    When we first started with Scout Properties, things were great. Our first manager, Nick, was…read moreprofessional and easy to reach. But after Victor took over, everything went downhill fast. I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

I contacted them the day after a rental property was listed because I was very interested in applying. I spoke with the listing agent, Emil, and made it clear that I wanted to move forward. He told me I would need to tour the property in person the following week. Since I live out of town, I asked whether a video tour or another accommodation was possible. He explained that the unit was occupied and suggested I attend the upcoming open house. I reminded him that I wasn't local and offered an alternative: I have a close family friend in the area who could tour the property on my behalf before the open house. Emil said he would contact the tenants and get back to me. Unfortunately, he never did. Despite multiple follow-up phone calls, voicemails, and emails, my messages were ignored. A well-respected local community leader and family friend also reached out to both Emil and the owner on my behalf with a courteous email. Only then did Emil respond, stating they were "moving forward with another applicant." What made the experience even more frustrating was that the property remained listed afterward, the listing description was updated, and when I reached out again, I still received no response from either Emil or the owner. To be fair, I did speak with a couple of other staff members at Scout Properties who were courteous and professional. Unfortunately, my interactions with the listing agent and the lack of communication from management left a very negative impression. At a minimum, prospective renters deserve timely communication and the courtesy of a response.

    This company is awful. Caroline has the person I have dealt with prior to moving in and post move…read morein. She is awful. Caroline has zero follow up ability, does not communitcate maintenance repairs and updates in a timely manner, if at all, she ignores emails, does not provide manager details when asked, and has been a complete nightmare. Thirty minutes prior to moving in from a 1400 mile move, Caroline notifies me (incorrectly and I will spare details to make the review shorter) that they could not replace the fridge. However, when I walk in, the old fridge is in the middle of the living room, and the new fridge had already been installed by the owner. Caroline's usage of AI messaging is extremely apparent and she doesn't really do her job. I moved in 6/22 and just received my mail key on 7/9. She has promised she would mail it - she mailed is USPS to the mailbox that I don't have a key to. Instead of admitting this and telling me she would need to replace the lock, she told me for five days straight someone would be here to give me my key. She then had someone enter my unit without me knowing or without any notification and left a key in a random place that I was supposed to find? Caroline didn't find anything wrong with this behavior. Never use this company. They are a complete nightmare.

I was unable…read moreto move into the home I rented until nearly two weeks after the lease start date because the property was not delivered in habitable condition. Despite multiple requests, the home was dirty, windows did not close properly, the back gate was unsecured, and there was no fire extinguisher present -- all basic safety and habitability requirements under the lease and D.C. housing code. What's worse is the lack of communication and accountability. Most updates were vague and unhelpful, with no clear timelines or follow-through. I also reported a non-functioning HVAC system over a month ago, and to date, no one has serviced it. The home has been uncomfortably hot, regularly exceeding 77-80°F indoors, and this has made it borderline uninhabitable in the summer months. I have had multiple rentals in D.C. over the years, and this has been by far the worst experience. I would not recommend working with this management company unless there are major changes in how they treat tenants, uphold lease terms, and address basic safety and maintenance concerns. There is also no working website or phone number to speak to a live person.
