Poor interaction with the company their rentals are all overpriced, higher than market rates

TLDR: 0/5 stars. TERRIBLE communication, wasted 7 hour trip, and I had to arrange my own tour with the building's facilities manager Their lack of care is astounding. I drove 7 hours round trip to see a property. The realtor (Katie Morrison) who was supposed to show me the rental arrived a few minutes late wearing unprofessional clothes with a child in tow. She discovered that the lock box holding the key to the unit and fob to enter the building had been smashed and the contents stolen. She made no attempt to find a way in the building. She even called the facilities manager at the condo to ask him if she could replace the lock herself, never once asking if he could help us get in for a tour. The condo is owned (or under the care of) the COA, and the facilities manager was at the building at the time of her call, so that was a reasonable thing to ask. She also called her employer to report the incident but didn't ask if there was any way to make my 7 hour trip worth while. I asked if there was anything she could do since I drove all that way specifically to see the condo, and her response was that she also had to drive a long way to get there. THAT'S HER JOB. This happened because they carelessly put a cheap realtor lock box on the outside of a condo in downtown Seattle, potentially endangering everyone in the building since the fob granted access to an otherwise secure building. I wanted to try to salvage my trip, so I found the number for the condo and was able to reach the facilities manager. I told him what was going on (he was already aware since he had talked to Katie a few minutes prior) and he was kind enough to let me in to view a similar unit. Such a fantastic guy! I was finally able to do a virtual tour of the unit 3 days after Katie told me she'd be available to do the tour. I asked her to bring a tape measure. She did not. She said she'd look in her car for one and then never responded. I texted the office on multiple occasions, never receiving a response aside from what appears to be automated messages from the "text" number. I asked the office for a copy of the condo bylaws and reserve study before I applied. I received no response. This was easily the worst experience I've had trying to find a new place to rent. Katie was pleasant for the brief time I was with her in person and during the virtual tour, but she was not helpful or responsive. I probably dodged a bullet with this one. I wouldn't recommend anyone rent from Blue Emerald or use them as a property management company. read more

My wife and I had just moved back from AZ and desperately needed a home for our family - complete with two small children. Mary made the process so easy! She went out of her way to schedule meeting times that were convenient for us and listened - REALLY LISTENED - to our needs, wants and desires when it came to our new home! She was extremely attentive and lined up several properties for us to look at. She did such a great job in her initial selections - floor layout, school district, price vs. features - that we had a hard time deciding which one to go with! We wound up leasing from her and continued to do so for the following 7 years! Whenever we had a maintenance issue or need, Mary and Team addressed it promptly and professionally! Further, once the decision was made to move their company's headquarters to a better facility here in Federal Way, re-brand, rename and relaunch - Genesis Realty successfully became Blue Emerald Realty - we continued to receive the same high level of customer support and service! DO NOT USE this place they knowingly rent out foreclosed properties and lie about it especially Mary Petrelli. I was 9 months pregnant when I met her and rented a condo. When I asked if the carpet had been cleaned she said yes but when we purposely walked around with white socks on the socks got very dirty and I walked from the kitchen to the furthest room once! I asked if the owner would be willing to replace the carpet and she said ( days later and when I asked again) the owner is having money problems. But the true is the unit was owned by the HOA so replacing the carpet wasn't an option. She never gave our car information to the HOA so one of our cars was towed when I was maternity leave. I found out three months after moving in the place would be up for auction . She didn't offer any option is get out of our lease. We were forced to stay till the auction took place and we were then evicted and forced to leave in 60days. NEVER HEARD from her once if I didn't call her non stop. I learned thru it all the HOA claimed to have court docs to rent the place but they didn't pay the mortgage they kept the rent money. She never responded to email, texts or calls for repairs. She also changed her business name due to the same issues. Do not do business with Mary Petrelli or anyone with Blue Emerald. read more

This place should be shut down!! They rented a place to me when it was in foreclosure. Mary the property manager they hired claimed to have talked to the owner but the truth is she was hired by the HOA and never spoke to the owner. My rent for 8 months was pocketed by the HOA instead of paying the mortgage. Once I got the foreclose on my door I did some digging and learned the original owner signed the deed to the CWD Group who then rented and kept all rent money vs paying the mortgage this caused the unit to go to auction at that time me and my family was forced out. The only thing they offered was to give my deposit back before I moved out. Basically hush money. read more

I would not recommend this company for property management. Terrible customer service and they don't care about helping the property owner. Rent checks were mailed late almost every month and no effort was put in to make using their service desirable. Would not recommend at all! read more
