I have lived an an apartment managed by Washington Tenants for the last two years. They have been easy to contact both via phone in case of emergency and also via email when in regular course of business. When repairs are needed they are done exceedingly quickly - at times even the very next day. When it came to renewing the lease Washington tenants was readily in contact with the property owner when we were negotiating. Overall I am exceedingly happy with their service - so much so that we have renewed for two more years. read more

This company is awful. Caroline has the person I have dealt with prior to moving in and post move in. She is awful. Caroline has zero follow up ability, does not communitcate maintenance repairs and updates in a timely manner, if at all, she ignores emails, does not provide manager details when asked, and has been a complete nightmare. Thirty minutes prior to moving in from a 1400 mile move, Caroline notifies me (incorrectly and I will spare details to make the review shorter) that they could not replace the fridge. However, when I walk in, the old fridge is in the middle of the living room, and the new fridge had already been installed by the owner. Caroline's usage of AI messaging is extremely apparent and she doesn't really do her job. I moved in 6/22 and just received my mail key on 7/9. She has promised she would mail it - she mailed is USPS to the mailbox that I don't have a key to. Instead of admitting this and telling me she would need to replace the lock, she told me for five days straight someone would be here to give me my key. She then had someone enter my unit without me knowing or without any notification and left a key in a random place that I was supposed to find? Caroline didn't find anything wrong with this behavior. My experience with this property management company has been extremely disappointing. I was unable to move into the home I rented until nearly two weeks after the lease start date because the property was not delivered in habitable condition. Despite multiple requests, the home was dirty, windows did not close properly, the back gate was unsecured, and there was no fire extinguisher present -- all basic safety and habitability requirements under the lease and D.C. housing code. What's worse is the lack of communication and accountability. Most updates were vague and unhelpful, with no clear timelines or follow-through. I also reported a non-functioning HVAC system over a month ago, and to date, no one has serviced it. The home has been uncomfortably hot, regularly exceeding 77-80°F indoors, and this has made it borderline uninhabitable in the summer months. I have had multiple rentals in D.C. over the years, and this has been by far the worst experience. I would not recommend working with this management company unless there are major changes in how they treat tenants, uphold lease terms, and address basic safety and maintenance concerns. Please, I beg you to avoid renting with this property management company! We have been dealing with them for a little less than a year, and moved out a month early since they have been incredibly negligent. Just a few reasons: -We moved in with a broken washer and dryer. When we told them about this and had someone come out to look at it, instead of replacing it like the inspector suggested, they instead called someone else out to "look" at it. Those people -of course- said the same exact thing that we needed both replaced. Finally, they gave in and replaced both, but it had taken more than a month. We had to find other places to go to do laundry, and a stacked W/D was one of the main reasons we wanted to move in to begin with. -They never gave us an emergency contact (and we've had emergency situations - leak). -I originally emailed them about a request we had for our unit. They told us to put it through their portal to be addressed. Once I had submitted it through the portal, they often never addressed it or took WEEKS to do anything about it. I would usually have to end up emailing them again about it. -We told them we suspected mold in our bedroom (they let us move in without a vent in the room). They did not take this seriously at ALL. They sent out a first inspector, who said multiple things needed to be fixed in the room and that part of the drywall needed to be opened up to see if there indeed was mold. Again, instead of immediately addressing this, they sent another inspector out who disregarded the three things that needed to be fixed/addressed and told them nothing was wrong with the room. A month went by and we heard nothing back from them until we decided to reach out to them about this. They then went on to blame us for not following up sooner, even though we weren't sure what the last inspector said to them. It's been about two months now since we told them of our worry of mold, and nothing has been done. I could go on and on about how horrible this company is, and if you decided to go with a unit under their mgmt please be aware of what may go on. They do not seem to care an ounce about us, even after we mentioned that our health and wellbeing was affected by the suspected mold. We do not want this to happen to anyone else!! read more

This is a terrible management company, with serivce verging on the incompetent. They are impossible to speak with over the phone and they take forever to respond to maintenance requests. When we rented the apartment there was no one there on the day we moved in and they didn't even have a complete set of keys for us. The apartment was in abysmal condition and has taken a number of requests to get issues addressed. They are also not honest nor straightforward. I'd highly recommend looking elsewhere and recommend that property owners not use them either as they have neither the best interest of either the tenants or owners in mind. read more

I lived in one of their units and it was a miserable experience, I was SO happy once my lease expired and I could get out. Not only do they refuse to handle any repairs, they will charge you for everything, and up-charge you. They are IMPOSSIBLE to communicate with and take weeks at a time to reply to and of your inquiries. AVOID living in any of their DC units -- it was an awful experience and I had to get the DC Office of Tenant Advocate involved numerous times to deal with their horrid service. read more

I currently rent at The Etta. Ive been here for 3 weeks and have nothing but a negative experience with management themselves. I had a maintenance worker attempt to enter my home after I made a note saying they may not because I have a dog who will attack an intruder if I'm not home. The maintenance worker told management he was threatened by my guest which was false as the maintenance worker barely spoke any English. Agustina, decided to take the side of the contracted maintenance worker and blamed us for their negligence. She nor the building have yet to apologize for my inconvenience. this worker could've been attacked by a dog or walked in on me naked. yet they feel I and my guest are the aggressor ms in our own home. 2 out of 10 for customer service. 2 only because I like the building itself read more

Just want to be a good Samaritan and warn people out there looking for their next homes... Stay away from this "company". I'm pretty sure this is an operation that is ran out of someone's home by a small team that have no experience in property management. Thankfully my experience is only with touring a property that I ended up never applying to. The red flags: - EVERY communication was automated. Completely unresponsive over email. No human interaction. The phone number listed for "Allison Davis" doesn't work. They have an email address that is clearly heavily automated. - They will cancel on you last minute. I signed up for a tour of one place, got cancelled last minute. I'm desperately looking for a place right now, so I signed up for a tour of another place they happened to manage. Up until the actual tour, I wasn't sure if I was being scammed. - Their "tours" are actually group tours. Around 10 people showed up at the same time. Everyone was just as confused on what was happening. - Their system is pretty much minimize or eliminate effort. For example, the tour date and time was completely inflexible. So only those that can make the tour time will ever see the apartments because there is no human interaction outside of the actual tour. This aligns with all the reviews about how they actually manage properties that they rent to folks. - The fact that there is NO information about this company online says it all. They don't even have an office location on Google Maps. I had to look here and at Reddit to try to find any information on this property management company. The one tour that I had was fine (besides unexpectedly doing it with 8 other people). The viewing coordinator was trying to be as chipper as she could be, probably just trying to make up for all the red flags. Be careful when you sign up to work with them! read more

This is the worse realty management company I have ever worked with. They only gave me 3 days to sign a 50 page lease agreement. But more importantly, they are unresponsive and do not handle repairs well. My heating has been going out for the past month. I requested 2 service repairs. Although they solved the problem temporarily, the problem continues to persist. I can not wait to leave this unit. I have only lived in the unit for a few months and the living conditions are already unsustainable. read more

I moved to DC for work and found a perfect apartment. I have never dealt with a management company before but I had nothing but a positive experience. There were some issues, like a faucet leak and an issue with the dishwasher but my account manager was extremely responsive and gave me updates while things were being repaired. read more

This is the WORST property management company I have ever dealt with. The most infuriating part might be that there is NO way to contact them other than through their portal or nameless email account. It was only recently that the actual name of the company was made visible to us. I have never once received a reply to an email with a real person's name, phone number, or other contact information. They respond to our requests and emails about 10% of the time, and days late. We have had endless maintenance issues and they will NEVER come or take care of it unless you harass them with daily emails. At this point, we have been forced out of our apartment for 2 weeks because they can't seem to schedule their maintenance workers in a timely fashion. We've had a mold problem twice and both times they have taken more than the legally specified 30 days to remediate it. This time, after about 3 weeks they removed our ceiling and mold, but didn't schedule the other contractor to replace our ceiling and paint it. It's be over a week of waiting for this round of work. If they do actually try to fix something, it's a stream of people coming to "assess" the problem and nothing actually gets fixed. STAY AWAY! read more

Living in an apartment managed by Washington Tenants was the worst experience I've ever had renting. They are completely incapable of communicating. They might list a number and website now, but for the majority of 2018-2019 they had no such website or phone number. You could only contact them through the portal or through a support email. It would take minimum 3 days for them to get back to you, and most of the time you would have to email them multiple times. They either ignore maintenance requests or handle them with complete incompetence. My room flooded due to a faulty sump pump. They sent someone to look at it, but never fixed it. I emailed them consistently for 6 weeks, and they never did anything to fix it. I eventually gave up. My room continued to flood each time there was a heavy rain storm. My roommates and I had consistent maintenance problems, and we felt the need to prioritize each request (only submitting one at a time) knowing most would never be addressed. I haven't even gotten to the worst part. We were supposed to move in to a newly renovated place on August 1 and were told we had to wait a week due to renovations. The day before our new move in date, we were told we would have to wait another week. We had to move into a different air bnb since they told us so last minute. This continued 3 more times, and the last time, they told us the day we were supposed to move in. We had to move into 4 different air bnb's, all too small since they refused to give us adequate money to find last minute accommodations. I cannot explain how awful the whole year with them was. I applied to live in one of their units and was met with little help, guidance, or general politeness. I emailed multiple times without a reply and ultimately was told that I was denied to live in the unit. When I replied and asked if there was anything I could do like add a lease guarantor I never heard back. I honestly believe they just wanted my $70 application fee. After this happened I saw on reddit and zillow that the agency has bad reviews. I feel like I may have dodged a bullet because if they couldnt be helpful to get me into a unit I couldnt imagine what it would be like having them be my management company I go to for apartment issues/maintenance. If I could post zero stars I would. They are the worst! Stay away!! They used to be called "Rental Solutions" but then they changed their name recently, and their old Yelp reviews were horrible and now you can't find them, probably a reason for the name change. They are not responsive to repairs, they lie to you about repairs and blame it on their contractors, there is no way to contact them other than email and they do that on purpose because if there was, they would be dealing with complaints all day long. If you saw the other Rental Solutions reviews, you would be shocked at how many people agree. I have never posted anything on Yelp ever, I feel that strongly about this company.
