Most 5-star ratings come from property owners or contractors hired to perform repairs at minimal cost. Renters tell a very different story. My husband and I moved into 131 Cypress Point Drive on February 1, 2025. By the end of that first week, we were already ready to leave. What followed was a deeply distressing experience filled with dishonesty, neglect, and emotional strain. We are not exaggerating. We are currently in court seeking accountability for what this company put us through. What You Need to Know - Security Deposits: The most consistent complaint from renters is that they never receive their security deposit back. We are among them. - Dishonesty: We were repeatedly misled by staff, especially Laura and Tina. Promises were broken, and concerns were dismissed. - Walkthrough Advice: Before signing anything, inspect every drawer, closet, wall, and floor. Take detailed photos during your move-in walkthrough. Document everything. - Lease Review: Read every word of the lease. Ask questions. Don't assume anything will be handled fairly or transparently. Rent Increases Without Justification When we moved in, we were paying $2,550 per month. The family before us paid $1,900. The tenants before them paid $1,700. Now, the company is asking $3,075 for the same property. This pattern of steep, unjustified rent hikes is alarming--especially given the condition of the home and the lack of responsiveness to tenant concerns. The house simply does not warrant this price. It's not an upgrade--it's exploitation. Photo & Documented Evidence We've attached a PDF titled "ALL PICTURES OF INSIDE HOUSE Move In Day 02012025" that includes: - Basement flooding and mold due to a clogged sump pump--reported but ignored. - Kitchen damage including broken drawers, rotting cabinets, and an uncleaned oven. - Master bathroom mold and rot around the shower door and base. - Bedroom walls in poor condition, unpainted and visibly dirty. - Living room ceiling leaks and patchwork caused by unresolved plumbing issues. - Clogged gutters leading to water pouring into the garage. - Bugs on windowsills, dirty carpets, and makeshift tile repairs. - Utility bills and maintenance cancellations that show neglect and lack of accountability. These photos and notes were taken on move-in day and throughout our tenancy. They speak for themselves. Emotional Impact We've had doors slammed in our faces simply because of our association with this property and its representatives--especially Patrick Blood. The emotional toll has been immense. It feels like a blessing to be out of that environment, but the damage remains. Final Words of Caution Please be careful. We are not joking. We are trying to prevent others from going through what we did. If you're considering this property, do your homework. Protect yourself. If I could give one star I would. I am devastated to leave the property I lived in for 3 years. A year in, Blackwell took over the property management. Not only did they raise my rent over 400$ from my original rent; they took forever with repairs and eventually I felt unsafe living there due to how incredibly uncaring and literally offensive their office staff is. Poison Ivy literally blooming in the yard, a leaky kitchen sink that took 3 weeks to fix and caused damage for the property owner They made horrible comments when my Dad died, and about his blindness while he was alive. We were on a fixed income and with their hidden fees; I cannot and will not support their incompetence anymore I am in a place with no AC now, and like half a window, and I'm just so glad I'm no longer in an abusive relationship with this company. Everything was disgusting upon move in, they took pan entire year payment in advance and didn't tell the owner, a broken bathtub caused my son and I both bodily harm, and oh yeah moldy carpets! These people never think they're wrong, they just brush you off and treat you like shit. I could go on all day long about these people, but I'm not wasting any more time or energy on them. I just hope people see their reviews and stay away! Believe all the negative reviews, this company is borderline criminal. I'd take them to court over illegally keeping my security deposit for a place I never signed a valid lease for nor ever received the keys to but they're not worth it. Stay clear and save yourself the headache. read more

Wish I could leave 0 stars. This is the "move in" ready property they want me to move into while I'm 6 months pregnant and have two young children. I moved cross country and this is what I see upon entry. They are threatening to keep my security deposit for this "move in" ready property that I haven't even move into yet. My experience has been terrible, no walk thru upon move in, upcharged for service calls, no response back from office staff, no pest control, no plumbing support, they don't even have the contact for the HOA for the rentals. Leasing never responds back to talk. They leave everything on the receptionist. They have to get approval to fix the heat in the winter. They have high turn over in the front office staff, I was charged extra money for throwing the switch and was never shown how the outlets work upon move in. Then not to mention these inspections done in ranson, and nothing was ever fixed, steps needed repair and the railing to date no repairs. read more

We moved in during the Covid 19 Virus. What a stressful situation, but the employees of Blackwell Management were very helpful, thoughtful, and kind to us! Christine always got back to us promptly and either handled it or got me to the person that could. I feel I need to mention that during our stressful time Christine was also going through a sickness in her family, but still took time to make sure we were in good hands. I think she is a true professional and very kind. You can call there and it seemed to me anyone would help you, but they also have an online owner's portal that is incredibly helpful. You can communicate with them there and we are able to track all our dealings with them and have a record of that including rent payments and service requests. Our experience with Blackwell has been subpar at best. In the 2 years we have been leasing from them (the same property) we have had to deal with the following: - Interior of house was filthy/not cleaned upon move-in (including items left behind by owner) - Exterior of house had trash lumber, plastic, insulation strewn about the yard - Air Conditioning unit broken upon move-in. HVAC system installed. - Washer/Dryer hookup needed to be added (as per advertised listing, was supposed to be included) - Master bathroom leak that ruined portion of living room floor - resulting in replacement - Fighting to have driveway re-rocked due to hazardous conditions during snow/rain (despite having 4WD vehicles) - Front & Back door frames rotting & being replaced - Roof needed to be replaced - Still waiting (since move-in) for an outside water source to be added as the property is in a heavily wooded area and we need to pressure wash the house/deck/stairs/dock for safety I'm not sure if this is a company-wide issue but every single one of these instances, weeks were wasted with having Blackwell go back and forth with the owner who penny-pinches every single thing. Meanwhile, that left us living in an overpriced dump. Despite all these issues, the owner has refused to lower our rent or pay us for any inconvenience (i.e. having to take off work for maintenance appointments). I realize this is out of Blackwell's hands but they should have never allowed tenants to rent this property. Now - the straw that broke the camel's back. Our main breaker to the house has fried and needs to be replaced. This started to cause issues 1/23 with the first electrician coming out on 1/26. On 1/29 the power would not stay on and the electrician said we are lucky that the whole breaker had not caught on fire. We have two dogs, who have needed to be boarded and we are staying at friends' houses out of state. It's now 2/2 with no date as to when this will be fixed "due to the storm". Once again we have been left out in the cold (literally) due to Blackwell's inability to properly inspect the livability of this property before renting it out. read more

Disappointed. I reached out to them from out of state to try to help my dad with his property. He is disabled. They sent an email of their services after I talked to Christine on the phone. My dad has called twice and they don't call back. Maybe because they don't want to help evict a current tenant that is freeloading. At least call him back! Not professional. read more

Blackwell Property Management took over management of the property I was renting. When I left the property, they nickle and dimed me for everything from the deposit. Literally charged me $325 for cleaning the house, even though I had left it fairly neat. They charged me for every light bulb that needed to be replaced and for blinds that had bite marks in them from a previous tenants cat etc. If you are going to rent one of their properties, I highly recommend you take pictures of literally every ding in the wall and lightbulb that is out right at the beginning. read more

These people are top of the line. Full service property management that allowed me to be thousands of miles away while they handled the advertising, background etc, rented the place and did all necessary maintenance. My money goes in to my account monthly without a problem. They are professional to the core and treat me like gold. Evevn the tenants seem impressed. Oh, and they got $200 more than I had been getting. More than paid for their professional management. read more

The worse real estate company I have ever had the displeasure to work with. Unprofessional, slow to react, rude, and deceitful. They actually ripped off my realtor of her commission when we bought the house. I wouldn't recommend them to anyone. Property manager has no clue what she is doing.
