I've been living at an EASE property for 3 months now and the hot water and gas goes out every 2 weeks. These are not liveable conditions, and there is no sympathy from the EASE property staff. Especially as a woman living in the city, there is no regard for why on earth I wouldn't be comfortable with strangers entering my apartment with no one here to supervise. I scheduled a tour with an apartment managed by EASE Property Services in June of 2021. I showed up at the apartment building but the person from EASE Property Services did not. While waiting outside the building in the pouring rain, I checked my e-mail on my smartphone and saw an e-mail message from EASE sent AFTER the appointment time: it was a message confirming my request to cancel the appointment. But, I never arranged to cancel the appointment: EASE Property Services canceled the appointment and sent me a bogus e-mail message to make it look like I was the one who cancelled. I suspect the staff didn't want to meet me in the rain in the late afternoon and cancelled the appointment without warning. I then posted this review. Pierce Hymson, one of the realtors at EASE Property Services, then sent me an e-mail message falsely claiming that the apartment has already been leased and that a cancellation message had already been sent to my smartphone. But the apartment was still listed for rent on their website and on other apartment rental websites and I never received any such prior cancellation message. I replied and called Pierce Hymson for what he is: a liar. But EASE Property Services wasn't finished: the business owner, Matt R., posted a reply to my Yelp review and wrote the same bogus story about the apartment taken off market and the cancellation message. He even falsely claimed that I scheduled the appointment on May 19th and that the apartment was taken off market on May 20th. But that is false: I never scheduled the showing until June, which is when I first became aware of the apartment listing. (You can read Matt R.'s reply below, but it is all false.) EASE Property Services thinks it can save its bad reputation through lies and not by faithfully and competently serving applicants and renters. Avoid EASE Property Services. Their responsiveness, straightforwardness, and friendliness stands out for any business, and does so *especially* against the landscape of property managers and real estate reps in DC. Great website to browse properties. Easy to schedule viewings. Professional, no-pressure showings (shout-out to Maria). Before switching to Ease, Matt met me/my tenants in person while I was back in town, and assuaged any concerns we may have all before signing on to his service. This is a review for inquiring about their rentals, I haven't rented a property with them myself. We've been looking to move to the DC area from out of town for the last few months, and I have talked to many many different management companies and rental organizations, so I feel like I have an idea of what the norm is. We expressed many times that since we were moving from the west coast, we wouldn't be able to see the unit in person but that we were eager to apply and went ahead and did that. The management told us that other people were seeing it in person in the coming days and they'd get back to us on our application after. We said okay, thats fine, but that we wanted to make sure that just the fact that we couldn't fly 3,000 miles to see it in person right away wouldn't hinder us in the application process, given that I think we were the first to apply, if not at least one of the first, and they knew we were ready to move forward, they responded to our concerns saying they didn't have a video to send and to have a friend book a tour for us (not sure that would have helped anyway), but we said okay but we're still ready to rent the place if our application is accepted and we'd be more than happy to call or facetime for the owner to meet us. They've been very hard to reach, both by phone and email, and I often just got an automated email back telling us to just book a tour (which we had told them we couldn't do multiple times) I never once got anyone to call me back, and after I did get a response, they rented it to someone else who had been there in person - which in a normal scenario, isn't that unusual or even not allowed or anything, but the overall lack of consideration for potential clients while in conversation with us was frustrating, after we expressed our concerns for that happening many times and were very upfront and applied right away. It felt even more frustrating given the much more positive attitudes and client relationship focus I received from most other rental orgs I have talked to over the last few months, plus they just felt rude. They did say they'd refund the app though, so at least there's that. It seems some of the renters below shares my feelings about the main leasing agents lack of empathy, and seeing an org like this dispute some comments and be so rude/sassy in some to upset clients (Google Reviews) in a public review section is always a bad look. It seems like we may have dodged a bullet. I just went and read some of Matt's responses to other upset clients, and I am appalled at the way he talks to people, calling them crazy and clearing being manipulative, that's not the way to talk to anyone and I'm shocked home owners still want this company to help handle their business. read more

I applied to a house (paid my fees.. pricey) with this company (who doesn't btw list a telephone number, email address - absolutely no contact information), and they never contacted me back telling me anything. No you're accepted, denied (which by federal law is a MUST and to be put into writing), nothing! My realtor couldn't even get in touch with those crooks and month than a month has went by. No refunds either. How is this legal? I've contacted: Office Human Rights, Equal Rights Centre, and the courts to resolve this matter. I've mad complaints as well. Stay away from these money stealing criminals. If I were the homeowners of those places, I'd constantly check up on them about why my house is still sitting on the market after 45-60+ days. They're discriminating against folks, as well as stealing fees money. It's theft! And I'm suing against Ease. Stay away from them if you can. And to the owners... nice places but, those criminals are the ones responsible for making your property go unrented, costing you thousands every month. Shady company, be warned! I've rented an EASE-managed apartment for the past four years - and now that it's time to move on, a part of me is sad to go because EASE has been so fantastic. It has been by far the most positive experience I've had working with a management company. The staff is friendly, accessible, responsive, and incredibly professional. The level of customer service I've received has vastly outpaced anyone else I've rented from. Their web portal for renters is incredibly user friendly and they have also responded swiftly to maintenance issues (which have fortunately been very few). I would highly recommend this firm. Best Property management service EVER. I have worked with EASE for over 4 years as both a tenant and landlord. They are by far the most responsive and professional. They do their best to respond within hours (always by 24hrs, but most often, sooner) and they always look out for everyone's best interest (tenant & landlord). I have seen them work all hours and give it everything they have during emergencies. They have multiple vendors on speed dial to respond to emergency repairs, and they usually bear the brunt of angry tenants when things are not done yesterday. There's only so much you can do when half the city needs a plumber due to a winter storm, and you're not first on the list. I find that it's the tenants and owners who feel entitled and have unrealistic expectations (for example...tenants are responsible for changing their own lightbulbs-perhaps you shouldn't get irate because someone can't come to do it for you...at 11pm at night). EASE has always gone above and beyond for us, and I consider everyone at EASE a personal friend. That's the kind of people they are. They just don't do crazy or entitled...so walk away if you're either. read more

I lived in a building that EASE Property Services managed when I first moved to DC a couple of years ago. The building itself was dated and had some minor issues, but was reasonable in cost and convenient in location. EASE was very responsive when issues arose and would often repair things the same day. The property managers I dealt with, Tyler and Matt, are good people and really seem to care about my concerns and questions. Given the age of the building, I know it had to be a headache for them at times to deal with, but you'd never know it from their attentiveness and attitude.
