accountable. Seems like they just go through the day to day motions. They don't seem to care about making your living experience great, they cared about getting our money. We eeee truly disappointed with our experience here. We are living out of a hotel because of this property. There are several others moving out this week too as they were not happy as well.

We gave…read moreour notice on March 1st, understanding the need for a 60 day notice we knew we were going to pay rent for 60 days (all of March and all of April) plus a 1 month rent cancellation fee. Even though we agreed to the terms, Camden decided to charge us all of May rent as well since they did not find a tenant on time. Keep in mind we paid for 60 days of rent, essentially providing a 60 day notice. Giving them 2 months to find a tenant. When talking to management, they are mentioning we are rent responsible until the apartment is rented, meaning if it doesn't rent until July, we would pay until then. Management is stubborn and did not provide any sort of documentation.

It's been some years since we've been there, but I felt it still worth calling out.) They tried to increase the rental prices when it stated explicitly in our contract that they could not. It took a fight to get the issue resolved but we were correct. There were actually 3-4 clauses total that were an issue; thank goodness for our lawyer - and he's encouraging a class action suit. Aside from a shady business practice, the location doesn't have a lot to offer. It's very far away from everything and cut off by Lincoln, which gets busy and congested. Few things walkable, not a mature neighborhood. I'd choose the apartments by the light rail over this, but recommend the tech center. Editing to add: The manager is putting what I consider to be private information (when I lived at this location) on the internet, so I think that's a good proof point. To answer the other question about what else I had an issue with: They also were rude during the negotiation (so I DID take it to the manager, and we had to fight with a legal team and, as mentioned, we were correct.) I also feel the walls in the apartments are very thin, and there was little to no security measures. (No cameras in the parking lot, or at least not away from the main office)

The manager Carolyn Pastore did nothing but tell me to log it and turn it in to her which I did and call security. She is full of lies and a very unhappy woman. Because I gave a true review and that she knew of all these problems and failed to keep me as a resident she went and stated lies ahout me on a google review to make herself feel better. It all boils down to this. This place is full of pot smokers and you smell it all around the community. The appliances are old and damaged along with the old carpet. The only thing you can count on is you wont stepn in poop because Carolyn is the poop police. The place is noisy with planes and road traffic so its not a good experience to take a walk around the complex. If this is okay with you then go for it.

The atmosphere feels like a real neighborhood rather than just another rental community, which immediately made me feel comfortable choosing to live here. One of the first things I noticed was how the office staff knew many of the residents by name and greeted them warmly, almost like family. Kaye and Deanna in the leasing office are wonderful and truly set the tone for the community. Their friendliness and genuine care for residents really stood out to me from day one and made the entire experience feel welcoming and personal. The maintenance team has also been exceptional. They are incredibly efficient, responsive, and genuinely willing to go the extra mile to help residents. It's rare to see a maintenance staff that is both quick and so friendly and professional at the same time. I'm still fairly new here, but so far I'm absolutely loving my experience at Contour 39. Based on what I've seen in just this first month, I would highly recommend this community to anyone looking for a place that truly feels like home. I hope Kaye, Deanna, and the maintenance team receive the recognition they deserve because their dedication truly makes Contour 39 feel like a place residents are proud to call home.

The communication is quick and professional, and the vibe is just so relaxing here. I moved into my unit in the middle of May (2025) and look forward to staying for several years.

    Over 4 years we have had 4 different management companies. A slew of different maintenance…read moresupervisor. An obscene amount of office employee. The turnover means a whole lot of mismanagement. They never are on the same page as a management, and we where told that the office employees don't have access to maintenance record. On 11/25 I put in a service order for our washer. Every appliance in our apartment is decade's old, and hasn't probably ever been replaced. The washer was not spinning the clothes the way it should. Maintenance said they would order a new washer and it would be here MONDAY OR TUESDAY of the following week. That would have been 11/30, 11/31ish. That week came and went without any communication about the washer. Ok it's Thanksgiving week, the next week came and went, still ZERO COMMUNICATION. Monday 12/9 I finally call. They say it was on backorder. 12/16 we call again, as they haven't bothered to follow up with us at all, they say it's been ordered. Still no washer .. 12/19 my spouse goes into the office and they tell him it will be here on Friday 12/20. All day we wait, ZERO COMMUNICATION again from them, 1pm my husband calls. Office worker says they are about to go into a meeting she will bring it up, 4pm we heard not a single word, they didn't bother to follow up once again, what a surprise. My husband goes into the office and they proceed to tell him basically all well. He ask to speak with property manager and he is told he is busy. Staff tells him maintenance is on vacation, and wont be back till the 1st of the year and their closed Tuesday, Wednesday, Thursday and Friday. Which means we will continue to be without a washer till after the 1st of the year. They refuse to provide any information for the property management group besides an email. They offer a different unit to go to, meaning we have to haul our laundry back and forth from another unit. This is acceptable for a few loads but week after week is ridiculous, and they couldn't care less about the inconvenience. Oh and someone was suppose to come and clean out the fire hazard dryer lint from our dryer, and they basically forgot about it and never even put in for someone to come out. I could write multiple pages of issues. It took all of the summer for them to fix the large and dangerous potholes in the parking lot, and for some reason prioritized remodeling the office and pulling out bushes. They never keep the breezeway clean. There was thousands of hornets all over the complex this summer, and the cthey pulled out all the bushes making it 100 times worse. I should also mention the mice, they complete work orders without ever sending pest control, and refuse to patch the holes behind stove allowing them in. Our first year here it took their maintenance 9 months to figure out that the banging on our bedroom wall was the huge amount of sediment build up in our water heater. Once they finally did figure it out their mantinence supervisor Hector flipped me off and called me a bitch for becoming frustrated. Edit to add- On Friday they said that the empty apt would be left open for us to use the washer in that unit, today when we went, guess what? Apt is locked, what a surprise. Just another example of the poor communication, and management.

    I wish I could give zero stars. I was told to submit anything maintenance related through the…read moreportal when I moved in last year--they didn't want to do a walk through with me--too much work. So I did my own "walkthrough" by myself and submitted 10 work orders. I received 10 emails confirming receipt of the requests but no one ever contacted me to resolve the requests. I had to call numerous times to get the requests handled by maintenance. This happens every time I submit a request: somehow the request gets deleted in the system and no one knows about it until I call. Josh is helpful but he's not even the maintenance person for our complex--he works for the complex across the street, Ranchstone, which apparently gets their maintenance requests handled in a timely manner according to the property manager who answered my third call about my fireplace. There was a water main break in Dec 2022 and the exposed and cut drywall is still dangling from the ceiling in the breezeway (June 2023). When they cut open the ceiling, they left all the debris in front of my door and breezeway floor, didn't clean up anything, and I called and emailed them multiple times. I swept up the mess in front of my door myself and after countless calls and emails, the maintenance man showed up and cleaned up most of the debris in the breezeway but the drywall debris is still all over the steps in the stairwells. This is supposed to be a non-smoking complex but the tenants in at least two of the units in my building are seen smoking (and smoke billows through the breezeways affecting the rest of us and through the HVAC system so I have the smoke entering my unit) on their patios. The property manager has been told about this since day one when I moved in and they do nothing about it. My kids and I now have sinus and congestion issues because the smoke enters our unit through the ducts and we can smell it in every room of our apartment. We can't even have our patio door open because the smoke comes into our unit that way too. So I spend more money on electricity to keep the unit cool instead of being able to enjoy the fresh air outside. The complex boasts its resort-style amenities--so far from the truth. I've tried to enjoy the hot tub twice in the year I've been here and it's been broken both times. The pool is supposed to be heated in the winter but they were "having issues" with it even last fall. They won't accept packages for you, deliveries aren't made to your door, and you have to pick up your packages (within 3 days or it's sent back to the sender) from the locker hub in the clubhouse which has doors that won't open when you try and leave; I've hurt myself numerous times just trying to open them. This is not "resort-style" in my opinion! They're tearing up and changing all the landscaping around the leasing center to try and attract more tenants but they won't fix the drainage to address the massive pool of water in the parking lot after every rainstorm. You get out of your car and you walk through 3 inches of water. I'm not renewing my lease after the rent and fees increase. And the renewal contract states that you have to make another lump sum security deposit or they can divide it up and add it to your new higher monthly rent payment. I'd be paying almost $2500/mo for a 2 BR with the raised rent, all the fees, and the divided security deposit. Doesn't include a detached garage which would be an additional $125/mo.
