Blakey Appraisals was assigned by the bank as part of the refinancing process. Daniel Blakely (owner) spent at best 15 minutes "assessing" the property. Bottom line: I don't feel he did a detail review of the property, took the time to address my questions or help me understand the appraisal in detail. Perhaps my expectations on accuracy and customer services were too high. I also didn't expect to find multiple errors in the appraisal and request to have them amended twice. Looking at his lower scored Yelp reviews, all of them are correct and it explains a lot. I definitely do not recommend his services. And if I could give him zero stars, I would. Here's the story: During his brief visit, we asked him what would add value to a property aside from the obvious (kitchen/bath remodel, etc.). He recommended adding square footage and perhaps a hot tub. Funny given he just said that the house had too many bedrooms. He also informed me that he owned a rental property around the corner. Interesting... When we received the appraisal report, we found several issues including: 1. Inaccurate reporting of square footage 2. Inaccurate reporting the number of bedrooms 3. Inaccurate reporting a bedroom as the living room 4. Inaccurate reporting the living room as the den 5. Inaccurate reporting the number of rooms in the house I also asked for clarification on the comps as I did not feel it was an accurate comparison to the property. One comp in particular was 600 square feet smaller and no garage. I called him with questions and he immediately sounded annoyed. He attempted to explain the comps he used were about location and not square footage. He also told me my property had too many bedrooms. Who says that to a customer? He then asked me email him specifically identifying issues in the report which i did - including page number discrepancies were found. He returned the amended report with half of the discrepancies still there. I sent him another email asking him to make the corrections and asked to consider additional comps that I felt were a better comparison given the square footage, number of bedrooms and lot size. Both of these comps were sold around the corner and more recent than the one specified above. He provided an amended report (after requesting the amendments twice). He also proceeded to tell me "the value he provided was solid" and "nobody is going to see the report except the bank unless I show it to people." Again, who says that a customer? And yes, these are direct quotes from his email. Rather than respond to his email, I decided to write a review. read more

Real estate appraisal is a "numbers" game. While I don't expect my appraiser to be a calculus professor, a rocket-scientist, or Noam Chomsky, I expect a few small things (like accuracy and decent judgement). Blakely Appraisals failed at both of these. They took a twice as long as they other company we used to provide me with a report that was inaccurate (stated the listing price of the home inaccurately, stated the time on market incorrectly, stated the original listing price wrong) and used poor judgement. The "comps" they used were in a different school district, contained foreclosures in terrible shape, and had significantly less desireable locations (one backed the freeway, when the home we were looking at had a lovely backyard adjascent to a park with a creek). They did not adjusting the "value" for these things. We had to do two appraisals because we using an FHA loan over 417k. Ultimately, Blakely priced the home WAY below our expected value, well below what the other appraisal we did listed, well below the zillow estimate, well below the cyberhomes estimate, well below EVERYONE else. I might just be bitter because I lost my dream home because of Blakely's appraisal (they listed a value so low that we couldn't get a loan on the property), but there were a lot of BLATENT errors on their report and a lot of "judgement calls" (like the comps that they chose) that I found dubious. I would rather pull my toenails out with pliers than use Blakely Appraisers again. EDIT: For what it's worth, the home sold for 20% MORE than what we were offering. And Blakley said it was worth 20% less. read more

Daniel did not do a detailed review of the home I had him appraise. The house had major foundation issues and he said he didn't notice it, which means he didn't go out side to view how the house was floating and separated from the foundation. And his response was, pay to have an engineer look at it and I will consider changing my value. Inside every room in the house had water spots for a leaky roof and he said someone can move in, electrical and plumbing was also NOT checked. Buyers be aware, make sure communicate your level of expectations and walk with him around the areas you feel he should take into consideration. Not worth $650.00. Good luck! read more

I needed an appraisal before I left town on Sunday - today was Friday. I called a couple different appraiser I found online. I had 2 houses that I needed appraisals on. I called Blakely Appraisal 2nd. Daniel the owner answered the phone. He said he could come out the next day - Saturday morning. I called one more appraiser to see if the price was in line with market. Not only was Daniel affordable but he didnt charge extra to come out with such short notice. I called him back because I had to change the time on Saturday - he accommodated me. Additionally, he had the actual appraisals to me by Sunday morning - I got the email notice Sunday morning while in church. Other appraisers said it would take at least 3 days to get this back. Daniel appraised our home through our bank. He came in more than $100k lower than the banks' AVM. We tried to appeal but he wouldn't budge even with very good comps that we offered that complied with all the rules set forth in the appeal process document and explanations regarding one house that sold near us (many, many months ago) that shouldn't ethically be considered a comp. The appeal process has rules re what you can use for comps and none of his comps abide by the very rules we had to follow. The comps he used were truly awful. He responded to one of my emails, briefly, but never responded as to whether there was a further appeal that we could make. Very unprofessional. I am also appalled that the appeal review is done by the same appraiser - not very objective at all. read more

Updated: Indeed it is a numbers game. I wrote a three page document using data from Zillow and recent sales to highlight the appraiser's incompetence and the fact that incorrect comps were utilized. Final result - an increase of 24%. A real shame that Blakely Appraisals didn't exhibit a bit more professionalism in conducting this appraisal. The contest process was a terrible waste of my time, and it could have been avoided if they merely drove half a mile to see that the homes used for their comps were completely different from mine. Original post: I had a similar experience to Meghan, but such is the times - the purchasers/owners are subject to the appraiser's discretion regardless of whether they know the market or use relevant comps. Upon receiving my appraisal, we spoke to three local professionals (two real estate agents and one mortgage broker), and all said that my appraised value was way off due to the poorly chosen comps. In reviewing Blakely Appraisals' site, they appear to be a single person company and claim to be able to do appraisals in numerous counties including those near SF and San Diego. It's anyones guess how they could do a know enough about each market to provide a realistic appraisal, but it's not their fault that lenders offer them work. read more
